Building seems run down and old feeling even though a lot of it can be improved by better lighting and build quality. Rooms have pretty bad lighting and the natural lighting is also bad. Cheap appliances and bedrooms are small. There is construction going on in the hallways which is inconveniencing the residents as it's bare concrete with paint buckets, equipment and temporary super bright lights everywhere. Absolutely disgusting place to live. We moved in August of 2022 and initially were really happy with the apartment and management. Little did we know we were not the only ones living in it. This building has a HORRIBLE cockroach problem. It is absolutely infested and the management refused to help us with the issue. We put in at least 5 service requests and every time they said they would address it, they would come in and spray basic RAID spray in a couple corners and leave. We desperately need a professional exterminator, especially when it spread to our lofted BEDROOM area, but they would not do anything to help us. To put the cherry on top, upon moving out I specifically asked the management if I should patch up the holes in our walls from small screws. They told me if it was less than the diameter of a dime I would not be charged anything. Low and behold my move out invoice include a $300 dollar fee for the spackling!! They also charged me another $300 for a quoted $130 easy move cleaning service. Best part is when I followed up inquiring about these fees, management ghosts me and stops responding to my emails. Absolutely horrible experience with this building stay away at all costs. read more

LOVE THIS BUILDING!! Everything from the location to the staff is amazing. Danny and Isaiah are always so welcoming and it's great having them say "welcome home" when coming back from a long day at work. The maintenance team is fair and quick to tend to problems I may have in the apartment. Amenities are a plus too - nice new gym, great study and lounge area, plus the laundry room all on one floor. This building is walking distance to the ferry, and several train lines. A couple blocks down is the west side highway, which is great for walking alongside the Hudson alone, with friends, or with your pet. Additionally, the roof on the 23 floor has a great view of the city. They have several seating areas on the roof. Restaurants all over.. several options. 10/10 read more

They helped me take care of the application and eased through the stressful ordeal of finding an NYC apartment. I have lived at 71 Broadway for more than ten years which should demonstrate how much I enjoy living in this building. My apartment has high ceilings and large windows, both of which create a feeling of spaciousness. 71 Broadway is located in the heart of FiDi which is undergoing a renaissance. Just about every subway line is located in the immediate vicinity of the building and there are lots of new bars, restaurants and retail outlets popping-up close-by. The building is both family and pet friendly which creates a true sense of community and we are fortunate to have a wonderful roof deck with spectacular views of the World Trade Center and waterfront. Most importantly, 71 Broadway is home to the best management, concierge, maintenance and porter staff in the city. All members of the team are very friendly, professional and extremely attentive and have become like family. All-in-all a wonderful team and a great residence. read more

I used to live here with a friend who had also bounced around from apartment to apartment in the financial district, and we would always talk about how 71 Broadway is one of the best "luxury apartment" buildings in the area. Every single member of the staff (from the building managers to the porters) is so nice, and so helpful, and will go out of his/her way to help you with whatever you need. Every year, building management throws two sweet parties for their tenants. One in the summer, which is on the rooftop terrace, and one in the winter (holiday party), which is in the club room. I'm talking about catered dinner, open bar, dessert table, the works. Rent is a little on the high end, but it's worth it. The rooms are really spacious. The ceilings are 9 feet tall. And each apartment is a little bit different and has some character to it. The gym has very nice machines and TVs (!); it's usually pretty empty after 7. The clubroom has a pool table, and you can usually reserve it for private parties and such. There's even a play room for kids, since there are a lot of families who live in the building. Two small things: (1) Since the ceilings are 9 feet high, it takes a lot of power to heat up/cool down a room. So, if you're not used to this, expect the utility bill to be higher than usual. (2) Some of the rooms here don't have windows, or have windows that face a brick wall. Either way, no natural light = bad. Anyway, the bottom line is that this apartment is excellent. It is one of the more expensive apartments, but it is definitely worth it. read more

I lived here two years plus - I like the building. Super convenient, great staff. But the review from Gracie about pricing is dead on. The rent goes up all the time for no reason until there are plenty of bigger, better places in the neighborhood for far less money. In fact, right now, they are renting apartments identical to mine for $400 a month less than I'm paying. Which means they sucker you in with cheap rates then jack it up and dare you to move. Even one of these 5-star reviews here, from Melissa, said, "and the renewal cost was too high of an increase based on comps in the area." Getting the theme here? And don't get me started about the fees. Everyone I spoke to in the building agrees. Four people on my floor moved out in the last two months. I'm number five. I deeply, deeply regret moving in here. Do yourself a favor and keep looking. I found a place 15% larger and $300/mo less than what I'm paying now. It's a nice place, but they can keep it. read more

The amenities are great and the rooftop is killer! I would like to see the rooftop and common room stay open later though, Seems way to early to have them close at 10:00 on the weekends. This review is from my inquiry to rent an apartment here. Reached out about renting an available unit with a qualified co-signer. I was told in a don't give a dam* way, "Nope. No co-signers allowed. All tenets must qualify on credit and income." Come on. This is NYC. When you are renting 500 sq feet for $3,000/month, you may want to allow co-signers! I have lived in the building for a few months now and everything thus far has been exceptional. The staff is very courteous and helpful which made the move-in process very easy. The building itself has great character, spacious layouts (at the least the apartment I'm in), and excellent views. First off, let me just say that the non-management staff are wonderful and the building location is super-convenient (within a couple of blocks of any subway line you can think of). But... 1) The rent increases are completely insane, not just to us new New Yorkers but to long-term city residents who we told about our rent increases. They lure you in with market rent, then jack it up every year, counting on the fact that moving is extremely stressful and expensive. 2) The management changes over constantly, but is mostly rude and condescending since Raina left. (The notable exception is Samantha Coombs, who is lovely.) 3) When we finally moved out, the building sent someone to inspect our apartment who obviously had zero authority because he stated that our apartment looked "pretty good" and assured us that we would get mist of our $5700 deposit back. Lo and behold, a few weeks after we move out, we get a check for a mere fraction of it, with NO explanation. No, "well we decided to use $4000 of your deposit to install a jacuzzi for the next suckers, I mean residents, so thank you"... read more

I have lived at 71 Broadway for a year, and just signed my renewal because it is ideal in every way for my life in NYC. Every member of the staff is lovely, and great for anyone new to the city because they welcome you home and make you feel like you belong every time you're passing through the lobby. My apartment has incredibly high ceilings, huge closets, a beautiful chef's kitchen with brand new gas range, and beautiful hardwood-looking floors. I also lucked out with an amazing view of One World and Trinity Church. People in the building are also lovely - it's very dog friendly and I have made friends with several people through the social events they throw throughout the year. As with everything in NYC, I believe you both get what you pay for and it's all about location. If you are looking for an apartment in the middle of the busy and buzzing city and are wanting to be in the middle of everything, this may not be the location for you. Fidi has a million things to do and is growing every day, but it is quieter at night and gives you access to Battery Park and almost every subway line you ever need. Also, the rent here isn't cheap, though I would argue it is market range for the area, but it includes awesome amenities from the concierge team to the baller rooftop (which they keep open as often as they can through the year), to the individual thermostat you can control, to a great laundry area, and prompt maintenance. Also, contrary to other reviews, my renewal was nowhere near the increase I was expecting, though this could be because my apartment was already recently renovated before I moved in. tl;dr - I highly recommend 71 Broadway to anyone new to NYC or looking for an upgrade in their living in Financial District. read more

Fantastic place to live. Incredible access to the subway systems. Within 2 blocks of the building you can get to every subway line in the city. The rooftop is amazing with fantastic views over trinity church looking onto the 9/11 memorial and One World Trade. You can see straight up broadway all the way to the H&M building in Times Square. It's my second year at 71 Broadway. And almost everybody leaves after the first year. Maybe it's because the rent increases by 7% in the second year, or maybe it's because the roof top is only half a year. Even the management changed already 3 times. That makes it hard to communicate with them. I have a neighbor witch continues to smoke all kind of stuff and it's not just in the hallway to recognize but in my apartment too. I informed front desk and management already at least 8 times in the last two month but nothing is happening. That is very disappointing for living in a smoke free community if nothing happens! My only response from management is that they will look in to it. People also storing their stuff in the gym and nobody from management seams to care. read more

The leasing office is the worst. The so called manager is rude, unprofessional and does not acknowledge any email or phone call. Numerous residents have complained and the company does not take any action. To make matters worse, the building is turning into a frat house. Drunk people creating a ruckus every night. One night we had a man passed out drunk outside our apartment. If I wanted to live in a frat house, I would go back to college. If they check their security cameras, they will know this happened and no action was taken. If you email the management office, they do not take any action. Residents also leave garbage bags outside their apartment. Again, we sent a photo to the manager and no action was taken. The manager did not even acknowledge the issue. Ever since Raina left, the replacement is terrible. The office is now unprofessional and fake. They only acknowledge you if they see you in the common area and are showing the facilities to a prospective new tenant. Raina was professional, friendly and was always available to answer any questions. If you are a current tenant and need help, they will ignore you. On a positive note, the staff- concierge and porters are amazing. They are professional and friendly and the leasing office should learn from them. The only reason we stay in this building is because of the staff. read more

Living in 71 Broadway was pleasant for the 2 years and 11 months, until my experience with move out in December 2016. First, we waited 45 mins for move out inspection when we took out time from work to do the inspection. We surrendered the apartment, then we received a charge for full painting of the ENTIRE APARTMENT, which was exactly what we asked about during inspection and told we would not be charged for. We then reached out and requested a review, 10 days later, we are being told what happened during the inspection was a miscommunication, and the company will do us a favor and lower the amount from 435 to 150. Furthermore, the attitude and tone from the property manager as well as the Area manager, Jessi and how this has been handled is beyond disappointing. Our account was sent to collection 35 days after move out because no one is taking consideration that we are disputing the charges and still communicating with the onsite team. We did everything we can prior to move out to avoid the confusion and any surprise charges. How this has been handled is not what any residents should expect. I was never given an option to make the decision whether I want to correct the condition or pay the management to do it, because I was under the impression everything is FINE ( according to the move out inspection) Bottom line, if the message from the person who presented at my inspection doesn't count, then why was he sent to my move out inspection? If time is so valuable ( since the account was sent to collection in such a short period of time) then why not respond in a timely manner or be more proactive and take care of things during move out inspection? Why even bother having move out inspection, if the inspection had achieved nothing but miscommunication??? If the company's goal is to charge back the entire cost of turning the apartment, then I think at least get signature from resident during move out inspection to confirm resident are okay and is aware of the charges. read more

This building is very convenient to many subway lines and the financial district. Apartments feel bigger because of the high ceilings but are quite basic...certainly don't feel like condo or luxury apartments. Concierge, porters and maintenance staff are wonderful but office staff are unfriendly and aloof...only interested in new tenants. Rent prices increase significantly each year but the building has not shown the same significant improvements. The building seems to be pricing itself out of the market this year with many apartments available due to tenants (including me) leaving for better priced buildings. read more

I lived here for a number of years and thought this building was great. It is conveniently located between Broadway and Church Street, giving you plenty of subway stations within close proximity. You are also a short walk from Stone Street and if you get a north facing unit, there are great views of the city overlooking Trinity Church. The entire staff at this building was also enjoyable, I really felt like they were family moving out. If I moved back to the city and needed to be downtown, I would look to rent here again. read more

It is a dream come true to be living at 71 Broadway after having a horrific experience at my last apartment building. The entire staff is friendly, professional and responsive. Everyone goes above and beyond and are always super helpful. I feel like I am in the best of hands and that I can trust them all. My views of WTC and Trinity Church force me to say "I love you, New York" every morning when I open my blinds. The location is convenient to most subways and the open floor plan is perfect for hosting, so my friends are always down for coming over. My neighbors seem like a bunch of dope people, so if you are dope, you should live here too. If not, pretty please don't. read more

The apartments are older but nice. The location is good. You have to deal with a lot of tourist crowds, but train proximity is first rate. The doormen and the repair staff at 71 are impeccable. They are all super friendly and know everyone. They fix maintenance issues very quickly. My only issue is with the community manager and the admin staff. Once you are on a lease they do not care about you. I can never get them to respond. If you have issues with rent or other admin issues (especially time sensitive things), it has been recurring that they never respond. For that reason I have to give them 1 star. Usually when you have to reach out to the admin team it is important issues. When you get ignored on those requests it is very frustrating. 71 tries to fashion themselves as a luxury building but they do not provide that level of service to their tenants. It has been a breath of fresh air at my new apt to be able to call and get an actual person and get an answer. I cannot get 71 to answer phone calls, return voicemails, or reply to my emails. They can surprise you with charges in your rent portal and you cannot get anyone in mgmt to respond or explain things. As long as you will never have a problem, 71 is great but be warned about customer service. read more

This building used to be the best -- well run, understanding, and the maintenance staff was awesome (and had been here forever). Now, the maintenance director has left, the building manager has left, and the only people left are unionized workers. We have been waiting for a new laundry room for over a year with false promises that it's always going to happen. It took 8 years to get new treadmills, and the building hasn't been updated in over 10 years. Nevertheless, rent goes up 8-10% every year. (They hook you in at a low rental price for the first year and then raise the price exponentially every year after that.) #notworthit read more
