We moved to this complex about a year ago, apt is so spacious, maintenance are great, neighbors are all nice, it's quiet, friendly place to live that is close to everything! The staff is more like a family, Cynthia and Tonya were very helpful. WOW!! I cannot believe how beautiful the scenery is at Ladera Ranch! Never been in that city before & just amazing! On top of that Tonya was amazing. I think that's what her name was, I apologize for forgetting, but I cannot forget because again, she was amazing to my mom & I & very friendly to my kitten that I brought with us! Right off the bat Tonya knew what ESA Animals are & that was a huge plus since 2 other Equity owned apartments discriminated against us, Windridge Apartments wouldn't even let us tour the place & Villa Solana decided to do what Windridge was doing & deny us residency because I have 4 ESA Animals & 3 regular pets, but Tonya is well educated about ESA Animals & how the rules don't apply to them, just a big plus for me & the fact my kitten liked her, plus the apartment, says a lot! When I got into my car I started to tear up because I know other places won't be like this & after already being discriminated against by 2 places, coming here was a breath of fresh of air, thank you Tonya! Anyways, Laurel Vista is high on my list to consider as my new home because of Tonya & the Maintenance guy, not sure his name, but super cool dude who loves cats! I know it's on the 3rd floor & I'm use to living on the ground floor, but it's just new things to get use to! The apartment was very clean & nice unlike others I have toured & the fact it has your own personal doorway, little gate & washer & dryer, that just makes it feel like home! For the absurd rent you have to pay each month to live in these mid apartments you'd think they would enforce some quiet courtesy laws to keep the peace but NOPE. Don't even think about sleeping in on your days off because guaranteed there will either be some jerk on a motorcycle revving his engine at 7:30 am or maintenance sawing/repairing something right outside their workshop to get your day started. Ive lived here for almost 5 years and have barely had a quiet morning due to these issues. Really frustrating. read more

I would not recommend moving here unless you love construction. This community has been under construction for over a year already and going to be through 2020. So far, repiping, roof maintenance, repaving multiple times, tearing up sidewalks, rebuilding all patio rails, and next up- tearing down all of the stairways in each building! No stair access for a month! It is an absolute horrible environment to live in. There has been a staging area for all of the equipment and portable potties for over a year which is an absolute eye sore. Seems like the community didn't pass inspection rather than them saying they are making it a better place to live. Management is unwilling to work with tenants and the inconvenience it is causing. Some people work at home and cannot get work done without interruption and this is unacceptable! Avoid this place at all costs! read more

Lots of car break-ins! Keep your cars locked, and I suggest buying a Ring or some sort of outdoor camera on your apartment front door.

I have had issues with the office trying to get things repaired also they're not really good on notifying you on work being performed on your building! Not sure why there is such a high turnover on property managers/office staff for this place. Also there is a big issue on people that don't live here that dump their trash into our trash bins and it has increased our cost. We also have issues with people coming and dumpster diving and I'm not sure if they're trying to take personal information, also the head maintenance guy allows them to dumpster dive in front of him and does not discourages them he actually gives them things that I have seen on multiple times. It's funny that they have signs on no dumpster diving but the head maintenance guy does the opposite by encouraging them. read more

Don't even think about moving here! Parking is absolutely HORRIBLE and I have had to park on the other side of the complex so many times I lost count. Mostly due to the NEVER ENDING CONSTRUCTION! When I say never ending, I mean it. Since we have been here (not even a full year yet) there have been at least 8 construction projects either around or on our building, and it is HEAVY DEMO/CONSTRUCTION. Nothing small, it's as if they built this place with dirt and now its crumbling. There has been a month long pipe replacing project that they are doing on the walkway of our floor, and I have never lived in such a shitty and uncomfortable living situation. If we would have known how invasive and how horrible the living situation would be, we never would have moved here. They made it sound simple and NOTHING like what it actually is. We have an 8 month old and her ENTIRE eighth month was spent being startled awake and terrified at the hammering/banging/yelling all day. Not only that, but I had to remove items from our cabinet to prevent damage since they were hammering so hard it was moving all the glass around. We have had to leave our house for the majority of each day just to find some peace and be able to relax. I have videos of how intensely loud it has been INSIDE our apartment during construction and everyone I have shown is in shock that we did not recieve any sort of rent discount or any resolution to this chaos. Oh and not to mention the fact that there is absolutely NO privacy this whole time. The workers are always there chatting at the stairs(right by my front door) so going out on our patio is not an option. I contacted the front office and was basically given a "it is what it is, just deal with it" response. The only thing they did do is ask the workers to not yell and to move their tools away from the stairs so that I can actually go down the stairs safely with my daughter. We can't wait to get out of here, this place is a polished turd. read more

There has been more construction done to this place than any of the other 6 apartment complexes I have lived. It feels that something is being fixed at least biweekly. Construction appeared to be Long-Term as different tasks have been going on for over 1 year.. Much goes on without posted notice "sometimes". And if it is posted, for example, paving sidewalks or parking lots, no email is sent. Instead a tow away sign is placed in front of specific areas less than 24 hours prior to the actual construction. So if you are away for a trip that lasts more than 1 day, be prepared to reap the consequences. Either the wall insulation or the windows are inefficient when it comes to muffling sound outside. You can hear other peoples conversations who are outside, with the windows closed. You can hear other people's conversations thru the walls of adjacent neighbors. The ACs are slightly small (I have HVAC experience). Different sized units have same sized ACs that seem to cool units very very slowly. On hot days, they just maintain the temp inside. Even advising the maintenance did not resolve this issue, so the only reason could be poor insulation and/or undersized ACs. Parking is another issue partially due to construction equipment that takes up many many spaces causing residents to park in fire zones. The area is family orientated, and the location is great for hikes, walks, and a dog park is close by. The pool, spa, gym, and business center are all well maintained, and the doggie clean up bags are usually always stocked. Aside from the aforementioned issues, the management has been friendly and approachable even with a few new employees coming and going. Prices are reasonable and the insides are modestly modern in appearance. They try and have certain community festivities, which is nice. The main issue a lot of residents agree with is the noise level. At times, I feel like I am living in a metropolitan city. Though the community is nice, I am glad I moved out for some peace and quiet. read more

What can you expect as a resident of Laurel Vista? You can expect never ending construction (3.5 years we lived here and construction NEVER stopped). Every year we had to be displaced from our home for one reason or another. We had to live with constant "improvements" happening in our unit. This year they tore out our patio and took over a week to do it (it was replaced to look exactly as it did before). They love limiting access to amenities we pay monthly for. The year before we were kicked out for a week and a half without adequate accommodations while they repiped the building (they tried to put our family of four in a sleazy single hotel room for the week) The year before that we had a pipe burst and had to find our own place for a couple of days without any compensation or discount to our rent. So basically, expect to pay for 30 days, but only get to use 20 or so on occasion. In addition to the regular fire inspections and other inspections that they need to enter your home for all the time. The hammering, drilling and sound of heavy equipment beeping is just part of the ambiance you get to enjoy on any given early morning here (Saturdays included). Expect trash and noise from the work crews every day. You can also expect an unapologetic management team that turns over every 6-8 months. Parking? HA! Good luck. After you subtract the 10 spaces the construction crews have been using to permanently store their portable toilets and trash, you can expect residents from the condos across the street to permanently park their spare cars here for weeks at a time. This should be a one star but they have a great maintenance team. Other than the awesome maintenance guys, the rest of the place is terrible. read more

I seldom write reviews about places, but construction here is ridiculous. I personally do not run a business out of my apartment, but I know many people do. I cannot believe more people have not complained about how absurdly loud the noise is. It's hard to have a phone conversation (in your own apartment mind you) because of the construction. They have been doing construction here for over a year...and their current project is the stairs. This means I will not have access to my stairs for over a month, and on top of the noise from all the work is literally shaking the building. Laurel vista has not even attempted to help the situation in any way except for leaving notices on our door. Not sure what good those do when the noise is so loud I cannot sleep. So I've lived here for 3 years now and haven't had many issues. The office staff is good if you want something done go to the manager Martha she is very nice and gets things done the other girls who work in the office don't seem to know what's going on most of the time it seems like there for leaving Martha to do everything the exception to this being David who isn't here anymore. The maintenance guys are all really nice and good at what they do they've always been quick to resolve any issues I've had and respectful of my property if they were given permission to enter my place wile I'm not home. Recently we decided to stay here for another year because you really can't beat everything we have here for the price. My lady and I live in a 1 bedroom place that has a balcony, all appliances and a closed garage. The parking here can somewhat be an issue if it's at night but it sure is a lot better then some other places I've lived/visited in the past one other thing that's cool about the parking is anyone can park where ever they want without fearing the tow truck. The only real thing I can complain about here is I wish the walls where a little thicker we can hear people walking through the hallway at times and the previous people above us had a dog that would run around late at night making a lotta noise but hey that's apartment living for ya. One of the other things I must say I like about living here is that is actually pretty quiet outside like all the time which is definitely something a lotta other places lack. The complex is also very close to my beloved Ladera Ranch Bench Trail which is kinda like my trail I go run/hike quite often it's a great escape from the dead of the city for a little bit. The majority of the people I've met wile living here have been super cool meaning I haven't really had any issues with anyone which is definitely a huge plus when your living this close to others. The apartment complex doesn't pay for any utilities your on your own on that one they do send you a monthly bill from a place called CUBS that takes care of the water & trash see the pics of my bills to get an idea of how much you'll be spending each month. They also offer you access to the community pools of Ladera just ask for your card and you'll be all good if not you always have the pool here to swim in. If you do plan on living here please feel free to say that I referred you through my review as they will then give me some $$$ all in all this is a great place to live and I will continue to stay here as long as the price is right! read more

This company is horrible!! I had professional movers scheduled for a 9:00 am move and the company calls me that morning to say, we can't have you move in until 2:00 pm that day because your unit is not ready due to new flooring being put in and cleaning!! Not only that but their leasing agent, Allison told me weeks before placing a hold that my unit is not on a noisy street and that the windows are double pane, so that noise won't be an issue with cars driving by. Well, it was noisy unit due to the busy traffic on the street in front of my unit!! Misrepresenting the unit is a huge issue because their windows are NOT Double Pane!! Now, they are not willing to pay for my moving expenses nor allowing me sufficient time to locate a new community! Lawsuit is next!! STAY AWAY FROM THIS PLACE!! read more

Towing their own residents during the day with plenty of parking available because a parking pass was not hung up while the resident had covid and could not leave their quarantine! Didn't notify the resident that their car had been towed and allowed it to rack up charges from the tow yard until the resident noticed their car was missing. It was horrible place to live. Parking was bad and I got dented by hit and run and the office didn't care. I moved out after just one year, and as you can guess they took my deposit and added extra expenses like painting and new carpet. The carpet is supposed to be rated for 5 years, but they claim that they needed it changed out and charged me. I am 50 year old man and am quiet. How can I possibly cause this much damage? Obviously they are just trying to fund new carpet and paint, etc. Put it this way, I paid nearly $2100 for my place, it comes with fridge that had all sorts of issues, lenolium floors and cheapest carpet ever. read more

I'm writing this review based on my own experience. We have lived here for almost two months, and so far it's been great. Since the moment we contacted laurel vista everyone has been very nice and accommodating to us. The paperwork process went very smooth. The apartment is very nice, plenty room in both bedrooms, kitchen layout is fantastic. We have a detached garage with plenty room to store my son's stroller, bikes & scooter. The laundry room & back patio are a plus. The trash areas are well kept, the garbage truck comes in three to four times a week, common areas and landscape clean well maintained. There's a dog park less that half a mile, a soccer field right next to the complex. Since we live in Ladera Ranch we have access to all the beautiful parks, water park, and clubhouses. Also, there are hiking trails across the street. We couldn't be happier, it's a great community! read more

Do not even think about moving here only if you are desperate. We've lived here for a while and went trough construction,re-piping, stairs repair, balconies repair, roof repair,...and you think this place would be in a perfect shape? Not even close! Because of all contraction they had to move people out of the apartments several times for few weeks each time, live in cheep hotel. This place still falling apart. But it starts from management and it was decent before and professional but the new one is not qualified even close to deal with people. I don't think corporate office cares a lot too because when you contact them they don't even bother to email you with any reply. Dirty, poor maintenance, unprofessional staff that thinks that they give you a huge favor, type of tenants questionable. Tenants drink near the pool, smoke everywhere and do whatever they want and time that they want. You will see police cars quite often. Constant smoke checks and garages checks. We lived at Laurel Vista for a little over a year and we had a pleasant experience mostly. First of all, Adrian in the leasing office is extremely friendly and helpful. He will go above and beyond to accommodate you if he can! The maintenance staff is also incredibly kind and knowledgeable. I will say that the apartments were cheaply built so you can hear your neighbors if they are loud. We have small children and our neighbor could hear us. And we could hear our neighbor who would play music. But it's apartment living and we expected noise. But for the most part we enjoyed living there and the price was reasonable for living in such a beautiful community! read more

I very rarely write reviews, especially poor ones. However, I am at my whit's end. I have lived at this complex several years and will not renew my lease when it expires; I loved the complex until new management took over. Martha was awesome, however, the new management that replaced her does not measure to the same standards. They do not follow through with their responsibilities in a timely manner (if they do), nor does it appear they know how to. To make matters worse, they are rude and lie about notifying tenants about new procedures or work that is going to take place. I have had several bad interactions in which issues were mishandled. Parking has always been a nightmare and has become increasingly worse. They have taken up what little parking there was (designated for tenants and their guests) to store equipment that has sat in the parking lot for over a year, while continuing to ticket the tenants' vehicles for not parking in the designated spaces. We were forced to move out of our apartment for a week for plumbing issues. I will never lease from Western Property Management again. I have complained to corporate and do not get a response. Can't beat apartment living at Laurel Vista! The fiance and I moved away from crappy Costa Mesa to beautiful Ladera Ranch and we are so happy we did. Pros: -Ladera Ranch is a beautiful, well-maintained community -No noisy neighbors (you won't find young partiers here, mostly young families) -Laurel Vista is well maintained at all times, I never see trash anywhere -Each unit has a washer/dryer!!!! (huuuge plus if you've ever dealt with community laundry) -Whenever you have a maintenance issue they fix it right away -The maintenance guys are all very polite & always smiling -The office is open 7 days a week if you have any questions or issues that you need resolved -The fitness gym is nice and cool with 2 treadmills (both of which work), 1 elliptical, a large screen TV and a few other pieces of equipment -The pool is never too crowded (not even on 4th of July!) -Doggie bags available at several locations to clean up after your four-legged friend -Dog park literally right next door so you can walk over and give your four-legged friends a little exercise/play time -Trails right behind the complex that you can use to enjoy a nice workout through Ladera -Parking is NEVER an issue and a lot of units have attached garages (we do and we LOVE it) -Neighbors are all very nice, especially our next door neighbors :) Cons: -If you are in the mood for a night out, there is not much going on in Ladera so you would have to drive to the beach cities or settle for The Derby Dueling Piano Bar or the sports bar on Antonio -Our upstairs neighbor had a flooding issue that seeped down the walls into our bathroom but it wasn't anything noticeable and nothing of ours got ruined. We actually found out because maintenance called and told us there was an issue. But they were extremely apologetic and fixed it as fast as they could...and for the "annoyance" they put up new blinds for us in our living room for free (our dog had a panic attack when we left him once so he had destroyed them) I've only seen people move out maybe twice in the year that we lived here so it shows that people really do love this complex and prefer not to move out. read more

I recently moved out and am pretty much in the middle of the reviews I've seen on here.I lived in a two bedroom, two bath apt. and it was pretty awesome. It felt huge for an apt. and it felt bright and new. The price for the size was pretty good. Most of my friends were shocked at how big it was for the price. I read a review on here that discussed bugs, and I've got to say that person must be pretty spoiled because I have a deathly fear of bugs and I barely ever saw any in my apt., which is especially crazy when you realize that my roommate was the type to leave open food and bags of sugar and flour and stuff around the kitchen. Everyone said we would have ants and we never did. The staff was usually very courteous and helpful. The only exception was the man who worked there. Not sure of his name but he rarely did anything useful. I read a review on here that talked about the amenities issue, and yes, certain things seemed to stay out of commission for a much longer time than expected, but anything that broke within the apt. seemed to get fixed right away. The parking is pretty awesome when compared to other complexes I've lived in, but it does have its issues. The number one complaint is that if someone gets home later than probably 11:00 there probably won't be parking spots available, however, you constantly see people (and yes, some of my guests did this too) parking in the "no parking zones" and so long as the car is gone by like 7 AM you don't need to worry about being towed. The garages are too narrow, but so long as you're careful (and don't have a big car like my roommate did) it's not a problem. Noise-wise, neighbor-wise, and safety-wise I'd say this place is pretty great. Are the walls a little too thin? Yes. The people above us had kids who seemed to never stop running across the floor, our neighbor played his music a little too loudly, and the woman who lived at the end of the hall would have long arguments with her ex (though, admittedly, she was doing that IN the hallway and our neighbor would leave his door open), but I've lived in much, much noisier complexes. The kids who play are not screamers, and are usually being watched by parents. I've never felt unsafe here, and I never heard a loud party in the two years I lived there. Lastly, the only thing I would say I'm pretty upset over is their handling of the move-out. You would think that putting a deposit down would cover you when you move out. In fact, despite the horrific places I've lived in before, I've NEVER been charged more than my deposit, and have been given back money from most other complexes I've moved out of before, but this place is charging us more than the deposit we originally put down. And it's upsetting because it's all due to the carpet. When we moved in they said we had brand new carpet. We thought that was spectacular, until we vacuumed for the first time.It literally turned black. And every time I vacuumed after it got worse. Like I said, I've lived in horrific places and I've never seen that happen. They must have gotten just the cheapest possible carpet and now they're charging us to replace it. That's pretty ridiculous in my opinion. Other than that I'd say living here was pretty swell. read more

This would be 4+stars however given our current situation in their sister location Laurel Glen I dropped my realistic viewpoint on this community home/WNPM as a whole unless otherwise resolved. I was a previous tenant here near 4 years (2010-2014) and truly enjoyed my experience. There was different leasing/management team (Toby,Amanda, and Martha). Maintenance team with Vincent and Roberto they were very hard working and maintained the community areas impeccably and respected tenants and were courteous. Never had any real maintenance work orders, the apartment unit I rented was a clean well maintained unit. I took very good care of the apartment myself and my overall experience with that team at the time was great. Rent does increase every 12 months an average of $150-$250, non negotiable. This apartment property management company is high turn, low security deposit, would rather rent to a new tenant then have a stable tenant/rent controlled stay moving forward. If rent didnt increase continually I would still be there. Parking was very readily accessible until my last year prior to moving out (2013) where it became truly difficult to find parking past 5pm. I came back to this sister local at Laurel Glen Apartment Homes and have a 360 negatively challenging experience, please review that location review prior to renting or choosing this location/or 1of4 locations to rent from. read more
