I've been here for 3 months and I'm very happy with my decision to move into this building. The apartments have great light and are spacious and the fittings are of good quality. Leah in the leasing office was amazing to deal with. Despite an earlier review I have Spectrum (Time Warner) cable and the building rep (Russell Medina) was super helpful and I'm very happy with the service. The 'proper' FIOS wasn't available to my apartment so don't assume you'll get the advertised speeds if you go with Verizon. The package room is a great asset to the building and the hours are good. My main criticism is the trash rooms which are dirty and smelly and the recycling is poorly labeled. I've started recycling in the bins outside the building to avoid them. read more

​High Potential, but Disappointing Value for Money ​Our 60-day rental at 10HS was a tale of two halves. On one hand, the location is world-class. Our studio was well-suited for two and perfectly situated near the subway, bus lines, Whole Foods, South Street Seaport, and major landmarks like the Oculus and Battery Park. ​Most importantly, the staff is phenomenal: Carl, Rome, Raj, and especially Randy the Postman went above and beyond to make us feel at home. ​Unfortunately, the building itself is severely lacking in upkeep. Given the high fees, we expected a well-maintained property, but 10HS is clearly past its prime. Issues included one of the three main elevators being out of service for our entire stay, unhygienic conditions in the garbage and laundry rooms, significant peeling wallpaper, and stained common area carpeting. This 24-story high-rise has immense potential, but the current state of the facilities is unacceptable and did not meet our high expectations. read more

Have lived here for three years, and it has gotten progressively worse each year. The management is awful; they never know what is going on and always try to squeeze every penny out of you. The amenities are not worth it, and it's nearly impossible to get a hold of anyone who works for UDR. I cannot wait for my lease to be over. Truly a mediocre experience for a luxury rental price. I lived in 10 Hanover for two years and like many in the building, couldn't move fast enough. Pros: The building staff (maintenance especially) and one doorman (Carl), are WONDERFUL. They are quick to fix things when reported and Carl helps with questions, the door, and generally being a nice guy when you walk into your home. The location is great - very close to subways and the ferry and a quick walk to Battery Park City and even Tribeca. Cons: I'd heard good things about UDR buildings and a friend of mine recommended I check them out. However the 'community' staff don't respond unless you go to their office, they make sure nothing negative is in writing (smart really), and overall make no effort to run the building like a luxury apartment building let alone a home. The building is essentially an expensive airBnB. People come and go with short term leases (3 months or less). And because prices are raised indiscriminately and exorbitantly year after year with little to no room to negotiate, there is constantly someone moving out and in every weekend. The apartments themselves are cheaply renovated and the hallways are consistently vacuumed to their credit but dark and dingy. Walls are PAPER thin - I could hear my neighbor sneeze (and other stuff sigh) and he heard me say bless you and responded with a thank you. Amenities don't exist yet you pay $300 a year for a rooftop with no view, and an office. The gym in the basement is extra and not included in the rent unlike most luxury rentals. Most doormen (almost all) make little to no effort with anything. Anyone and everyone can walk easily into the building any.time.of.day. so it does not feel safe at all. Also I've hobbled in with suitcases, helping others with luggage racks, and just smiling hello and nothing. No movement. Just moved to a TFC building and couldn't believe the absolute difference. I really enjoyed my time at 10 Hanover in general but the highlight of my experience was the doorman, Carl Alfieri. He is such a gem and has to be one of the best doormen in all of NYC. He is incredibly welcoming and makes everyone feel at home in the building, going above and beyond to make sure residents have a good experience. My only note on the building is that the walls in my apartment were very thin on one side, but otherwise I had an amazing experience with the staff, apartment, and amenities. 10 Hanover is a great place to live! read more

Update: Repairs are still non-existent, if you have any problems with leaks and etc, be prepared to pay for it out of pocket and not get reimbursed. Plumbers are $$$. Noise has gotten worse. The walls are paper thin with shoddy sound insulation, so if your neighbor farts or groans or talks or even turns on the light switch, you can hear every single little noise like you're in the room. I can seriously hear my neighbor fart and details from his phone call about his cousin's 10 year anniversary, it's ridiculous. The main population living here is college kids who live in studios with bunk beds and fake walls, they love throwing large and loud parties (even during the pandemic) you can hear from down the hall and the management will do nothing about it. The building is old and the apartments are not in great condition: lots of cracks, bathtub and paint peeling, run down appliances and non functioning outlets. They won't fix anything and the stock photos on the website is not an accurate depiction of the apartment conditions. I would say it's the worst building in FiDi, but I heard 95 Wall also run by UDR is even worse with minimal mask compliance and on citizen, there's been a lot of incidents happening at 95 Wall. Avoid like the plague. Half the building is short term rentals from an Airbnb like company called Sonder,and another portion dorms for Kings College - like with actually have bunk beds, which you can see because like most college students they love to keep their door open. Every now and then you would find cans of Bud light in the elevators and flyers for parties with $10 cover charge on the roof. The building looks great from the outside, the doorman are super sweet and everything is kept quite clean. The issues with this apartment stem from the ones running it. UDR absolutely sucks as a management and ruined my experience living in the building. Unless you want to argue back and forth with them over what is written in the lease and them say "well that's not what that means" or pay $$$$ for water because of an "up charge" the city had no idea about- I would live anywhere else. In February had a situation with my roommate that violated the lease agreement with police involved, and UDR told me they didn't care, and if I wanted to leave so bad I could buy my roommate out for $8K.... but when i asked why the water bill was $300 in the summer, Katie told me "if you're so unhappy why don't you break the lease at no fee" So I could not leave when my safety was at risk but when i questioned why I was paying almost double than my average water bill i was let out of it? It made no sense! The walls are paper thin I could hear the neighbors alarm go off and dogs barking the entire day. The roof is always locked and yet you still have to pay a fee. Do not even go to management with the issues because everyone in the leasing office is clueless and will tell you 10 different things and never solve your problems but have no issue chasing you for money. 10 Hanover Square has been a pleasure to live in. The building is not only clean and safe, but most apartments are newly renovated. All neighbors were always friendly, and the building staff was always nothing but kind and accommodating with any requests or issues. DO NOT LIVE HERE! I have had 3 major leaks of dirty water in my bedroom in less than one year, and the building management has done nothing to remedy this recurring problem. They have told me to contact my own insurance if I want reimbursements for my ruined bed, blankets, pillows, rug, and nightstand. They have offered 0 reimbursements to make me feel better about living here. I have been a tenant at 10 Hanover since Apr 2020. I must say they are really good at keeping up the appearance but beneath the surface there are multiple faults which I will list below. First of all, the initial impression. During my apartment hunting period, I phone up and visited about 20 different apartments with a focus on management buildings. The leasing agent Larissa was very pro active in checking in with me (this could be due to the covid period and they had lots of tenants moving out) and finally she not only offered me a deal but also managed to secure the furniture from the previous tenant (thumbs up for that) However, once the lease is signed and when I had issues which I will described below, emails to her were ignored completely. Maintenance 1. In general, I would say their maintenance crew is quite prompt in the easy stuff like fixing a vent with loud noises or bulbs but that I believe is the minimum for a management building. However I had an issue with the water in my bathroom which is never cold and this took 1 month to get it resolved. Using the online service request did not help and I had to call multiple times before they even bothered to do anything. I had to persistently call the office multiple times before they discover the issue and fixed it. I guess they were hoping that people will forget about it but when you run in the morning and have only hot water to shower, that is not acceptable. Communication was also terrible and the manager (Katie) never reply promptly. Doorman 1. Security is terrible and anyone could have gone up to the apartment unannounced. Most of the doorman I guess are temporary as I keep seeing new faces and their attitude is simply terrible. When they can't find your parcel, they will give you the I don't bother and walk away from you. Summary This is what I would call a luxury building wannabe, they are really good at keeping up with appearance like being proactive at the start and decorating their lobby and make it look good, but ultimately, its the day to day living and solving of issues that matter. If you are thinking about a luxury apartment with good service, this is not the place for you. read more

There is literally a hole in my ceiling and over an inch of water in my hallway. When I woke up to this at 4 am and went to the front desk I was told to put a bucket under it and wait for the morning. Several other spots in the area are about to start leaking and all the front desk guy could say is "hopefully it'll be fine till morning". Hopefully?? I hate writing to complain or publishing negative reviews...but I am also fed up with this building. I've lived on Wall Street and have seen a decent sample size of apartments in FiDi. My conclusion has been that since UDR took over, it's been downhill. Yes, the common areas have become slightly nicer, but rent has also jumped. I've been paying way more ($3K) for an alcove studio in FiDi and due to my laziness or what have you, I sucked up the overpriced monthly and dealt with the paper thin walls (agree with review above), broken down gym, additional fees for utilities (lumped for the building so even if you conserve, you still pay for other's excess), stringent rules. I rarely stay home and spend most of my time at my boyfriends, but still, my utilities remain the same, whether my unit has been vacant for months or fully occupied. What prompted me to write this is simply the way management finds ways to squeeze every penny out of you. Since giving a 51 day early notice for move-out (rather than the required 60 days which I realize is standard), I am now responsible for paying a month to month rate of close to $4000 for my dinky unit. Yes, it's prorated but this is insane! Plus, the kicker is- it's not even spelled out on the lease (very ambiguous per my attorney). So- although the unit is nice (like all the other rentals in FiDi), I would recommend that you avoid this place altogether.. You will be paying 15% more- I think there are better options given the price point and I can assure you price will probably go up even more..Just this year, there was a newly added pest control fee and bike storage fee-even if you don't have a bike! I've made 10 Hanover my home since November. The staff is really friendly and haven't had any major issues. I'm two blocks from my commute and it's conveniently located on three of the major lines as well as the ferry building as well. The Gym was a huge reason why we chose the place. Although management recently changed, it's still a really great gym. They also have two lounges (upstairs and downstairs) with pool tables and 3 big screen tvs. There's a rooftop deck and also laundry onsite. The front desk is really good and uses Buildinglink. If I had to complain, it would be the price for my studio with Home Office. All in all it's a good apartment in my book. Perfect for me and my husband. read more

I lived here for 2 years. The location is awesome - just a few blocks from the 1,2, and 3 trains and the 4,5,6 and R trains are a close walk. The doormen are very nice and accommodating, just make sure that you tell your guests to check in with them when they enter the building (my roommate was inadvertently reprimanded by a doorman because our guests didn't check in). Get to know the doormen. They are great people who can help you out when you, say, lock your bathroom door from the inside by a mistake at 2am and you can't get unlocked, so the doorman has to use a hanger to unlock it because there isn't a maintenance man on duty until 8am. The maintenance is great, though their hours could be more 24/7 for small emergencies. They usually respond within 2 hours of a request and immediately when an emergency arises (and they're on duty). When my roommate and I moved in, we were given an abnormally small refrigerator without a freezer shelf. When we brought it to the maintenance man's attention, he searched high and low for a shelf until he found one. He was so sweet and he never forgot. We were really grateful for him. Management is good. There were some occasions when they would randomly shut off the water, but you would get notified and it was most likely be out of their control. The apartments are beautiful. The studios are spacious, especially those with an office alcove. We were able to put up full walls to close off the office and the front of the living room (to make it two bedrooms) and we had plenty of space to live. It was small but it wasn't unbearable. The kitchens are spectacular. The bathrooms are huge and new. There's ample closet space (my roommate and I shared the office alcove studio and we had plenty of closet space, along with a dresser). There are a good amount of elevators, especially considering the size of the building. When one is out, it is not a big deal. Occasionally I waited five minutes for an elevator, but that was only when one of them was out (which was maybe once or twice in the two years I lived there.) The laundry room is huge and is only used by residents with studios because there is a washer and dryer in both the 1 bedrooms and 2 bedrooms. The gym isn't worth the price and it is highly frustrating that they DO NOT give a resident discount. I wouldn't recommend shelling out the money for that one, though most gyms in the city are very expensive. Starbucks is right next door. Gristedes is two blocks away, but be aware that it is a small one. Leo's Bagels is on the corner and is amazing. There are also a lot of food trucks around during the week for lunch time since the location is right at Wall Street. Be sure if you decide to move to do the move-in checklist. My floors were very damaged when I moved in and I didn't do the checklist and was almost charged for damage I did not do! It was clearly an oversight by management who did agree to not charge us. My husband and I and our lovely dog moved in February 2013. We moved from another UDR building in Midtown. The first impression of this building was very clean and the staff being very friendly. The maintenance crew is very helpful as well, especially Mark. The design of the one bedroom + home office apartment allows for ample space. The appliances and fixtures are all modern and very functional. The neighborhood is relatively quiet. But there are constructions in the area because of Hurricane Sandy, which is understandable. The apartment is walking distance to Battery Park and South Street Seaport. Great to walk our dog. In terms of the rent price for a one bedroom apartment, it seems fair. Internal noise in the building is relatively low, but it all depends on your neighbors. This is a pet-friendly building. It's great to see many well-behaved dogs! Hope the dog owners stay well behaved as well! We found our Marketing Associate, Amy, extremely helpful with showing us different apartments and providing the history of the building. She made our move-in very smooth and stress-free. We highly recommend Amy as your Marketing Associate if you are looking to lease an apartment at 10 Hanover Square! I have lived here for about a year now and have almost nothing but good things to say. I am very impressed by the professionalism and kindness from the management team like Amy Woo and Cynthia Rojas especially, who are always more than willing to assist me with anything and respond to emails promptly. The doormen and guy that works in the packaging/dry-cleaning within the building are also excellent and very friendly. I also love my apartment and having a seat next to very large windows. The bathrooms and kitchens are modern as well and there is lots of closet space for a New York apartment. Another beautiful aspect of this apartment building is the 2 story lounge with pool tables, TV's, a kitchen, and even study rooms for both students and business folks. There's also an awesome rooftop with extensive seating and a grill with nice views in addition to a kid playroom. The people that live in the building are also very friendly. I was a bit surprised at first. There's also an online forum to buy and sell things and voice events taking place. For those that desire roommates, you can also have temporary walls put up within the apartment with certain companies. Whenever I need to escape from the bustling city, the apartment is always very quiet and you only hear occasional horns and sirens. It's my secret oasis. Maintenance has been very timely and I never have any issues. The area around the financial district is really developing. From Seaport and Fulton Market, to the elevated acre overlooking downtown Brooklyn just down the street, to Brookfield Mall with high end shopping and watching the sunsets in Battery Park, this is definitely a great New York experience. When I bring friends and visitors to the building they are in awe of how beautiful it is. Even my sister, who is a real estate broker from Chicago, was impressed during her first visit. Location is good, some of the doorman are great (Hal and Carl), valet is not so efficient (not 24h 7days), UDR the management company is sucks. I lived here over 2 years, and I was willing to live another year. My Apt is A, two bedroom over 1000sqft, good view. The down side is one of the window celling leaks a lot every time we have windy heavy rain. According to the maintenance, it happens cause of the crack on the outer wall, all the A apts have same issues. Anyway they can't really fix it. Only because the space and price are good enough, we ignored the fact. Exactly a year ago, A apt starting price was $5.5K, and we renewed the lease around that price. This year management say market price is over $6K and their best deal is $5.8K. SERIOUSLY!? The market price goes up 10% in a year!? I think this apt is not worth over $6K, not much amenities, window leaks, a lots of little issue requires to call maintenance (One time toilet water leaked from the pipe!? my main bedroom flooring and side of the bathroom wall was wet), walls between apts are thin (I can hear next neighbor talking) . I think they're trying to put the price up after the renovation. Still the same issue and quality even the interior make the room prettier though. read more

Renters beware! This place has gone way downhill over the years. The apartments are outdated yet the cost keeps getting higher. The elevators for the higher floors are never working and there are times you have to wait 5-10 minutes for a packed elevator to finally arrive. The building is full of Air BNBers and college students who get to use (abuse?) the common amenities including the lounge and rooftop. The leasing office will do nothing to help you once your lease is signed and will only make your life hell if you try to dispute anything that they say. If you decide to renew your lease, the rent will go up significantly and there will be hidden fees that are not stated in the lease (i.e. admin fee) that somehow they feel you are accountable for. read more

When I first toured the apartment, they had given me all this information that had turned out to be completely wrong when I moved in. For example, I was told only $50 per apartment for the gym downstairs; not true, it's $89 per person. I was also told the utilities only included electricity, and when I moved in, I discovered I also had to pay a water bill plus a pest control fee. And quite frankly, I don't remember having the elevators working properly for more than 4 days without it breaking down and not coming to the floor you're requesting it from. I can't count the number of times I've had to climb the stairs to the 6th floor every week because they can't seem to hire an expert to come in and fix Am I going to renew my lease? Hell no. read more
