The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Whenever anything was broken and we submitted a maintenance request, it was addressed quickly. Nothing remained broken for long. John even came over and replaced the batteries on the smoke detector when I couldn't figure out which one was low and the beeping wouldn't stop. Our microwave broke and I messaged John and it was replaced within a few days. In my experience Scout Properties is a great property management company. I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

I found him after interviewing about 9 firms, and then went with him after speaking with 5 of his references that he provided. He was very transparent when I first connected him and he would quickly answer questions about his management style, company and staffing profile. Perhaps the worst part about Edward is that its hard to find anything negative about him (LOL). He's just the most even keeled person I've ever dealt with... He deals with everything in a calm, paced manner. He's definitely not pushy, and treats everyone with respect, and has the gray matter to anticipate and work through problems before embers turn into flames (and we've had many embers thrown at us over the years, so he's battle tested at this stage in my eyes). One example: a few years back, the unit he was managing for us had a heating issue. The parts were on back order (early pandemic related shortage), and without asking, he went through multiple hoops to try to procure the parts needed, and then checked the weather report and because of an upcoming temperature drop he went ahead and provided backup heating device to the tenant to head-off a potential heating emergency before it happens. Lets roll the clock forward: While your mileage may vary, for me, I have had several documented occasions when I sent him an email near midnight and he responds within 3 or 4 minutes afterwards. I think one time I sent him an email way later than that which was meant for the next day, and he immediately responded. IIRC, I scolded him slightly for not prioritizing sleep over a low priority email from me LOL... but that's just how he's wired. His demeanor also extends to how he hires his staff. Again, the people he's brought on seem very even keeled and are active listeners. Also, it appears he's scaling his company in a methodical fashion. When I first spoke to him 5 years ago, I think he had about 200 properties they were managing. I know he's grown beyond this, but I haven't felt any difference in the orchestration of the work. This was a huge problem for me with a previous firm where as they grew, the wheels came off. Also, with his being a registered agent in Maryland, I'm already set on using him if we hit the market for anything. He's also served as an honest sounding board a few times we considered moving on something.

There are some pros for living in a Barac property. PROS: it's inexpensive for pretty large units with really gorgeous charm and hardwood floors. I rarely needed repairs but if I did, they were ok and the people in the office were very nice to me. polite and responsive. My neighbors were very nice, families, and older, long time DC residents. I feel like we really looked out for one another. I knew people's kids, and saw them grow up. The cons however...oh, the CONS: management constantly tried to add extra charges and fees to my account (for repairing a clogged kitchen sink after 7 years of living there! their reason: they found a child's toy in my kitchen sink. I do not have children.), old, unrenovated building - bordering on dilapidated but still liveable. washers flood constantly. bed bug issues all around me no matter how many times they "sprayed." I never had an excessive mouse or roach problem -- but I could see how it could easily get out of hand, because some of my neighbors bordered on hoarding and no matter how clean you are, you can't control animals moving from apartment to apartment (Tip: before moving in, try to seal every crevice). the walls were paper thin: coughing, arguing, kids throwing balls, music-- I could hear it all. It was a poorly managed and sometimes unsafe building. Our door telecom never worked in my 9.5 years living there so people propped the door open, and there was literally a sign on our back door that said "Please don't urinate or do drugs in the hallway." I was much more concerned about pee than drugs, tbh. I needed a cheap place. I got what I paid for. The key-- lower your expectations.

As a licensed realtor in the Washington, DC, area, my dealings with The Barack Company have been…read morestrictly related to my brokerage services for one of their listings on 16th Street, not their property management. While I'm sure they may be good property managers, I can't speak to that. My experience was solely in helping my client secure one of their rentals. My client found the unit adequate, though the fact that the bathroom was only accessible through the bedroom was less than ideal. After bringing a ready, willing, and able tenant to the table, I inquired about the cooperating broker fee and was surprised to find that it was only around 10% of the rent. For a monthly rent of $2,038, they were offering just $250. Instead of paying a more reasonable broker fee, they presented incentives that my client found somewhat favorable, but it was disappointing for me as a realtor. Perhaps this explains why the unit had been on the market for over a month. The customer service also left much to be desired. Payment was delayed for several weeks despite my promptly providing the necessary forms. Normally, payment is made at the lease signing, so this was an unnecessary hassle. Overall, I find their business practices unfavorable for realtors. If you're in the business of bringing qualified tenants to the table, beware--The Barac Company doesn't seem to value cooperative broker efforts. Realtors, take caution when dealing with them if you can.

It was a great recommendation, and a recommendation we would pass on to anyone intending to hire a property management. AW Management and Josh Andrews were fantastic. In preparation for the rental, Josh recommended repainting several rooms as well as replacing the kitchen appliances and countertop. He was absolutely correct, and we rented our home within a month of vacating the home. We rented the home for three years from California. Josh was responsive to the renter whenever a problem arose, including fixing a water leak from the second floor bathroom that had bedeviled us for years. Over the years we extensively  landscaped our large backyard. AW Management ensured that the yard was well tended and maintained with no prodding by us. Whenever a large expense was required, AW Management called us for approval. Lastly, AW Management's website allowed us to monitor easily expenses and income for our tax filings. We sold our home this past summer. Thanks to AW Management's efforts managing the property we needed only a few cosmetic touchups recommended by the realtor.
