While FiDi in general has lots of great deals…read morein Real Estate in general, owing to the fact that there isn't as much "culture," clubs and non-fast food restaurants here, 25 Broad, being a recently renovated (2019?) building, is quite a nice place to live for the price. Let's start with the apartments. High ceilings throughout, with certain floors having extremely high ceilings. This is due to the commercial nature of the building in the past, which has since been converted entirely into residential condos. Windows are the older style ones, so you won't get the floor to ceiling windows, but they are on the smaller side. Kitchen I have to say is probably the most downside to these apartments. For a luxury apartment, I should be expecting better than Bosch standard appliances, and 25 Broad didn't bother to even upgrade the 2011 rental kitchens anymore. The refrigerators are small, there is no food disposal in the sinks, and there are no wine coolers in the kitchen. Furthermore, many of the washer dryers were placed in the kitchen, which can be quite annoying to deal with if you need to run laundry while guests are over. Bathrooms were renovated quite nicely, with premium marble, decent vanity and stylish cabinetry. Bedrooms are mostly ok, but again, because the windows are small, unless you're on a very high floor (FiDi concrete jungle), the natural lighting is not going to be as good. Amenities are great, the only lacking part is probably the gym. Everything else -- the lounge, outdoor ping pong table, rooftop, golf simulator, are great, but the gym is tiny, doesn't really have any equipment, and I can't imagine more than 10 people using it at once without it becoming uncomfortably crowded. Overall, for the space, it's a great deal. You have to renovate the kitchen most likely, and the windows are something you have to be ok with. I think this building is fairly priced.

Not only is the building itself beautiful with gorgeous views of the river and downtown architecture with five star amenities including a beautiful swimming pool BUT! the staff is absolutely top notch! The level of service was outstanding. Everything I needed was taken care of smoothly and in a timely manner. It stems from the people who work hard to manage the building like property manager John Aiello and building manager John Sarich. They have high expectations of their staff and set the tone with their personal, thoughtful approach. Every staff member is expected to meet this standard and you feel it from the moment you walk in the door and are greeted by the doorman and the incredible staff at the concierge managed by Anthony Canino to the maintenance people who keep the building spotless and everything in working order. The building is like a five star boutique hotel but it is the people who work there that really make it sing. We miss you 15 William!

I've lived in multiple cities and in multiple apartment buildings in the past couple years and…read morenothing compares to how bad my experience was at 95 Wall St For starters, one of the doorman allowed someone to try to break into my apartment unit back in August 2025. I was abruptly woken up by a phone call from the lobby at 2AM which I initially ignored since I was sleeping and was not expecting visitors at 2AM (who is??). A couple minutes later, I heard my keypad being frantically messed with by a man I did not recognize outside who was trying to get in. I was extremely scared and luckily, he gave up after numerous attempts. 95 Wall St prides itself as a doorman building so if a 2AM phone call from the lobby to my unit went ignored, this man should have never been able to come up. Afterwards, I filed a report to the police and they came in for investigation. I also tried to follow up with management the following morning but they were extremely dismissive of my case and even said the problem was "my fault" since I did not speak to them in the "correct tone of voice". My bad for being upset that someone had tried to break into my unit and I was up all night panicked, I guess. I also tried swapping units or breaking my lease early as I didn't feel safe in my space but they threatened to charge me twice my rent and refused to let me move or break my lease otherwise I also lived near neighbors who would smoke and fight non-stop. The smoking led to me being unable to breathe in my own unit. The fighting would start around 7AM, where I had to hear a couple screaming and throwing things all day long. This led to it being nearly impossible to get any sleep in my own home. And what did management do when I complained? If you guessed "nothing", you would be correct! Elevators also never work properly so expect to wait 10-15 minutes just to get upstairs I had in-unit washer and dryer but the quality was so bad that the machines often destroyed my clothes. Else, they didn't work at all so there wasn't much point of having "in-unit" Hot water would also shut off abruptly without notice. I'm pretty sure this is an NYC building code violation but alas, nothing was done about this issue either despite complaints (what's new) On the topic of water, sometimes the water from my sinks would come out brown. The building has lots of history (landmark) and the marble lobby is a sight to behold. Apartments themselves are pretty average. The kitchen appliances are just ok, and the stove is on the smaller end, and generally electric. Studios are pretty small, and ask for quite a lot. People still rent here though, because the amenities are great, and the location is pretty convenient. If space isn't too much important and you want great amenities, this apartment is a good choice, but otherwise, the price per square foot is not a great deal.

Given the high fees, we expected a well-maintained property, but 10HS is clearly past its prime. Issues included one of the three main elevators being out of service for our entire stay, unhygienic conditions in the garbage and laundry rooms, significant peeling wallpaper, and stained common area carpeting. This 24-story high-rise has immense potential, but the current state of the facilities is unacceptable and did not meet our high expectations.

Period. I was looking right at Hudson Yards and it never failed to take my breath away every time I opened the door to my home. The Cloud Lounge has panoramic views of the entire city. - The units are functional. I had a large walk-in closet and a washer / dryer in-unit. The floor plan was easy to work with. There is a ton of natural light and big windows, but they don't make it awkward to fit furniture in. - Amenities are great. The Cloud Lounge is a great place to entertain and truly has some of the most epic views of the city. Imagine going up the elevator to a beautiful lounge to watch the July 4 or NYE firework shows from a skyscraper.... Incredible. The gym is huge and has a lot of equipment too (including squat racks, free weights, and machines. Not just cardio!). - Great staff. The people at the front desk are friendly and helpful. Eric runs a tight ship -- building management is great. Sanel, the maintenance supervisor, is also very responsive and effective. - Amazing location. It's a busy area near Herald Square but really an ideal spot for transportation, food, gyms, grocery stores, shopping, and other services. Everything is so convenient. - High-quality construction.
