    I stayed in my second Zeus home. This time in Seattle! This home is in an awesome building! There are awesome features like an amazing rooftop terrace, gym that offers personal training, a dog run, and a lounge. This is a great space to be in if you want to feel close to the Seattle experience as there are a lot of museums, sightseeing spots, Pike Place Market, the light rail, and restaurants nearby. One of my favorites was the Korean market attached to the building where I could pick up a quick lunch during my workday. Would definitely stay in this building again!

    $235 worth of "excessive cleaning," bringing total cleaning bill to $620.  AirBnB mediated and rejected claim.

    Actually Magann, what you are saying isn't true. See my reservation below showing I disclosed having my dog. Also, you came after the money trying to say the pet hair found primarily under the couch required "extensive cleaning," where you had to dust anyways. You didn't say anything about me not disclosing having a pet, or failing to get a pet deposit. (By the way, I knew that was what you were trying by attempting to bring the cleaning charge to $620 and using the pet hair as an excuse). I looked at the AirCover policy and you never should have come after me for more money (I am happy to share the excerpt here in my next response if you would like). You guys are terrible. First coming after money even Airbnb says you weren't entitled to and then trying to say I didn't disclose having my dog. You're just proving my point. Shame on you.

    My experience was not at all enjoyable. We were displaced due to a catastrophic home plumbing issue for 1 month and had a very hard time in the Zeus home. House was loud and cheaply built. Carpets were in poor condition (shredded in places), lights did not function (even after being "fixed") and the kitchen was so minimally stocked that you could not make a simple dinner for all the occupants of the home. For example, no vegetable peeler, no grater, only one large bowl, no spatula. Most importantly, they have a very high bar for the renter (in terms of requirements to get your security deposit back) but do not provide that same bar of service - for example see what they provide you in a couple pictures below. Honestly, these things would not bother me if they treated their tenants with respect. I have stayed in many VRBOs and Airbnbs and this was by far the most uncomfortable place we've ever stayed and had the most disappointing service.

    Hello All, I wanted to start with saying I have stayed in many airbnbs with my dog who is well behaved and never had an issue. I ended up in a Zeus apartment through Airbnb due to some very unfortunate and very scary events surrounding a bad relationship putting me in need of a safe space with my dog quickly. Zeus seemed to fill the docket. Perfect commute to work. I am a pediatric ICU nurse at Stanford and the doggie hotel on the way where I drop him off. The apartment itself as okay. Not sparkling clean but decent. The area was okay my the neighbors were loud and the walls thin. So I was on the hunt for a permanent situation. My total for staying 12/11-2/28 was nearly 10k including $384x2 for cleaning fees, 955x2 for "service fees" then finally the rest for rent and an additional 570 for a non refundable pet deposit and parking. Now when I read the cancellation policy I believe that it had read partial refund for cancellation between x dates but it really was just wordy and meant non refundable even though it said partial refund. So when I found a new place and change my move out to Feb 2nd was surprised to find I'm on the hook for the rest of Feb. I paid as I yes I had misread the wordy cancellation policy. I did get told they would refund me for anytime in Feb they booked another person. So the problems. First they have not refunded me anything even though on Airbnb the dates of Feb are blocked out as if reserved. Which mean they have DOUBLE PAY for the month Second and MOST IMPORTANT. Nearly two weeks after I left ( conveniently after the time I am able to leave a review on Airbnb) I get an email from Zeus ( Airbnb was not involved) saying I owe them another $867 for "excessive cleaning". I am a pretty clean person and cleaned that place nearly everyday. I have a dog who sheds but is well trained and doesn't chew or potty on things. So what excessive cleaning ? That about $1300 in cleaning and pet fees doesn't cover ? I called Airbnb asking what this charge was. Their comment was Zeus CAN NOT charge me outside of Airbnb since I booked with Airbnb and if they do charge me through Airbnb ( their resolution center) they will review it and mediate. They recommended I message Zeus on Airbnb. I did telling them if they want to charge me they need to through Airbnb. Their response was pictures of dog hair with two looking very much like they had taken vacuum canister contents and dumped them on the floor. They did not request money from me formally on Airbnb. Just told me how shockingly dirty it was and how long it took to clean ( siting 2.5 hours). Made services do not cost 1300 for two hours even in the Bay Area dummies. Oh and upholstery cleaning ( which wasn't necessary)... which again not over 1300. I reached out to Airbnb who reviewed the messages and said they saw no reason how they could charge me but still they hadn't officially charged me so they can't do anything. I let them know I wouldn't be paying and to please make a request into Airbnbs resolution center. They did not. So at this point I have now opened a complaint with the Better Business Bureau for harassment and essentially coercion for money ( notice how I didn't ask for the refund promised to me ) I received a message on Airbnb from Zeus the day after saying they talked with their team and they will forgive most of the charges save $187 and reminded me how excessively dirty I left the place and how they have to keep standards. It is fraud to claim you charging people for something like cleaning and not to use it for that. Which is illegal. Furthermore how dare you try to gaslight, manipulate, and victimize me after I have already experienced that and was looking to find a safe place to land. Zeus Living will take advantage you. From other reviews it seems people have paid them just to not deal with them. Do not book a place with them you will have extra charges or your money taken if you are in need of flexibility And to Megann S who appears to be trying to reply to these 1 star reviews. Go ahead post the pictures of dog hair I left and try to explain where the 1300 in cleaning fees I paid went after you vacuumed up the dog hair for free.

    I stayed in a Zeus unit to attend two weddings and visit family in the Bay Area for the month of October. The apartment was pet friendly and in walking distance from some of the best restaurants, with a dog park a block away and a quiet coffee shop right out front. Also, it was great having access to a full gym, pool, and outdoor area with a bbq. I was worried parking would be difficult around Steiner and Geary, but it was actually easy to find spots. I was also concerned about the safety area from what I heard about with increased homelessness during COVID, but the area was quiet except for the small brunch crowd on the weekends at Sweet Maple. The place was spotless and the bed was incredibly comfortable, big fan of the parachute sheets and duvet. I really appreciated how the unit was quiet, making it easy to work from. Overall, the experience was great, but the freezer was missing ice trays and I couldn't find a water filter.

    I was absolutely satisfied with the 3BR house at 1802 Mason st booked through Zeus Living! First off, the location was superb. Its neighborhood, North Beach, was felt exceptionally secure, considering safety issues in the city. Also there were a plenty of choices of decent Italian restaurants, cafes, and gelaterias to enjoy. I bought a nicely ground Italian roast from Graffeo and shopped food from a grocery right across the house -- which all became a part of super delightful experiences of literally "living" in San Francisco. It was very easy to access Caltrain, BART, and other parts of the city right from the house. It was only a 20-min walk to Pier 39 and Alcatraz boarding. The house itself was beautifully decorated with lovely artworks and comfortable furnitures. Essential equipment for cooking was already provided in the kitchen, kept very clean and well organized. Bedding was incredibly comfy for full 8 hours of sound sleep. Living room area was spacious and quiet enough to focus on any kind of important tasks like working or job interviewing. It was just like I could have lived here for years, not going out. Overall, highly enjoyable and recharging stay in a nicely designed, peaceful place! Would definitely stay again, and also recommend Zeus living to any of my friends who are willing to visit San Francisco.

    There's some things I like and some things I hate about staying thru this property. I stayed at station park green. Hates: The entire apartment smells like pet urine. I can see the stains on the rugs. I emailed them and called them (talked to a live person) and still nothing has actually been done. No response to the email. Also, after a pet has been in here (they do allow it) they should properly clean everything because I feel my allergies acting up when I lay in bed near the edge (all held in the rug I think) Low water pressure. Like, really low. Sinks are not designed well so it doesn't drain all the way cuz the bed is flat. Their choice of cookware is bad. Stainless steel cookware is a nightmare to clean and burns so easily. Every time I cook the house fills with smoke. Sheets are scratchy .. not a huge deal. I requested another set of keys (they were not provided like they said) as well as trash bags (none here when I arrived) and they said there should have been some. They told me they'd send some over. Next day, they deliver a full set of sheets (??) not sure why. I called customer service- they were also confused. Still, while responsive to calls, nothing seems to ACTUALLY GET RESOLVED. getting pretty annoyed.     We rented a lovely apartment through Zeus Living during our 12-week stay in Fremont, CA. The whole process - from enquiry to the initial booking, to checking in and finally checking out - was smooth and intuitive. You can do most things via its web portal; but for anything else, a friendly and knowledgeable customer service agent will be on hand to help by email. There's a good selection of apartments and their availability is clearly displayed on their website. The apartment we picked was well-equipped and spotless when we moved in. The rent is not cheap; but comparable to anything that you might find on Airbnb, and orders of magnitude better run. Zeus Living is how every short term lettings provider should be.

    If working from home is important to you at all, I urge you to not stay with this company under any circumstances. I had internet problems my entire time here. I first contacted Zeus about the internet problems the day I arrived. They sent me many emails (we had a back and forth of over 50 I believe), most of which were very nicely worded, however the fact is that nothing ever worked. I was being dropped from calls my entire stay. (I was getting from 1-10 Mbps download, and 1-3 Mbps upload). They had a number of solutions which suggested that they did not know what was going on. For example, they suggested I reboot the modem. The modem is in another part of this house, so I told them I couldn't do that. Shortly after, they again suggested I reboot the modem. In addition, they found another Wifi network for me to connect to. I connected to it, and it didn't have any internet connection at all. Was anyone trying these solutions? I asked them to refund me for my cellular bill, which I ran up because I had to tether my phone constantly to do anything, and reimburse me for a wifi hotspot. They instead offered to refund about 2% of the price of my stay. The actual costs I paid were much higher than that, not to mention all the lost productivity and frustration. I don't understand how a company which claims to have "lightning-fast wifi" could not check the internet connection before renting out apartments for such a high price. It has to be one of the most important things potential renters are looking for. This was not a one-time failure of the internet, which I would understand. I was running speed tests on the internet daily and the speeds were consistently too low to run a video call. UPDATE: I did get in contact with someone in Zeus who brought a different Wifi extender for my last week at the place, and increased the utilities refund. I still dropped a few calls, but the speed was a bit better. I still don't think the internet is stable enough to recommend, but I appreciate them trying.

    STAY AWAY!!!!! I am renting a 4BR single family house in Cupertino, CA since Jan and is booked until June and I'm so disappointed and super frustrated with the experience. They have used the cheapest quality furniture they could have despite charging the premium rates. I decided to go with them instead of monthly rentals with AirBNB with an impression that as a corporate they are more reliable rather than an individual but I was completely wrong! There customer service is a joke - just an email if and a phone number that goes to customer associates who have no authority. All they do is create tickets and than are at mercy of somebody to update the tickets and procid them an update. Coming back to the furniture, there was a broken glass coffee table when we check in to the house and it took several days to replace that. The initial response I got was that home comes as-is and nothing can be replaced - WOW - they had courage to say that being in hospitality business and providing broken furniture. The master bedroom king bed broke after few weeks and it took them several days to replace. The kids bed broke, was replaced after several days and BROKE AGAIN in less than a week and right now waiting for that to be replaced. Dining chairs were so unstable and tipped over multiple times causing a safety hazard. There were replaced after multiple requests but new ones broke in less than a week after replacement. Curtains are low quality and no effort has been put into properly install them. Stay away as much as you can!! There are lot of better options who take their business seriously and care about the customer.

    I would not recommend this company. We unfortunately signed an extensive contract that we needed to…read moreread over more carefully. Here are some things to know: Guesthop will not help with trash removal- it is not something they do. If you cancel, Guesthop will take 50% of your earnings for any booking they obtained when you had them; that's right, 50 PERCENT. We are still paying them even though we canceled on August 8th. I just sent another check for $500...ugh. Ultimately, we will have paid them nearly as much as we earned for those 30 days. They will completely control your Airbnb calendar and charge whatever price they like. They dropped our nightly fee from $139 to $113 without our knowledge. We are now back up to $139 and fully booked without them. So far, we have paid Guesthop over $2,000 to manage our property for 30 days; our earnings were $5,000.00, AND WE WILL CONTINUE TO PAY THEM FOR MONTHS, even though we canceled. Keep in mind this does not include payment to cleaning staff. This payment is what Guesthop got for making phone calls and managing our calendar. When we had an issue, we still made multiple phone calls and went by the property to manage matters ourselves. We had someone break the window. Guesthop called one glass company, who gave an estimate for $2700, stating the entire window frame needed replacement. We said no; we got the glass replaced and had the pulley on the window replaced when we got home for $10. In addition, guesthop did not attempt to help us - stating the broken window was our fault. Even though three other professionals noted the damage was impact-related (i.e., someone threw something or put their hand through the window). The cleaning staff is excellent, and our property always looked lovely. If you would like someone else to manage your calendar, that's excellent, but we want to see our comments and what our guests are requesting or need. Guesthop takes away all access to your Airbnb listing. We learned our lesson: READ the contract carefully! We have found an excellent manager to work with that meets our needs. Final advice: shop around before you sign up with Guesthop.

If you're looking for office space in the Potrero/dogpatch/bayview areas, this is where I'd start the search.

    The American Industrial Center is hard to describe. It's not a mall, really, but it is two very…read morelarge multistory buildings that contain all kinds of businesses. It takes up almost two entire long Dogpatch blocks on the east side of 3rd Street. The northern building is larger and runs between 20th and 22nd Streets.* The southern building starts at 22nd Street and almost makes it to 23rd. There are storefronts that open directly onto the 3rd Street sidewalk in both buildings, and the southern building has some street-level storefronts at 22nd Street. Most of the businesses, however, are on the upper floors, which require entering the buildings to access. I would tell you how many floors there are, but it's confusing, because it's technically eight even though they're both four-story buildings. Half of the floors are sub-floors, meaning that different parts of the buildings have different floor and ceiling heights. To make it even more confusing, each building has multiple mailing addresses; so, for example, although some businesses have 2339 3rd Street as their address, there's no 2339 3rd Street entrance; you'd have to enter at 2325 3rd Street and take the elevator (or stairs, if you can find them) to floor 2R, which is different from floor 2. They have everything from pizza places to bike shops to wine stores to cheese shops to catering companies to yoga studios to bakeries to overpriced grocery stores. I've spent much more time in the northern building, and it's a really fun building to explore, especially its various stair exits, which almost all involve crazy winding hallways. I believe both buildings were canneries in the past. Parking is generally pretty easy around the buildings themselves and in the neighborhood on the west side of 3rd Street, but be mindful of the posted limitations. I received a parking ticket on Tennessee Street because I was parked in a two-hour EE Permit Area Zone where the enforced hours are Monday through Saturday, eight a.m. to ten p.m.! (I got this ticket at 7:49 p.m.) You can avoid all that mess by taking public transit. Your options are the T streetcar and the 15, 22, 48, and 55 buses. *For reasons I've never been able to determine, 21st Street stops in the Mission District at Potrero Avenue and is completely absent from the numbered streets in both Potrero Hill and Dogpatch. It reappears in the Central Waterfront, where Michigan Street strangely turns into it, and then it forms a rare double-jog with little-known Louisiana Street.

They are VERY responsive when you need something, and there isn't going to be an argument. I try not to make requests, but when I have, something happens. They do seem to actually care about the residents, and issues are fixed quickly. There are problems, but it's mostly things that they probably don't have an eye on. My garage is blocked by maintenance people parking in front of it every day (great that the building is so well maintained, but every day?). The maintenance people arrive around 7:30am, and they talk and laugh very loudly in a quiet cul de sac, as if it's a night club. Then I have to search them down every time I want to leave. Lana seems like a gem. I have seen her maybe 12 times since I moved in 20 years ago, which seems like the right amount of times you'd want to see, who I assume is, the head property manager - or maybe she owns the company? - I don't know. Either way, she's very nice and responsive. She gave me her cell phone number when I moved in, in case I need anything (she probably doesn't do that anymore, so maybe don't request). I have received letters from the company accusing me of a broad range of things I have no view of, including being loud taking out trash late night when I wasn't even in the country, as well as sabotaging a device that's meant to keep a property door from slamming - it's right next to me, so I would think I'd be the last person on the suspect list. But I think they just respond to any complaint they get, which is okay. On balance, these are good people trying to do the best they can and responsive to any complaint. Do not have any reservations about renting from them. Really. I don't understand the negative complaints.

No matter what happened TRS was always on top of it, it really helps when the people you are dealing with are a local and small business. I would be happy to work with TRS again.

There was a serious mice infestation at the unit on Broderick street x McAllister street. I called, emailed and texted the leasing agents and didn't get any response. Like other people who provided feedback here recently, they just don't care about the tenants at all, they only reach out when they need something from you, Damon would call multiple times, leave voice message, speak to you in a tone as if you should respond immediately, yet when you reach out regarding other matters all they do is ignore your emails, call and messages. One of the leasing agents Damon showed up at the unit without any prior notice on a winter night at 6pm (I have never met him in person by this point), he rang the bell aggressively as a stranger and just expect the tenants to answer. I had a late work meeting and wasn't able to respond, by the time i responded to the bell, he came across agitated and expected me to be available at his own accord. He came to inspect a water leakage problem yet decided to completely dismiss and ignore the serious mice infestation. I do not recommend anyone renting any properties with the rental source, it's the worst rental company I've ever worked with - they literally do not care anything you nor your living environment

    Completely disappointed in the lack of proactiveness and overall poor service of this property…read moremanagement company. I lived in my building for almost 4 years, and Francis Serrano (the point-of-contact who manages the building) had repeatedly remained unresponsive or unhelpful when the unit owner (my landlord) and I would flag some concerns about a potential mice infestation in the building. Instead of taking initiative into identifying the root cause, Francis sent my landlord an email that says that "rodents are a common issue in San Francisco" and basically is hands-off in trying to treat the individual units beyond adding rodent boxes in the trash room. She implied that it was my responsibility to keep the unit clean, as if she was implicating that I was the one living in squalor and started the infestation. I ended up reporting it to SFDPH, where they discovered that the unit next to me had an infestation due to leaving dog food out and not tidying up after her pet. They also found some violations in the building, like a large gap under the door sweep of the trash room as a potential entry point. In addition, the light wells around the building were covered with debris and trash. After speaking with pest control services, they explained that the mouse chewed an entryway from my neighbor's unit and into my own, escaping from behind my dishwasher and scurrying from under my oven. I eventually moved out of the building since writing this review. Before leaving, I discovered from other residents and tenants (including HOA members) that they were not informed that there was a mice infestation in the building. There were other residents who were left to fend for themselves, purchasing traps from Amazon and met with delayed action or similarly dismissive responses from Francis. I decided to share this experience after some time, because I wanted to warn others about this property management company and the lack of urgency and competence in how they handled this situation. They merely felt obligated to address the problem after getting a formal report from SFDPH, rather than listening to the concerns from their residents. If you can, stay away at all costs.

I had no idea the frame was an add-on, considering Citiscape and our HOA manages everything outside of the house and never commented on it being there for 13 years of me being there as the owner. It took 6 months for the door to be replaced (so I had to live with duct tape covering my balcony door spot for 6 months) and this was not due to supply issues--it was a nightmare to have to coordinate with Citiscape, and their contractors. The bylaws are this: Owner is responsible for hiring and paying contractors but owner must not use contractors outside of Citiscape vendors because god forbid you damage the property in places where they become responsible which racks up their insurance. It's a vicious cycle. They absolutely loathe their home owners. Unless of course, you have a $12 million property, which is what one of their project managers told me and she even said, she hated dealing with owners directly. I'm sorry $2 million properties in San Francisco are now chump change. At the beginning of August, I had a leak from my kitchen faucet that went straight down behind the kitchen cabinets into the walls which flooded my bottom bedroom. A leak I could not see unless I lived in the walls, from what first appeared to be a faulty kitchen faucet leak, which now has turned into every angle stop in the house leaking. That's right. I've had Citiscape recommended plumbers come out 3x this week--a new angle stop, a new cracked p-trap, another nut loose. I asked them to check if the pipes were bad, after all, it's a 30 year old home. They said pipes shouldn't go bad all at once in a city where homes are 100 years old. My Citiscape Community manager was quick to send out a leak remediation team, which I think had less to do with me as a human being living there and everything to do with mitigating property damage. Once the team left (a week ago) which means I have been uprooted for a month now, I've been following up to get a Citiscape contractor to patch my walls. No answers or acknowledgement from my Community Manager. He's only available at HOA meetings to introduce us to realtors who can sell our homes for more. The only good thing about this company is their sharp accounting team, who seem to be the only ones at the office that you can reach at any time, who knows exactly what to do. This aligns because they're the ones in charge of our accounts. At least this transactional relationship is direct. I wish they were better.
