We are so glad we went with Jimmy Chronopoulos at Integrated Real Estate Services for our home inspection. In fact this review is long overdue, because we were so impressed with Jimmy that it was hard to put it into words. We called Jimmy on Labor Day weekend, even though it was a holiday he still picked up, and talked us through what the whole process would be. We had a very short time line; 4 days to do the home  radon, and the pest inspection.  Jimmy said he would get everything setup and meet us at 11am on Tuesday. My wife and I showed up 15 minutes early, and Jimmy was already there inspecting the house from the outside. He noticed every little detail, and was already taking notes. I walked over to him, and he told me the process of the inspection, and how the inspection report would look. In addition, he passed us his binoculars, showed us all the issue that he had noticed. He took the time to explain each issue, the potential fix, and what the urgency level of the issue is. We walked through the house together, and he took the time and checked everything. Anytime he spotted an issue, he made sure to explain it to us and answered any questions we had. Even though some of my questions we probably very silly, he still treated everything with respect. His knowledge as a contractor was crucial to giving us potential solutions and estimates for each issue. After the inspection was over, he took the time to once again go over what he found, what his written report would look like, and still was patient enough to answer our questions. His report arrived exactly when he said it would, and he even reached out after to make sure we understood everything and didn't have any additional questions. To sum up, the 4 words that I would use are knowledgeable, honest, respectful, and patient. It's hard to believe, that this is us trying to right a short/brief review, but Jimmy was so awesome it is almost impossible. When it comes to home inspections, I can't recommend Integrated Real Estate Services enough! We're first time home buyers, and have had all the nervous energy that comes with it. Jimmy was able to quell some of that with his work. He arrived about 10 minutes earlier than our scheduled appointment and immediately got to work along the exterior of the home. As my wife and I arrived, he gave us a brief explanation of some of the things he saw, and went back through those same areas with us. He entered the home and began to run all areas that had water and walked through looking into almost every crevasse of the house. Wherever he located something noteworthy, he'd point it out to us. He explained his findings in great detail, and explained not only what could be done to fix any issues, but also what to expect in terms of costs (his expertise has come from years as a general contractor). In an area where he saw water damage, he was able to locate an active leak. This prompted the seller to fix the repair without the need for negotiation or additional cost. I began working with Jimmy towards the end of 2017, and my only regret is....WHY did I not begin working with him sooner?! As a Realtor with high standards and I harp on building a very reputable name, I couldn't be more proud to have Jimmy as my preferred inspector. We used the Integrated team for our home inspection as we are buying our first home Germantown. Our inspector was Jimmy and he was amazing! He moved quickly but was extremely thorough. Upon review he pointed out every little thing that we might be concerned about and explained why they may be concerning (both in the immediate sense but also how problems might develop into the future). He was very personable and made everything easy for us to understand. He answered every question we had and was very patient with us during the process. After he finished, I had a copy of the report emailed to me within 2 hours. He also provided us with a comprehensive home buying guide in a sturdy binder which will help us keep all of the documents organized for the future. The report itself was very thorough but again, easy to understand. This company came very high recommended by our realtor and I can absolutely see why. Had a great experience with Integrated Real Estate Services! Jimmy was super professional and anal on the details for our home inspection. This is our first time buying a house and going though the process, so all was new. Jimmy explained and spoke to us with clarity and knowledge, threw the inspection and more. To give an example on his eye to detail, on the inspection report, Jimmy identified a possible issue with the basement stairs' drain, stating it should be flushed and covered to prevent clogging and potential back up. For purchasing purposes, he not only inspected the entire home inside and out but also educated me on how to take care of the home in the future. He provided me with an excellent Inspection Report timely, making me feel like I have a book of my home. The Inspection Report defines of what every single item is made of; it contains pictures with detailed explanations. The inspection report is color coded to indicate the items that require attention or repairs at some point but currently do not risk any harm to people or property and defective items that should be taken seriously and addressed with due diligence.
