I've lived at this complex for 7 years and I've enjoyed my stay here. The complex is well kept and cleaning staff is always around picking up. The maintenance team are great, fun to talk to, always say hello or wave and when items need to be fixed them come quickly and do a great job. I've always dealt with Nora and she's always been very kind, respectful and listens to what I am there for and I always leave with an answer. If I could give zero stars I would. I'm going to list off 6 reasons why you shouldn't live there, based off my personal experience of living there for 2 years. 1. From the day I moved in, my dish washer never worked and the AC unit never properly worked. I had maintenance come down and look several times for them just to say open ended responses like "it should be working" or "hmmm that's weird I'll have to schedule a follow up another time". Which never happened. It wasn't until it was summer time and it was 90+ degrees in the house and all the fans in the world couldn't cool this place down. It was at that point I was willing to hire someone to come check it out. Luckily, my roommate was a mechanic and knew a little bit about AC units. He ended up fixing it himself because the maintenance never followed up multiple times. 2. The leasing office was very difficult to work with. Rafael in particular was very unprofessional and disrespectful with me at many times. For example, I had a ticking sound in my wall that I needed maintenance to look at. Once again, they put me on the back burner for months while I had to live with this damn ticking sound. When I would call to complain he'd talk to me in a very sarcastic tone and elude to me either lying or fabricating the situation. It got to the point I had to send videos of the ticking sound because I could tell NO ONE in the office staff believed me. To be fair, they eventually fixed the ticking sound but this was after 5+ months of complaints and services request and constant back and forth. Almost to the point, I felt like I was in court and I had to present a case on this because my word and constant requests weren't enough to go off of. 3. Nora is the one you want to work with if you have any issues. She hears you out, evaluates the situation and provides real customer service while solving the issue. The only reason why I was able to meet Nora was because once I was done playing Rafael's games, I went to the office to talk to him in person. Unfortunately, when I got to the door he sent Nora out to talk to me instead of going himself. Which I'm glad he did send her out because ultimately we talked it all out and I finally got the ticking sound issue resolved within a week or two. 4. The apartments are very cheap. Walls are paper thin. Also, if you have a room in your unit that's sharing the same wall as the stairs that are outside, get ready to hear every neighbor walk up and down the stairs to get to their apartment EVERY DAY AND NIGHT. Also, If I can hear people's individual steps while they walk up and down the stairs, then I'm pretty sure people on the 1st and 2nd can hear others above them while they're in their units. Luckily I was in the 3rd floor so I had no one above me. 5. They don't regulate the community guidelines for noise complaints. Sure they'll get on you if they get complaints of arguing or loud music. But when they get complaints of kids screaming at the top of their lungs in the middle of the complex on a Tuesday at 7am, they somehow forget to address those. And your forced to address these issues on your own which cause a weird dynamic for the residents. 6. The amount of rent you'll be paying ultimately won't feel justified living at the Laurel Terrace Homes in Ladera Ranch. I only bring this up because I'm a man of principle and if I feel like I'm being played with, it doesn't sit right with me. Ever since they started giving me resistance on basic things I should have as a renter, that horrible feeling never left me. Overall I just didn't feel welcomed. I moved in really excited, this being my first apartment it was a big chapter in my life. By the end, I felt as if they didn't want me to live there any more by putting my request for a working dishwasher, ac unit, noise complaints, ticking sounds in my wall, all on the back burner and top of that, dealing with the constant unprofessionalism of the leasing staff.... It became too much and I moved out. It's now been a month since I've moved out and I feel like a giant weight has been lifted off my shoulders. I'm no longer paying an excessive amount for rent, in exchange for a horrible place to call my "home". Like I said earlier, take this with a grain of salt. This was my PERSONAL experience of living there for 2 years, hopefully it won't be yours. read more

I have lived at Laurel Terrace for over 4 years and I would definitely not recommend this place . Anytime I have ever called maintenance it takes them sometimes a week to come out and fix the problem . I was told by Nora that I need to follow up. So I guess the fact that they are under staffed is my fault . Last time I checked o am a resident I pay to live here . The staffs job is to follow up and show up . 2nd of all when maintenance does finally come out they are unable to fix the problem . Refuse to listen to what I tell them is happening gas light me and blame me for creating the problem. They leave stating that they fixed the issue only for it to become worse and turn into a bigger problem like a leak which they blame me for . I have had 2 leaks in the 4 years I have lived here and Nora told me she is going to hold me liable for the leaks . With one of the leaks they sent a drunk hostile plumber to my house at 10:30 at night . I felt uncomfortable so I told him to leave . I had 2 small children asleep at home . Laurel Terrace made me pay $150 for sending away a drunk plumber . They did not care that he was drunk or rude . I have had a defective washing machine for 4 years now . I told maintenance it does not get spots out of clothes or drain when it's done so I have soaking wet clothes . Maintenance told me I need to use better soap . Again it's my fault ! They call and ask me if I want to sign another lease and each time they call I have to remind them that I'm on month to month. After they call me they will email me saying they don't have my number and why have I not updated that when my phone number has stayed the same and they had just called . My husband had to help one of the maintenance guys move the fridge we rented from them because maintenance was unable to do it even though that's a liability and residents are not ever spouse to do that but my husband was trying to be nice .when I told Nora they need to get it together and hire some more people she said to me "no one wants to drive out here and work for $20 an hour! Would you " That's not my problem ! That would be her problem that is what she is getting laid for . Figure it out! I have been so nice, patient and understanding but only be treated with disregard disrespect, and blamed for the issues they have here instead of them taking responsibility and fixing the problem. Nora told me no one else ever has a leak but after doing some research I realized there has been ongoing problem with their Pipes from before 2021. They are known for blaming their residents for their mistakes and incompetence. These people are so shady . Do yourself a favor and don't move here ! read more

Don't rent apartment 908. You will live above chronic chain smokers and loud drunks. This is NOT a healthy place to live if you don't like second hand smoke or a quiet community. I advise if you live with a family you avoid Laurel Terrace Apartments at all costs. I was forced to endure second hand smoke for months during COVID while I was working from home and management did nothing. Furthermore management will overcharge you for cleaning when you move out (which I had little choice but to get the hell out of their due to dirty air) . Didn't expect to have this experience in this neighborhood. Expect a low level slumlord that will shamelessly overcharge for things and talks of empty promises. Love cockroaches? Drunk neighbors yelling at each other almost 2-3 times per month? Live here at Laurel Terrace! I've had a lot of issues here. There has been so many times I see cockroaches outside my apartment and on lower levels just chilling in the corner. I email them about it and they say "ok we will spray". Well that spray isn't working. I found the HUGEST cockroach I've ever seen inside of my apartment. Seriously gross. Also, I've experienced insanely loud neighbors who YELL at each other about their affairs, not being able to pay bills etc. I've emailed about that too and it seems like that doesn't work. I'm not happy with this place. With COVID they completely closed the gym and we can't go to the pool only during business hours (I work all day). So not too sure how I'm getting my moneys worth with that aspect. Make sure you do your research. If you don't mind loud neighbors and cockroaches, then this place may work for you. Oh and also- my apartment literally has a lake in front of my door when it rains and they have a lady come by and sweep the water away... And the cockroach in the photo on the ground has been sitting there for almost a week. read more

I felt the need to update my review. Unfortunately I am only giving one more star from my 2011 review. We recently moved back to Laurel Terrace due to the rent hikes Ladera is doing. The rent here is the most reasonable in the area. Our new apartment has a great location and we are able to see the ocean on clear days! Although I was skeptical to move back here, it seems management has improved and they have someone in charge that is competent, I had a little better feeling about this place. We are a dog owner and Laurel Terrace caters to pet owners. Unfortunately no one cleans up after their dog. The grass areas are absolutely disgusting. I used to complain about the tenants at our previous apartment but good God! People! YOUR DOGS SHIT IS NOT FERTILIZER!! PICK IT UP! My two year old won't even go in the grass anymore. It's great you offer doggy bag stations but your maintenance staff needs to invest some time into filling the doggy bag dispensers. The pool area is well kept and clean. Rarely crowded. Gold star for that guys! The BBQ area is a joke. Epic fail.... BBQ's are trash and rarely work. Always left dirty and literally rusting away. So we aren't able to have BBQ's on our patios but the pieces of crap you offer are OK?? NOT! Come on Western National. Go look at your other properties in the area and update this place. I guess you get what you pay for. Most reasonable rent in Ladera Ranch but consider the pros vs. cons.. We moved from Laurel Glen, which is located in a neighborhood and very close to all the Ladera amenities. Laurel Terrace is in a corporate park and to enjoy all Ladera has to offer you need to cross Antonio PKWY. Something to consider if you have small children and they like the park. This time around we have had no complaints about the neighbors. Everyone here is really friendly and it is a lot quieter than our last place. They have also done a few improvements like better carpet and flooring. Still the same cheap appliances but rumor has it they are upgrading soon. read more

First of all I don't understand the terrible review. If these people think this place if bad, they should live in Costa Mesa. I just moved here in February and have already been here a month. If there were any issues, Felicia at the front office got everything fixed for us within the same day. Not only was Felicia very effective at communication, but she is also very friendly. I love this place so much, you get all appliances, HUGE washing machine and dryers and a very quiet area. There is ALWAYS parking. I really think the people complaining haven't really lived outside of Ladera Ranch because until you live next to someone who had a maryichi band next to your bedroom window and cockroaches in your bedroom this place is ZEN. Hello, I'm writing a 5 star review because I'm more than satisfied with professionalism and ethics this company has for its tenants. We have been going through a terrible crisis in our country with this terrible virus. While many people have lost hours, work, or their jobs completely, many people around here were wondering what to do about paying rent. I never expected Laurel Terrace (LT) to make options for tenants to pay rent, along with reducing rent by 5 percent. They even provided options paying with a credit card with no additional fees. There were other accommodations made to help those who couldn't even afford to pay rent. I didn't lose my job or any pay, but I felt the actions by LT made during this tough time were very generous and selfless. I really appreciate what they are doing for our community here by looking out for them. I will definitely continue my rent agreement for another year. read more

Leasing employees are THE RUDEST property managers i've ever had to work with. Whenever you have a request for Nora (manager), might as well tell it to a wall . They have entered my home and walked in on me half naked. I marched into the leasing office and they said they followed protocol and refused to get permission for entry on annual checks. We referred a friend that moved in, they refused to add us after the initial leasing call. I feel like im forced to give my rent to a landlord that doesnt care about our needs. It sucks to pay $2100 just for the people you are paying to treat you like trash. Not a single one has made the slightest effort to make us feel comfortable. My husband and I have been living here a little over a year and we could not be more pleased with Laurel Terrace Apartments! Our apartment was updated before we moved in and the appliances are amazing. Not only that, but the maintenance workers are so quick and they are all so friendly. The leasing office staff is incredible. Anthony showed us our apartment when signing our lease and was extremely helpful. Lisa is always the sweetest and most friendly face to see every morning when I go grab my complimentary coffee. She never fails to be a helping hand with all of our needs. Between the parking permits ( only one per household ) and all the construction , thin walls, ugly landscape , no elevators , broken jacuzzi frequently , listening to people walk up and down the halls and stairs and how pricey the rent is , definitely not worth it ! My family has moved around more than once, and more than a small distance. We've always rented. My wife and I take time and care to pick the best apartments we can find and afford. Southern facing, top floor, washer and dryer in unit or hook-ups at least. Pet friendly!! We rent within our means. Sometimes, it's a bit of a gamble. Mostly our experiences have been fair or better. I've learned a lot about apartment communities, and there's always that random element that can make or break an experience. At first, Laurel Terrace felt like a solid win -- good location, great view, and affordable rent for the region. Pets allowed, with a fee. In-unit appliances. Yet, when you rent, you roll the dice -- and they're not always kind. In our case, it's the unit just below us. I don't know much about this person. He works irregular hours. He owns stereo with deep, resonant bass. He may be a sociopath -- that's not something I can prove, it's just what I suppose. The apartment staff are sympathetic, but do not seem to be able to take decisive action. Since they have limited means to catch this person "in the act", all that's happened are verbal and written reminders. To some degree, this has made matters worse due to the passive-aggressive (and occasionally directly aggressive) nature of this particular occupant. Though this situation is unique to my family, it's probably the worst I've encountered in over 25 years of renting. Broadly speaking, I would advise you to vet any landlord thoroughly. Ask the management of your choice: "If I lived near someone who harassed me, knowing it would be hard for me to prove he was doing it on purpose, what would you do to help?" It's a fair and entirely hypothetical question that can help you gauge a landlord and a community. Make sure your land-lord can completely satisfy your family's needs before you commit to something you might regret later. Also, make sure if there's ever a problem, the land-lord has your back. read more

I have been living in this community for over three years. There are several reasons for my stay. The prices are very reasonable compared to other communities. They keep everything clean and updated. The community is very quiet. When I need something fixed, they are here right away. I have never had any challenges with parking. I can always find a parking spot no matter what time of the day it is. But the biggest reason I am staying here is because of the leasing office staff. They are the best staff I have ever had in all the places that I have lived. They are respectful, attentive, kind, and efficient among other things. Management had changed several times over the course of that period, however they have taken good care of us throughout for the most part. Parand who was previously with the Company was exceptional to work and deal with as well as the previous maintenance Jesus. The current management team with Brian and Anthony have also been exceptional to deal with and pleasant. Gerber and Vicente the current maintenance management team, thank you for always coming promptly to resolve issues with the apartment. The biggest issues with this complex were always the plumbing however, they have taken steps and numerous upgrades to rectify the issues. A great neighbourhood for families. This place is awful. Don't rent here! I've lived here for 2.5 years. They will take forever to fix anything but will make sure to threaten to kick you out of your apartment for not giving proof of 25$ renters insurance. My garage door was broken for 1 year took them 1 year to fix it. Repair took 20mins. They inspect the inside of your apartment every 6 months and give you shit for everything. Also they inspect your garage every 6 months and you can't have any chemicals in it it's a freaking garage?! people in office including the new manager is a jerk and will be very hostile with you about anything and everything. The apartments are located in one of the nicest city's in oc but the build quality is crap everything falls apart including front door, cabinets, and blinds. Plus it's 1700 for a one bed room. This negative review is for the new management team. Things were a lot better when Ryan was here. He respected his tenant and treated people with dignity. Our most recent negative experience occurred on March 1st. We had a major leak. One of the pipes in the ceiling burst and it caused a major water leak in partial dinning and living area. Reported the issue. Office sent men to fix the situation. Cut the ceiling open and covered it with a plastic bag. Carpet got soaked but OK! NP so far. But not a single call from the manager to see if we were doing fine? Any damages ? An apology for the inconvenience, I know that he didn't cause the leak but for the very least call and check upon your tenant. Dehumidifier machine stayed on sucking electricity. Dust all over, I have a pregnant wife and a 2 year old son running and I am afraid the plastic will fall off and we were disgusted to eat at home. Next day I talked to Brian to see when they were going to fix it. he said that for my convenience he scheduled it for Monday, scheduled it for Monday for my convenience? but you never asked me when would be convenient ? I asked him how did you know Monday was convenient ? Then he said walls still not dry! ohh why cant you just say that ? or you want to sell me on my convenience as if you're doing me a favor. Lied and caught!! it took 6 days of being inconvenienced and paying full rent. TERRIBLE. Brian's over all attitude as manager is not fit for his position. I am a fair person and if you check my reviews on yelp you will see. it would make you think why is Mohamed so pissed at him. well, my wife called to report a clogged sink a few months ago, and she told me that he gave her an attitude as if we intentionally clogged it. honestly I thought my wife was over exaggerating. just came across his attitude and realized my wife wasn't exaggerating, when I had a question about early lease termination and possibility to leave earlier than 30 days from when given the notice, and with an attitude he responded. not a friendly personality and just don't know how he is manager?? I also just noticed that all of the negative reviews are no more than 5 months old, just about how long he is been in office. what a shame read more

I have lived here for 2 years now so I'm updating my review. We have had 6 leaks. Yes, you read that right...6! one of them was around Christmas and we had to move out for 8 days while they tore our apartment apart to fix it. I appreciate that they took care of us in terms of reimbursement for the inconvenience. However, they need to do something about the plumbing here....seriously!! I see the plumber truck here at least 3 times a week. Also, no one picks up after their dogs! I am a dog owner and I always pick it up....but the grass areas are gross! Be careful where you walk...and all the grass is dead! Other than these issues, it is a good complex! Beautiful area, close to hiking trails and all that Ladera has to offer....and nice neighbors. My family of 4 lived here for 3 years. I just have to say this is an awesome place to live. Ryan the manager is so nice and truly cares. If there's anything you need he'll make sure that it's taken care of. If we had an issue... he handled it. We had a 2 bedroom over the garages... thankfully because we had two kids. So if you have kids I highly recommend you request a unit like this. When you live at Laurel Terrae you get to have the same benefits of an HAO payer in Ladera.... that means access to all the water parks, pools, and fun events. It's a great place to live. Thank you Ryan for being an awesome manager of this community. You've done such a great job. We miss you!! By the way the guys that take care of any issues on site are so nice as well. They waive high or stop to greet my kids.... Can't tell you enough how friendly they are. The place itself isn't that horrible. Yes, walls are paper thin, yes there are apartments on the 2nd and 3rd floors, yes there are lots of children and barking dogs... but come on, guys! It's an APARTMENT. I have very low standards for apartments. I understand that it's not a house and I can't expect the same quality. The only sucky thing is that they will pretty much use up all of your security deposit when you move out. I've lived in many places and expect about $100 or so for a cleaning fee (even if you clean it yourself, you'll get charged if you miss ONE spot, like the microwave vents, so don't bother). But come on... painting fees? carpet fees? Let me tell you, there were no scratches or marks or anything... So, just be warned. It's a tough economy and I know you guys work hard for your money... please don't bank on the security deposit coming back to you. Make sure you have grocery money for the next few months! read more

The ONLY reason I gave one star (besides the fact that you can't give zero) is because the location was great and the grounds were well taken care of and clean. WATCH OUT FOR THESE PEOPLE!!! Get everything in writing and don't expect any of your deposit back, or any of your calls returned. I have called countless times and no one would call me back, now we are being sent to a collection agency because we could never get a hold of anyone! The manager, David, promised he would call me back and never did. The receptionist took countless massages from us trying to resolve our issue and they never called us back! Even the management company is a joke! The walls and floors are paper thin and you can hear everything, and everyone can hear you! Loud people having a party? Don't bother closing your windows, it does no good! Oh, and you can try to close the blinds, but they are so cheap they break off very easily. You can get them replaced for a nominal fee of course. We have two children and were constantly subjected to pounding and yelling from the neighbor below us, even when we were walking softly. The facilities are great for dogs, but no one around there ever picks up the dog poop, so if you live by one of the greenbelts, you will get the dog poop smells coming in through your window. Our water heater made popping sounds every time we used the hot water and, and woke up everyone in the apartment if it was early in the morning or late at night. We were told "oh we'll order you a new one!"...well a year later and the new tenants inherited the same water heater! We have been here about 5 months now and absolutely love to call this place home. We have had no major issues. There is always parking, neighborhood and staff are friendly, everything is very quiet for the most part, no big parties. Our apartment is clean, bug free, and such an awesome place to call home. I have lived in a lot of places where parking is a nightmare, roaches are impossible to get rid of and the neighborhood around you was not as pleasant but was so happy to come here and find none of that. They are very quick to fix household problems and always willing to help. We are hoping to stay here for at least a few years as long as they don't raise the rent too much. good location, beautiful Ladera ranch. my wife and i have lived here for 3 years. There used to be tons of parking here but lately the parking has been getting full because every has multiple cars, they always send us notices (at least every 2 months) that we must be able to park a car in the garage and we are in violation of our lease if we can't..so my wife and I spent a whole weekend cleaning out and organizing our garage so we could park my car in there...yet our neighbors and all of the garages around us are used as storage units. ..we have a car in the garage and sometimes my wife can't find a place to park her car. the people above us have 4 cars and don't use their garage to park. they need to be consistent in their enforcement of the garage rules. the plumbing has improved since we first moved in...maintanance guys are cool and they work hard. my only issues are the garage/parking enforcement and people need to pick up after their dogs! location can't be beat. read more

I lived here for a year in 2007/2008. Staff is nice and issues fixed quickly. Pool area is kept clean, hot tub is big and warm (could be a tad warmer tho). Complex only allows small pets in certain buildings. Know that your garage may not be in your building - When I first moved in, mine was about 4 buildings away! Later they got me one that was 1 building away. Soundproofing is OK - I never heard sounds from the apartments next to me but did hear footsteps regularly from the one above. All bedrooms have ceiling fan junction boxes but it's up to you to provide a fan and install it. Carpet was paper thin and uncomfortable to lie on - I actually wondered if there was padding underneath. It's Ladera Ranch so expect to pay more than if you move down the road to MV or RSM. After my first year, my rent was going to go up from $1600 to 18-something. Forget it! I know prices go up but it was about a 15% increase. Before I said no I looked into their 1BR units (I had a 2BR) but even that would've been a bit more than I was paying for the 2BR. read more
