DO NOT MOVE HERE! THEY DON'T PAY BACK SECURITY DEPOSITS UNLESS YOU HIRE A LAWYER! I moved out 3 months ago and barely got my security deposit back because I contacted an attorney for help after this company ignored several calls, voicemails, and emails. Be warned! Besides that, the ELEVATOR CALL BUTTON DOESN'T WORK and instead of fixing it they lie and say neither guests nor deliveries are allowed upstairs. This was not the case when I moved in, and no other building I've lived in doesn't allow me to buzz up a guest or delivery that has a call box. LADIES BEWARE! I thought the building manager was just being friendly when he asked me to eat meals and gave me his personal number but he looked upset when he saw me going on a date with someone else. And after that my maintenance requests started taking a way longer time to be responded. From an average of a couple of days to no less than a couple of weeks. I also once heard someone trying to come into my apartment with a key but a noise from my tv scared them away and I immediately stood to check my peephole where I saw the building manager walking away from my door alone. There was no notice given or pending maintenance request that would warrant him coming to my place so I was very creeped out. When I confronted him with our building security guard he blamed it on a maintenance worker that he "stopped from entering the wrong apartment" and since there are no cameras in the halls we had to take his word for it. (Even though I saw him walking away completely alone through the peephole and didn't see/hear him talking to anyone. Also every time maintenance had come in the past and since, they knock and wait before attempting to enter.) This building has done a few other shitty things in obvious efforts to maximize their profits and it's always at the expense of the tenant living experience. Just take your business elsewhere because you're definitely just a unit number here. read more

I have been at this building for 4 months and it has not been an easy transition. It's a beautiful complex and they try their best to keep it clean and maintain it. The reason for my review is because certain members that work here seem to be new and are unprofessional. It takes them days to get back to you on urgent matters and when you see them in person, it's hard to get any answers on how things can be resolved. I moved into my unit with a fridge that was not working and a broken AC. It has been 4 months now and my AC still does not work. I have left multiple emails, calls, and talks in person and have made no progress. After my third month of this issue, upper management provided me the option with a portable AC. The other memebers I initially went to, never told me this was an option or else I would have asked months ago. It is now going on month 4 (and it's summer so it's very hot) and I still have no portable AC OR a functioning AC. Feeling very uneasy about what the rest of my year here will look like. read more

E on Grand gets ZERO stars for lack of communication, accountability, and transparency because it's been over 3+ months since I moved out of the apartment at the end of April (April 28th to be exact) and I still have NOT received my security deposit or an itemized statement of the specific costs that they need to deduct for any repairs/restorations for the apartment (which should not be a lot since I was only there for a year and took good care of the apartment). I have emailed, texted and called Joe Sanchez, the Property Manager of E on Grand multiple times and have heard NOTHING. No email responses, no text message responses, no callbacks or voicemail messages. NOTHING. I even went ahead and added the management@mosscompany.com email to the email thread and have not heard back from anyone - whether from E on Grand or Moss & Company. It is incredibly unacceptable and unprofessional for an ESTABLISHED property management company to go completely MIA and dodge all communications with me when they still owe me my security deposit. Given the lack of communication from literally anyone at E on Grand and Moss & Company, I sent an official letter to Maria Bonacci, the Director of Operations at Moss & Company, last week detailing all of the above stating that pursuant to Cal. Civ. Code §1950.5, Moss & Company was legally obligated to return me my security deposit 21 DAYS after I officially vacated the property (which would have been May 19th). Well, it's August 14 and I have yet to receive a check - this means that legally speaking, I can and will be pursuing legal action to recover my security deposit and Moss & Company may also be responsible for damages up to two (2) times the amount of the security deposit for illegally withholding my security deposit. The worst part is that my grievance toward E on Grand and Moss & Company regarding the security deposit is literally one of MANY grievances that I have from living there, which should tell you to please stay away and do NOT rent from them. There are so many other rental options available in Downtown Los Angeles that are not associated with Moss & Company because no one else deserves to have their security deposit illegally withheld for literally no reason beyond the utter incompetence and lack of accountability and transparency of a property management company (and this is me being diplomatic as possible). read more

I love this place I used to live here for 4 years and they let you smoke weed in your apt and play your music real loud no one bothers you here I love it and they always have a security guard at night doesn't do much but he makes you feel safe when you see him in uniform also they have washer and dryer in unit and parking nice people in management :) read more

TL;DR: I just recently moved out of E on Grand, and my takeaway is that it's a decent place to live if you absolutely need to live in downtown. Pros: -The management is attentive and responsive. It's never hard to get ahold of the apartment manager or any of the maintenance workers. -There are a lot of amenities like the hot tub, rooftop, grills, TVs, washer/dryer and gym. -They don't have many restrictions on pets, so if you are having a trouble finding a place because of a dog breed or something like that then this is a great spot for you. Cons: -NOISE. The walls are super thin, so if you have loud neighbors then good luck. Our neighbors had a subwoofer and would play music day and night. The bass was infuriating, but because they weren't technically making "noise", there was nothing management could do. It made living next to them completely unbearable. You could also hear every time our neighbor on either side would talk and every noise on the street. You honestly never get a minute of quiet, so if you're looking for something more low key I would recommend a different complex. -The apartment itself is made out of very cheap material. The different cabinets were slumped and some wouldn't close or open easily. The dishwasher was very obviously cheaply made and would come off the track when you pulled it out. The back sliding door had to be repaired on numerous occasions because it would stop locking, and the chains that pulled the curtains open and closed broke multiple times. Also, one time the unit upstairs flooded and it leaked down into our bathroom and flooded everything around the toilet. It was super gross. -The maintenance staff was hit or miss. They were all very nice but sometimes when they were doing repairs their work was shoddy. For example, the first time our curtain chain broke we were told maintenance would come to fix it. We left for the day and when we came home nearly 6 hours after they said they'd finished repairs, our front and backdoor was left open with no one in sight. Another time, a maintenance worker came into our apartment without knocking while my boyfriend was at home in nothing but his underwear. The worker saw him and said he must have had the wrong apartment and left. It was very invasive and made him extremely uncomfortable. -There seems to be a lot of miscommunication between management and tenants. When we first moved in my boyfriend and I each had a car, but were told we could only have one parking spot because we had a one bedroom. We were given a temporary spot that was eventually given to another tenant who moved in and needed it. We told our manager to let us know if any spots opened up because we really wanted to keep both cars. We ended up getting rid of our second car and maybe a month after doing so, there was a sign posted in the elevator saying that there were open spots and you could get another one. We weren't told about this option until we had already decided to move out, even though we reminded our manager on numerous occasions that we would love another spot. -Even though it was technically a non smoking complex, we would walk out and see/smell people smoking cigarettes all the time in the common areas. -Because of the layout, the apartment itself feels really small. The room is right next to the living room and it kind of feels like you're in a really fancy dorm room. Takeaway: I would only live in E on Grand if I absolutely needed to live in Downtown LA. The apartment itself seems like it's in a fine location and has decent amenities, but the management's inability to handle neighbor noise and the way everything was constantly breaking down was too much to handle. The apartment itself is definitely not worth the price, and you can find much better apartments for way way cheaper and that are rent controlled. Our apartment was $2600 including parking and pet rent, and when we saw our unit reposted onto the website we noticed that the FLAT RATE was now $2600. Because it's not rent controlled I can't imagine how expensive this complex will be in a few years. I would highly recommend living somewhere else, but if you have an absolute necessity to live in downtown then E on Grand is one of the better ones. read more

I lived in E on Grand for 1 year. I really enjoyed living there! Shannon the property manager is amazing, really sweet and helpful with anything you need! She also puts together resident events and get-together which was cool. Pros: -Location is great! Walkable to shops, restaurants, la live, Ralph's, whole-foods etc. -Loved the big marble shower and kitchen counters with plenty of space for cooking. -Good sized balcony and big windows that let in lots of natural daylight, my unit was facing the west so I got to watch the sunsets at night. -Good common hangout areas, TV room, pool, outdoor lounges etc. -Gated underground parking super important in DTLA! -It's a smaller building which is nice it felt quiet and private and isn't right in the centre of DTLA so it was quiet and peaceful at night. read more

This is a 3 month update: E on Grand has been a great location for us. For the most part everyone is really chill (neighbor-wise). Lots of cute small families! The staff on site are awesome! I love the cleaning woman, she is really sweet and takes her time. It feels nice to have the security guards at night. Sometimes I have to walk to the hospital (for work) around 3/4 am, so having someone on duty to make you feel safer is great! Lastly, the core and soul of this building is JOE! He is amazing, always prompt with his responses, great communication, and such pleasant energy to be around! read more

During my search, I had a great experience with Marissa. She's personable, relatable, a total professional and she was dedicated in helping me decide whether to make my home at E. I wish all agents would be like Marissa! Live at E on Grand for the curtesy and friendliness of the management on site. Property is chic and looking great. When I last viewed the apartments it was nearing completion. Tammy has been wonderful and very responsive for any questions or inquires I've had. The small pool is actually a Hot tub. The byob wet bar and lounge area(s) seem great. The gym I thought would be bigger, but it wasn't finished yet. As a former tenant of E on Grand, I would highly recommend renting here. Reasons being: prime location, covered + double gated parking, laundry/dryer in unit, prompt kind and professional management on site, storage units in garage, neighborhood security, building security, jacuzzi, bare-bones but convenient fitness center, tons of lounging area, quiet and working professional residents, lockers for packages/mail, keyless entry, 2 (functioning 80% of the time) elevators, very quiet at night, spaces have natural lighting, units had a patio, up-to-date appliances, soft close drawers, handyman available, **central AC**, and much more I am sure I am forgetting or that they have included since I relocated due to school/work. I moved in as one of the first tenants when the building had just been finished and units were starting to be leased. Even through the early stages of the property getting up & running, I never ran into any big issues. I was in one of the smaller studios (400-500 sq. ft) on the fourth floor, but the space served all my needs for around $2,000 a month with parking/wifi/ladwp fees included. Pricey, but considering all the amenities, it is understandable. I don't need a ton of space, and the natural lighting/mirrors/vaulted ceilings helped the space feel bigger then it was. With that said, for some it might be jarring the price per sq. ft you pay here. But you are paying for the experience and amenities moreso then the space itself. Whenever my father who is a native LA resident, would visit, he would jokingly call it "The Ritz" ha ha. Shannon and the other ladies in management here are always quick to help and very professional. There were times where it took a couple follow up texts or a call to have a question/concern seen to, but this comes with the territory of a building that has over 100 tenants. As long as you are polite, understanding, and don't mind being a "squeaky wheel gets the grease" type-of-tenant here and there, your issue will likely be taken care of promptly and professionally. Up until I moved out (where I got the majority of my security deposit back TOTALLY unheard of with LA property management companies), my time at E on Grand was everything I was promised and then some. If you are looking for a living experience that's going to spoil you rotten, located in the heart of downtown, you've found it with E on Grand. read more

I didn't live there, but I can't imagine how poor communication is with tenants if they're this unresponsive for a potential applicant. Nice building tho, and they have good specials (if you can get ahold of them to apply). Also, no parking spots were available when I toured, so if you sign there, you will have to find parking at one of the garages nearby. read more

I love this place! Clean & quiet. My kitchen and bathroom are stunning. All of my guests are really impressed. Love the starbucks downstairs. The only bummer is no guest parking, which comes with DTLA living but it's a huge hassle. LOVE the events they do like rooftop bbq. Shannon is the best property manager I've ever had. The management team at this apartment is really great, very flexible and they're super nice and helpful and will respond to you immediately. Shannon is really nice and always quick to resolve issues. However despite that, the apartment itself is not worth the price. I moved in a week ago into a brand new unit and the ceiling is currently leaking in the bathroom, there is next to no closet space in the kitchen (sub par compared to less nice, cheaper apartments), they installed cheap laundry machines that are terrible compared to the ones installed in other luxury apartments, and the dishwasher is cheap. The head of the company that build this apartment has made extremely cheap decisions from appliances to finishes. For the price that you are paying you should be getting much more. They haven't even installed my shower door yet and a handle is missing in one of my cabinets in the kitchen. This is barely a luxury apartment, it's a mediocre apartment that looks nice - for your money you can get much better deals. I moved here from another DTLA luxury apartment that was a little bit more expensive, but much more worth my money. read more
