He walked me through all his findings and the complications that might arise from not addressing the issues. Loved that they showed up in mask (best part of our inspection) I worked with one of my clients and she walked away terrified to even buy the home. The home was not in bad condition and I had to hire a second contractor to go out and explain things. Apparently, she thought the home was unsafe and was going to burn down due to electrical issues. he also pointed out all the items that were not to code BUT were okay. I used 4u inspection to inspected a 2017 single family house. I had an inspection done virtually due to COVID which understandable but I was really disappointed with the service. The inspection was scheduled at 9:00, I was surprised inspection was done at 10:30 so basically an hour and half for a single-family inspection. I was moving some items to our house and in my first couple hours I see the inspector missed an obvious problem with the refrigerator, every time you open and close the fridge it makes a loud knocking noise, the noise is so obvious that I think he did not even open the fridge, 4 window shades had a damage cord, a window was not opening properly. I spoke to them on the phone before I post any reviews and the inspector manager was polite but claimed that the inspector is not suppose to check shades or windows and that they only need to check the refrigerator water connection and if it cold and it is not their responsibility to check if there is noise coming from the fridge . The roof was inspected the old way with binocular which has limited vision. Advanced inspections companies use drone to do this. I thought I would give an honest review for others to know what you might get from their service. I think I would have saved my self the inspection money and couple thousand dollars if I have done the inspection myself as all the issue found by the inspector were really minor but missing a major issue. read more

I initially called Alan and asked for an experienced inspector and got David Kemp. 2 years experience. I was very concerned, but reassured David was excellent. Trained....Blah, Blah, Blah... I needed an inspector quickly and they were available. More expensive than others, but available. David is a nice person, but in my humble opinion does not have an eye for detail. Below are SOME of the things the inspector missed. On the positive.. He arrived early, was polite, timely and seemed genuinely concerned about doing a good job. All these items were viewable with the naked eye and did NOT need to uncover, move or open anything special. Also the "report" was VERY generic in explaining any problems uncovered like they were overly concerned about liability issues and didn't totally understand the problems. ITEMS missed. 1. Live electrical wires exposed hanging in basement. (BARE wires) 2. Open water drain pipes (sewer gas potentially entering home) 3.Open / CUT HVAC ducts dumping into basement. Ducts were cut during previous home "improvement" . One supply & one return. 4. DEAD hvac vents on second floor. (from the cut hvac ducts previously described) 5. Water heater (gas) exhaust vent too small which overheats and not venting properly 6.Roof had 3 layers not 2. Nail pops. He never went onto roof, even on the safe sloped areas. 7. Roof gutters holding water. (improperly slanted) 9. Chimney cap bad 8. Roof / attic not vented properly 10. Freezer door broken 11. screen door lock missing 12.Door bell not working 13. 2 water pipes leaking. (repaired under seller home warranty) I lost thousands of dollars having to fix these items after the sale that could of been negotiated prior to. After finding and fixing these items I tried to talk with Alan to express my concerns. Said he would call me back, never did. Therefore............Here are my comments and my personal opinion. I didn't have a good customer service experience with this business. First, they are considerably higher than most other companies in the area and I am not sure why. A kitchen appliance in the house was in "working" order during the inspection, but as soon as I took ownership of the property I discovered it was broken. What kind of home inspector misses such an obvious issue? The second issue is that I went with this highly overpriced place because I read glowing reviews on multiple websites about one particular inspector. I went online to make the appointment and had the option to choose which inspector I wanted and when done I received an email confirming what time and date my CHOSEN inspector would do the inspection. The day of the inspection, a different inspector showed up and we were never told this beforehand. Had I known this is how this business operates I would have gone with a different and much cheaper company. The guy they sent was nice, but now that I know that he didn't really do a good job I regret going with this place even more. In the defense of this place I will mention that when they followed up about the inspection and I informed them of my issues they did offer to refund my money. I didn't take them up on the offer because they did provide a service to me. I just want to warn any others out there. If you want a certain inspector at this place you may not get them and if you are expecting a thorough home inspection you may not get that either. read more
