Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. Just say it like it is and let me decide how to proceed. I will absolutely be using 4 Seasons for future Home Inspection work and I highly recommend them to anyone who needs a home assessed.

Titan conducted an inspection for the seller of the home I was interested in purchasing. Titan said…read morehome was in good shape, furnace was 0k and roof nearing end of life expectancy. Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

The report states that the venting above the gas stove was working properly but there is no vent at all there, and that has been an ongoing issue in my house. The report also states that the water dispenser in the fridge was working normally but there is not even a water line connected to the refrigerator. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.

I individually interpreted his responses at several points in our phone conversation to be confirming to me that he was, in fact, a structural engineer. I did not go ahead with the appointment, because he grew evasive when I requested to be able to confirm his licensing status in advance of our meeting (he had agreed to bring his licensing info to the meeting). I finally looked online myself, and to the best of my ability to judge, his engineer license appears to have expired in August, 2002. Please also note that the license for the contracting company listed on this Yelp page appears to also have expired in 2021. (In our phone conversation, he indicated having come out of retirement, and that he was part of a new company. However, I did not receive enough information to independently verify that.)
