I didn't have a good customer service experience with this business. First, they are considerably higher than most other companies in the area and I am not sure why. A kitchen appliance in the house was in "working" order during the inspection, but as soon as I took ownership of the property I discovered it was broken. What kind of home inspector misses such an obvious issue? The second issue is that I went with this highly overpriced place because I read glowing reviews on multiple websites about one particular inspector. I went online to make the appointment and had the option to choose which inspector I wanted and when done I received an email confirming what time and date my CHOSEN inspector would do the inspection. The day of the inspection, a different inspector showed up and we were never told this beforehand. Had I known this is how this business operates I would have gone with a different and much cheaper company. The guy they sent was nice, but now that I know that he didn't really do a good job I regret going with this place even more. In the defense of this place I will mention that when they followed up about the inspection and I informed them of my issues they did offer to refund my money. I didn't take them up on the offer because they did provide a service to me. I just want to warn any others out there. If you want a certain inspector at this place you may not get them and if you are expecting a thorough home inspection you may not get that either. read more

They were very polite, the man was very friendly and offered all kinds a little trinkets and gifts when he came. In the end, however, he managed to miss the fact that the cabinets were literally covered with a paper lining that was tearing in multiple places and would cost thousands of dollars to repair and/or replace. I called them to ask about this and I spoke to supervisor who said that he was interested in learning more about this in order to educate their inspectors. He scheduled a time to come out and lo and behold was a no-show and no call and I've never heard from them again. So not only did they miss it they were rude and how they handled my inquiries. Also, the furnace that I was told I had a few more years before I would need to replace it and therefore did not get a home warranty, died four months after I moved in. The person who came to replace it discovered that there were actual cracks in the furnace, and had they taken the time to look it would've easily been found. I trusted them to look after me and have my best interest at heart and I would never recommend them because they didn't clearly. read more

I cannot thank Rob enough for coming an inspecting our new home construction. Thinking that this was a new construction we felt it was not needed, but our realtor highly recommended it and said we would be surprised at the findings. Although we have a great builder, Rob found things that would not have been discovered until after our move in - the worst being our ovens were not working properly. Although the items were easily fixed it would have been a huge inconvenience. I had Dave as my inspector. Overall, he was very thorough. He explained to us the process before we started. In my opinion, I didn't feel like he was able to explain some things very well or he'd forget to explain some things and I had to keep asking him what certain issues meant. The inspection took a little over three hours and we were able to get the report by the evening, as promised. From what I saw in the report, everything that we talked about were listed in full detail about whether the issue needed to be repaired, replaced and whether it was a safety concern, etc. The important thing to remember is to really be an active part of this inspection also. If you want to learn about your house, ask questions, lots of it! read more

Paul took his time and every effort to check all appliances, grading, etc and fully explain what he thought but also recommendations on what to do prior to moving into the house. Inspector did not check the roof. Said he looked at it with binoculars from the ground. Did not even have a ladder to look onto the roof. I found out later from the owner that the roof can be accessed from the attic. No ladder is even needed. The roof is sturdy and flat. He had no information to give me about the roof. This was a waste of 3 hrs of my precious time. I have bought and sold 3 other properties and all the inspectors were great. This is the worst company ever. Also There was a door in the bedroom. The owner said it was access to the plumbing in the bathroom. She said she would move the boxes so that he could inspect it. He replied "no I don't need to look in it." After he said he was done I asked him to get pictures of the plumbing behind the access door. How can you call yourself an inspector and not check out plumbing. Do not use this company. This guy did not do his job. I could never trust an inspection report that he completed. I still do not know what is wrong with the property. I was able to examine the slate portion from the ground with binoculars, and included information about that portion in my report. The flat portion was unexamined. The note that I have in the report reads as follows:"Normally the inspector attempts to traverse roof surfaces during the inspection process. However, due to safety concerns with the roof condition due to the weather and/or being too high to traverse and/or evaluate without safety equipment. Roof was evaluated from the ground with binoculars. However, due to limited sight area the inspector was unable to evaluate the entire roof surface. Recommend that roof be evaluated by licensed roofer with proper equipment to determine age and any repairs that may be needed.Note: Maryland's Standard of Practice for home inspection does not require the roof surface to be traversed."If the insurance company is just interested in the roofing material, Seller may have information about that (although with the moving preparation it may be difficult to find). She may be able to refer you to the contractor who completed it. If the roof above her back door was done at the same time, the material would likely have been the same. That material is modified bitumen, and it is likely to be what was used on the main roof.I hope this helps, and I appreciate the opportunity to have completed the inspection for you. A ladder is not needed at all to get on the roof. I found this out from the seller after the "so called" inspection was complete. If he had done a thorough inspection he would have discovered this. I don't the reason he performed such a poor inspection. I am taking the time out to warn and inform the public of my experience. The reason I chose this company in the first place is because the inspection performed on a previous home that I sold was done by 4U. I was impressed by the pictures. Absolute Joke!! I guess it really depends on your inspector, but ours appeared to be completely incompetent. Our inspector, Mark Richards, made comments on things that were "issues" which tanked our deal. I have had multiple professionals in to look at and address these "severe issues." Every issue identified has been debunked by an industry professional specializing in that area. For example, Mark said there were "Severe" plumbing issues because of the amount of time it takes for hot water to reach upstairs faucets. Unfortunately, Mark obviously does not understand basic math or have an understanding of EPA requirements and low water flow faucets. All faucets from 1998 and newer have a maximum water flow rate of 2.2 gallons per minute (GPM) and new requirements are 1.8GPM, which will take even longer for hot water to reach faucets. If it takes 50 seconds for hot water to reach an upstairs faucet (I timed it), why is that a "severe" problem? That means only 1.8 gallons of water has flowed through the pipes before hot water emerges. How much water do you think are in the copper pipes from the hot water heater in the basement to an upstairs faucet? I checked neighbors houses and it took even longer. Mark claimed my HVAC had "never" been serviced. Completely not true. I have a regular maintenance contract. In addition, he claimed I had a dirty air filter, which put the HVAC system at risk. A bold lie. I changed it before he arrived as I do every month (I have a reminder on my phone for this). For him to make this claim shows that he is completely incompetent and not interested in telling the truth. Maybe it is a justification for people hiring this company and spending money, but be knowledgeable and honest. Have some integrity in the process. He also claimed "drainage" problems because there was "standing" water in a small part of the back yard. Well, we had record rain fall that week and it was raining hours before he arrived. Of course, you would expect some water in a few areas, given the 9+ inches of rain, but he did not have the ability to understand this. The water was gone by the end of the day. Even in the massive Ellicott City flooding that just happened, we had no standing water by the end of the day. All grass is alive, no mud puddles or dead grass. If there was a standing water problem, these conditions would exist, and they don't. He should know the signs of real drainage issues, and this property does not have them. I guess what I am trying to say is that, as a minimum, a house inspection is only as good as the inspector you get and Mark Richards, from 4U Home Inspections is incompetent as a home inspector. If you use this company, be sure he is not who you get. Best of luck to all who are buying a new home. read more

I called several home inspectors in the area to get quotes and to see who was the most qualified to inspect a potential property that my husband and I are thinking about purchasing. I spoke directly to Alan and he was filled with informational advice. He not only explained what he included in the home inspection but he also explained what each process was and why it was done. He is very accommodating as far as scheduling appointments. Upon our inspection we were extremely pleased with the amount of time he took to look over EVERYTHING and explain EVERYTHING during the process and after the process. He is very friendly and patient with any questions you may have. We received our report within 24 hours and it was VERY detailed and explanatory to what he found. This report also included pictures, links and suggestions for problematic areas. I have already recommended to a friend and will continue to do so. I was initially hesitant to use 4U Home Inspection, as I only found the one Yelp review from earlier this year. As it turned out, the people my realtor had used in the past were unable to accommodate a weekend inspection, so I decided to give 4U a shot. I found Alan to be extremely diligent and knowledgable. The inspection lasted approximately 3.5 hours, with Alan and his assistant working together to analyze and thoroughly test my prospective new home. After each section (e.g., Exterior, Roof, HVAC, etc), Alan would debrief me about everything they found in that section. The details were then relayed into the home inspection report, that was e-mailed to me and my agent later that night.
