There is lots of great value to be had in 25 Broad. While FiDi in general has lots of great deals in Real Estate in general, owing to the fact that there isn't as much "culture," clubs and non-fast food restaurants here, 25 Broad, being a recently renovated (2019?) building, is quite a nice place to live for the price. Let's start with the apartments. High ceilings throughout, with certain floors having extremely high ceilings. This is due to the commercial nature of the building in the past, which has since been converted entirely into residential condos. Windows are the older style ones, so you won't get the floor to ceiling windows, but they are on the smaller side. Kitchen I have to say is probably the most downside to these apartments. For a luxury apartment, I should be expecting better than Bosch standard appliances, and 25 Broad didn't bother to even upgrade the 2011 rental kitchens anymore. The refrigerators are small, there is no food disposal in the sinks, and there are no wine coolers in the kitchen. Furthermore, many of the washer dryers were placed in the kitchen, which can be quite annoying to deal with if you need to run laundry while guests are over. Bathrooms were renovated quite nicely, with premium marble, decent vanity and stylish cabinetry. Bedrooms are mostly ok, but again, because the windows are small, unless you're on a very high floor (FiDi concrete jungle), the natural lighting is not going to be as good. Amenities are great, the only lacking part is probably the gym. Everything else -- the lounge, outdoor ping pong table, rooftop, golf simulator, are great, but the gym is tiny, doesn't really have any equipment, and I can't imagine more than 10 people using it at once without it becoming uncomfortably crowded. Overall, for the space, it's a great deal. You have to renovate the kitchen most likely, and the windows are something you have to be ok with. I think this building is fairly priced. read more

Don't even bother. You make an offer and they shop it around and leave you dangling. Plus most of the units have little or no light, and there's a low grade hum that doesn't go away. Caveat emptor. read more

I had high expectations but the units are appalling - old sinks (the sponsor won't change them), cracked mirrors, a pervasive plasticky smell in the common corridors. For some units, it is a long long way to deposit your trash and recyclables. Unfriendly staff. No thank you. read more

This is a reinvented classic office building almost directly across the street from the Stock Exchange on Broad St. The lobby is spectacular with lots of marble and fancy plaster moldings. There's a fitness center, concierge services, a play room for the kids, shared rooftop space, and is monitored 24/7 by doormen (yes, they're all men). I was able to "live" here as part of my job in NYC, basically a corporate crash pad for travellers like me. Yes, totally spoiled. In the five years that I was working in Lower Manhattan I stayed in a couple of two bedroom apartments and also two one bedroom apartments throughout the building. The apartments are updated and modern with no hint of the 1900 architectural details found in the lobby or the exterior facade of the building. All apartments are generously sized, have high ceilings, fancy appliances, and excellent bathrooms. The bedrooms have good closet space and there is extra storage space in the main living area. The best part of the apartments is that they all have in-unit washer and dryers (which I guess is a HUGE thing for NYC). The transportation options are unlimited with the J and Z lines literally outside the front door of the building and the 2,3, 4,and 5 lines less than a 5 minute walk. The R is just a few more minutes away as well. Since the building is located within a security zone, cars/taxis/Ubers must go through a checkpoint so if you want one of those then walk over to the intersection of William and Exchange streets. There are some OK grocery stores nearby, less than a 10 minute walk, and the Tribeca WF is within walking distance as well (you can take the 2,3 on the way back). The restaurant scene is lmiited, with Stone St. offering the greatest concentration of places to go nearby. But since you're in Manhattan, you can be in Tribeca, Union Square, SoHo in less than 15 minutes by train and take advantage of all the great eats in those 'hoods Williamsburg, Greenpoint, and Brooklyn are also convenient and less than 30 minutes away too. Some other things to consider: *The apartments are DARK; even on the higher floors there is very little natural light, despite the large windows since the building is surrounded on all sides by taller structures and the streets are very narrow. Exchange St. in particular is a narrow alley and only a sliver of sun reaches the street precisely between 11:58 am and 12:02 pm. *The elevators seem to always be in need of maintenance and are generally crowded and slow. There is an elevator rush hour every morning between 8:00 am and 9:30 am. *There are a surprising amount of young children living in the building. The nannys do a good job of keeping them happy, the parents...hmmm. *If you are on a lower floor, below seven, you may feel a bit of a dull vibration of the subway (J,Z). I never got used to it and it was my least favorite apartment location in the building. *The fetid smell of Exchange Street. Basically Exchange St. is an open shit and piss zone for all the dogs in the building and neighborhood. The smell is present year round but is at its worst in summer. Even with all the chemical spraying and daily hosing down of the sidewalks by the doormen, one cannot escape the stink. Seriously, it is bad, even with all the aromas you'll experience in NYC this has got to rank as one of the rankest. The dogs are cute though. read more

After a long and arduous apartment search with my girlfriend, a broker showed us 25 Broad. A leasing agent, who will remain unnamed, showed us several units including one that we immediately fell in love with and asked to put an application in. We were told at the time that there was another couple interested in the unit but hadn't put in an application. We applied immediately and were approved within minutes. We were then setting an appointment to sign a lease when the leasing agent came back and told us that the other couple had decided they might put in an application after all, and since they expressed interest in applying approximately 10 minutes before we did, that they were to be given 24 hours to do so. Let me reiterate that for those up in the cheap seats... they hadn't applied, or been approved, or about to sign the lease, they had "expressed interest". Our leasing agent was very sheepish about explaining this to us, yet then seemed annoyed at our disapproval of their policies. The next morning the other couple applied, got approved, and our dream apartment went to someone else. My takeaway: The leasing agents at 25 Broad are unethical, inept, and shady. Fantastic place to live. Staff are amazing and response to any issues is fast and efficient.

I do not recommend making this building your future home. The building management is awful and they pick and choose favorites. They treat people with children unfairly and have double standards based on who you are. The amenities are terrible and they only let you sign up for one hour per day. The office manager Ornel harasses you if you leave a pair of tennis shoes in the hall on a rainy day. He will literally walk to your door to see if you have stuff outside and then call the front desk people to remove it instead of doing his own dirty work. The units collect an abnormal amount of dust and there are several things wrong within the units. To top it all off last year the company they brought in to try to sell unit conducted a booking.com sweepstakeswhere they rented out units for $50 for the entire weekend while Residents paid thousands in rent for the month. (Which was illegal and building was investigated and got fined). Homeless people were found sleeping in the stairwells and there were hundreds of people coming in and out with no extra security or protection. Don't waste your money on your next home here. read more

I found this place through a broker (the building paid his fee). Pros and cons are below: Pros: - Beautiful building and apartment. High quality finishes, nice appliances, high ceilings, thick walls so less likely to hear neighbors through the walls. The apartment itself is lux. - Very responsive maintenance and staff. Quick to fix things. The staff is awesome. - Washer/dryer in the unit. - Dishwasher works well. - Prompt emails about the receipt of packages. - Convenient subway lines. Cons: - Construction in neighboring buildings. I think 27 William right now is undergoing construction, so there are loud noises in the morning. It's not super loud though, but it's kind of annoying if you are trying to sleep in. - You can hear neighbors through the vents in the bathroom. Sometimes can smell their cooking through the vents as well. - The dryer needs to be run multiple times to properly dry clothes. - Limited light in the units since neighboring buildings are taller, which means you go through a ton of light bulbs. read more

It's a beautiful building that was meant to be a condo, but needed cashflow so it was converted into a rental building. Having said that, many things were not ready yet when we moved in. It also seems like the apartments are finished, but they may have finished it off cheaply. I tell it as it is: Pros: -Management team is attentive. -Building Staff is friendly, people smile and talk to each other. -Beautiful finishes inside the apartment -Grand lobby -Modern Lounge, Golf Similator is great too but as more people move it, the clubs have been destroyed -Washer/Dryer in each apartment -Convenient subway lines - 1/2/3/4/5/R/J/Z Cons: -Construction still going on - loud jackhammer is not what I signed up to hear at 7am every morning, but that seems to have died down since most of the demolition work is over. -Refrigerator is too small - its meant for people who eat out all the time, don't think about keeping groceries in there -Must pay rent by check every month since their systems haven't been set up yet. -Flooring doesn't seem to be waxed -Light bulbs in the ceiling keeps burning out, I think I went through more light bulbs here than in my last apartment and I still have so many more months until this lease is over -You can hear and sometimes smell your neighbors through the air vents. -Not completely the building's fault, but the side door leads to Exchange Place, which is disgusting. It is the garbage disposal area for the Wall Street buildings and the bathroom for dogs in the area. Basically it smells like urine more often then not. There were a few occasions in the hot summer, where the garbage was unbearable. I have a one-bedroom, but perhaps my apartment line was just an afterthought given the location constraints, but it seems pretty haphazard how and where things are located. It's not the most convenient. I love the building, but I am loving the apartment less as time goes on. read more

I've lived here just over a year and although dubious at first about the neighborhood, I have come to love it. Tourism really picks up in the summer making it unreasonably frustrating to walk up Broad St. towards Wall. The apartments are dark as others have mentioned, but beautifully finished and large by NYC standards. For me it was all about the washer/dryer. Never have a I seen anything sexier in my life. I don't care that the dryer sometimes takes a few cycles - it's right there in my apartment! The unmitigated luxury of it all! The building staff is terrific. Sadly the building is currently converting the apartments to condos and the asking prices are redonk! I would have considered buying my apartment if it was even slightly more reasonable. I'll miss this place and given the circumstances, really wish they would work with current residents needing to find a new home. Flexibility with lease termination would go a long way!! The Exchange Place entry really is rank but they do everything they can to keep the biohazard under control. read more

I lived here in 2013 when the entrances were still under construction and it was a great experience, I'm sure it has gotten even better. The gym is included as an amenity, no extra membership fee which was nice. Also there's an awesome rooftop. I lived in a two bedroom and it was the biggest I've seen in NYC, probably over 1200 sqft. The bedrooms were huge and the bathrooms have high end finishes. The kitchen also has high end finishes and its a great size with a washer and dryer. The fridge was tiny though. No views to speak of however from the 11th floor. I liked fidi, very quiet on nights and weekends. Best part of this building is how close Leo's Bagels is! Now that I live in Miami every time I make it back to NYC I make sure to stop by Leo's! Doormen were friendly and take their job seriously, which isn't great when your movers are late and you need someone to bend the rules for you but otherwise its great. The package system was also very organized. Great building! read more
