Best place I have ever lived in San Francisco! 388 Beale sits in one of the best small neighborhoods in the city. Community feels safe and welcoming. The resident amenities here are 5 star! Jacuzzi and sauna, lovely work/office space were some of my favorites. Great parking available not only in the large garage but also in the neighborhood. The 5th floor outdoor common area feels like a tranquil oasis in the middle of downtown. The units are modern and comfortable, with ample space available. But what makes 388 Beale really stand apart for such a great living experience is the wonderful on-site staff! Everyone working here does so well to create great relationships with residents and provide exceptional service. Amy, Lisa, and Jessica are all so wonderful to interact with, always greeting with smiles and professionalism, and the know how to assist residents with any inquires, needs, or emergencies, etc. As well as Judymar, the head of maintenance on site. He is the kindest and most helpful person when it comes to service requests and making sure all the units of each resident stay in great working order and repair. He is always working so hard, with an exceptional attitude, smiling face, ready to tackle the duties he's called upon to resolve. He delivers service in such a timely fashion even with his hands always being so full. We really appreciate the hard work and professionalism of all the staff at 388 Beale. Just want to say many many thanks to our community maintenance person --Judy Mare for his kindness professionalism and outstanding great attitude to his job and immediate reaction to any tenant request. Especially as it happened after job hours or even worth-on his day off weekend days. Like it was on Friday night---the water started to run from bathtub faucet--non stop. And just after about 20 minutes of my late -late night call to Judy--he already came and fixed the issue. That was amazing. On his late night day off--he just left his home to come for help. DO NOT LEASE a storage from this building. I leased 2 storage and during Covid someone broke into my storage and took everything!! When I notify the management they didn't seem to care PLUS they put that storage for rent!! I was paying probably for years and when I finally went to my storage everything was gone!! My 2nd storage the management broke my lock, they put their lock and chain on my storage. I tried to get the key from them 3 times and no one was at the front desk!! They said I got my keys from them already which I never did and I just got an email that said someone broke into my storage!!! THIS MUST BE AN INSIDE JOB!! Plus no one would return my calls & emails!! Do not rent their Appartnehts or parking and def don't rent storage unless you want everything stolen!!! This place should be out of business!!! read more

This building might seem nice on the surface, but several issues make it a challenging place to live. One major problem is that the walls between units get significantly thinner near the windows (you can see this yourself if you're viewing a unit; essentially, the only barrier between units in these areas seems to be the window frame). This thinner segment of the wall allows nearly all noise (loud or not loud) to travel through from the neighboring unit. There is virtually no soundproofing, and I'm not exaggerating. This issue, combined with the poor design choice of placing one unit's bedroom next to another unit's living room, makes it almost impossible to get a good night's sleep here. Additionally, the building management is ineffective at addressing noise complaints so you'll be left to deal with it on your own. I strongly recommend finding a building with better construction quality, even if it costs slightly more. Otherwise, you'll end up paying $4,000 a month to essentially live with your neighbor. read more

Apartment used to be nice, but has gone downhill fast. Mostly caused by willful negligence of management. I have been complaining about a neighbor smoking in their apartment for months. The smoke engulfs my kitchen in a wretched miasma. It is basically unlivable every time this happens. Mangement is doing nothing about it despite smoking being a violation of the lease terms. Apparently, my neighbor who is smoking is also an employee of the apartment complex, which may be why they are letting him get away with it. Save yourself some time and don't even bother considering this place until they get new management. read more

We lived in 388 Beale for approximately 6 months. Our apartment view was amazing and the reason why I'm giving a 2 star review. The team was friendly and polite, including the maintenance team. However the communication via email and telephone was almost none existence. These are the reason why we decided to leave and pay 1.5x rent ($8,200) as a penalty: 1. Communication is almost none existent. Some examples are: no email notification about window cleaning to let people know about closing their curtains. No email reply to any of my requests. I have at least 8 emails without any response. I always had to go to 5th floor to ask Amy to read her emails in front of me. 2. Amenities were closed during the whole time and no refunds or lower prices on cleaning and maintenance fees. Printer had no ink during the whole time we live there. I had to come down to the lease office to ask them to print stuff for me, even if the materials were private. When I asked Amy about it, she took the worst attitude towards me instead of apologizing and resolving the issue. We ended up buying our own printer but again, we were paying $5600 a month, including amenities that didn't work! 3. Apartment complex is old, carpets are ancient, showers have mold inside the glue material and therefore impossible to remove. No AC, balcony windows have stains, "wood floor" is cheap and is not attached to floor correctly and the pieces move. Water in shower is either too cold or freaking hot. 4. Apartment bulging has a weird layout where you have to take one elevator to 5th floor and then walk and take a second elevator to your tower. Therefore, most people use the garage entrance to receive guests. I read this review before moving in and I though that the person who wrote it was being too picky but trust me, she was right! Good luck having someone to come to your apartment by themselves because i was never able to open the entrance door to my guests from my apartment. 5. Finally, and the most terrible situation is the continuing break ins in the garage. There were 4 instances in my 6 month living there. Two of them included break ins in storage units, 1 car break in where I found a crack pipe and the last one was a break in the package locker box. Now you can understand why we ran the hell out of there. read more

We toured a couple properties in the area and 388 Beale stood out above the rest. Moving in was pretty smooth despite a few minor hiccups (like the North tower elevator being down so we had to share the elevator with the residents while moving in our furnitures, shower not working the first day, etc). Jai, Amy, Lisa, and Sean have been very nice and welcoming. We immediately felt "at home" from the great hospitality the 388 Beale family has shown us. The front desk is always just a phone call away during business hours and the maintenance crew, Rene and Judie Mar, were quick to respond to repairs we needed in the apartment. The location is perfect especially if you're a dog owner. Rincon Park at the Embarcadero is only a few blocks away and there's free-runs there every afternoon. Most of the residents we have come across in the elevator are nice and friendly. The vibe in this place is just overall good! Seriously, just wait till you meet Jai! The gym, lounge, and business center are nicely renovated and the hot tub/bbq area is very cozy. There is also a pooch potty area in the 5th floor to take your dog at night. Philz & Starbucks are just a few steps away. Woodlands Market & its neighboring pet store are conveniently located across the street. Safeway, Target, Trader Joe's, and Whole Foods are only about 15-20min walk from the building. Something to keep in mind about this property is that it doesn't have AC, so it can get hot during the day. We usually just leave the patio door open to get some breeze and it's perfect. We will be coming up on 1-year living at 388 and we love it. My partner and I are very happy with our decision to move here and have no plans on leaving anytime soon. All of the staff has gone above and beyond during the whole time we've lived here - especially Amy!!! I cannot say enough amazing things about Amy. She handles just about everything in the building and is literally one of a kind. This place would not be the same without her here! Huge shout out to Sharon, Lisa and Jai too! They are all amazing and are such a great team! They really do a great job at making you feel "at home." Luckily we've only needed maintenance a number of times but all of our issues have been handled within 24 hrs if not on the same day. Judy Mar always handles our maintenance needs and is super friendly too! The apartments are all large and beautifully updated. The property offers a community hot tub, decent sized gym, bbq area, common community room on the 5th floor with pool table and a nice dog park. It literally has everything! The neighborhood is safe, close to the Embarcadero, stores and restaurants within walking distance. What more can you ask for?! We literally viewed so many apartments before deciding on this place. My wife and I have been living here for 8 months and it's been a great experience, from signing the lease, to moving in, to being here all this time. We really love it and hope to stick around for a long time. We've been in a few different communities in SF in the past, but this one has been by far the best. The quality of the building and the amenities is fantastic (great bbq area, gym, lounge and jacuzzi), but above all, having wonderful folks like Amy and Jai has been by far the best. Not only they're incredibly friendly and helpful, but they go above and beyond to make this a great community to live in, to the point where not having them around would be a bit of a dealbreaker for us - Thank you Amy and Jai for being the true MVPs! The staff around the building are very nice as well, and the administration is always coming up with activities for residents, which creates a good sense of community. Great place to live and within walking distance of Embarcadero, Salesforce Park, countless great restaurants and the SF nightlife. Amy, Jay, and the rest of the staff are so amazing and very accommodating. I was in 1708 and only left because I wanted to be closer to family again in the SouthBay, but the views were beautiful and the amenities were great. We absolutely love it here! It has been about 5 months as of writing this and I can honestly say I pinch myself every morning being able to wake up and live in such comfort. Of course there have been issues that can range from minor to major depending on how you individually gauge things however we have found that in every instance the building's staff and maintenance workers are Johnny on the spot when it comes to getting things corrected! We relocated from LA to SF and were on an apartment hunt when we found 388 Beale during our visit. Liked the amenities, location and overall sq ft against the price. Compared to the other buildings, maybe it might be older, but it's pretty decent with all your needs covered (washer/dryer, dishwasher, dog run, wework/co working space, large community center, gym, parking, EV chargers and guest parking). We also have a wonderful view of the Bay Bridge, so really, no complaints and grateful we found this spot! Amy, Lisa, Jessica and the maintenance team are great... I've never been around such welcoming, warm and genuinely happy people in customer service. They're always there to assist with literally everything and our dogs also approved of all of them! read more
