Loved living here for the last two years UNTIL it was time for me to move out. I am a soon to be physician and will have to move out a month early from when my lease ends because of the decision of the physician residency match and I tried negotiating with management about ending my lease early with almost 90 days notice. I even offered to forego my security deposit. According to the Georgia Landlord-Tenant Handbook, "If you abandon the unit or terminate the lease early without the landlord's permission, the landlord does not have to find another tenant or allow another person to lease the unit. Unless the lease says otherwise, the landlord can allow the unit to remain empty and hold you responsible for rent through the end of the lease. This rule applies unless the landlord accepts your leaving." This means that the landlord is refusing to accept the reason for me leaving, even though I have a more than reasonable reason for why I have to. I have never caused issues in my two years of living here. This is how they treat their residents who are public servants. Who risked their lives the last three years fighting the COVID pandemic. Extremely disappointed in them and will not be recommending this apartment complex to any healthcare providers. read more

Since moving in 2 years ago, the water has been out at least 4 times for pipe fixes and the upstairs neighbor's pipe exploded causing all of the bathroom to flood and the walls to leak. A couple of cars were broken into. The complex smells like weed at least once a day and the smell seeps into the rooms. The heat and ac make the bedroom a sauna or freezer. The walls are thin and you can hear everything your upstairs neighbors do. Many of the apartments are next to the street so you get highway noise or speed racers at 3am. The gym is small, and the pool gets those gross caterpillar things in the summer. Despite all that, I would still live here again. The staff and maintenance are incredibly professional and friendly. I've never had a service request gone unanswered and they always respond to my emails within a couple business hours. In late 2020 (in the peak of COVID), we were offered the same rent with no increases! The price ($1265) for the larger one bedroom apartment (~850 sqft) is also amazing, especially considering that you don't pay any added hidden fees for trash, parking, or pest control. I've walked to Target, Kroger, and the Marta, and have rarely felt unsafe. Obviously there was the typical random-stranger-who-wants-to-be-your-friend-as-soon-as-you-leave-the-train, but that's not the apartment's issue. I'm not sure about rent increases over time, since we've only lived here for 2 years during the pandemic. We are only moving for work. Overall, I would definitely consider renting here again. read more

It's very unfortunate that this needs to be written, but I feel people should be informed before they move into a place like this. First, the maintenance staff i the greatest group of guys. They work hard and will fix anything quick. Like when my ceiling broke open with water pouring through the ceiling. Not fun but the maintenance guys did a great job fixing. The one star is for the management of the complex and their less than honest management style. Claudia attempted to screw up my move in. They requested verification since I am a small business owner. I sent in three months of income through PDF demonstrating I more than qualify. She responded with a very rude attitude stating "You only made $1,200 last month so you cannot afford to live here" I asked if she looked at the PDF's or just one page. She needed to "do more research" which resulted in Nicole calling me back to let me know not only do I more then exceed requirements, I will be paying the lowest deposit due to my perfect rental history, excellent credit, and easy qualifying for this apartment. This should have been my sign that management is not cut out for the jobs they have. Besides down playing covid, they increased rent for people renewing not wanting to move during a global pandemic. I pay my bills on-time, am respectful of my neighbors and am an ideal tenant. I asked if we could keep the same rate and Claudia didn't care. She's very rude in her tact if you ever have to deal with her in any manner thats not positive. She has a terrible attitude that matches her low ability to do the job she currently has. Her response to raising my rent was "This will all be over and isn't that bad" This was May of 2020. They had zero plans to help tenet who suffered during this, they just expected their money and nothing else. Thank goodness I was able to pay my rent on time every month. Not everyone is as lucky. Unannounced to me, Nicole and Claudia stopped our packages from being delivered by USPS. Our packages were delivered to the front office pre covid, but they made zero plans during the pandemic, they simply had the USPS stop delivering packages. When asked about this Nicole blamed the USPS and the Post Office Manager Assured me, multiple times, it was at 771 Lindbergh's request they no longer delivered packages. When asked, management lied, then finished with "Some people are receiving their packages..." Which was a lie and she fully knew that. Especially since she sent out an email asking resident how they would like to fix the package issue, 8 months after I was told they were being delivered. Well, at least for some. This caused me to lose 8 packages and spend over 300 hours in 2020 inside of a USPS office. Every occasion numerous tenants would spend hours attempting to recover packages from the post office. Again, their lies were confirmed when enough people had had it and management sent out said email. My apartment is always kept clean and immaculate. Claudia would always comment how nice it was when she would have to come over for whatever fix would be necessary. Water coming through the ceiling, broken garbage disposal, or whatever would arise. These aren't great or updated places. That's why they're inexpensive/cheap. Well i was informed upon move out, after we signed that the apartment was in "normal wear and tare" condition (i painted it, carpet cleaned, everything) that they would be having a sales person over to charge me to replace the carpet. Nicole stated they do this "whenever there is a pet..." but it's not in your lease. Not an employee, a carpet sales vendor will be coming over to rip up your carpet and let us know how much to charge you. Today I received the bill for $300 after they removed my deposit. Even though Nicole already signed off that it was ready to move in. You choose where your home is, choose elsewhere. I wasn't going to revue them because the maintenance guys are amazing. The nicest hard woking guys. But when i received a very sketchy "bill" and notice I will not get a deposit back, warning others is necessary. read more

Lease is up soon and moving the hell out of here! This has been a nightmare. This is Lindbergh/South Buckhead and this property looks like it is in the hood! They rent to people who look like they are on probation. Loud music at all hours, people slamming doors, breaking into your car, the gate NEVER works and people will break the arm trying to get in. Drug deals going on in the parking lot, and the office staff DOES NOTHING about any of it. Oh btw - you pay a lot in rent and good luck having a place to park! Especially on the weekend when all of the hood shows up to by weed! read more

BEWARE! I've lived here for over 5 years and although the experience HAD been positive, the last 12 months+ have seen this property become dangerous and probably the worst apartment property in Buckhead. Monthly as a resident you can count on letters from management about car brak-ins, apartment break-ins, rape, drug use, non-functioning water, noise and dog poop issues. Their is a sever lack of parking which is a concern considering the crime rate after dark parking far from your apartment. I've personally had my vehicle damaged twice for a total of $2,500 in damages and had my wife injured because of non-maintained property. Drug activity is also ridiculously high. My neighbor below was recently kicked out but not until after months of our apartment being inundated by pot. The walls are thin so noise is a huge issue if you have the wrong neighbor, in fact there are many ducts that connect the apartments which was clearly played a roll in the pot in my apartment but was even more clear when our neighbors massive pet python showed up in our closet one weekend. Of course we didn't know it was our neighbors at first. The apartment refused to pay for animal control until I threatened to take it out of my apartment and throw in in the lawn so it became someone else's problem. Many other issues exist as well. There is no community feel. You won't hear from management unless to hear about another tragic crime. The weight facility is total junk. The pool was broken for nearly 3 weeks during prime summer hours. You'll also have kids from the mexican community breaking in and using the pool. Overall, if you value your safety and property I'd look anywhere by 771 Lindbergh. You've been warned. read more

Let me start by saying I do not live here. I made an appointment to view a 2/1. I live up 400 so getting there on a Friday afternoon was not fun. As soon as I walk in the agent tells me she has nothing to show. Do you knowhow PISSED i was? I could understand if I was a walk in but I was NOT. That immediately guaranteed 2 hours of traffic sitting for me for absolutely no reason at all. I've only lived here for about a month but have had nothing but positive experiences with the leasing staff and maintenance requests. Everything was very straightforward and the leasing representatives like Mariah and Claudia were always helpful and responsive. I had two maintenance issues which were resolved in less than 24 hours. The place is clean and my neighbors are a normal level of loud. All good here! read more

I just relocated to Atlanta and moved into my apartment here. They are older apartments but well maintained. There were a few typical older apartment flaws that I immediately addressed with the property manager Nicole who in turn took immediate action to correct them. Nicole is great and both the office staff and maintenance staff are very polite and friendly. I hear almost no noise from the road which is great considering my apartment is right next to it. The gate is always locked and the neighborhood seems fairly quiet and I feel safe. The pool and gym are immaculately well kept. I am extremely pleased with my new home and I intend to stay here for a very long time! read more

I lived at 771 for 3 years. I spent two years in a two bedroom two bath and one year in the larger one bedroom one bath. I loved living at 771. I rarely had any need for maintenance and when I did they were generally taken care of within a few hours of reporting the problem. I loved being so close to everything I needed or wanted and that when I came home, I came home to a large apartment with relatively quiet neighbors(there are always exceptions). Everything in the apartments seemed updated and the carpet was always either fresh carpet or well cleaned before moving in. They updated from a chlorine pool to a salt water, which was great once I had my daughter. So enough gushing about the apartment, let's talk about the amazing staff. I loved Nicole, Killian, and Megan and lets not forget the super nice maintenance staff! I truly do miss this apartment complex, they were like my little family and truly made my apartment feel like home. The only reason I left was because the rent was going up and we just could not afford to stay. If you are looking for a nice apartment that is walking distance to almost anything or a short car ride, this is the place to go. read more

I have lived at 771 Lindbergh for 2 years and have only positive things to say. The complex is gated and the gate is never broken, unlike other complexes I have lived in previously. Target, Kroger, and MARTA are all within walking distance. If it's nice out when I leave town, I'm able to walk to MARTA and not have to pay for parking at the airport. The Lindbergh MARTA station also has free daily parking if you take it to work (there is a machine to validate your parking ticket before you leave the station). Lindbergh is right between Buckhead and Midtown, so it is centrally located to everything. I have lived in an older building as well as their brand new building. The grounds throughout the complex are kept clean, and it is very pet friendly. There is plenty of guest parking and I never have trouble finding a close spot. The apartments are clean and well taken care of. The few times I have gone by the leasing office to put in a maintenance request, they have called their maintenance guy and sent him over immediately. The office staff is all kind and friendly, and they know your name and apartment number when you go by to pick up a package. The pool is nice and clean and they have two grills. I have had friends over to hang out by the pool and I also go to swim laps for a workout some days when it's warm. The gym is small but always clean and I have never had a problem with any of the machines. It's nice to not have to pay for a gym membership and be able to just walk right over. I have lived in 4 apartment complexes and this is by far the best. I highly recommend 771 to anyone looking for a place. read more

I've lived here for the past five years and I can say it has been a pleasant experience. The staff has been helpful and understanding within reason, both office and maintenance. If there's ever an issue, the response is immediate. The apartments are a decent size with enough room to move around and not feel closed in. The price is manageable in comparison to the surrounding apartments while being in close range within retail stores and groceries. A perk is that Marta is within walking distance and there's a dog park near by for those who have pets. read more

I normally don't take time to leave reviews for places on websites, but I've decided that the excellent quality of service at 771 deserves to be credited. People look for a variety of things when choosing an apartment complex, but I have come to value the quality of the management as the most important factor. The complex I lived in when I first moved to Atlanta had horrendous management, and when I began looking at new complexes at the end of my lease, the management factor was the one thing on which I placed a premium. From the beginning, 771 impressed me with their professionalism and their commitment to being down to earth. The head manager is both very responsible and very friendly and understanding, and that same attitude filtered down to the office and maintenance staff. Maintenance issues were addressed promptly, and the office was always good at following up with questions and requests. What I especially appreciated was that, whereas I imagine that other corporately-owned apartment complexes might nickel-and-dime you at every turn, the management at 771 never did that to me when they had opportunities to do so. One time I locked myself out of my apartment in the middle of the night because I grabbed the wrong keys, and while the lease gave 771 a right to charge me for an after-hours locked-out fee, they didn't do that. I also vaguely recall that one time they could have charged me for a replacement key, but they didn't. Since I always paid my rent on time, I really appreciated that they wouldn't ding me for the small stuff. I also did my best to steward the apartment well while I lived there, and I appreciated that they didn't charge me for normal wear-and-tear things when I moved out. I also know that some complexes don't accept packages on behalf of their tenants, but 771 does. That kind of thing is easy to take for granted, but it's one of those intangibles that adds up. In sum, the quality of service was top notch. I was also pleased with the accommodations. I'm sure there are other complexes that offer more bells and whistles (like a snazzier gym or office center or granite counter tops in the kitchen or that kind of thing), but I found the renovations at 771 to be current and comfortable. They do a good job of maintaining the place. I also felt safe walking around at night. I could say more about the accommodations, but I figure those are things that can be assessed by prospective tenants in person. What's harder to gauge when apartment shopping is the quality of the management, and that was the thing I mainly wanted to emphasize in this review. I lived at 771 for 3 years, and I left only because I took a job in a different state. In my new place, I'm already missing certain things that I had come to take for granted at 771. In short, I highly recommend this complex. read more
