It was recommended by our realtor to have a complete roof inspection, and he recommended State 48 roofing. Specifically our realtor has worked with Juan and promised we would be pleased with their work and service. Juan arrived at the agreed upon time and did a thorough inspection. He removed tiles in several suspect areas and took videos showing the weathered underlayment, decaying battens, and actual current and potential leak areas. He then provided a quote to repair the damage and/ or in our case, replace the entire underlayment and re-lay the existing tiles. We were presented 3 choices of underlayment quality with varying warranty periods. We were able to agree on a competitive price for the top quality 30 year underlayment and they were able to schedule the work in a timeframe that worked for our schedule. They arrived on the scheduled day, and completed the job in 3 days as promised. The roofing replacement job is huge amount of work. It is very noisy and very messy. Each of the 3 days the crew cleaned up the site completely at days end. When the job was completed, the final cleanup was better than I expected. We are extremely pleased with the new roof. It looks great, was completed on time and at the agreed price. Only time will determine if it is indeed leak free, but having watched the job progress, I am confident it was done properly and will provide many years of service. Frustrated, I turned to Yelp again for help. I was hesitant on using the original roofing company from 3 years ago for this repair because I had some thoughts that they may not have done a good job during that first repair. Four Peaks Roofing was fast to answer in my time of need and I was able to get someone to come check out my issue same day. Jorge ended up coming out and I relayed my concerns to him. I couldn't have asked for a more knowledgeable, friendly, and courteous person than him. When he was inside my home, without anyone prompting him, he took off his shoes while walking around. My family and I have a "no shoes while inside the house" rule but I never ask any outside vendors to abide by it for their convenience and safety. He was the first outside vendor to do this (again, without anyone asking him to!) and I really needed to highlight this as this was exceptional and beyond thoughtful. After Jorge was done inside, he went back outside and got onto my roof to start inspecting. He took his time and came down with pictures to show Hubby and I when he was done. He eased my concerns and said that the sealing from 3 years ago deteriorated with time. I hired Advantage Inspection Service for a home inspection on a property in Mesa, AZ and paid over $1,300 expecting a thorough and accurate evaluation. Unfortunately, the inspection completely understated a very obvious issue with the patio roof. At the time of inspection, the patio ceiling when you walk out onto the patio had visible sagging and clear signs of prior water damage, including patched and freshly painted drywall underneath. These were not hidden defects they were observable conditions. However, the inspection report described the ROOF as being in "near satisfactory condition" with a general "review" recommendation. NO documentation on the visible damage of the ceiling. That wording makes it sound like a minor or precautionary item, not something that could turn into a costly repair. Based on that report, I moved forward with the purchase. After closing, I had multiple professionals look at it and they all immediately pointed out the same thing. That this was a significant issue that should have been clearly identified during the inspection. What made things worse was the way the company handled it afterward. I had to repeatedly follow up just to get responses, calls weren't returned, and it took about two weeks to get a formal reply. The supervisor, Ryan Peart, ultimately relied on the "review" language in the report to avoid responsibility and offered only a 30% partial refund of the inspection fee. The issue here isn't that they didn't mention it at all, it's that the condition was seriously understated and they took no accountability. As a homebuyer, you rely on the inspection to understand what's actually going on. If something is visibly deteriorated, it should be clearly described that way. Inspections are supposed to protect buyers, not leave them with unexpected repairs after closing. I would strongly recommend anyone to stay away from this company and make sure your agent stays away from them as well. I trusted the report and unfortunately paid for it later. But currently in talks with the AZ Board of Technical Registration to hopefully suspend their license because it's completely unethical what they do to homebuyers! Hold them accountable! Just sharing my experience so others can make a more informed decision.
