They fail to inform the full reality that each tenant only is given 24 hours A MONTH for a guest to park freely! I am very close with a tenant at this complex whom I visit 3-5 times a week and continually have to pay 15 dollars PER VISIT that adds up to 45-75 dollars PER WEEK which is 180-300 A MONTH just to VISIT. Not to mention if you take even 5 minutes too long or happen to forget to pay in advance or at all its a 50-100 dollar ticket immediately. TENANT WHO PARK in guest parking also will be billed for incorrect use of the parking garage at the COMPLEX THEY PAY FOR! It gives broke and swallowed in debt. Not a guest friendly complex at all and overall a disgusting abuse of financial power at a place that lables itself as "Luxury." Absolutely ZERO work arounds and unless you purchase a multi-room apartment you CANNOT register your frequently visiting friends or families vehicles. If you are someone with many people in your life its best to avoid this location unless they somehow fix this awful and money hungry situation.

She was very approachable, friendly, yet very professional and kind as she enthusiastically walked us around the property. She was very knowledgeable and thorough in sharing the details. We appreciated very much that when we shared that we were on a tight time schedule, she respected our time and kindly adjusted our tour, accordingly. We loved the units, and the gym was very nice! The units with water views were of particular interest and they did not disappoint, however, our price point was overlooking the golf course with the ocean in the far distance! These views were actually breathtaking! Having a front desk concierge is an added point for good security. Unfortunately, we were quite disappointed to find out when we attempted to start the application process online, we did not see the lease option for 15 months or the offer for the 2 months free with 15 months. I am waiting to call to inquire with the leasing office to clarify this important matter. We hope this offer is still on the table or we will have to move on in search of a better fit for us. Lastly, when I called the property to followup, calls and emails were a delayed response. I assume that the leasing office is short staffed, which is the case with many properties. There is so much going on in the world--people are dying every day, earthquakes, disasters, and so many serious problems--and yet some of you are spending your time writing nasty reviews because you called or went into the office, didn't like the answer you received, or simply didn't get your way. The minute someone in the office doesn't give you the answer you want, suddenly that person is the worst person in the world. Come on, go get a life! What I've realized is that you cannot please everyone. If things don't go your way, suddenly the office staff is wrong. I have lived here for a long time, and I pass through the office to get my coffee sometimes. I have personally seen the way some residents speak to the people in the office, and some of you come across like you feel entitled. Let's remember something: this is not your house. This is an apartment community, and there are rules that ALL of us have to follow--including the office staff. And one more thing: I am aware that calls are recorded. So when you claim someone was rude to you on the phone, don't you think the people at the main office can hear those conversations too? Stop making false claims simply because you didn't like the answer you received. If you don't like the rules or don't like what you're being told, that doesn't mean you should go online and write a bad review filled with things that aren't true. There are rules everywhere, and we all have to follow them. If you truly don't like where you live, then leave and find somewhere that suits you better. I saw someone complain about having roaches for three years. Is that really the office's fault when we all know pest control comes every Tuesday? At some point, residents have to take responsibility for keeping their own apartments clean too. Should the office staff come into your apartment and clean it for you? Then there are complaints about iguanas. We live in Florida! You complain about bugs--we live in Florida! You complain about everything. If they are working to improve the property, that's a problem. If they cut the grass, that's another problem. And then I see complaints about rent increases. What apartment community doesn't raise rent or add fees? That happens everywhere. I'm not saying everything is perfect, but some of these reviews are completely unnecessary and unfair. If you don't like living here, find somewhere else that makes you happy instead of constantly tearing down the community. There are plenty of people who actually love where they live and appreciate the community. Not everything has to be turned into a complaint.

After an unreasonably long wait, I finally received this text: "Unfortunately, the unit you originally booked is no longer available, as it was rented by an agent. This is due to the building having both short-term and long-term rentals. However, I can offer you a double unit at 365 N Ocean Blvd, Unit 211. The access code is 3295. Since this isn't what you were expecting, we can issue a partial refund. Unfortunately, I don't have any other options available for tonight. There was an overbooking issue with the property." I am not willing to accept a partial refund--I expect a full refund. This entire experience has been utterly disappointing and is a clear example of unprofessional service from the leasing company. We were five adults preparing for a nearby wedding, yet when we arrived at the room on N Ocean, we found only one bedroom equipped with two queen beds and a pull-out couch in the living room. This setup forced two couples to share a single bedroom, creating a very uncomfortable and cramped situation with no alternatives offered. To make matters worse, the bed felt like we were sleeping in a bowl--its center was so deeply depressed that it ruined our sleep. This is a miserable place to live, especially for the money. There appliances are old. I could not be on calls and run the washer or dishwasher. I made a maintenance request and it took over 3 weeks to get a reply. The SOFA building is amazing. Lived there for a year prior to Franklin and never had one issue.

( make sure you let them know that you're leaving 60 days before move out or this will happen to you ) do not be tricked by any of the fake smiles from the leasing office. Especially Amy. Because once something goes wrong, it is your fault not the properties. Two very important things with this leasing staff. One: diplomacy DOES NOT WORK with this leasing staff. Two. MAKE SURE EVERYTHING IS IN WRITING. If they promise you something make sure you have it in writing ( or over the phone because all calls are recorded even though Melinda says they aren't ) About the outdated property. I got the privilege to know some of the very few people left in the community. Tenants that have been there for 5-10 years+ are moving after the amenities do not justify the price. If you look around units are empty, some for as long as 8 months.. and that is for MANY reasons. By the dumpsters there is tarp over roofing tiles that I've been there for over 10 years now. Old bikes that have been chained up for 5+ years. A dog park that is filled with feces. A "heated" pool, which was/has never been heated. And an outdated gym which was never clean and never remodeled, like I was told. The. "New" carpet is not new carpet. It is just old carpet that is cleaned. They will make sure to tell you this when they rip it up and find a stain which will cost $250 that only they can clean! Also do not expect to get much from your security deposit back! I cleaned my apartment for three days straight and was still build $250 for nonsense. (Cleaning fees for shower walls and stove top) I was ADAMANT about being present during the final walk-through to make sure my apartment was clean. I was given the all clear besides me stained rug which was fine... only to be hit with an additional hundred dollars of charges two weeks later. Melinda has a classic VICTIM TONE to her and believe she is a blameless target of misfortune when it comes to taking responsibility. Truly a shame. The ONLY positive. The maintenance staff are nice people. And got to know them very well. I'm sure you will too if you move here. I did not do my due diligence before moving here. Would by lucky if this doesn't get removed. I I hope before moving you see this review and change your mind.
