While my roommate and I lived here for 2 years and it was a good price and great location, HHP continuously disregarded out complains about general maintenance of the apartment. One, our stove caught in fire, completely blamed us, even though it was perfectly clean and I was boiling water. Just water. Stated that since it's "not on fire anymore" they won't replace it. Next, a little over a year into the place, the center of the living room floor began sinking in. They did a shoddy "repair" job if that. The floor was truly never fixed and felt like it would cave in at any time. They also tried to blame it on us stating our cat water fountain must have leaked and caused the damage. It's never leaked, and any spilled will cleaned up immediately. My roommate had part of her bedroom ceiling fall on her because it was rotted. Took them multiple days to come to fix it then processed to leave a huge mess on her bed and through her room. They never bothered to paint the drywall they had replaced so it was just a large unpainted eyesore for two years. They also don't know the laws regarding deposit returns. Saying they can "return it" i.e. just mail it out 31 days AFTER you leave. Which in PA law is not legal. In PA, a renters deposit must be RETURNED within 30 days of move out. My roommate and I moved out July 31st. It has been 31 days since we've moved. And we most likely won't even get the deposit until 35 days since move out. See attached photos as proof HHP assumes they can take advantage of their tenants and then get p*issy in the phone when they are called out for it. Also the lady who sat i front of the ugly cow photo in the office is honestly the rudest lady on earth. If you hate customer service so much, don't work in it ma'am. Additionally, it seemed like the entire time we lived there, they were doing renovations. Which while is nice as they did a great job. It was a major inconvenience at all hours of the day. To make matters worse, the older handyman decided he's allowed to stroll into the apartment at anytime he wants and leave both the building entry door open and the apartment door open. Despite us repeatedly telling him and HHP office we have a cat that will run off if the door is open. So if you have a pet and need maintenance work, pray you don't get him because he won't close the door. Overall you could do worse. But you can also do a heck of a lot better. Former roommate got off the phone with the nice receptionist who fully admitted they should have sent them out two days ago so they would arrive by 08/31. So there ya go! One receptionist blatantly lied about the laws and the other blatantly admits they are 100% in the wrong!! Good luck! read more

I had very bad experiences renting with hhp. The buildings are poorly maintained and the management is rude. The homes themselves are poorly converted and poorly maintained. They are more like dorm housing and are appropriate for students or adults who do not need to sleep or work. read more

The apartment, location and price was great, however the owner Herbert Halsband on the other hand is an absolute nightmare to deal with and childishly rude. After moving out I noticed my security deposit check had $125 taken out for cleaning. Normally this would be fair preparation for the incoming tenants, however when I moved in the apartment was filthy. When I called to discuss the matter of refunding me the cleaning fee Herbert met me immediately with aggression, after asking him to take a calmer tone so we could discuss the issue and come to a resolution he mocked me and continued to yell. I want to be clear, the apartment was great and the location speaks for itself, it's just sad, jarring and kinda funny to see an elderly man conduct himself in that manner over $125 bucks. I stayed at one of HHP's apartments for one year. It was spacious, affordable, and in an awesome location! I would have stayed there longer, if not for the disrespect I received from both the staff and Herbert Halsband himself. We had a minor pest issue in our apartment, which I immediately informed HHP about. I was told it would be "taken care of" and an exterminator came the next day. I received a bill 4 months later for this service, which I refused to pay (the lease puts this responsibility on HHP). They fought me on it and at the end of my lease took it out of my security deposit. I fought it again after many phone calls, where I was rudely talked to by Herbert Halsband himself. He immaturely hung up on me on multiple occasions, and he talked down to me as if I were a child. Eventually, he ended up sending me a check for the refund after I threatened court. Although the apartments are beautiful and super affordable, I could not justify giving this company any more of my money. They are greedy and consistently trying to take money from their leaseholders. If you are okay with being disrespected, I would recommend these apartments to you. read more

I stayed at two different apartments in their 5909 building. They were good with maintenance stuff but tried to screw you over wherever they can to get the extra money from you. The lady, Sherry (who is the owner's daughter and run the management company) is very disrespectful-- especially after you've signed the lease. I signed a lease stating that the apartment will be available for move in on August 1st and she yelled at me for asking her for the key on August 1st-- saying that I should take into account that it needs to be cleaned-- that's NOT how leases work. When the lease states a move-in date, it literally means that. I didn't have the apartment until August 6th but until then they only had the carpet changed. The apartment was not cleaned. I had to request them to give me a cleaning coupon and prorate the rent for August for me-- they did both but nothing makes up for the urgency I was in since my sick brother needed the apartment urgently and I had conveyed that to her before signing the lease-- that and the fact that she was arrogant because she knew we were pretty limited in our options. Also, they tried to squeeze in every penny from our security deposit. My ex-roommate had magnets on the fridge that left a couple of pink stains on it. They charged us $531 for that-- the fridge worked fine. If you didn't have to deal with Sherry the place won't be a bad idea to stay but her attitude problem and unprofessionalism makes it really hard. Melita is a much more professional person to speak to but she only works for Sherry. The apartments are not bad but it's very poorly managed. read more

We are from California. When our daughter told us she was accepted to grad school in Pittsburgh, PA., we had less than 2 months to find the ideal apartment for her. Obviously, beside the price, we were also concerned about her safety. We spoke with many different rental agents over the phone and just didn't feel comfortable until we found Melita at Herbert. We still remember what Melita told us about the apartment, "It is close by school, with the biggest grocery store and shuttle bus just across the street, I would put my daughter there If I am renting." Three years later, now our daughter has graduated. She had a great experience with the apartment, and everything Melita said was right on. We just wanted to express our appreciation!! There was crumbling walls, holes in the floor and parts of the ceiling were caving in. Not to mention the receptionist is very rude and likes to hang up on you when you call to report a problem. There have been multiple events upon living here which I decided to rate one star. When I moved in, days after my apartment was to be ready, it was never cleaned. Smelled like animal feces and the carpet was covered in fur. The fridge had blood all through it from meat. The counters were sticky. The tub was grimy. The toilet was stained. It took a day to make it somewhat live-able. The company never apologized. I asked for money off my rent. They only gave 75 dollars off. When I moved i I noticed majority of the windows were sealed shut and the AC that's there barely works. Asked if I could add an AC. Never got a response. The front window locks are cheap and figity, and someone broke into the front window. Told the land lords and instead of placing bars they put small bathroom bar stall locks on them, and shattered my window in the process. This was 5 months ago. And now there are people "working" on the roof. This has been happening for a month and a half. We never got a warning at all. There is only two people working, they have left it a horrible mess for the entire time. Rotting metal debris and nails through the yard! Asked them to clean and they haven't. There's about 20 bags back there and they yard is covered in metal scraps! Told the land lord and nothing was done. Also Had someone come to "repair" the toilet which was never broken due to a high water bill, he walked back into our bedroom. And every time someone comes to do maintance. We are never warned!!!! In September of last year, 2014, I had been struggling to locate a comfortable, beautiful, safe, and affordable one bedroom apartment in the Shadyside area. Anyone who is anyone understands that with much of Shadyside and it's surrounding areas, finding something with all four criteria is more than tough. Luckily, while driving around searching for "for rent" signs, I stumbled onto 415 S. Aiken Ave. This 7 unit building is very unique. With two apartments with balconies on the top floor, exposed brick in some, and brand new renovations in others, there is so much to love about the place I had spent my last year. Rent was more than affordable, and gas and water are included in the rent. Electric bills are barely relevant at 30-50$ per month. Plenty of space for one person, and a giant closet for storage (seriously, it's huge!). Yard and building is very nicely maintained, a lot for parking out back is just enough space, and the neighbors and their puppies keep mostly to themselves, but are all very very kind! Now in regards to the company: Herbert Halsband properties has been nothing but kind, courteous, and respectful since day one. I've had quite a bit of interaction with the folks in the leasing office, as well as with the maintenance crew at my building. First and foremost, when I first accepted this apartment, it needed gutted and renovated. The staff that is hired by the company to remodel and perform maintenance on the buildings are WONDERFUL people, with lots of respect and a sense of humor to boot. Secondly, Sherry, Melita, as well as the rest of the staff over in the leasing office on Shady Ave, were such a pleasure through my entire lease. They understood and answered any questions or concerns that came up throughout the process (although concerns were few and far between). Not to mention, every conversation I've had with Sherry or Melita (the folks I speak with most often) has been such a joy... I truly couldn't have asked for a more overall perfect experience for my first apartment. I would whole heartedly recommend looking into the options that Herbert Halsband Properties has to offer. Give Sherry or Melita a ring at the office if you're searching, and I'm sure they'll find you something wonderful. read more

Hands down the best property account in Pittsburgh. I was lucky to live in one of their apartments in the Shadyside/Friendship area for two years after graduating from Pitt. Their management style is EXCELLENT! Anytime my roommate and I even had the slightest issue, maintenance was at our door within 15-20 minutes. They are incredibly accommodating and always got in touch with my roommate or I within an hour of calling. It is family-owned and they are very friendly. Their properties have a ton of character, which I loved! My apartment had exposed brick, high ceilings, and an open kitchen area that was different from any of their other properties (though they were all great, as well!). I've lived with them for 4 years in two different buildings. First building for about 3 years and the second building 1 year. First, their customer service might suck. They have tried to improve it over the years. They're are friendlier now though it is the fake kind. Their rudeness shows through sometimes. For the time I've been with them, I've seen all of them at the office talk in a rude manner. Sheri, the woman that runs the place, is the one I mainly dealt with. She can get snippy on the phone. She's the type that always look like she's frustrated and tries her best not to go bitchy on you. These are just small examples. I've been with them 4 years and it's been overall fine. They're straight forward, and again have been working on their politeness recently. They have been pleasant the last few times I've visit them. The maintenance staff is friendly too. Some of their buildings are pretty run down. Both my apartments have fake fire places. I personally think they're disgusting. They're the "cover it over" kind of maintenance. My first building, everything was covered over with paint or caulk. Mold grew through the caulk in my bathroom. However, at my new place, they renovated the apartment so everything is relatively new and clean. No mold in my current bathroom. You just have to find the right building. If their apartment was in the same quality as my first apartment, I would never move back in. They always responded to maintenance calls. There has been times where I came home and realize maintenance has been there without any notice. However, it seems they're leaving door hangers now to let you know they were there. I like that they accept pets but a deposit is required. Their apartment has AC. My first building had heat included. My 2nd building has heat but the vent is so small it won't heat the entire apartment. They do respond to neighbor complaints. We got people playing drums at odd hours, reported them, and the drumming stopped. When I left my first apartment, I got my deposit, and my pet deposit back no problem. It did take a month after I already left but that was clearly stated on the sheet that give us. My current apartment has been renovated. New cabinets, carpet, bathroom redone, new windows with screen. It's good enough. They're strictly business. The apartment I live in now is livable. I like my area of Friendship. I doubt anyone will live here long term anyway. Rent is competitive. Overall, I'd recommend them. read more

HHP has always worked with me on things I have needed. Maintenance is very polite and always knocks before entering. Anytime I've had any issues going on I have been able to talk with Melita or Chris from the office and they always help. I decided to rent with them again because they are so understanding and willing to fix (fast) any issues that may arise. I have even had the pleasure of speaking with Mr. Halsband himself over the phone and he is extremely friendly! Also, my favorite person of all is James.. He showed my studio on South Fairmount to me, he showed it to others while I was in it and he showed me my new apartment on South Mathilda. He is the kindest man you will ever encounter and he's always around to help with anything ! This was my first time living alone and it's been super easy because I did it with HHP. Rent is definitely affordable too ! I recommend anyone looking to live in apartments with character on the eastside of Pittsburgh to give them a try. read more

The houses are old, aka the apartments are old. If you get a good apartment then there shouldn't be a problem, because they are generally quick with fixing whatever needs done. If you get a bad apartment then you're out of luck. I'm currently live in an apartment where bugs are a problem. I get bit by a bug twice a week while I sleep and the bite stays for about two weeks (it's always when my arm or leg are out from the sheets -- not bed bugs). I also had had 100 flies in my apartment randomly one Friday. Did you read that last line? I had 100 flies in my apartment. On Friday 100 flies were suddenly in my apartment and the real estate company, Halsband, didn't come until Tuesday. 4 and a half days, flies, it sucked. I got a bad apartment, it's been a terrible experience. I get bit twice a week and I had to kill 100 flies. Also, I was promised a new kitchen and it's 1/4 of the way though my lease and i don't have a new kitchen. I don't recommend anyone living here. read more

We have been renting from HHP for a year now. We just renewed our lease for another year because of our satisfaction. They are very timely with repairs and maintenance. Whenever my husband and I call with concerns, they are taken care of very quickly. We have a toddler and they take extra care to make sure the property is safe for her. The rent is reasonable compared to others in our area. Its hard to find a place that's in a safe neighborhood that's affordable. Its also wonderful that they accept pets (with an additional deposit). So far we've had a good experience and are enjoying our place. read more

I strongly do not recommend renting from this company. The properties are falling apart. I had to call maintenance several times through my years lease for mice, stench from my neighbors apartment, flooding, pipes making noises so loudly I couldn't sleep, and getting locked into our own apartment because of faulty work on the outside door. Maintenance responds fairly quickly but never fixes things properly. I also have a friend who rents from them and has complained of leaking ceilings, mice, and smells. Spend a few hundred dollars more per month to live in a nicer building with a landlord who properly repairs and fixes issues. read more

The people who run this company are absolutely beyond belief. The customer service is so poor, or should I say nonexistent, that talking to them honestly feels like a joke; it must be a job requirement to be unspeakably rude and downright crazy. The lack of responsibility taken on their part when things go wrong is horrific. The heat goes out for multiple days at a time and we hear nothing from the building (when it's going to be fixed, what's going on, etc) and after finally getting in contact with someone about it, all that we are told us that our requests and concerns were invalid and that they didn't do anything wrong. I understand that stuff happens, but when it gets to be 45 degrees in the building, I want to know what's going on and a simply apology doesn't seem like too much to ask (apparently it is to them though because I still haven't received one) On top of that, the only dryer in the building I lived in was absolute trash. I called about it nearly a DOZEN times and was always treated rudely by the person in the other end (all I want to know is when the dryer is being fixed so I don't have to do 5, yes 5, cycles for my stuff to dry). As I said, I totally understand that stuff happens, but these people don't give a single shit about you. All they want is your money, and don't want to take any responsibility when things go wrong. Signing the lease means signing off on being treated like garbage and completely ignored. I was literally yelled at by the building owner when I called saying that I had issues with the way the problem was handled. How's that for customer service? Honestly, renting from them or having anything to do with them is a mistake and you'd be better off living in a tent on the sidewalk. Avoid them at all costs.
