My experience with management has been extremely disappointing due to the lack of communication, accountability, and follow-through. Over the past several months, I communicated with both Jasmine and Nataly regarding these ongoing issues, yet they remained unresolved. I have had maintenance requests outstanding for nearly two months, dating back to May 28. One of the most concerning was a ceiling that leaked every time it rained, yet it remained unresolved for nearly two months. That was not the only outstanding work order, but it is one you would expect management to prioritize. Instead of completing the repairs, management closed my work orders as though they had been resolved, despite knowing the issues were still outstanding. I have also received repeated trash violation fines for allegedly placing out overweight trash bags. I weighed my bags and documented them with photos and videos showing they were within the permitted weight limit. Instead of reviewing the evidence I provided, management directed me to contact the third-party valet trash company. However, the valet company only reports alleged violations--they do not issue fines. The apartment management is ultimately responsible for deciding whether to assess the fines, so it made little sense to send me to a third party that had no authority to remove or reevaluate them. As a resident, I expect the management team I pay rent to each month to review concerns they have the authority to resolve. Instead of addressing the evidence, I was told they cannot make exceptions because someone is a woman or a single mother and that everyone who violates the rules must receive a fine. That completely missed the point. I was not asking for special treatment--I was asking management to review the evidence because I did not violate the rule in the first place. Communication has been equally frustrating. Phone calls frequently went unanswered, emails often received no response, and concerns were not addressed in a timely manner. Residents deserve management that listens, fairly reviews concerns, accurately enforces community policies, and completes maintenance requests instead of simply closing them. Unfortunately, that has not been my experience, and I cannot recommend this community based on how these issues have been handled. read more

There is absolutely nothing luxury about this place. It is rundown, management is careless and helpless, and either unable or unwilling to maintain the amenities that they so proudly display during their tours. If you are interested because they have a pool then don't -- it is virtually never open. It has been open 2 days this year and it's shut down again because they need to "balance the chemicals." Why are they always reacting and never being proactive about upkeep? Why do I have to pay a premium to live in this so-called "luxury" apartment when they do not provide luxury accommodations? Their branding is deceptive. Stay away and go to one of the nicer locations nearby, or pay less at a place without a pool so you don't pay extra for services that are there only on paper. P.s. I saw this morning that they got a fire violation posted at their main entry door for failure to upkeep the fire systems. Way to go! One more star for your badge of shame! read more

car wheels are consistently stollen. the gates are always broke have been broke for months now. management is beyond rude. trash has been stacked up for a while now causing rats and rodents. this place is the absolute worst you can live in the Humble area. don't let the outside fool you. they maintain the exterio, meanwhile the interior is taped and glued together. instead of replacing the toilet seat, counter tops, tubs, etc. they just slap white paint over it all to make it look new and fresh for the new tenant. but after a few weeks the toilet paint start rubbing off and uou can see all the dirty and grim the painted over. absolutely disgusting!!! read more

I have lived here at Woodland Hills luxury apartments for 5 years now. This will be my 2nd property managers and so far, they are HORRIBLE! They have been here since 2023 and from 2019 thru mid2023, the water situation has been phenomenal! Water was filtered! When the new management came, RAAMCO, water tastes funny and pink stuff started growing on the previously white areas of caulk and all over the place...and might I add black MOLD. I don't think that's a coincidence. Put that to the side, this place is now saying that we don't have rental insurance when we turned our info in! Their integration/incorporation of information needs help.RAAMCO SUCKS! I CANNOT WAIT TO MOVE FROM THIS APARTMENT COMPLEX!! I'd also like to add that the pool rarely seems to be open, 90° days and the pool is closed. The "gym" is a joke and equipment doesn't work. read more

Lived here for 2 years. Maintenance used to be quick, literally could put in an order and it would be fixed the same day. They past year or so it has been TERRIBLE!!!!!!!!! My dryer has been broken for 3 days and the office just said it will get fixed "Monday" if fixed in 2 MORE DAYS, I will update my review. Wearing wet clothes to work today!!!!!!! So glad I pay $1,100+ for a one bedroom for my 'luxury' apartment. HAHAHA Maintenance guy came today and replaced my dryer knob. Took him less than 5 minutes. Yes I'm happy it's fixed but how did he not have time Thursday, Friday or Saturday? He's not the only one, there is like 3 of them. read more

Can you give zero stars?? I have lived here for years and we just switched companies and they are total jerks! They took out rent twice from a lot of the tenants and the office is doing NOTHING except giving a phone number to call. All you can do is leave a voicemail(and they aren't calling back). When I was explaining to the office staff that I have already tried to call this number and I have left multiple voicemails he said there is nothing he can do. So I asked to speak to a manager, there isn't one at the office. You charged people two months rent and you don't have a manager in the building?? Sorry but I think this is a good time to work over time. It was a nice complex when we moved in but now it's a piece of crap with staff to match UPDATE: 10 months later and the staff still sucks. You ask about a question and they magically don't have a manager and cannot answer whatever question you ask. You have to call and get your rent every single month because they don't preload it into the computer system. And good luck with that because you have to call several times to even get someone to tell you that. This place used to be nice but it sucks now. I will be moving out and not returning read more

Mold Infested Apartment On Tuesday, January 22, 2018 there was a water meter leak in my neighbor's apartment. It caused flooding in my clothing closet, and small closet near the kitchen. I left a message on the emergency maintenance line, and someone came out. They used a hose to suck up excess water, took the pad, and sprayed disinfectant. They left the carpeting there, and said it would dry out over a few days. They did not provide dehumidifiers, fans or remove the sheetrock. On Monday, January 28th I let the apartment management know that it smelled moldy. I happened to look under to carpet to see mold growing on the baseboards, moulding, and carpet. I sent pictures to the apartment management company. The employees of the apartment were very rude to me, and gave me the run around. I did not feel it was safe to live in the apartment, so I moved all my belongings into storage, and stayed at an Airbnb in the meantime. This whole situation was a great expense to me (thousands of dollars), and extremely stressful. I had to take time off from work, and move my apartment mostly by myself. I moved while I was constantly coughing and fatigued. My symptoms got markedly better after just one night at the Airbnb. I had mold tests done that showed elevated levels of mold throughout the apartment. I kept the closet closed as much as possible, but the spores still permeated the rest of the apartment. I edited out my personal information and the personal information of the inspector based on privacy concerns. If you click on the pictures directly under my review it only shows a portion of the images I uploaded. I feel very fortunate that I was in a situation where I was financially able to get out of the apartment. Mold exposure can be EXTREMELY SERIOUS, and can even lead to LIVER FAILURE! Other people who rent from them may not be in a similar financial situation where they can move out, and it could put their health in serious jeopardy. I was given the option to get out of my lease, if I agreed to not say anything disparaging about the company. Even though I will end up paying thousands of dollars more in rent, it is more important to me that I protect and warn other about this company. It is Tuesday, March 25th, and the apartment still has not been repaired (almost 2 months later). They never sealed off the affected areas with plastic and taping or provided dehumidifiers, even though they knew mold was growing. If the apartment does financially compensate me for my expenses I will edit my review to include that information, but will not take the review down. It is too important for me that others are allowed to make an informed decision when choosing an apartment. The mold situation was by far the worst part of my experience with the company, but I had other issues as well from the beginning. I was told me via email I would get 1/2 of my first months rent. Then when I got there they had a lease written up for 1 year, even though I said that I wanted 6 months. I am really lucky that I saw that because I would have ended up signing for the wrong lease duration! Then they said the discount only applied to a 1 year lease, but would let me have the discount anyway. They then told me that the only option was 7 months, even though they told me in person that 6 month leases were available. I had flown with my cat and belongings, so signed it because I was in a tough spot at that point. They then told me a few days later that I needed to pay the rest of the money, but claimed it was because I did not pay the pet rent even though I did. The amount they were asking for was higher then the half of the first month's rent. I had to go back and forth with them many times to get them to finally agree to the right amount. They also told me right after I signed the lease that they did not have any electronic keys to get into the gym, but they would be getting some in a few days. I asked several times after that, but never received an electronic key, and have still never been able to use the gym. read more

Great apartments! Spacious floor plans, well kept grounds, gated, trash pickup, great amenities. Great value compared to similar offerings in Kingwood. The parking is usually pretty good. Community is very good. I'm confused as to the issues the negative reviewer posted about. There are no issues, riff raff, or suspicious occupants. I come home late regularly and the only people I run into lurking about at night are people in their pajamas giving a quick walk to their dogs. read more

Management is awful the worst out of the seven I've seen in the past year so I decided to move. They charge me for drip pans the drip pans were brand new I never used them there was a piece of lint I guess in the dryer they will think of any excuse not to give your money back how could you charge me for a drip pan that was never used your packages come up missing out of the office people can be loud stomping and play music at 2 am scratch your car break your car is nothing is ever done by the management or the courtesy patrol. You should just live in the hood and pay less rent because there's nothing luxury about these and the management is rude as crap don't move here. read more

Beautiful on the outside, corrupt on the inside. These apartments are awesome until you need something. If you need something fixed, do it yourself because you'll end up asking them teen different times before they even look at the problem. Some of the laying agents are pretty cool like brittany and Joey. But Anna is a rude KID with no personality and is totally not helpful. She'll literally sigh in your face if you complain about anything like it's a waste of her time. Also, these apts will seem like section 8 housing because of all the ghetto craps that goes on there, it's super shady but it's not actually section 8, it's just that bad. I have lived here for 2 years now. We have had 4 different managers in this short period of time. Make sure when you sign up if they are rude, LEAVE! Thats how its going to be for the remainder of your stay! When you have a lease MAKE SURE YOU GET A COPY. I signed up for another year with the complex and they lost my lease and my pet deposit for my new animal. WHERE THE MONEY WENT I have no clue!!!!! Work-orders are a joke, and then i better mention management.... Def a JOKE. They are LAZY, IRRESPONSIBLE, they dont care about their paying customers, All they care about is themselves. I have lived here for three years . It was amazing until they keep getting new management. They are the worst . You can not get anything done . All they do is tell you to call corporate . Just become your own handyman because they will not return your call or do what they said they will do . I pay for parking $150 a month for covered . My work truck got towed because it was not parked in the right place my bad . So I made sure that My personal vehicle had a parking tag on it . Well three days later my personal car got towed from my paid parking spot because mysteriously the target had been removed. I made sure that my parking permit was in my car . Two towed in one week . The management must be getting a kickback from the towing company . So that's $400 out of my pocket . I will not be renewing my lease and I will let everybody know not to come here or live here . It's a shame because I love this place at one time . When I went and talk to the management they told me to just call corporate you're a manager get it done . read more

Do not lease here. They change management a lot. They made my life miserable, locked me out and gave me a flea infested apartment. Beware!

The property is quite nice. However, if you you are a resident with a resident permit for parking, good luck with that.. Granted one or two staff members are friendly or appear to have a smiling face when greeting you, that doesn't necessarily qualify that person/persons to be the most helpful and attentive. Sure your comments and concerns are very welcome, but, how much voicing does one have to do in order to see corrective action, where one pays rent? Why do myself, family and friends, have to step over and walk pass dog poop on the sidewalk and grass? For the property to look as nice as it does, it is very disturbing to walk pass an awful smell of pet poop first thing in the morning or coming home from work. Then you have the upstairs neighbors, and their cousins, sisters, brothers, and each of their children living above you.. Of you're going to have that many people living with you, at least require their children to be less noisy. PLEASE! Then they get comfortable using your patio and your patio furniture, as their personal dumping spot for cigarette and blunt ashes. Why do I have to trade permitted resident parking, to accommodate my neighbors guests vehicles, and have to search for parking? I cannot understand why we have to pay a garbage pickup fee, when the trash is not always picked up when scheduled. I'd like to see the trash pickup fee waived, seeing as how either myself or my son take the trash to the dumpster. read more
