I still like to go to Round One for the crane machine games and to watch a movie every now and then. Unfortunately, there's not much more to do at this mall since there aren't any stores to shop at and only one restaurant option.

i love this mall but unfortunately the property owners have allowed it to squander as they'd prefer…read moreto redevelop the plot into industrial use. the current idea is a data center and energy storage. there are about 8 businesses still open in the mall, including haidilao hot pot, army career center, navy career center, a hair salon, a muscle massage spa, a local shoe retailer, a beauty school, and a local clothing retailer. currently, round1 arcade and bowling and amc movie theaters are the last remaining anchor tenants. previous anchors ross and burlington closed within the last year, leaving an empty wing of the mall in front of the mall management office. all the informational maps in the mall were last updated in 2019, which is when i would assume this mall started really started to topple. it is fantastic to walk the corridors, those that are still accessible, as there are a few wings of the mall that have now been blocked off due to high vacancies. i have loved coming by this mall, i always treated it as a discount mall compared to others in the area as many of the national retailers would have lower prices to encourage more customers. when champs had an outpost in the mall, everything was constantly 40% off! the property is quite barren and is likely to close soon, so if you have been wanting to visit the twin pines mall, get over here and stretch your legs!

I'm go to the Uniqlo and Shibuya LA all the time, which are fantastic additions for anyone looking for Japanese fashion, skincare, and cosmetics. Several existing retailers have also refreshed their spaces, including Coach and Lululemon, giving the mall a more modern feel. The outdoor plaza and children's play area are wonderful additions for families. It's a great place to relax while kids burn off some energy and the pet-friendly outdoor spaces make it even more inviting. The dining scene has also improved dramatically. With restaurants like Din Tai Fung, North Italia, Kalbi Social Club (KBBQ), The Melt, and Pacific Catch all within steps of the mall. There are plenty of excellent sit-down options for before or after shopping. The addition of LA Fitness and the new apartment complex will likely make this area even more vibrant and lively. Brea Mall has done an impressive job evolving into more than just a shopping center. It's revived the mall and become a true community destination where you can shop, dine, exercise, and spend the day with family and friends.

After Sears closed, they tore it down and are now building a nice outdoor retail/dining area with some decent restaurants. I'm not sure why apartments taking over a mall parking lot are such a big deal, and not sure I would want to live that close to a major mall, but I assume they make money. The one they do is take up parking. Which is my only complaint. Parking here can be a pain. Whatever you do, never park in the parking garage next to Nordstrom's when it's busy. The cars backed up on the street can be insane, and the guys with the flags to control traffic seem to be there only to help pedestrians cross the road. The last time I tried to park there, we ended up on the very top, which was also full, and only got a spot because someone left. Parking behind the men's/houseware Macy's store used to be great, but then they locked those doors. During the holiday, parking is already bad enough, but with this expanded area, it's only going to get worse. Inside the mall, I do love the mix of stores. The food court has just enough variety to make most people happy. It's also a great mall for walking, especially if you end up parking far enough away from an entrance to earn some extra steps.

West Covina, Rowland Heights & La Puente resident friends often aren't aware of this great place located "up the hill" on Azusa Avenue. There's PLENTY of parking since it's such a huge plaza, but it can get quite busy with all of the cars going in and out. The main intersection you enter in and out can get REALLY ugly with cars not following right of way, the lanes to turn left backing up into the intersection, etc., so if I can avoid it and just exit near the UPS Store I would. I feel like at a certain point they really should put traffic lights there, but on dead times it's not so bad honestly. As for other things, sometimes there's vagrants wandering around (camping behind the Salvation Army), one time a guy was peeing outside of his car, the letters are always being stolen from the Heights sign, and there used to be car meets here before they were shut down. This was my second time coming here to eat at a restaurant, but we came at peak dinner hours. We parked at the multi level parking structure where there were not much cars parked. We came back to our car very late in the night with the structure nearly empty and the rear license plate of our car was stolen. Warning for future if you decide to park in the structure be aware there is high theft and not very safe being that it is literally next to the 60 fwy. We parked on the second level, and there were no cameras.

The place that gets the most customers is definitely Hide Out coffee shop. It seems like a nice place to hang out after all the shops open and word actually gets out. When Seasons Plaza first opened in Rowland there were very few people too and now it's pretty crowded on the weekends. Hopefully this place will pick up in the future. There are also two bar and grills that aren't open yet.
