Hello my fellow home buyers, I am about to give you an honest review so please listen. I was in the…read moreprocess of buying a home since February 2019 at this address 3466 s. Linden Way Syracuse, Ut 84075. My wife and I was very excited purchasing this home. About two months ago they started building our home. Every week my wife and I would come to visit the site to see the building process of our brand new home. About the 5th week in they started building the frames of the home. We notice something unusual. Some of the beams are rotted wood, some has cracks, some beams are cracking so bad that they are peeling. So I contacted Quentin an agent from Woodside. I sent him the pictures hoping that they will address the issues. Quentin's answer was the pictures look fine and they were no issues with it. My wife and I were in disbelief because it was pretty obvious and we were previous home owners before so it wasn't like it was our first home. We showed the pictures to our friends, co workers, and families and they couldn't believe that someone would say those look normal. So we asked Quentin to address those issues. 3 days later I came back to the site hoping they have fix our concerns. To my surprise they didn't and basically they hurried putting the plywood so those beams will get covered. I asked Quentin my agent why they didnt they fix the problem. His response was don't worry the inspector will check it and if they deemed it needs to be fix. The builder will fixed them. I asked when will the inspector come. He said before the stucco of the home is applied. I was like are you kidding me. The inspector will not see those beams because it's already covered. So I told him I will escalate my complaints with the main office. I contacted them the next day through emails and phone numbers provided by their websites. Well, I waited several days later for a response and guess what no responds. My wife decided to use their chat interface at their website. The chat was more for people on the market to buy and question regarding the prices. We have no other choice because their warranty or customer service department is none existence. So we spoke to someone online through chat and made our complaints. So I told them this is a horrible experience all I want is for them to replace those damage beams but the more I look at the quality of the build it keeps getting worse. The nails were not even hitting the beams. So I told her that I am no longer excited about the house and I am no longer interested on it. Instead of trying to fix the issues. The person I chatted with told me my agent will contact me. Then Quentin texted me not even trying to attempt to fix the issues. Instead he was quick on offering me a refund. So I told him to give me my refund and I am willing to pick it up. The next day he contacted me and told me that their policy only allows them to mail the refund and it's going to take one week. I was like wow. You guys when you asked for money you want it right away but if I want my money back it takes a whole week. Please boycott this builder. I move from California to avoid scammers and bad people like this. Now that I am here to my surprise thesame people from California are also here. Remember they are going to sell that home to some victim. Dont be a victim and read the reviews and listen. Avoid this house at all cost and avoid this builder. 3466 s. Linden Way Syracuse, Ut 84075

To name a few of the most recent horrors, -a hole in the side of our foundation, which after extensive nagging, someone came to "fix" however it looks like a 7 year old filled it and honestly the hole looked better. - the wrong pipe was used for our sprinkler system causing our sprinklers to crack (been living here 3 months) and professionals could not assist us in winterizing our sprinklers because of this big mistake. - our internet cord has been hanging out above ground for months, with the promise it would be fixed. Think they'll get to it before snow this week?? No. This is not simply bad luck we have only been privy to. It's a pretty common neighborhood topic of discussion to share the latest failing and stress experienced due to the hands we placed our homes in. This fun attention to detail exhibited by these crews coupled with the extremely unprofessional response and manners they produce when contacted about problems has made what should have been an exciting new chapter in our lives, a nightmare. Had we known what we would deal with we would have looked elsewhere.

We are now here at November 17th, 2020 and our home is still not completed. We did our "final walk through" 10/27/2020 which we were told that everything on our walk through check list would be completed by the 17th of November. At this point, the only thing that has been completed is a paint job that should have never been signed off on as completed in the first place. In the vault joint in our living room the mesh tape was showing through the very minimal amount of mud they put on the drywall. On top of several other issues we had in almost all of our window ceils. In order for us to get our Certification of Occupancy we have to have our stairs installed from our sliding glass door to the backyard as well as the stairs from the laundry room to the garage. This is something that the builder "has been aware of" but for several weeks we are not receiving a response as to if and when the steps will be completed. One of our windows in the basement was broken 4 months ago, we made the builder aware this the weekend we saw it, it still has not been replaced, all we have been told is "we ordered it, but it came in the wrong size.". No further explanation or ownership as to what is going to be done to replace the window. During the start of this build our foundation molds slipped on one area of the pours. The foundation split and extra concrete poured into our basement, this has created roughly a 1 1/2 inch loss of floor space in one of the bedrooms that we have planned to frame. After several conversations with April and our realtor with the Super at the site, the builder has refused to do anything to fix this issue that they were responsible for. Towards the end of our build, they put up insulation and just moved passed this. At this point, this entire process has been nothing but headaches as we have had several other issues and doubt that things are going to get smoother at this point. I have to say, do NOT sign or develop with these guys as they do not seem to have their customers best interest in mind. They're focused on themselves and trying to cut corners and cost at every opportunity. My fiance and I are ready at this point to just have them put in temporary stairs so we can get C of O and stop having to interact with this extremely infuriating developer.

This company said they needed a deposit which I had no problem with as they assured me it was refundable. That was a total Lie they set us up right away on a payment plan and said they needed money to go over the plans with us I told them at that time I was not yet sure who I was going to go with and again they assured me that it was refundable. Again that was a lie they had locked me into a contract and were actively charging me for services even with no deal in place and knowing that we were still looking for the best deal. Well it turns out we went with a different company that is building a unit twice the size for half the cost. and now this company is claiming they can't refund my money because they have already spent it on paying there employees. This is not good business other company's bidding on this have charged me nothing. and done just as much. if you are looking at this company for building don't pay them a dime until you are absolutely sure that you are going to use them. they will Lie to you thought the hole process. James Sanders Is as dishonest as they come. He acts very nice and professional and makes you feel like he cares but he will Lie to you to get your money and really that is all he cares about. He even told me that Murray city would not allow the plans we already had and tried to get us in a much smaller unit which would not work for my Daughter. That is the plans we are going with and there has been no problem getting the City to approve them. Beware they are real jerks if you choose not to go with them. And they will steal your money for nothing.

We…read morehardly met face to face with anyone throughout the process...they took the dirt from digging the foundation and sold it to someone else...leaving us with nothing to grade with, forcing us to have to bring in 12 dump truck loads of dirt (not cheap), and the finishing work ran into some hiccups as well. The framing was not straight in our bonus room, and after bringing it to their attention may times...they did nothing about it...then the Sheetrock and finishing guys proceeded to throw up the drywall and baseboards. Still, nothing was done about the warped studs and nothing was flush. The wall looked like an elephant was leaning against it on the other side and it was caving in. I could stick my finger in between the drywall and the base board. It was pretty bad. Once we finally got over that hurdle, they tried to close the house on us prematurely. The finish work was maybe 90% done at the time? That was very disappointing to us. I wish the experience was a bit smoother. Do we love our house? You bet we do. There were just a few things that we wish had gone smoother, more responsibility from them, and more face to face time from Country West. If they improved their customer service experience a bit, i think they'll have it.

We checked with other builders before and felt we were not getting as much bang for our buck as we expected. Country West allowed us to work directly with the Architect on the plans to make some changes to make this home ours and not just a cookie cutter plan. We worked with the sub contractors directly which gave us a tremendous amount of flexibility in how the finish product came out. All of the sub contractors were very professional and when my wife had to meet with them on her own they showed her a lot of respect. All of the subcontractors were what I would consider smaller home grown subcontractors. We liked this because they seemed to take a lot of pride in their work and it showed in the finished product. Flexibility was paramount with this builder. Many builders meet with you and then you can't make changes down the road. I know this probably drives these guys crazy at times but they never show it. We were given a contact for the financing early on in the process which proved to be a huge benefit. Our closing went smooth because of their thoroughness through the whole process. Like anything it was not all smooth sailing and we ran into a few snags but how the builder responded makes all the difference. Because we had built a home before we knew that the process is very involved and there were bound to be a few glitches. They were quick to respond and make the corrections quickly. Hopefully we never have build again, only because we really like where we are at now, but if we do we will definitely give Country West a call on our next home.
