A lot can be improved here in the front office. I will just keep this short but I applied for a place for my father here and we had a very poor experience with one of two things could only be explained either complete incompetence or discrimination or both. Could not rent here even if I wanted because they ALLOW SMOKING in the apartments. There are seniors on oxygen in the building and they allow smoking. Everyone knows second hand smoke can cause illness and distress, and they allow smoking. Smoke gets through ventilation systems and travels in closed hallways, and yet, they allow smoking. You get my message. Why would they allow smoking, and smoking in a senior building. Of course, they do not tell you this. Their amenities DO NOT include SMOKE FREE, but you need to ask!!! I couldn't move in over a year ago, and as of today, the policy is still the same!!! I WILL NOT be living there. And if you all do not believe me, call them and ask. Until the policy changes, I will NEVER be a resident there!!! read more

June 9, 2025 It's over!!! I finally moved out of: Heritage Park Senior Apartments 1 McGwire Rd, Apt 160, Ladera Ranch I'm updating my prior reviews and will continue to update as needed. I actually moved into my new apartment around the last week of May - losing half a month of rent wasn't much worse than the $30,000 I'd thrown away living at Heritage Park for a year. The fine folks at Heritage Park actually thought that based on all my complaints and negative reviews that I would be delighted to pay an extra $200 a month (~$2,700 from ~$2,500) for their prime location, luxury apartment of exceptional quality and maintenance levels (that's called SARCASM - I hated the apartment within a couple days of moving in - read my prior reviews). So, now they have the apartment listed $2,815 which is somewhat higher than competing apartments nearby. You can do so much better for this price range... There may be something in the apartment that causes sinus and throat issues - there was a flood a couple days after I moved in and water entered about 5 feet into the apartment. Then the A/C water pump broke twice and flooded part of the living room (twice). The trim that was replaced and painted where the A/C unit is has been turning yellow/brown and there are a couple dark areas on the carpet near the A/C unit that come back even after cleaning. Now, if you enjoy the sounds of your upstairs neighbor slamming the door, dropping a 100 pound sack of cement in the living room, then stomping off to the bathroom when he gets home, you might actually really love living here. When he slams the door, the sound and percussive sensation reverberate through the walls and ceiling. I've actually heard the dishes rattle in the cupboard. And, if you enjoy the sound of a thud, then stomping to the bathroom anywhere from 2 to 4 times a night, then your search is over. YOU WILL ABSOLUTELY LOVE THE APARTMENT! Heck, you might even consider paying double the rent (more sarcasm). Like the slamming of the door, the thud reverberates through the ceiling and walls, along with the subsequent stomping to the bathroom. There's nothing more enjoyable than being startled from sleep 2 to 4 times a night. The same neighbor sits at an open window and yaps on the phone all day long. You will be able to enjoy full conversations because the neighbor puts his callers on speaker. I guess he thinks everyone in the courtyard apartments love the sound of his voice. Seriously, check Zillow.com and Apartments.com, select the price range you want. There are many listings in the surrounding area and cities. You can do far better for price! You really can't do much worse from what I've found, heard and seen at Heritage Park over the last year. Also, check for other reviews of this complex and check the Better Business Bureau for this complex and their management company - Western National Property Management, you'll be glad you did (I sure wish I had)! Only 9 months to go... I moved in around the middle of June 2024. Within 2 days, the main water pipe for the fire sprinklers in the common hallway broke and flooded a few of the units, including mine. Luckily, only about 5 to 10 feet were flooded along the length of my unit, so I didn't have to move out (unfortunately). It took over a month to start repairs on my unit. I think the priority was on repairing the units that had to be vacated so that they could be rented as soon as possible. Makes CENTS... Once they started working on my unit it took about another month because they would work on several units at a time and complete only specific repairs at a time. I think for efficiency purposes. Whew - finally my unit was in what I would consider a livable state. After more than a month, I was able to start unpacking some of the boxes I'd originally had along the flooded area of the unit. Luckily, I moved all my stuff to the dry half of the unit, then I would move it back after repairs were made, then I would move it away for the contractors, over, and over, and over, and over....... About a week after flood repairs were made, the pump attached to the air conditioning unit broke and flooded about 7 feet of the living room. Repairs were made, carpets dried (again), padding replaced (again). After a few days, the pump broke again. More flooding and related repairs. A new pump was installed. During the flood repairs, there were large fans running in the common hallways and in the units of those of us who were lucky to have been flooded but didn't need to move out. Now granted, those loud fans were akin to white noise and would have been very relaxing - IF I LIVED ACROSS THE STREET!!! I also got electric bills as high as $400 the first couple months because of those fans. Also, after the floods, it occurred to me to look at the air filter for the air conditioner. It was supposedly new when I moved in about a month prior. The filter was brown... I guess that sort of explains the difficulty breathing and constant sinus problems. I immediately ran to Home Depot and replaced the filter myself. Within a few hours, the tightness in the chest and sinus problems had started to improve. The air conditioning units in the common hallway also have brown filters... Now for the best part!!! There is a 10 foot tall troll that weighs about 1,000 pounds who lives in the unit above me. I always know when he gets home. He slams the door which resonates through the ceiling and walls. I've actually heard some of my dishes rattle a few times when he's slammed the door. I haven't had a full nights sleep since moving in, except when the troll went out of town for a week. I think the guy has some serious prostate problems. I'm awakened at least once, usually twice or three times a night by a loud thump then stomping to the bathroom. I think part of my issues with the troll are due to the poor quality construction and poor to fair level of building maintenance. After the repairs were completed, my only issue now is with the troll. I've complained twice to the rental office but no improvement. I'm tired of being angry and frustrated and sleepy, so I've started wearing ear plugs at night and headphones during the day. Only 9 months to go . . . Oh, my rent is about $2,500 for a 2 bedroom, 1 bath unit. Electricity was outrageous due to the fans after the great flood. I also have to pay for trash pick up and water which is about $67 a month. There is no covered parking - I miss my garage. There is no security. The complex is located adjacent the Cox Sports Park. There are signs at the entrance of the complex and parking spaces indicating the parking is for residents only. Apparently the fine folks in this city don't have to follow the rules, or laws for that matter. There are people riding their ebikes on the sidewalks along Crown Valley Pkwy and the sidewalks in the park. I've almost been hit about 3 times by the ebikes. There are other private vehicles that don't belong there, driven on the sidewalks including something larger than a golf cart, smaller than a car that seats about 6 people. I almost got hit by that once too. You can do so much better for this price range... I left the condo I'd rented for 13 years on Mission Viejo Lake for this, what a disappointment... New staff member, Michelle is very considerate and compassionate. All my home repair services have been prompt with mostly excellent outcomes, Joe is great! Also, some are ignored. The smoker down below my floor must have moved! The tobacco smell is gone! This is not a non-smoking building. Very at home here, love my apartment and have made friendships that I will treasure. Recently, approved for Emotional Support Animals, I have two cats, this will save me $50 a month! Unfortunately, the rug will never be replaced until I move out, this concerns me. What if I live here another 6 years with the same, sorry to say, "Cheap carpet." I requested carpet cleaning and was denied with, "You can pay to have carpet cleaned." I would like to mention that I was fleeced for six years paying for two pets to live with me of $6,500 and they can't afford $50-$80 for cleaning just the traffic areas!!!!!!! Cheap! read more

5 minutes ago I thought by moving to a 55 and over living community I would find peaceful comfortable living, but it is more like living in a cheap motel. The walls are paper thin. My upstairs neighbor speaks on the phone very loudly and I can hear his conversations. I did not hear my previous previous neighbor, but this man speaks loudly and speaks for hours at a time. I am told there is nothing that can be done. When I confronted my neighbor he retaliates by stomping and banging on the ceiling. I even recorded the loud talking and banging on the ceiling. I admit the recordings are not great, because they are from my cell phone, but noise can be heard. I am told it is "Standard Apartment Living," by the management and nothing can be done. The management has talked to the neighbor, but he doesn't do anything to be quieter and continues to be loud at his will. I didn't even renew my lease and pay $100.00 extra a month, because I don't want to be stuck below this neighbor. I found this is far from being relaxing and actually feel stressed living here. The management acts if I don't have common sense in knowing what is "Standard Apartment Living" and what is inconsiderate and at times purposeful banging and stomping. BEWARE - THE WORST! My dad called me saying he was having some trouble standing. I live in NYC. I called the front desk to ask someone to poke their head in to see if he needed an emergency response (he was saying no but I needed someone to just look at him). Carla at the front desk said no, she was uncomfortable doing that (even though she was literally sitting a short hallway away). So if you expect any kindness, generosity, or appropriate response, DO NOT GO HERE. Even to sit with him for 10 minutes while I called 911 would have been so nice and helped him be less scared but HERITAGE PARK DID NOTHING. My wife and I moved here during August 2010 and have enjoyed our flat, neighbors and the HP staff immensely ever since. The quiet here has been a Godsend as my spouse is a psychology doctoral student (in addition to being a working California licensed marriage & family therapist) and I am a biomedical researcher and published author & writer who spends a lot of time when home spinning articles, papers, and manuscripts. Thus, to say "the silence is golden" is an understatement! Yes, apartment personnel and maintenance technicians have to conduct periodic inspections to insure that fire/CO2 detectors are working and that there are no leaks or other structural defects that need addressing. This is an annoyance for many, I am sure, but my Mrs. and I take it in stride and figure it is prudent to catch problems before they go from minor to major. As for maintenance, any request we have ever filed using the online portal has been addressed promptly, competently and with every courtesy. The head maintenance man, Gilbert or "Gil", is a friendly and knowledgeable soul who works quickly and never leaves a mess behind or unfinished work. Ditto his work crew. With respect to the HP front office, Ginny Lewis welcomed my wife into this senior adult community back in 2010 and has been here ever since (Doesn't a company's ability to retain good people say something about their perceptiveness and integrity?) She is as efficient and friendly now as she was in 2010 and always answers my emails promptly and gracefully. To anyone considering moving into the Heritage Park - especially the #1 building where my wife and I live -- I say "Do it". Especially if you value quiet, friendly neighbors, an efficient maintenance staff, and accommodating front office crew. read more

I moved in to a 1 bedroom in 2014. The complex is right next to cox sports park and the view is great. I am single out of a relationship so my first time in a family type environment by myself so I didn't know what to expect. I am a professional in the finance industry so I am fussy about things being up to par. The complex is beautiful and well kept. When i have had a problem with anything, it is fixed usually the next day. The management is on top of it. Never an unhappy face. I am a pest when i want something done and this is heaven for me. Once and done. If you want a well kept facility, next to a dream park, across the street from shopping, your search is has lead you here. I see some of the reviews and wonder what they are complaining about. You can't please everyone, and some people you just can't make happy. I give this place 2 thumbs up. Edward H. read more

KEEP YOUR PARENTS AND YOURSELF OUT OF HERE!!! PAT, THE MANAGER IS HORRIBLE AND VERONICA, THE ASST MANAGER IS A CHILD!!! When we moved here, it seemed ok at first. A mix up in storage areas and move in dates, and our leasing agent had left for another property (now we know why). We had to wait a few days for the apartment to be ready (someone had died inside) but they did a good job cleaning, replacing carpets, and painting. We had cleared up the initial move in mix ups, knowing they were without a manager, and would stop by the office where there was always cofffee, iced tea, lemonade, and cookies and a nice environment overall and occasional events geared towards the older residents. We were more on the "active" side That all changed when Pat came to town...suddenly everything fell to hell...dirty pool, dirty BBQ, no more juice and cookies, and no more nice anything. She is always missing, out to lunch, will tell you she hates her job and the company, is generally an unhappy person with no warmth and little compassion. One of the reasons we chose a WNPM property was the Layoff Protection Plan. When I did get laid off, Pat and Veronica pulled some shady maneuvers and refused to honor the program, citing that my spouses bank account and IRA were considered income and therefore did not qualify us for the program. NOWHERE IN THE PAPERWORK DOES IT SAY THIS!!! It simply states that you bring in a letter from your employer and that's it - I was forced to submit bank statements, paystubs, and other private financial documents including investment income. After the harrassment we threatened legal action and after that it was just us and some attorney from WNPM. This isn't over... One more thing - don't die here. You will bake at a warm 108 degrees for 4 days like our neighbor before the management will let anyone in. Several times we ran into her family who would ask if we had seen her - it was horrible. After they removed her from the apartment, THEY DIDN'T CLEAN IT!!! No paint, new carpet, etc. When the next person moved in she had to put carpets allover the place and when invited over, she asked if the place still smelled like a dead person...and it did...gross and SHAMEFUL! This place has clened out - it's so empty because of the terrible management. They are so stupid they keep calling us in WA state not realizing it's us they are calling. They call 2-3 times a day begging for residents or resident referrals. STAY AWAY FROM HERE - IF YOU LOVE YOUR MOM AND DAD, KEEP THEM OUT OF HERE, AND IF YOU'RE OVER 55, STAY AWAY FROM WNPM. Jimmie above was NICE - they were awful to her and she is a very kind, very sweet person. We agree in a building full of oxygen tanks and elderly people of all stages of age and ability, both Heritage Park and Square should be non smoking properties. This is a HOUSE OF HORRORS - MOLD, RATS, SKUNKS FROM THE CANYON...and it seems to be a dumping ground for people who should be in a care facility - please reconsider and find a safer, kinder, and cleaner place to spend some time in the California sunshine. read more

Do not move here unless you want to be continually "inspected" by management. They use every excuse in the book to enter your apartment. At times they claim to be "inspecting" smoke detectors yet mine went off continually. No "inspection" was ever done, just them nosing through. You can plan on once a month getting a notice on your door giving you 24 hours notice of entry by the surly maintenance guy and who knows who else from the leasing office. The leasing office staff is horrible. No one seems to know anything there. When you have an issue it is ignored. They make you sign a 30+ page lease which gives them ALL the rights, none to you. Then when you move out they GOUGE you with bullshit cleaning charges. Not only do you get NONE of your deposit back, they bill you for hundreds more dollars of questionable charges. The pool is dirty and the pool furniture is decrepit. The place is full of people who belong in assisted living who have loud monitors going off day and night. I'm very glad to be out of there. I'll never rent a WNPM property ever again. I am furious at how I was treated and will tell everyone I know to avoid this company and this property in particular. read more

Here are the issues: the place shows pretty well when visiting, but there are problems: everything about the place is cheaply made - everything is cheap - the dryer doesn't fully dry clothes, the stove needs constant repair, there are plumbing issues. I had three ceiling leaks in my apartment when I lived there, which stained the carpet. I was charged for the carpet damage on move out. As others have noted, there are constant inspections by management. And there is the noise: You hear every movement by neighbors - upstairs and downstairs. I had a neighbor who left every morning about 4 am to go to work. As soon as she left, her dogs began barking. Management did nothing to address the issue. Another issue is car break ins. Because it's an elderly community, and there are no garages, or security, often, young people wandered at night looking for unlocked cars. One neighbor, with a convertible, had his back window cut open and his car broken into. The biggest problem for me was the number of people who smoked. Smoke got into the ventilation system and their is no protection for non smoker renters in California. This was my second experience with this management company, and I finally learned not to rent from them. read more

The reason I say this unless you want to pay an extra $100 a year each and every year you stay here this is not the place for you unless you are wealthy. I witnessed a person go homeless because they could not afford their rent believe me these people are terrible they have no feeling. The poor individual had to live in a camper. She was parked on the premises looking for water. They had raised the rent so high she could no longer afford to stay there. My wife had a stroke after they applied so much pressure to clean out our apartment on the inspection date or they issue 3-day warnings to comply or be evicted the first time they inspected because my wife didn't have time to unpack because she works 12 hours a day of course paying the rent here so the second time they announced the inspection she was really terrified that we could be thrown out so we were rushing to throw out anything that might offend these people then of course she succumbs to the pressure and had a stroke. While no one can say for certain what causes a stroke to begin it seems that this would have not been pressure that could be healthy at this time in my wife's life . This is the first time I had ever seen a team of people enter an apartment totally invade your privacy taking pictures and scowling believe me you don't want this place. They'll inspect and nitpick you every year items that would just take normal cleaning they blow out of proportion and demand you immediately clean it. While it was true my wife had a lot of clutter and unpacked items but nothing unsanitary. Who would worry that some team would inspect the inside of your apartment The plumbing is horrible and leaks. In my entire life up to this point in time and I'm 66 years old I have never seen another apartment company inspect my apartment and take pictures Etc. The building while I live there they had to come in with a construction team and they are still doing this now, doing construction while you live there early in the morning. I pleaded with them to mitigate my misery to at least do the construction later in the morning they made no effort to compromise. They made everybody sign a contract and of course that made this all moral and ethical I guess if you're a troll. In my opinion. This is also a smoking building so unless you like smoke coming up into your apartment you better not move here. While we lived there the plumbing actually leaked from the ceiling which could destroy your property and they had to come in and fix it. Other people complained of mold in their apartment. Which is obviously dangerous. If you look at the construction in the bathroom for instance you'll see that the frame slopes at an angle instead of being Square with the roof of the bathroom for instance. The doors would close by themselves because of the poor Construction. I was literally tortured while they doubted that my neighbors were banging into the walls because nobody else heard it they doubted my word and acted as though I was mentally imbalanced I had to resort to a security camera with a sensitive microphone to try to prove my case. Think twice three times before moving to this facility. When you come into their office you will see pyramid like glass crystals where they actually receive rewards for raising the rent! Such moral bankruptcy. Also while I was there the water heater went bad. The water from the heater either was too hot or too cold up to that point. So they had to replace the water heater when it finally failed completely. Well I don't know how much rent they raised each person but in my case they were close to $100 a month every year. I heard second-hand from another person that they raised a person's rent $200 in one year. While I lived there I observed that at least three people were evicted from the facility in my approximate three year stay there. read more

When I was a lot younger (I'm sixty now) it was always sad when on vacation we had to leave a great hotel room; one's imagination seems to say, "I wish I could LIVE here," and you then trudged out the door dragging your bags. It also seemed that when you were on vacation you never had to drive anywhere--as everything you wanted to do was walking distance or short drive close. At Heritage Park you never need to leave your Hotel room--its "the home" you always wanted but could never have. Most adult conveniences are all walking distance across Sienna Road (restaurants; groceries--Farmer's Market on Sundays--bars, the gym--24 Hour Sport, parks and hiking trails so plentiful you will exhaust yourself before you exhaust them. Village style living in the 21st Century--all in a neighborhood of completely upscale homes. The quiet inside Heritage is literally deafening all hours of the day and night by thoroughly sound repellent walls. The onsite live-in manager Genny Lewis is an outstanding go-getter guide to making sure you feel comfortable and cared about. Blessed to have arrived at this house! I am a high school teacher (33 years) in the twilight of my career and can NOW not wait too many more years to put my feet up in the peaceful confines of Heritage and tell the rat race--I quit! read more

I needed a temporary apt and took an upstairs corner on the front. I ended up staying a year. I was concerned that they allowed smoking since I am allergic and become very ill if I am in contact with it. I was terrified a smoker would move in next to me or under me. After I moved in I became very ill from smoke in carpet or AC. I lived with windows and doors open. Unfortunately, a smoker moved in below six weeks before my lease was up. I no longer could open windows. I became very sick. The mgmt. seems nice, but it becomes clear, they really aren't happy with their jobs and it is obvious they are just there to fill the apt. I was not well, and moving immediately was not my first option. They wanted me to sign a month to month for $200+ extra a month. I'm so happy I was forced to leave and I might add they took most of my deposit for cleaning and painting. I've never left an apt dirty and I touched up any picture marks, but they charged for paint, cleaning and shampooing carpet. They give you a sheet which is obvious they will take your deposit. They expect you to clean screens and windows, so I did not do final cleaning. To quote them."Your idea of clean may not be up to our High standards". I cleaned the carpet 4 times the first month I lived there because of the smoldering smoke in it. So, the carpet was cleaner than when I moved in. It is not a happy place to put your parents. And the ballpark is busy everynite. Dusty and loud. read more

Let me start out by saying this is a nice property, however in the last two years I have seen things not maintained as it was in the beginning. The residence are nice and friendly for the most part. They have a nice pool and well maintained gym and rec room. I'm giving this property a 1star due to the poor management and rude staff Yolanda in particular. These are senior people they deserve your respect and if you don't like old people then get a different job or go to a different location! I was not happy the rent was raised quite a bit each year and these people are on a fixed income and for the most part cause no problems. I would stay away from the office staff and deal with them as less as possible. We really liked Emma she was always nice and friendly. This place is very noisy due to the cox sports park and parking is always a problem too. Think twice people! Management needs improvement badly!! read more
