I have been stuck in this elevator multiple times as a resident. This is not a one time maintenance issue this is a recurring problem that management is aware of and has failed to fix. When I requested a concession for the inconvenience and lost time, they refused to take any accountability whatsoever. Elevators in this building still have not been fixed. Multiple tenants have sent emails and even gone into the office to complain, yet nothing has been done. Despite this ongoing issue, tenants have not received any type of rent credit or accommodation for what has been a major inconvenience. If you are considering touring this building, be aware that management only conducts tours when the elevators are working. If they are not working, tours are rescheduled. Management, please let tenants know whether we will ever receive any kind of rent credit or accommodation for this problem, which has been going on for over a year. Being stuck inside an elevator is a frightening experience, and it has happened to many residents. Elevators will also randomly drop people off on the wrong floors, and residents often have to wait more than 20 minutes just to get one. This is our first apartment living in Los Angeles. The reception desk staff on the first floor are all nice and professional. I'd like to call out Vanessa for her exemplary help and support - from the move in experience, answering any rookie questions & remembering so many residents by name and greeting, help with incoming mails, etc. We see cleaning staff early morning & in the evening hours, which is a good sign that the management is working to keep the place clean and tidy. Parking arrangement is pretty good and safe, with RF tag put on each car and shutter being activated. My boyfriend and his friend moved here in 2019, and I've always loved their apartment, the amenities, and the incredibly friendly staff. During the pandemic, my boyfriend moved out, and we really missed this place. In 2023, we had the opportunity to move back together, and it's been amazing. We absolutely love our apartment, and it truly feels like home. The convenience of living in Downtown LA is unbeatable. Being able to walk to grocery stores, restaurants, bars, and meet friends in the neighborhood is a huge plus. 825 S Hill is perfectly located, close to stores like Whole Foods, Ralph's, Target, and even the Apple Store on Broadway. The building itself offers so much more than just a great location. The free yoga classes on Saturdays have been a game changer, Maja, the instructor, turned us from complete beginners to pros in just a few months! ‍ There are also fun resident gatherings throughout the year where I've met some of my neighbors and made amazing friends. Having people to enjoy the amenities with makes the experience even better. Speaking of amenities, they are top-notch: a sauna, steam room, pool, jacuzzi, gym, movie theater, game room, BBQ areas, and beautifully designed common spaces. Everything is well-maintained, and the vibe here is always welcoming. The staff truly makes living here a five-star experience. My experience was great living here until my car was vandalized and ticketed for parking in my correct spot. When I went to the leasing office the didn't offer any type of solutions or cared that another resident in the building destroyed my car. They simply said it's not their fault and left me with the damages without consequences. I feel unsafe because I'm walking amongst someone who destroyed my property. They also lied numerous times to cover each other's story. I pay a lot of money to live here to not be getting helped on a mistake that they made. They are so thirsty to tow people's cars they put two stickers on my car before even checking that it was in the right spot. If you care about your property DO NOT MOVE HERE. Elevators not working the last 15+ hours! Management doesn't even care to let us know ANYTHING! I took the elevator down to floor 1 around 4:30pm yesterday evening and was greeted by a frustrated and angry mob trying to ride the elevators up. Their fobs were "Access denied". I tried mine and it the keypad said denied as well. I was worried for a moment, but decided it was probably just a brief problem. I walked my dog. Upon my return back to our building, the lobby was full of upset residents. I walked to elevators and realized they still weren't working. I found a stairwell and began my arduous trek up 40+ floors. Halfway up, I no longer heard talking or climbing up or running down the stairs. So I ventured back to the elevators to see if my fob worked. Nope. Still denied. I returned to stairwell feeling deflated and frickin exhausted. My dog is tiny and 14 years old with arthritis. I was struggling with carrying her because she was squirming the entire time in my arms and whining. But every time I stopped for a rest break and put her down, she didn't/couldn't handle not even one step. The higher I climbed the other residents were a rare sight. But I must've looked like crap because they had wild eyes when they came up to me and offering me assistance and water. At first I declined but eventually and gratefully accepted water from a worried passerby. I felt like I was going to pass out in the stairwell but pushed on so I could get some fresh air. I was starting to feel claustrophobic in the stairs. Eventually I made it to my floor. My husband was just opening the door to look for me. Apparently I had been gone for an hour. I didn't know. I didn't have my Apple Watch or iphone to check time or notify him of the dilemma. This morning I check to see if elevators are working. Still Nope. But that's not the worst part...okay, that's really frickin awful and nightmarish. But when I checked my emails for our Community Update, there was NONE! No notifications from yesterday or today! What the heck? I called the front desk and was told a vendor was en route to work on the problem. They don't know we haven't heard from management...even though at least one lives onsite. This is a bad, bad look for 825 S. Hill. Most days are okay or good living here...but one thing that has sucked since we moved here nearly three years ago is management accountability and communication. It's consistently lacking. The concierge I spoke to said they're doing everything they can to keep everyone calm...but it's not true, is it? Worst management ever I applied to their Sister property Union lofts. This building is management that oversees those applications I applied for an apartment but ended up going with another property. I got an email stating that they will return my holding fee to my original card. I emailed them within 12 hours but didn't get my refund. I emailed them over six times called over 20 times only for me to try to go into the office only for them to tell me that my check was mailed to an address that I've never lived at. and I was told that someone cashed it and there's nothing that they can do about it. I never felt so disregarded in my life, thank God I'm not strapped for cash but this shouldn't happen to anyone. read more

The elevators here are constantly down and never working leading to residents having to walk up and down 30+ floors of stairs. On top of that there is never any sort of compromise for us tenants who pay to live here under the assumption everything in the building would be consistently functional. The parking garage gate rarely ever opens so you have to call the front desk to open it for you, I don't understand why they don't just use a clicker. I moved in a few months ago and really enjoy the building and its amenities. The view is also the best I've seen in an apartment building DTLA. The staff is professional and friendly, which really enhances the living experience. Hands down the best place to live in downtown LA. I absolutely love it here. Pure luxury, the staff (concierge and office) are always kind, understanding, professional and accommodating. You can tell they are going out of their way to give you the best experience. The amenities... wow. Dry & wet sauna, gorgeous pool like you live in San Tropez, a beautiful gym with everything... They always have community events (even sound baths & yoga). The units are gorgeous, high quality, with high end finishes, and extremely impressive. I lived at 825 for over four years and it's definitely among the top rentals I've seen Downtown. If you're looking for a place to rent for a single lease term, l I absolutely recommend it if the price is right. If you're looking for a place you might want to stay long-term, find a property less geared toward constant turnover. The Excellent: +Consistently courteous and professional staff. Mary and her team do a fantastic job of keeping the community running safe and clean. There has been changeover of staff over the years but they have all been consistently good, even if some were more personable than others. 825 even has nice hospitality events throughout the year. Maintenance team is also incredible and on top of every issue I've reported within a few hours. The parking gates will break, the water will get turned off, elevators will go down but it's all been handled as good as I would expect or better. +Floor plans are an excellent use of space. My units have been quite small (~530sqft) but functionally unmatched even by much larger apartments (700+) I have toured. +Biggest balconies you'll ever find and many have spectacular views. They're wonderful but can be a waste of space that's a burden to furnish and clean if you don't care about a patio. +The amenity collection is top notch. They have the stuff you want (weights, Peloton, sauna, pool, hot tub, theater, game room) and they're maintained. Pool is nice but undersized for the amount of people who use it in summer. +I've had great neighbors and sound insulation is pretty good. There are some parties throughout the building, particularly on weekends, but the high-rise construction does a nice job of muffling most of the sound. The Bad: -825 is on an ugly block of an otherwise great neighborhood. It's a dirty block that often smells of dog urine and/or sewage. Luckily you're just a block away from one of the prettiest stretches of DTLA. -Water pressure is definitely underwhelming but not horrendous most of the time. -Smaller apartments (1bed, Jr 2 bed) come with small fridges. You'll find yourself buying groceries according to what fits. They also have no filtered water or even ice-makers. They're expensive apartments to rely on using ice trays. Also the front load washers are not the best as they leave water in the seals and start to mildew. Onni says leave the door open when not in use to avoid losing your security deposit but since the washer is in its own closet, that's not even practical. -The utility costs are high and volatile. I was single occupant in smallest unit and it's $300+ . And I'm not even talking about parking ($250+) or internet, which is also additional. -The building is run to be transient, which is okay for students and people new to LA and need a place to figure things out but bad for people who just want to live. Rent prices are super volatile since similar apartments rent from $2300-$3800, for example. I never knew what to budget for rent since it increases by hundreds of dollars between leases. They calculate renewals based on a random snapshot in time so it's always like spinning the wheel when it's time to renew. Over the years I've tried to negotiate and even moved into a similar apartment that was cheaper at the time but year after year it's a whole process. " I thought maybe I had an artificially low rate because of CoVid but they still rent similar apartments for less than your current rent just days before or after your renewal comes in. It's just a very random process that lacks common sense. Summary: I recommend 825 if you think you just need the one lease term or don't mind moving all the time. If you want an apartment to stay in, either look elsewhere or try to shop WELL below your budget to make yourself less vulnerable to the wild rent volatility. read more

I had some thoughts about leaving this building, don't get me wrong, overall the building is great, but its always the small things that make us to change direction. until Yaneli Moreno, the Resident Service Coordinator came to the picture and change my decision, i decided to stay. I'm 3 year in this building and my experience with some "clown" that was before her almost made me leave. I have never been so disrespected in my life. First off, let me start by saying how lovely the staff from the front desk is. Kyle, Izzy, Stephanie... they are simply the best. They had to deal with agressive tenants all the time - I have seen people shouting at them at least 3 times. That leads me to the first issue, the neighbors. The neighbor that lived above me, for instance, dragged furniture across his living room from 1am-5am on a daily basis. I called and emailed/called more then 30 times - I actually recorded the events and it was really surprising how loud it could get. I sent several emails and they always apologized, told me that they would do something about it and nothing happened. I even had to threaten to take legal action. I have to wake up early for work every morning and countless times I woke up tired having slept 2 or 3 hours. This went on for 8 months. There were also constant issues with the A/C unit during the hottest nights and loud rooftop bars (I lived on the 27th floor). So if you want to sleep at all, this isn't the place for you. Then we get to people stealing your food from the front desk. Twice (once with me and once with my wife) we ordered food and it vanished from the drop-off location at the front desk. First time they refunded me, but my wife is still waiting on her refund after months. Fortunately Postmates, Uber Eats etc take pictures of whatever was delivered, so they can't really argue there. Finally, the number one issue that I felt most disrespected about: they never sent the security deposit after we left the building. Mind you, it is a 3 thousand dollar check. I moved out December 3rd and today is February 5th. According to California law they have 21 days to send the check - (although they put 21 business days on the contract). They claimed it was human error, which in my opinion only makes it easier for them to correct. They claimed it would be expedited and delivered by mid - january so on and so forth. After 40+ days I moved out they haven't sent even a tracking code. Today I live in Atelier and it was the best move for me. I feel respected, have great neighbors and all the food delivered to my door. read more
