The smells from the smoke, which were faint at this point a week and a half from the fire, were completely gone. My experience with S&B Restoration has been incredibly disappointing…read more From the beginning, I made it clear--multiple times--that I was **not authorizing mitigation or repairs until my insurance company completed its review and I understood what was covered, how much was being paid for mitigation, pack-out, and repairs, and what my financial responsibility would be. Despite repeatedly saying I was waiting on my insurance company, I was continually pressured to schedule work. I was repeatedly told that I would only be responsible for my deductible and that S&B would handle the rest directly with the insurance company. The estimates also raised concerns for me. Their mitigation estimate was approximately $20,000, while another restoration company's estimate for the same mitigation work was around $7,000. Their repair estimate was also around $20,000. One item that stood out was that the mitigation estimate included nearly $4,000 related to the garage, including work involving the garage ceiling, even though my loss originated from a leaking toilet on the first floor and no one from S&B ever performed work in my garage. That made me question the accuracy of the estimate. When I ultimately told them I would not schedule any work until I had my insurance company's final determination, the tone of the communication changed dramatically. The owner then sent me an email along with a $1,000 invoice for "services rendered." This was particularly surprising because: I was initially told the inspection and estimate were free. Their website advertises free estimates/evaluations. The visit occurred Monday morning during normal business hours, yet the invoice references an emergency service call. No mitigation work was ever performed. No demolition occurred. No drying equipment was initially installed. In fact, the dehumidifier wasn't brought until after my insurance company questioned why a restoration company had inspected the damage without taking any mitigation measures. Shortly after that conversation, S&B texted me saying they were dropping off a dehumidifier. At no time was I told there would be any charge associated with placing or monitoring that equipment. Weeks later, I received an invoice claiming over $4,600 in services, reduced by a "concession" to $1,000, with instructions to submit it to my insurance company for reimbursement. My advice to anyone considering this company is simple: Ask for every potential fee in writing before allowing any equipment to be placed in your home. Get written confirmation of what is free, what isn't, and exactly what you could owe if you ultimately decide not to hire them. I wish I had.
