This is by far the worst property management I've ever seen in my whole life. They prey on the poor and desperate with low rent properties and then they rape the shit out of you financially. The apartment they rented us has mold, caving in floor, shitty pipes so the sink would get backed up from the people flushing upstairs. the fridge was broken and the oven was balanced with coasters. on top of that they took nearly all of my deposit to fix all these things and then proceeded to fix nothing. And what little money I did get back they sent a check in the mail and I still have yet to get the check after 2.5 months of moving out. These people couldnt care less about the people and only care about getting money. DO NOT work with these scum bags... they will bend you over anyway they can. I was a potential tenant. We were told a townhome was available and if we applied and put down a deposit, it was ours. We applied, forked over a $40 application fee on the Web site, then it didn't allow us to pay the deposit. But it charged my card for the fee. So we called them... And they said it was no longer available. $40 for absolutely nothing. (This was all within one hour.) Glad I am not having to deal with them for everyday stuff! EDIT: The owner commented on my Yelp review *three weeks later* and offered to let me apply my fee to any of their other properties. At that point, I had already found a rental. read more

These guys totally ripped me and my husband off, we applied for two places the before they even became available, sent 39$ each for the application fee and had everything turned in by midnight and they said someone else got there before us... 2 times!! we literally were on the website the day before getting everything done and they don't email back or even review your application. RUN RUN RUN AWAY FROM THIS COMPANY!!! THEY DELETED THEIR ENTIRE GOOGLE PAGE AFTER MY REVIEW I'm a certified local guide on google, and apparently my review carried enough weight that as of today (I left the review yesterday) they deleted their entire google page. If I could implore you to do one thing, it's get away from this company as fast as you can. My google review was far more detailed, but honestly I don't feel like re-writing everything so let me just give you a bit of a summary; First day of moving in, a fuse blew and half of the lights and outlets upstairs went out. Day one. It took the leasing company 4 days to get out and fix it. Great first impression. After we moved in, we discovered there was a rat infestation, we told the leasing company and their response was "it is the responsibility of the tenant to hire any exterminators". During our year long lease, we filed a suit through the Better Business Bureau and may I say that's the only time they responded quickly. For Wolfnest to lease a property like the one we lived in is criminal. .The floorboards weren't glued down and slid everywhere, there was a mold infestation in the bathroom, the outlet never worked, the door to the water heater and furnace was absolutely not to code, the ceiling tiles in the basement had extreme water damage, pretty sure the windows were half pane if that was possible, they came and turned our sprinklers off because of a pipe that had burst, so the lawn was absolutely dying, and when they would send a tech out to fix it they never gave us anything close to a notice, but these maintenance guys were just sent out with keys and told what to fix. Imagine living in your own home without knowing when someone is going to show up, and just waltz right in. It was an absolute violation of privacy and peace of mind. There was a morning I was sleeping on the couch, and all of the sudden a man is UNLOCKING AND WALKING RIGHT IN. To top it all off, if you want to try and get help with ANY of the MANY problems you will encounter, their support line is outsourced and is basically a human answering machine that just takes your message and passes it along with the promise of "we'll get back to you asap" an when asked how soon that would be, you are given a comforting "I'm not sure". I could go on and on about the worst year of my life, I could tell you that to use a card to pay for rent is a $45 FEE!! Or that if you're even a day late on rent you immediately get hit with a $250 fee, or that there were 3 occasions on which they added hundreds of dollars of extra charged 10 days or less before rent was due, and if you're unable to pay it in time, they have no remorse slamming you with even more fees, and if it goes 2 days past being able to pay; eviction notice on your door. This company is full of people who don't give a damn about you or those you're living with, all they want is to lock you into the lease and charge you extra fees here extra fees there and threaten eviction if you don't pay. They don't respect your privacy, your comfort of living, anything. The only thing they want is your money. Save your peace of mind, your sense of security, your sense of privacy, your money, your friends, your family, and say hell no to anything having to do with Wolfnest. Let's see if this gets their yelp page removed too. Oh and they kept our entire security deposit, and charged us an additional $197, then I left a google review and miraculously, two hours after, we got an "Updated final statement" for balance owed of $407. Wolfnest usually responds to maintenance requests quickly; however, moving out of a Wolfnest property is an unpleasant experience. Expect them to nickel and dime your security deposit into non-existence. They keep 30% of it up front as an administrative fee, yet also charge you a $25 fee every month for the same reason. They will orchestrate a move out cleaning company for you, but will charge you $60 for it on top of whatever the cleaning expense is. If you find your own cleaning company, they will find fault with it and charge you $40 to schedule a different cleaning company and charge you through the nose for labor. Find a different company to rent from if you value your security deposit. read more

They didn't monitor our rental property which resulted in major neglect of the exterior and cost us a lot of money. They didn't perform services on our home we had authorized. They rarely answer phones or emails. Once they knew we were terminating our contract it was impossible to get any time with people there to answer questions, arrange time to go over closing items or arrange a meeting. I would recommend not using this company. Especially if you live out of state and can't personally keep an eye on your place. DO NOT rent from these guys. Their business model appears to be "heads we win; tails you lose." The terms of their deposit agreement require that you also enter into a "non-disparagement" agreement, meaning you can say nothing publicly derogatory about them as a company from that point forward. Same goes for their lease agreement. I'm a lawyer, and I've never seen such a clause in a lease agreement. It suggests that they have A LOT of unsatisfied customers. After you pay the $39 application fee, they require you to pay the deposit fee for them to CONSIDER your application. In my case, that was $1,695. If you pay with a card, and they decline your application, you're on the hook for 5 percent--in my case, it would have been another $85. If you choose not to sign their lease agreement upon their acceptance of your application, which lease agreement they don't provide beforehand unless you ask, you forfeit your ENTIRE deposit. The actual lease agreement is even more onerous to renters. It is 28 pages, including addenda. It includes a "lease origination fee" above and apart from the deposit, $300 in the sample; $50 PER DAY for violation of the pets clause; tenants are required to carry $100,000 liability insurance (this is pretty standard, but comes in the fine print); $25 additional rent if not paid electronically through the property management portal; administrative rental fee of $300 (who knows what this is); $50 fine if you don't replace smoke detector batteries and furnace filter every 3 months; $50 fee if you move in at a time other than a holiday, 8 a.m. to 4 p.m. M-Th, or 8 a.m. to noon Friday (equates to $50 to move in after 4 or on a weekend or holiday); $25 assessment if items are found near the furnace; $100 fine plus $50 per day for unauthorized guests (guests who stay 3 days in a row or 5 days in a month); $250 deductible for any claims against property management's insurance policy; $100 minimum fine for ANY lease violation; $40/hour all expenses related to returning the property to rent-ready condition upon vacating the property; $2,500 if you "disparage" the property management company; $350 plus $30/month for animals (relatively standard); $1,000 and eviction for violation of no-smoking provision; lease REQUIRES you to "friend" the management company on Facebook and permit use of your likeness on Facebook and other social media mediums. AVOID Wolfnest at any cost. I wanted to rent the PERFECT place from them, but I could not agree to their ABSURD terms. I don't get it what are you guys? So we went in to the office spoke to someone about a place we were interested in renting. They want you to fill out the paperwork online because I guess they don't have paper copies in their office. Then you have to bring either a non refundable cashiers check or money order filled out to them. Which is yours to lose as it was explained, all of this is before you even know if you've been approved. We came so close to doing it because I really liked the place we found, then I tried to fill out the "online application", I couldn't even access it. I'm glad that we didn't do it we would have been out close to $1400. Pretty much our moving cost. Good luck trying to get anyone on the phone. Kinda scammy. read more

Communication was terrible and confusing with multiple contacts The place was dirty and not very well taken care of or cleaned up for new move in Then in just 5.5 months of living there had 2 walk throughs, which got great reviews including one 2 weeks before move out Twice water had to turned off twice once including septic back up and flooding of the waste of all other apt tenants flooding the tub and toilet and bathroom floor Then 26 days after move out finally a deposit refund Which was complete robbery including 200$ for professional cleaning of a tiny 2 room apt And 200$ for holes in the wall?!? And missing doorknob!?! In all the pages and in every paragraph it states the owners have every right and the tenant has no rights whatsoever. The owner can kick you out during the lease term with a 30 day notice for any reason. What's the point of a lease then. The owners can pass the property taxes on to you if they want to. They can raise expenses if they want to and on and on. This lease contract is seriously one sided to the landlords side and takes all rights away from any tenant. Don't be a fool rent something and somewhere else. These people suck at customer service and are in it to take advantage by adding all kinds of additional fees to the rent. You rent at 5:01 on the first day of the month gets a 10% penalty. That adds to so much money. These people are the most ruthless management company I have ever encountered. So I have been looking for a home to rent and I ran across wolfnest , fairly inexpensive prices but the properties are trashy and they almost always need more repairs . Broken windows holes in walls and outsides are in very bad shape . The pictures are nice until you get there . Then they want another full month rent for the deposit plus the first month . I went to one specific property and someone was actually staying in the basement of the home . Refrigerator was broken on the inside and also wiring not up to code . Still got an email saying no more repairs will be done . And I asked them to call me back with 2 days wait time not very responsive . read more

Their process of renting a home from them is worse than securing a home loan. When we went to move in the home was dirty, toilets had been used and not cleaned and they did nothing to resolve the problem. One of their employees actually entered our home without notice or permission when our daughter was home alone. No she didn't answer the door for them, she came up from downstairs and he was in the house coming down from upstairs. The lease says they can if we are in default however we are not in default and they entered anyway. I can't believe anyone would dream of doing that. They require us to pay for lawn care and then they never care for the lawn. They charge so many fees I can't believe they can remember them all. I wish I had looked into this company before moving into a rental two years ago. We paid a private company $650 to perform move out cleaning on a 5 bed, 3 bath. Then Wolfnest turns around and charges us $270 for, and I quote "tenant paid professional property cleaning." Two years of insane fees, charging nickel and dime for ANYthing possible, and that was just the icing on the cake. Criminal. I thought it was shady that they made anyone sign an agreement not to "disparage" the company, and that's because they are shady. Thinking of living with Wolfnest? Well, let me tell you what to look forward to! They'll raise your rent every time you renew your lease. I was paying $725 and then $750 and then $800. You're already moved in, see, so you can either choose between $25 extra a month or moving out for god-knows-how much. That's how they'll getcha. The apartment inspections aren't too bad, but they'll post Notices to Vacate three months before your lease is up. That's right, you can come home to what looks like an eviction notice on your door, but it's really just a reminder that you have three months left on your lease. Because somehow you're not going to know about that. Harassment? No, business policy! They can do whatever they want! My particular apartment had a giant hole in the pantry. I called it the "Stephen King hole" because it looked like it would house something from those books. Rat droppings and water damage under the sink, and last but not least, a hole in the bathroom cieling from a leak upstairs. Every time my upstairs neighbors showered, it seeped into the drywall, and eventually there was a massive, gaping hole there. Bits of plaster washing down the drain. And each maintenance man more incompetent than the last, because this lasted for well over a year. When it was finally no longer leaking, they put a big piece of wood over it with four screws. It would be "fixed after you moved out" I was told. Well, yeah, of course. Or just let the next schmuck pay for an apartment with giant holes in it. Whatever, right? I also spoke with James Phillip, the tenant manager, during a rough patch. He said I "blew off" my rent and therefore I needed to pay all my late fees with no payment plan option. Or I could be evicted. No negotiation, no nothing, just this fucker saying how it had to be . He had the POWER to give me a payment plan, mind you, he just didn't feel like it would be good for Wolfnest. I lived on disability at the time, which is about the poverty line or below. So this stand-up employee of the loving, caring Wolfnest told a cripple they were a deadbeat. Probably gallivanting off with cocaine and hookers, I guess. Thanks, James! Thanks for being a massive shithead to a fellow human being in the name of corporate profits! Also: no one ever picks up the phone at Wolfnest. It's designed that way. So if you need an extension, dear old James is at 104. 103 and 102 work as well. UPDATE 9/10/2018: I couldn't afford to move, so I had to renew my lease. My lease ran through the end of August, and Wolfnest raised my rent. BUT! Their little trick was that they raised my NEW rent amount to $750. Prorated for the last ten days of August. My bill amount actually showed negative $259, so my new rental amount was not shown. Again, MY NEW RENTAL AMOUNT WAS NOT SHOWN BECAUSE WOLFNEST OWED ME MONEY. So because I paid the wrong amount, they charged me a late fee. Oops, sorry, we can't remove it because of Fair Housing! Fuck you, Wolfnest. Enter at your own risk. Employees have their friends give reviews to these places to artificially inflate the ratings. You are a cog in the machine and they could give a shit less. Nest of wolves is well-named. read more

Let's start with the pros. 1. Easy to pay rent through their portal. As soon as I got the reminder email, I would pay. 2. They were great when maintenance was needed. You can go to the portal. It was very easy to use. They would either call you within the hour or send someone that same day. It was very good. Cons 1. They try to take your money whenever possible. You need to pay a fee to apply (very normal). Then you need to pay to deposit before your application to be processed for approval (not something I had seen with other places I had rented). If you don't qualify for their standards they could ask you to pay a higher deposit. Most places just have a standard deposit that doesn't change. When we renewed our contract, the rent was raised $25 (which is very normal). However, it was so embedded in the contract that we did see it (our mistake). Just as a suggestion to say in the email "hey heads up, we are doing this change". When we moved out, their move out packet was deceiving. From the deposit, $300 they automatically keep for "administrative fees" On top of that, you need to pay professional cleaning and carpet. Oh and there is a place in the move out packet that says that they will coordinate that cleaning for you $60, that doesn't mean they have someone that will do it for that much, they will still charge you the $135 for cleaning the apartment and the carpets each plus the $60 for coordinating it. We only got back about 30% of original deposit. 2. Our furnace went out in December. They did send someone that same day (pro). However when we talked to the manager he said something to the effect of "well, if you tampered with it, you know we are going to charge you for that". I appreciate the notification of possible payment but that could have been dealt with afterwards if that was the case (which it wasn't). I was more worried about my children possibly freezing at that point. Similarly, our apartment flooded (crazy rainstorm, the whole neighborhood flooded). Again, super good at getting it cleaned up quickly. Here was the down side. The whole apartment except our rooms were uninhabitable while there were 4-5 fans. Our daughters were a year old at time, so the fans were extremely dangerous, loud (disrupted their sleep), and in the way (I could barely walk around them). The only form of compassion was in the form of a $200 credit on the rent for the month following the fiasco. We did have to remind them though to give us that credit. 3. If it is not an emergency, they are not a readily available. In fact, it often felt like they were ignoring our calls. If you are a renter, I am not saying not to rent from them, but just make sure that you understand what you are getting into. If you are an owner, definitely get them because they milk the renters for every cent possible. read more

Went to see a self guided showing for a location that states "ready to move in" the place was absolutely trashed, it had a no trespassing sign up and was just a completely destroyed apartment. I called and emailed Wolfnest directly, and received a response saying it wasn't there responsibility to make sure it was ready and that they have to show/keep the place up. They were requesting $1,000 in monthly rent for a place that was torn to shreds. The company is using previous and not current photos to try to rent these locations without even spot checking them prior. They are completely wasting people's time, do not bother with this property management team. read more

They rented us an apartment with a known cockroach infestation, refused to do the required treatments to do anything about it, and when we finally moved out they re-rented to another tenant knowing there was still a cockroach infestation. Then to add insult to injury they added a $60 cleaning coordination fee that was taken out of our refund, even though we paid for and coordinated the cleaning ourselves before moving out. Our file was declined with no opportunity to remedy the situation even though I had lined up a co-signer etc. This system feels very much like a scam since we paid $160 for application fees and were not even given the courtesy to address whatever concerns Wolfnest may have had. It is also impossible to call anyone and get a hold of them for answers or help. You have to send an email and just wait for someone to send a vague answer back. I am extremely disappointed in the level of help I received during this process. Absolute garbage. We live on a property managed by Wolfnest. They are CONSTANTLY renovating, the halls are always blocked up with painters so that it is impossible to get in and out. Most recently we're not allowed to go out the front door because they're painting. We instead have to go down and up two flights of stairs to EXIT THE BUILDING. We had an issue with homeless people sleeping in our hallways, and we found used heroin needles!! The owners and landlords did nothing whatsoever despite us reaching out several times, but at least they came up with a new catchy name for the place and added some more lightbulbs right? I cannot wait to move out of here and I wouldn't recommend these people to anyone!!! read more

It's like whoever is even working at this dump just started and no one knows who does what job or how to manage rentals. Renting with them is extremely frustrating. 1 month after moving out I get the deposit back which was 1/6 of the original deposit fee, even though we left the place spotless. They charged for carpet cleaning and took it out of my deposit AFTER I was required to get my own company to clean the carpets. Waiting for that refund still, if they ever do it. The bedroom closet, a kitchen drawer, and the dishwasher were all broken when we moved in. Moved in and went 3 days with no heat in the middle of winter because they didn't even know the apartment didn't run on gas. They told us we had to set up the gas if we wanted heat. Our kid was freezing. Wasn't until they finally agreed to send out a maintenance guy that we figured out the breaker was labeled completely wrong, and the heat was electric. Same with hot water, no hot water for 3 days because of those idiots. They don't know what's going on at their own properties. Literally go to anyone else. Anyone at all. Talk about fees! This is by far the worst company out there when it comes to so many ridiculous fees. For example, a non-refundable $100.00 move-in fee (I was told about this fee the day I went to pay the overly priced deposit), background check fee's (this fee was expected), and literally at last minute being informed we need to purchase renters insurance. Then at the end of our 6 month lease I was told I needed to pay another "lease origination fee". When I asked what the fee was for he said he saw "little reason to discuss why we charge what we charge". Uhh... shouldn't I know what I'm paying for? Anyway, if you find ANY property managed through FRE Real Estate and Property Management DON'T use them. It sucks for the owner because good tenants won't want to stay with greedy/non-helpful management, and it sucks for the tenant because they're treated unfair. I'm not the only one who will give them a bad review. Ask anyone who has them right now. I'm sure you'll hear a lot more about the ridiculous fees that you aren't aware of until right before you have to pay it. On a brighter note, I just got married! They are always quick to respond to a maintenance issue and were very courteous when they were in the house. They even caught word I was sick and came over and raked my leaves for me.
