We relocated from LA to SF and were on an apartment hunt when we found 388 Beale during our visit. Liked the amenities, location and overall sq ft against the price. Compared to the other buildings, maybe it might be older, but it's pretty decent with all your needs covered (washer/dryer, dishwasher, dog run, wework/co working space, large community center, gym, parking, EV chargers and guest parking). We also have a wonderful view of the Bay Bridge, so really, no complaints and grateful we found this spot! Amy, Lisa, Jessica and the maintenance team are great... I've never been around such welcoming, warm and genuinely happy people in customer service. They're always there to assist with literally everything and our dogs also approved of all of them! read more

STAY AWAY! I lost $600 out of the blue by just applying and getting approved from 388 Beale. Our experience with UDR Management has been extremely awful once we asked to withdraw our application after only 3 days after getting approved and not even signing the lease! Their policies are extremely strict and all-around messed up that I do not recommend anyone dealing with them at any time, let alone during these unprecedented times! READ YELP REVIEWS about extremely frequent water shutoffs, the homeless navigation center built next block, lack of security issues in the building, and did I mention continuous water shutdowns? Google reviews are misleadingly high for the building, I recommend anyone reading all the reviews thoroughly before making any decision. (The only good reviews are about the building staff - who are separate from UDR management), and apart from that, it's difficult to find any positive review. I've been in SF for over ten years and this is my favorite apartment building yet! So many units have incredible views of the Bag Bridge. The staff, especially Amy at the concierge desk, is always very helpful and responsive. Maintenance requests are completed very quickly with follow ups as needed to confirm the issue was fixed. The gym is very clean, machines are in great condition, and there are seldom lines for to use the squat rack. Hot tub and outdoor patio are also great amenities. Highly recommend! read more

I lived at 388 Beale from Nov 2015 through Dec 2019. The first two years were pretty good but conditions declined thereafter. Here are some of the issues encountered: Communication Communication from and with the leasing office is abysmal. Notification of major construction plans and progress, temporary leasing office locations for months, fire alarm testing for a year, on-going water shutoffs, and even move-out instructions. No move-out checklist was provided. No walk through inspection was scheduled. Then absurd carpet cleaning, apartment cleaning, and pet treatment charges appeared on my ledger after move-out. Corporate withheld my security deposit then demanded hundreds more in payment. All surprise charges could have been mitigated with better communication at move-out. Apartment Cleaning 155.00 Carpet Cleaning 60.00 Pet Treatment 50.00 30 days notice and completed notice to vacate forms were given to 388 but never acknowledged or processed until I called 3 days in a row and left several voicemails. Communication with corporate billing was equally frustrating with cranky representatives unable to explain move-out cleaning charge policies and long lapses for providing invoices. Maintenance There was a refrigerator that malfunctioned four floors above that resulted in 5 weeks of construction to fix my flooded apartment. The quality of work was extremely low and I even caught a contractor, on camera, sweeping construction dust particles into the carpet rather than vacuuming. Fire alarm system upgrade/testing had been ongoing for 1 year (Nov 2018-Nov 2019) A North Tower elevator light was out for 3+ months (July 2019-October 2019). Constant construction for 3 years (dog area, spa, grill, business center, leasing office, and gym) and at early hours. Hardwood flooring was installed above my apartment as early as 8:30am during a long holiday weekend. Recycling area in the garage is always messy with non-collapsed boxes and items (primarily furniture) that are not recyclable. Trash smell outside the leasing office and gym is almost constant in the evening and night time. Hot water inconsistencies. Dangerously hot in the early morning hours. Then tepid during the daylight hours. No air conditioning despite 92 degrees in my apartment and oddly-shaped windows that don't easily allow for ventilation. Climate change has extended the two weeks of extreme heat in 2016 to three unbearable months in 2019. A retrofit air conditioning system needs to be made a priority, especially for east facing apartments getting extreme sun in the morning. These apartments cannot be called "luxury homes" without adequate HVAC. I had to keep three fans running non-stop in summer and two area heaters in winter because of the high-voltage heaters costing waaaay too much money to operate. Anticipate $400 per month to stay comfortable using the thermostat, seriously. The Smart Rent door access system is awful, both software and hardware execution. The building exterior lacks curb appeal with harsh concrete facade, dying trees along the sidewalk, an unmanaged smelly egress area to the right, and homeless individuals camping under the bridge to the left. Nearly every morning you can be assured that the garbage or recycling you carefully bagged and disposed of will end up in the street after the dumpsters are rummaged and their contents strewn about (beware of identity theft!!). Community Active Building, the community website, is censored and thereby pointless. Friends moved out due to high rent increases. No continuity of relationships made in the community. Frequent employee turnover with no notification of their departures and replacements (Curry, Cece, and Jonathon). Affordability Lease renewal increase of $6000 (12.5%) year-over-year is not reasonable for a classic 1-bedroom home with no air conditioning and water issues in a city and neighborhood seeing declines. Security Bikes stolen from the garage with no notification, no warnings, and no mitigation. Residents live in fear. read more

We had the worst experience with this leasing office. We had a tour and was told that we could secure the price as long as we finished the application online. The first apartment's price bumped up immediately after the tour; the second apartment which we immediately applied for online was said to have shown a wrong price, and our application was canceled. Seems like they just bait you with fake low prices online. We were already very annoyed by that, AND we received a move-out bill. Emailed the agents and nobody replies. Kayla the manager didn't even spend time reading our email other than saying they couldn't lease the apartment to us. WOW. read more

388 Beale is run by a corporation called UDR. They are out to nickel and dime you to death financially. The staff at the front desk are great but dealing with UDR, not so much. Raising my rent for renewal by more than 10%. Makes it difficult to be able to sustain living there for a long period of time. My first review on Yelp. I usually don't write reviews but after having so many issues, it's worth doing so. First of all, be ready that your bike will be stolen as happened to mine. The garage doors are used as entrance or frequently break and left open for days for anyone to enter. There are no security cameras that would cover bike cage as well. There were at least 4 more bikes stolen besides mine while I'm living here. My last name got misspelled in their system and it took me a month to get access to online portal in order to pay rent. I called and emailed management office numerous times and yet they said "IT dept is looking into it". I got it fixed only when I asked to show me my account in their system on their screen. On top of that, while the issue was being fixed, I got charged late fee which they refused to remove, even though it was clearly their fault. The only way I managed to waive it, was to talk to Kayla's supervisor. Be prepared for constant water shutoffs, which could be last minute. Be ready that management will not respond to your emails or phone calls. It could take weeks, and I'm not exaggerating, to get a response about incorrect rent charges or lease expiration. At one point while we were waiting for a response about lease renewal options, we got emails from someone from their corporate office asking whether we want to renew. Clearly there was no communication between them. After living here for almost 2 years, Kayla is the only one left from the previous management team, everyone seemed to leave this mess. There is also a high churn of people at front desk who tend to be nice but not helpful, their favorite response is "talk to management". Sometimes they reject residents' packages and they are returned to USPS as happened to mine today for no reason! Not all amenities are going to be included in your rent. For something simple as package delivery, you will have to pay extra even though it is advertised on their website as something that is included in the rent. Their business center is under renovation for at least 4 months already and there is no communication as to when it will be available. After reading reviews for both 399 Freemont and 388 Beale, I concluded that the problem is in poor corporate culture at UDR as issues seem to be the same - very disorganized and irresponsible management, instead of fixing the root cause of the issue, they pretend that it doesn't exist. Don't get fooled by leasing office fake smiles and look elsewhere! read more

Echoiquality of living here has steadily declined since I originally moved here in 2018. Frequent water shutoff issues, false fire alarms, etc. It's already insanely expensive to live here and I'm moving out because the absolute best offer they could provide was a $300 per month price increase, which is absolutely insane. Unlike a lot of the other buildings in the area, this is not a high rise and is a lot older. Not to mention the homeless shelter being built literally 1 block away from 388 Beale (just Google "SF Homeless Shelter Bay Bridge"). Moving out has been an absolute nightmare as well. Getting a hold of somebody to give my 30 day notice was extremely difficult - left voicemails, emails, with no response. Had to go in to the leasing office to find somebody in person and it's been weeks later and I still haven't been sent the move out instructions. Left multiple emails and had correspondence w/ more than 1 person form the leasing team, which is absolutely ridiculous for just moving out. NOTE: This review is for the UDR management, not for the 388 Beale team itself, who are wonderful. Anything to do with getting your security deposit back is a nightmare. First, they send the check back to the apartment without confirming where your new address is. Then, when I finally correct the address issue, I found they made an accounting error and took out a cleaning fee that I already paid in advance, suggested by one of the staff. Trying to communicate with the billing department to solve a security deposit balance mistake is an absolute nightmare. Do not move in here! There is major construction and I have been lied to over and over again about the completion of this project. The garage is a mess and my car is in the middle of the construction zone which leaves me worried everyday that I will have damage to it and not to mention when I leave there is massive fire hazards. My apartment shakes from construction and i've now had major mental health issues because the noise is 9-5 everyday with banging, drilling and it's all causing damage to my apartment now. If I break the lease I will be paying 3x rent... If they inform you that it will be done soon. The completion will not be until next year sometime. There are better places for the price in the area. I LITERALLY visited every single luxury apartment, and condo, in the entire East Cut general area. That included Avery, Jasper, you name it...without a doubt, 388 Beale was the best, period. Some places sure had stainless steel Bosch instead of Whirlpool appliances but who cares? The PROS and CONS list made it very easy let alone the "energy" of the building, to include Amy and Brandon, sealed the deal. Other places were nice, but felt too much like a Ritz Carlton with a very pretentious vibe. I wanted a place for my puppy and me to feel part of a "community" and I have zero regrets. These 5 stars are all for Amy. She is a rockstar employee that goes above and beyond to help the residents of the community and deserves so much recognition because of her awesome customer service. On our last day, we left a bag with valuables inside the locked rec room. Amy was in touch with us even after hours to ensure that we were at peace and our belongings were taken care of. She's the best!! Overall, didn't have many issues with the apartment complex even though amenities were closed for the majority of our lease due to COVID. I'm still waiting on correspondence with respect to miscommunication that happened with the maintenance staff during our move out inspection and will update my review after getting my deposit back. read more

First off the staff was lovely. Jai in particular would always go out of his way to help us out with issues where he could and was always up for chat! But unfortunately beale has its issues. We lived here for almost 2.5years. The first year and a half was totally fine, we had no issues at all. The second year we had no hot water in our kitchen sink or showers. Lots of last minute water shut offs. (These shut offs were to try and fix the hot water issue but this went on for a full year with no fix working) Issues getting in touch with absolutely anyone in the office regarding deposit after moving out. Paid an advanced cleaning fee at the suggestion of the leasing team but afterwards our deposit also had a cleaning fee deduction. Well, that's how it used to work back in the day in the country, back home in Texas. Here we are in 2019, in San Francisco to be exact, and I just sang and danced to 90s music in a fancy, well-kept common space in a luxury apartment. I'm talking comfortable color-coordinated couches, pool table, flat screen TV, the works! My friend (the birthday girl) became a next-level hostess by renting out this common space on 388 Beale Street. Also, out of courtesy and for a mother who raised me right, my friends and I cleaned up and left the space just as spotless as we had found it. Very Surprised by all the bad reviews here. I've lived here for about a year, and every experience I've had with this building and the management has been positive. When I came to tour the building, the gal at the office was very friendly and professional. She addressed all my concerns that I had with my previous apartment experience. I ended up renting a 1-bedroom apartment here. Front desk people have been helpful. Maintenance staff is excellent--whatever you need fixing, they will be there for you. The staff in the office have been nice and courteous. The apartment condition that I got on my first day was clean, very BIG (perfect for my over-sized furniture. It even has washer and dryer inside the apartment--so convenient!!! My kitchen has plenty of cabinets and pantries, which are perfect since I have a lot of cooking supplies and spices. There is no wasted space or weird angles in the apartment. My walk-in closet is HUGE! It was a necessary thing on my list when I looked for apartments. I have lots of clothes, shoes and misc... Also I have a balcony from my living room. My dog loves it! He goes out there and tan in the sun everyday. I am proud to call 388 Beale as my HOME :) read more

My boyfriend and I moved to this apartment complex during the pandemic - December 2020. It's been about 9 months since we moved here. Our unit has an AMAZING view of the Bay Bridge. To this day... I'm still and probably will never get tired of it. This building is pretty clean for the most part. We always order packages and our packages have never been stolen here so that's a plus! Great service. The community staff (especially Amy and Jai) are so wonderful. After living in the community for some time now, I can wholeheartedly say the staff is a delight to interact with. The entire front-office team (Amy, Jai, and all) have been really accommodating and helpful throughout the stay so far. Even in these critical times with Covid-19, they made the moving-in process super seamless and were really gracious with numerous calls and requests. While the interactions with other tenants have been very restricted and limited, the overall community feels welcoming. People are considerate and conscious of their surroundings with social distancing, masks and so on. Both the staff and the living have been top-notch. read more

I'm changing my rating from four to three stars based on the following: - We no longer have 24/7 people at the front desk - this is definitely a safety downgrade - There are other security issues that are not being properly dealt with - The leasing office is completely non-responsive and essentially impossible to track down. My roommates and I have contacted the office well over 5 times in attempt to schedule a meeting to negotiate our new lease. - We are being offered a lease renewal at a 7% increase, which is not only incommensurate with industry standard, but also unjustifiable on the grounds that we have received no updates/improvements to the apartment other than the SmartHome system. PREVIOUS REVIEW: I've been living at 388 Beale for about 8 months and for the most part, it's been great. The staff, specifically Jai and Amy, are amazing, and willing to help you out at any hour of the day. A huge reason I love living here is due to their natural hospitality. There are, of course, issues that come up from time to time, such as water shutoffs, difficulty having food delivered to apartment door, etc., but in general they're minimal. I will say, for the neighborhood, this is probably one of the older buildings, and in some ways, it really shows. For the absurd price way pay to live here, the quality of any given apartment varies quite a bit. My apartment's bathrooms, for example, are starting to look pretty dated, and many of our cabinets are starting to fray and deteriorate quite a bit. The women's locker rooms / showers are also pretty unimpressive and the gym equipment is in need of updating (get a stairmaster!!!). This all said, there are plenty of excellent amenities as well, namely the package delivery system, trash chutes on every floor, and hot tub / cabana area. All this said, I do think living here is generally very pleasant and I think with the right updates / renovations, 388 Beale will be able to maintain its luxury status. read more

I've lived here for nearly 2 years now, here's my review! STAFF The staff and team are exceptional -- in particular, I love bumping into Jai, who is always extremely cheerful and helpful! That guy makes me smile every time I see him. Zach, Cece, & Kayla are also nice to see around. AMENITIES The amenities are amazing. They re-built the barbecue pit in early 2018, and the jacuzzi in 2017 - both look new and very luxury. I use the jacuzzi all the time (usually around sunset is the best), and barbecue pit which has free gas provided. It's great to just buy meat from the Whole Foods (10 min walk) and throw it on the grill for myself or with guests. The gym has everything you could want, except a squat rack (HOPE UDR CAN CONSIDER ADDING IT!). The lounge is also nice with pool table, TV, and kitchen, although I rarely use it. APARTMENT I have a 1BR/1BA with stunning view of the Bay Bridge. The build quality of the unit is very nice and feels new. I love the giant sink size and the stainless steel kitchen appliances. There's mood lighting and ceiling to floor windows. The rent is ridiculous, but this is rincon hill in San Francisco... I'm paying $4200/mo (before utils) at this time. COMMUNITY The people here are generally nice. I periodically have elevator conversations and meet others by using the jacuzzi. Never had an issue with anyone else living here. read more

Starting with the positives, I still love the staff here (Jai, Sharon and Amy are absolute angels, as well as William on the maintenance team). They've made so many things much more seamless such as looking for missing packages, being available to answer any questions, and overall just really caring about the residents. They are the main reason for the great review. Additionally, the building and appliances are rather new so there aren't too many difficulties with that. However, it has been really hard sometimes getting in touch with the leasing office given limited hours and the response time to emails and texts is pretty slow. Recently, there have also been spontaneous water shut offs for maintenance (4-6 hours at a time) after which there were unscheduled hot water issues. Additionally, there have been 5-6 fire alarms in the last 3.5 months that have resulted in full evacuation and half were due to residents burning toast and the other false alarms. Some residents in the building are also pretty rude. For example, one resident got in the elevator with me and my roommate during COVID when there were clear guidelines that there should only be one household per elevator. Similarly with residents snapping at each other and just not doing simple things like holding the doors for one another, it just doesn't really feel like a community. Finally they are pretty inflexible with rent negotiations so we are considering other options now. Again however, want to stress that some staff are still great and this overall somewhat less than stellar experience is not due to them. read more

The property is beautiful and unbeatably well located in the heart of the SF Financial District, a few blocks away from the Bay Bridge, Oracle Park, and more importantly, my office. The staff has been super helpful and welcoming, and I need to thank Amy Siegel for showing me all the amenities, helping me with the parking, answering my silly questions so late in the night and for your amazing list of places to go. I moved into 388 Beale in about September of 2021 and moved out 2 weeks later. Building is extremely outdated and apt was full of broken appliances. But that wasn't even the biggest problem . About 3 days in I get a call from Lisa the front desk accusing me of smoking marijuana and playing loud music from " my apartment " but when in fact I have a newborn baby in the house so I definitely wouldn't play loud music or smoke marijuana ! I told her it wasn't coming from my apartment, but she responded " the problems never been here since you moved in" she is very disrespectful! She insulted me as a parent ! And I didnt want to live around that or have my kids in that environment. So I had to pay about $ 12,500 to live there for about 2 weeks (because of break lease fee) most buildings allow a 30day trial period but 388 Beale does not because they know if they did they would lose a lot of tenants within first 30 days! Please do yourself a favor and check out one of the other buildings with more respectful management save yourself the headache read more

Moved into this building recently and loving it! The staff is absolutely incredible, Amy is my favorite and has made my entire move-in and living process amazing. She's so knowledgeable, super kind, and helps everyone however she can! She's also just really fun to talk to, I love coming in and seeing her friendly face, it's the best thing to come home to! She also provided great information about the building and surrounding areas before I moved in, which was greatly appreciated and helped me choose this building over another I was considering. Some people may not like that the building isn't as tall as others in the area, but I love being in the heart of the skyscrapers and getting that big city feel. Everything is always super clean in the community spaces, gym, and jacuzzi area, and lots of people take advantage of those amenities! They also always have guest parking available which is great. In terms of my unit, it's very spacious (esp for SF), relatively upgraded (though no AC, but we're by the water so you don't need it), and SUPER QUIET. I've legit never heard a neighbor and love that. All in all, love living here! read more

Tomorrow is Memorial Day with numerous residents likely to have guests and food deliveries, but not at all surprisingly, the front desk will go unstaffed. Indeed, since my wife and I moved here about two years ago, front desk staffing has gone from the then advertised 24/7 down to well less than half of that. Moreover, staff has been slashed in other areas leaving tenants with a less safe, less clean and less accommodating building, and remaining staff seem to feel overextended and stressed. Fortunately, the few staff remaining are terrific but obviously overwhelmed. For 388 Beale to described itself as a "luxury building" most definitely cannot be characterized as truthful If you are interested in a safe, well-maintained building with the services one would expect for the prices charged, I urge you to look elsewhere. I did not want to write this review but I previously have failed to get either the building management or UDR'S more senior management to recognize these concerns The staffing cuts continue. Sad, for 388 Beale would be a delightful place to live if it were not for the greed-driven decisions obviously emanating from Colorado, where UDR is headquartered. read more

We've lived here for about a year now, and it's been a mixed bag. During the initial move, the first payment demand was inconsistent with our lease agreement (corrected after I pointed it out), and nobody mentioned we needed to reserve the loading bay for our move (we worked around it with another household, but paid for extra time with the movers). The apartment is decent, a bit dated but solid - no neighbor noise ever. The area is loud though (expected), especially traffic noise bouncing off the upper deck of the bay bridge is crazy when you open windows day or night. Parking is fairly secure (although expensive at $350/m) and there are 2 EV chargers in the garage which are accessible most of the time. Maintenance is friendly and very responsive. We had no major issues, and small items got fixed the same day. When our renewal came up, the management also made a genuine effort to accommodate our situation (e.g. "thoroughly screwed by COVID"), which was greatly appreciated. There are some annoyance though. At least once a week there are deafening leaf-blowers in the courtyard which make working from home (e.g. web meeting) impossible, even with the windows closed, and thoroughly stink up your rooms with gasoline fumes if you've left anything open. Please go electric or use a rake already .... The building also has one of the best equipped gyms I've seen. This place is an absolute gem in city. They are always improving the building and the resident lounge, outdoor deck/spa and fitness center are always great to show off to friends when I host our get togethers. I've lived here for a little a years and half now and my experience so hard has been pretty decent. Jai, the concierge team, and Judimar have been the best part about living here. They've been super helpful and a pleasure to interact with. As far as the management team goes, they're not really responsive, never really addresses various safety issues, and just overall aren't what I'd expect for a UDR complex. 388 Beale also recently just updated their gym equipment to include a bar bell, great upgrade. It makes me sad to give 388 Beale a mediocre rating because in many respects it is a good place to live. However, their policies and nickel and diming came as an unwelcome surprise for a luxury rental building. I rented a 2-bedroom penthouse with parking for over $6,000 per month after utilities. The Pros: + They have Webpass. + Our apartment had an incredible Bay Bridge view. + The leasing process is easy. They offer incentives and a very low security deposit to get you in the door. You can also rent as many parking stalls as you want for an OK price (for SoMa). + The staff who service the building are very friendly and accommodating. + It is pet-friendly. They appear to allow any size animal to live in the building. + Can pay rent by credit card. They charge a $85 processing fee but my card gave me twice that in cash back so that was cool. The Cons: - The building does not provide spare key fobs. Originally I had intended to live alone and like having a spare set of keys readily available. I had to get a family member also apply and have their credit checked in order to get a second key. - If you wish to sublet your apartment or part of your apartment for any duration of your lease, you can't. You have to actually add the person to the lease. They charge a fee of $245 every time you do this. The other person therefore has equal control over the apartment, can see all the charges, and basically do whatever they want. - They charge for utilities based on the number of people on your lease. This wouldn't be a problem except for the issues I mentioned above -- I ended up paying a lot for my spare key and when I rented my bedroom to someone for 6 months, we were charged for an extra person's worth of utilities even though I didn't live there. The utilities are NOT cheap and electricity and cable is separate. They take the entire building's costs and divide them by the number residents. There are a lot of vacancies so it ended up being quite a lot higher than my prior building. - The building lobby is tiny and because there are two towers, the parking garage ends up being your daily experience going to and from your apartment. Most of my visitors would make some joke about me living in the slums. Obviously not a good thing because I was paying so much to live at 388 Beale. - It is pet friendly. Yes, this is a pro and a con because the front of the building always smells like urine and is littered with marks of feces. I actually can't tell if it's all from dogs or if some of it is from humans. Beale Street is still "gentrifying." Also, my neighbor had a large dog who went #2 on their balcony all the time, and said balcony is directly adjacent to my beautiful Bay Bridge view. Ugh. - They charged us a pretty high fee for cleaning and repairs after we moved out, even though we had only lived in the apartment for 11 months and left it in great shape. I had only paid a $99 deposit but they came after me for more money to cover cleaning and refrigerator parts replacements...except the original parts weren't broken, even as evidenced by the photos that 388 Beale took themselves! I spent hours disputing it with UDR's Billing department and after a few months ended up paying because it wasn't worth going to court over. I have lived in about 15 luxury apartment buildings all over the world and sadly 388 Beale is dated and a wannabe. There are a bunch of new buildings that have come up around it that are much nicer and also have great views. I would say the only reason you would choose 388 Beale is if you have a pet that will not be accommodated anywhere else. Otherwise, look elsewhere. read more

DO NOT GET TRICKED INTO LIVING HERE AS WE WERE. It makes me sad this was my first living experience in San Francisco - and if you're looking to live in a luxury apartment I HIGHLY recommend looking at one of the much nicer (and just as affordable) apartments near by. In sum, my roommate and I paid over $50,000 in rent over less than a year and an additional $1,000+ in pet rental fees, all far above market value, and then were asked to pay for what appears to be unnecessary apartment renovations. After doing some research, it seems this has been a common problem with other past tenants at 388 Beale. In doing research I realized Beale is aware they are not as nice of a luxury apartment as those around it as I had noticed as well (I had friends sub letting in the infinity paying less than we paid). As a result of all the "brand new high rises" that have been built - Beale has begun renovating the place - and guess who they are conning into paying for the renovations? Former residents. First and foremost Beale never scheduled a move out inspection with us as they were supposed to. My roommate and I cleaned out the apartment - leaving behind items we believed could be covered in the cleaning fee they were charging us. (Just small fridge items). Both of us had the carpets professionally cleaned as well as bathrooms. Below is what we got charged with: Apartment Cleaning Charges - 255.00 - this we said fine. Carpet / Hardwood replacement (Prorated 5 yrs) - 1,630.05 - please note this is stating they spent over $8k in replacement - can you say WOW!! Further more - they included NO pictures of why our floor was replaced - aka renovation they want former residents to pay for Paint Charges 241.69 - these were fine Pet Odor Removal - 100.00 - this is ironic bc if they're removing all the hardwood flooring I can't imagine there was any smell - furthermore we paid pet rent every month so there is some expectation tied to having pets in your apartment.. regrout. Re-seal your bathtub - $35.00 - why would this not be ordinary wear and tear? How do they decide we need to pay for it? Trash/Furniture Removal - $100.00 - so this contradicts me being fine with the first cleaning fee which I would expect to be trash removal which is all was that was left... So yes, in sum - after over $50,000 in rent and more than $1,000 per person in pet during our time at Beale they attempted to charge us for over $2,000 of their renovations. Thankfully we've been working with my father who's in real estate (and helped me identify how bogus the charges were to begin with) and the insurance company we have to have the claims paid for / taken care of. However this has been a NIGHTMARE as I'm in management consulting and my roommate in investment banking. Yet I literally carved out time on my to - so list to make sure and warn people of this place. Lastly - there are only two nice people who actually work there - no one else treats you like you're their guest of a luxury apartment. There is a blonde leasing agent who was new when I left who's fantastic and a girl who works the Concerige I want to say Kristin or something along those lines who's always in the best mood and such a sweetheart. Lisa- the big heavy set leasing manager has a power trip issue. If you have a pet she will yell at you and speak condescneding to you if your dog is "SEEN" in the buidling with you. When I asked her " why this is so" her response was "What if new people are viewing the apartments and they see you walking your dog?" ...ummmm does she not realize its a pet friendly building??? Is she tricking new tenants??? I paid $500 deposit for my pet and a $50 rent per month to be foreced to not have my dog on apartment premises???? Your either a pet friendly building or your not--figure it out 388. I've never had someone treat me with such condesending disrespect.- yelled at me like I was 5. Im 27 and Im assistant vp of sales at a prestigious firm. I know how to be professional and respectful and I sure as hell know when someone isn't. Also there is a FULL on escort service going on in one of the apartments. Which means you will have plenty of late night johns hanging around the garage-all hours of the night- and many exotic/foriegn speaking women with black eyes, scantily dressed, and running mascara sharing your elevator. Probably why in the past year there has been MANY car jacks in the downstairs parking lot. Perhaps Lisa you should worry a little less about ur power trip over my leashed 10 lb dog on the 5th flr courtyard----and focus your energys on the running brothel upstairs. Just a tip :) read more
