About actually renting here: When I first moved here, I looked all over the place for something nice at a reasonable price point. Some other apartments were at a similar price point, but they weren't as nice or were really crowded. I have a garage, but parking for visitors is not an issue b/c they really monitor it. Speaking of the garage, you can get a mid-size SUV in there with room for storage. They also have covered parking spots for residents. It's an older building, but they have been remodeling the units as they have gone along. I have one of the renovated units. I will give it to them. They have a maintenance team on-site, and whenever I've had any issues with my apartment (primarily to my doing), they are really quick to come to fix stuff. That is super important to me. I always see them working on the grounds, not just fixing stuff but doing preventative work so it doesn't become a problem later on. All the staff from leasing, maintenance, and accounting are super lovely and helpful. *Pro-Tip: In the leasing office, they have cookies and candy and run the A/C on high year-round. They have a business center that has both a Mac and a PC with free printing. In the summer, I will go hunker down and work from home at their business center.

The maintenance staff is e efficient, friendly and professional. Community doesn't have lot of amenities, just a swimming pool and BBQ grill and a shade for small gathering. But it is always clean and maintained. Even restrooms are clean. Never saw uncleaned restrooms or swimming pool. No overflowing trash cans. Oh btw apartment units are very spacious, you won't get patios that big in other communities. Also very easy access to trails, 3 parks on walking distance. Tons of shops and restaurants around. My family loved the place, we moved out last month because we bought a home but me and my boys already been there twice, just to see and walk around. MAJOR RAT INFESTATION THROUGHOUT ENTIRE PROPERTY!!…read more The rat infestation Is evident by the many rat traps around the community. After sundown it's typical to see 2-5 scurrying across the sidewalks when you're walking around. They LOVE the bushes throughout the community. Once or twice I have seen pictures of rats getting into tenants apartments, as they posted on the apartment forum (only visible to tenants). It's likely the only thing keeping them out of my apartment is my cat. Lots of bugs (ants, spiders, mosquitos) which is fairly normal when living near hillsides. However, I personally have NOT had any issues with roaches, THANK GOD. For the most part living in this community has been okay/good. Our apartment has stayed fairly rat free except that I can hear them crawling in the walls at night and my cat cries because he smells and hears them. I have felt fairly safe in the community and have not personally experienced the break ins/theft but I highly suggest investing in cameras if you move here. Parking used to be an absolute nightmare, especially when they finally decided to build the carports that they claimed existed in the lease but never had. Parking is still bad at times. Good luck finding an unmarked spot (to use your allotted parking pass) to park in after 6pm. Usually you have to park 2-3 buildings away from your apartment after 6pm because all the close spots are taken. They are planning to build new 3 story apartments by tearing out part of the community which will very likely cause further parking issues as well as drive up rent cost. Cost of rent is OUTRAGEOUS ($2600+ for a 1 bedroom) and continuously gets hiked up each time your lease renews (despite the violations of civil codes). "In California, landlords are legally responsible for eradicating rat infestations under the implied warranty of habitability and California Health and Safety Code Sections 17920.3 and 116125. Rental units must be safe and sanitary." The complex is fairly safe but not without incident, there have been too many car break-ins, apartment break ins, and package thefts to count over the course of 3+ years (it's a semi-constant post on the apartment forum, approximately 15+ incidents) The maintenance team here really is the shining star (in my experience). They are typically very responsive and do their best to fix things in a timely manner. Nelson is amazing! All of the maintenance men who have worked within our apartment have been very respectful and accommodating. Management can be careless, at times rude, and even blame tenants for various issues. They have been helpful at times but it depends on the issue. Management is incredibly picky/choosy on who and how they enforce the community rules. Over half the community has balcony/patio shades/leafy latticing/hanging items but it's technically not allowed. Though, if management doesn't like you they will pick on you to threaten a lease violation while not enforcing it for others. Almost forgot, for the 1 bedroom apartment It came with a stacked washer and dryer but it only does a half load (not one full load) of laundry so it's significantly elongates time doing laundry. The apartment complex stupidly decided to remove the laundry rooms about a year and a half ago (despite many tenants needing and using this amenity). Apparently the tennis court was more important to keep. Best feature is probably the large bathtub/ shower. Coyotes run through this complex at night so keep your animals inside after sun down. Overall, This complex could benefit from management enforcing rules for EVERYONE, a true security team (not just parking rent-a-cops), MANY MORE parking spaces that isn't "rentable" for $80-$100/mo, and a SERIOUS exterminator for their rat problem (which they refuse to fix/throw their hands up). The complex has also started allowing residents to use their apartments as Air BNB's which is a horrible idea. It's understandable if you own a home or a condo, but in an apartment complex random people should not be allowed to come and go without a purpose (such as leasing a space). Not to mention neighbors are NOT notified if someone rents out their apartment, opening the neighbors up to whomever decides to rent the AirBNB without their permission as well.

He was incredibly supportive, responsive, and made a stressful situation much easier to navigate. I truly appreciated his care and professionalism. The maintenance team has also been fantastic. Juan and Ryan were very responsive, friendly, and efficient in taking care of smaller items in my apartment. When issues came up, the entire team acted quickly and communicated clearly, which made a big difference. Overall, the communication, professionalism, and genuine care from both the office and maintenance teams have made my experience a very positive one. Some of the major issues during my stay: Wild animal issues. Skunks roamed the property regularly -- one time I had to wait outside for 30 minutes because skunks were standing in front of my home's entrance. I also saw raccoons near the shared dumpsters. The office never did anything about it, or at least never sent an announcement that they were, despite acknowledging they existed. Terrible noise insulation. On the first floor, I was repeatedly woken up in the middle of the night by noise from above. It was so bad I had to pay more to transfer my lease to a second floor unit. Even then, I could hear some of my neighbors' conversations through the thin walls, they likely heard mine, and the floors creaked with nearly every step. Overall, a loud environment. At one point, I was woken up at 7am by the complex's tree removal crew cutting branches that would crash onto the roof. This is all in a matter of few months. Bottom line: The buildings are old, noisy, and poorly managed -- and I didn't even mention how expensive it is for what you get. Spare yourself the hassle, there are far better options for this price.

They paint the walls light grey so when you go to patch up the holes from your tv mounts (which is white) they then charge you over $600 to repaint the walls, so at that point start saying goodby to your deposit. You can kiss your deposit goodby as you move in. They will charge you for EVERYTHING even when you spend a day or 2 cleaning, wiping walls, covering holes etc. we got $50 back from our deposit which never came.... THERE IS NO PARKING! no street parking....forget about having guest over because they will need to park at the park across the street and walk. Then all other guest dont respect spaces and you will get a notification of "WHOEVER IS PARKED IN MY SPOT #4, MOVE YOUR CAR OR GET TOWED" every day. nobody will call the tow, its BS. lol. My harley battery was stolen along another motorcycle and the cameras didn't capture who did it. oh and they wont give you info on it unless you create a police report and that doesn't go anywhere SO BEWARE of your personal belongings. DONT WASTE YOUR MONEY OR ENERGY AT THE VISTA. GO HALF A MILE TO WINDRIDGE AND PAY LESS WITH MORE SPACE, MORE PARKING AND THE APARTMENTS DONT LOOK LIKE WALKING INTO A HOTEL...ITS MORE HOMIE.

If they ever see us lugging things up and down the stairs, they always jump into help, offer to take out trash, definitely not part of their job, but they don't bat an eye when it comes to extra work. Have always showed up promptly when things have had normal wear and tear issues and fixed, and were delightful and informative about keeping things working in the future. They went out of their way to fix my roommate's trunk after a hit-and-run situation. They really go above and beyond and care so much, and works so hard. Super grateful and have never had an experience like that at a previous building. Also, we adore Isaac, always super helpful, hard-working, and vibrant. We appreciate having people who go the extra mile to get things done that others might turn their cheek to.
