Due to the lack of professionalism and poor communication from your rental company, we are no longer interested in renting this property. The extended delay in processing our application--despite submitting all requested documents within 24 hours--is unacceptable. It should not take two weeks to review a complete application. Additionally, the failure to respond promptly to emails and text messages raises serious concerns about how future issues would be handled. This lack of responsiveness gives us little confidence in your ability to support tenants if problems arise. I strongly suggest improving communication practices and setting clear expectations for applicants moving forward. They are just prolonging application process to collect application fees from other tenants !!! DO NOT RENT FROM THEM!!!! The worst ever!!!

Not great living with rusty water in your carpet and management telling you to sleep with your window open if you're hot.     Update 5/9/2026: I would like to clarify that in addition to the filthy, moldy, rusty, dishwasher…read morereplacement #1 that was installed a second replacement dishwasher was brought out. It also had filth in the bottom of the tub and the racks were covered in rust. The heating element appeared rusted as well. DH was unable to provide a dishwasher unit that they said "met my standards" as they were offering "the best unit available on the property." The dilapidated condition of replacement #2 was completely unacceptable. Rust is known to flake off racks causing damage to dishes, pots and pans, glassware, cutlery and silverware. DH declined to replace my belongings if they became ruined by the rusty "best available dishwasher" offered. Absolutely, "my preference" is to have NO DISHWASER in my unit at this time as I do not want a repeat flood, damaging my personal belongings in the closet by another faulty leaking dishwasher or subsequent damage to my cookware from an old rusty machine. I would happily take a used unit that does not have rust or mold or filth. These dishwashers were certainly not "upgrades" in the way most people would define an upgrade. Expecting a working appliance in good condition is not a "preference" or "upgrade". It is a requirement of the lease. It is true that the water damaged baseboards were treated for mold and repainted. The beige carpet, now stained brown from water damage, in the closet had zero repairs done. A request for cleaning and or installation of new carpet was requested verbally and in writing. I was told it would be taken care of. To date, it has still not been addressed. Thank goodness DH is in the process of upgrading the mailboxes. The DH slogan is "Seeing is Believing" and we are standing by patiently. There has been rampant mail theft 2-3 times a week for at least five years. I now make other arrangements for mail delivery. The mailboxes near the front office were updated and replaced in 2023. Tenants in the back of the complex were promised the installation of secure mailboxes in 2023 as well. Three years later, this issue has yet to be rectified. I sincerely hope this is not another empty promise. On good faith, I look forward to having a basic right of secure mail delivery on the premises. I would be happy to discuss this further if management is willing to address the maintenance issues noted, not just my complaint about it.

    Cascades Apartments - This is an on going problem. Plus you can't use the pool. Plus there's always some shit  broken in the house they can't fix.

    Be cautious before renting here…read more We had a simple maintenance issue turn into a major problem due to poor workmanship and lack of communication. Maintenance entered our unit without notice, didn't fix the issue, and later caused a leak that sent water from our upstairs bathroom into our downstairs living area. The worst part is no one told us. We came home to water on the floor and furniture moved. There was no emergency cleanup, and we were told repairs would be delayed for days due to "vendor policies." Our bathroom has been unusable, and water has already gotten into the walls/ceiling. This wasn't just a mistake, it was the complete lack of urgency and follow-up that's concerning. If you're considering living here, make sure you understand how they handle maintenance and emergencies. That's been the biggest issue for us.

During our lease, multiple serious issues were never properly addressed. Our AC unit never worked despite multiple maintenance requests. We went without hot water for nearly two weeks, then they decided it was time to finally replace. When we discovered mold in our apartment, management dismissed it as "dry mold" and refused to take appropriate action. Even though mold is mold ? So that was very confusing. Security was another major concern -- all of our cars were broken into within the first three months. Management was contacted about this several times & Instead of improving safety, management sent us a warning letter after the second break-in. To make matters worse, the office staff and manager were nearly impossible to reach, and maintenance often entered our apartment without notice or permission. On top of this, we were charged confusing extra fees each month, including for "community water usage," even though the property's sprinklers ran constantly -- sometimes even during rain. You pay your own gas and electric but then you also have a small fee taken out for gas and electric through the cascades which that information was never disclosed and it still makes absolutely no sense. The garbage areas were consistently overflowing and rarely emptied. After our keys were stolen, the locks to our apartment were replaced, but the garage door lock was ignored for the remainder of our lease. It was reported and never fixed so that was also scary not knowing if someone was going to be in our garage or not , but you can't get ahold of management so you just deal with it . For the amount of money tenants pay here, the lack of professionalism, safety, and upkeep is unacceptable. The manager seems to care about being 50 with a BBL and how she looks more then the tenants who rent there, I have no idea how she is able to be a manager there when her manager capabilities are very much absent. Along with the office staff seeming oblivious, I get it a job is a job but the lack of professionalism within this company is extremely difficult to deal with. I believe they know how bad it is because even when I turned our keys in I was not even asked how our experience was, which made me believe they knew it was probably not great . My family and I moved out a week early because of how done we were with this building, and on top of cleaning , they still took out about 1100$ worth of cleaning fees, which is a literal scam. I also called their "great" manager and left a message regarding what those charges were for and how it costs 1100$ to clean something that was already clean, and still never a response. Professional ? Not at all. I strongly encourage anyone considering The Cascades Apartments to look elsewhere until management takes accountability and addresses these ongoing problems. You will end up paying about 2500-2600 with all fees and rent when you can find so much better and rent from someone who actually cares to have you there and cares about their buildings. They will say to reach out to management in all of their responses but YOU CAN NEVER GET AHOLD OF MANAGEMENT !!

We have a lease but rules are not enforce here. This place is neglected. 4 years ago this place was taken care of and even are family members have notice how bad this place looks. Why doesn't Mr big come out here and see his property. We have a security gate but that has never been used. We have no security here.

They never checked up on us with routine inspections or even cared what was happening to the house. We decided to move out and NOW they care about the upkeep on everything and want to charge us hundreds of dollars over our deposit price. Annette who we did the last run through with was extremely rude. Most repairs would be routine, but their price to paint and fix minor things and wear and tear are ridiculous. And the "company" who came in and "fixed up" the house after we moved out were just family members of the staff charging whatever they want. The house was trash when we moved in.... We were NEVER late on payments and never complained. The staff is very unprofessional and one staff member always vaped in the office when I was dropping off rent... Good luck if you rent through this agency. Rented for 6 years and they still want your money after you leave.
