Do Not Lease Here!!! I used to love this apartment and even recommended my friends move here, which I now deeply regret!!! Beaudry's management, specifically Esteban Moroz, is now trying to extort extra money from me by ignoring their own written records. The Facts: * Proof Ignored: I sent an email on 12/4 notifying them of my intent to vacate. I have an email from their staff on 12/16 formally confirming my Jan 6 move-out. Esteban is choosing to ignore and deny this clear evidence. * Glitched Records: Esteban Moroz is now trying to override this written confirmation by citing a glitched system document dated Dec 17th. The document he's using is broken and the dates are cut off. *Esteban is now trying to charge me for extra days I didn't live there, claiming my notice was "late." It's heartbreaking to see a place I once recommended turn into a business that wait until you move out to pretend your notice didn't happen so they can send you a bill for extra money. read more

Risk to our dog... Our air conditioning stopped working, and the apartment stayed at 85 degrees. It took A WEEK for management to properly address the problem, forcing us to obtain a portable AC unit. When a maintenance worker entered our apartment while we were away, we later found that he had used our bathroom and left the toilet unflushed. DISGUSTING!!!! We have photographic evidence. Our pet camera had also been unplugged. After the AC repair, the thermostat was left set at 80 degrees, even though management knew that we have a pug. Pugs are highly sensitive to heat, and our dog became unwell afterward. We needed to bring him to the VET. This was not just inconvenient. It created a serious concern for our pet's safety. Final Warning If you have a dog or want management to take responsibility when something goes wrong, I strongly recommend living somewhere else. Based on our experience, Beaudry charges luxury-level prices WITHOUT providing luxury-level security, maintenance, accountability, or resident care. DO NOT SIGN A LEASE HERE. I sincerely regret living at Beaudry, and I am posting this so others can avoid going through the same experience. read more

Stolen Cash and Personal Property in the Parking Garage We pay $225 per month for self parking in a garage that is supposed to be accessible only to residents and $325 for Valet parking which is only accessible to valet employees. On one occasion, I left my wallet inside my car while it was under the control of the valet service. When I returned, $489 amount of cash inside the wallet was missing. I reported the incident to both Beaudry management and the valet company, but their response was simply that it was my fault for leaving cash in the vehicle. There was no meaningful investigation, no apology, and apparently no usable security-camera footage. We also had more than $1,000 worth of art supplies, along with important graduation diplomas, stored right next to our car in assigned self-parking space. These belongings had remained there for more than a year without any prior issue. Management later conducted an audit and clearing of the parking garage. We were told that management had created a list of residents whose belongings needed to be moved and that those residents were supposed to be contacted before anything was removed. However, despite having property next to our parking space, we were not included on that notification list and received no warning. After the clearing took place, our belongings were gone. Management initially claimed that our lease or parking agreement prohibited personal belongings in the parking area. However, we had an attorney review both agreements and could not find any provision supporting that claim. Management then suggested that another resident may have taken the items, despite providing no evidence. Because management failed to notify us and has not provided a clear explanation, we still do not know whether our belongings were removed or discarded by building staff, taken by another person, or otherwise lost during the clearing process. Instead of acknowledging that we were left off the required notification list and helping us determine what happened, management gave us conflicting explanations and refused to take responsibility. read more

I had the best ending to a frustrating issue and it's all thanks to an exceptional team member at the Beaudry. I had an issue accessing the EV chargers in the garage that took a week to resolve. I'm glad I trusted my instincts and continued to advocate for myself, because it turned out not to be something I could fix on my end. What made the difference was Maverick, the Maintenance Manager. He met me in the garage, took the time to troubleshoot thoroughly, contacted Tesla, and stayed committed to finding a solution. Most importantly, he made sure I was able to charge my car, which was the outcome I needed. Maverick's follow-through and care really stood out. Thank you, Maverick!!! We recently had to move out of Beaudry due to job relocation, and we were so upset! After living elsewhere downtown and visited many other buildings, I believe Beaudry is the finest residential high rise downtown. First of all the location is fantastic. Not only can you walk to just about anything you need (Target is literally downstairs) but the way the front entrance is designed set back from 7th Street with a porte cochere keeps away troublemakers and noise. Once you enter it is probably the most dramatic lobby of any residential building in the city, with every square inch painstakingly designed. It's like you walked into a Four Seasons or Ritz Carlton hotel. Because it's the highest residential building west of Chicago, they have these super-fast elevators that take seconds to get to your floor. Access to anywhere in the building is by app so you never have to worry about losing a fob. And you can take an elevator directly from your parking to your apartment. The amenities are spectacular, and the residences are designed with great attention to detail. For example, the fan in the bathroom is set up so that your mirror never fogs after a shower. The medicine cabinets are massive. The walk-in showers are like another room. There's plenty of space in the living area, which we discovered when we tried to move everything we had into an apartment in San Francisco, where everything is much smaller. At Beaudry the area is carefully planned to maximize available space. In the kitchen there are special cabinets to fit your stand mixer and baking sheets and plastic containers. The thought of everything. The service at Beaudry is superb. We always had problems in other buildings but never at Beaudry, and there is an entirely different attitude. For example at a previous building after Christmas the building would send out a sternly worded email with rules and threatening fines regarding disposal of Christmas trees. At Beaudry they send out a polite email telling you to please let them know when you would like to have your Christmas tree removed by staff. Guest parking is by valet at a very reasonable rate. The front desk staff is friendly and very helpful. When we first moved to Beaudry we hesitated a bit due to the rent being higher than our old building, but after a while it didn't bother us because we got so much more for our money. Check out Beaudry. You will definitely be impressed. As for us, we are hoping to move back to Los Angeles -- and Beaudry! read more

Honestly everything was great when we first moved. This building had only been about a year old. There are really great staff working here! But lately that has all gone downhill. There was flooding on the floor upstairs and we got no notice whatever so ever only loud banging of them doing repairs at 2am on a work night where my husband have to be up at 5am (he's a RN who had to be up at 5am). A 3rd party showed up at our door next morning to dehumidify but no notice from leasing throughout the ongoing process, just us having to ask ourselves over and over. The building is gorgeous -- no doubt about that -- but honestly, what's the point of paying luxury rent if the leasing office acts like they couldn't care less? Emails? Don't bother. They never reply. Ever. You'll wait days, weeks -- nothing. If you want an update on anything, you have to chase them down yourself like it's a full-time job. Phone calls? Good luck with that too. Half the time they don't even pick up, and when they do, you're lucky if they actually give you real info. I swear you have to beg for basic answers. I've been living at the Beaudry Building for over 13 months, paying $5,000/month in rent. Despite having autopay set up, the system has failed to process my rent for three separate months. Each time, I reached out immediately--calling multiple times, visiting the front desk, and emailing--for over 10 days straight. Not once was I able to get in touch with someone from the management or accounting team. In the end, not only was I charged a $200 late fee each time, but I was also told to bring a cashier's check--even though the payment failure was entirely due to their system. Management has been completely unresponsive, and when I've attempted to escalate the issue, the tone from the staff has been snobby and condescending. Shockingly, the only "person" you can talk to is an AI assistant. I didn't even realize I was talking to a bot until days later. If you don't believe me, try calling the building and ask to speak with resident services or management. Good luck getting a response. At this point, I'm preparing to file a claim in small claims court. This is not how a luxury building should treat residents. Be warned. read more

There are also unresolved safety concerns, including unsecured elevators, with no clear timeline or accountability despite multiple requests. I was sent incorrect billing notices that required repeated follow-up to fix, which raises serious concerns about management's internal processes. FYI I originally wrote this on Google reviews, but I figured it'd be useful to put it here too. This review way overdue and is mostly for Byron the accounts manager. Byron is excellent and he goes above and beyond in his work. My boyfriend and I had an issue with our rent concession not showing up when the Beaudry updated their system for paying rent. Because of this, the rent portal was showing late fees that were making us nervous. Byron was so helpful during this process and guided us every step of the way. He kept us updated constantly and went through the third-party rent payment system (BILT) himself to investigate. He looped all the managers in so they were aware of our situation, and he eventually figured out and fixed it so that we received our proper rental concession. While other people working at different rental agencies may have left us on our own to figure it out, Byron stayed with us the whole time. What stuck out most to me was Byron's excellent customer service, and his patience with us. My boyfriend and I were admittedly stressed out and nervous through the process, so toward the end we sometimes were a little on edge when we talked to him. Despite this, Byron remained patient and calm with us, making sure to provide a listening ear and a calming presence. He was never dismissive, and he explained every single thing that was happening during the process honestly. He even took some time to get to know us during all of this and we got to chat a bit about life. This added warmth and welcoming to this otherwise tough process. Thank you, Byron for everything. I paid a $500 holding deposit to reserve a unit based on the advertised rent of $3,061 before promotions, confirmed with Tamesha. From the very beginning, communication was abysmal. Multiple agents were assigned to a single unit, and I was repeatedly asked to wait until the handling leasing agent got in contact. Phone calls went unanswered, emails were ignored or delayed for days, and the links they sent to upload required documents repeatedly didn't work. They dragged my application for an entire month with no updates. I had to submit my documents three separate times, and the third time I was sent a broken link and the wrong email address to submit them. On top of that, they ignored my requested move-in date, giving me a different date instead. It felt like no one was actually managing the leasing process, and the delays seemed intentional. By the time the 72-hour refund window passed, they suddenly changed the base rent from $3,061 to $3,698 effectively preventing me from recovering my deposit. This change was entirely their error, yet I was penalized for it. Other issues included no guest parking and overall disorganized management. The combination of misleading advertising, ignored requests, poor communication, intentional delays, and tactics designed to manipulate the holding deposit (they manipulate this in calling it "application deposit" since application FEE is non-refundable and use it against you if the window passes) process made the entire experience stressful, frustrating, and unfair. Beaudry/Brookfield Properties misrepresents terms, manipulates processes to retain deposits, and provides almost no support or transparency throughout the application process. I cannot recommend this property to anyone looking for professionalism, honesty, or accountability. read more

Miguel the leasing agent helped me through the entire process and all of the on-site team was helpful while Miguel's was off. Luis the maintenance manager was attentive with the two work orders I requested. Since I was the first tenant for this apartment it was just a simple fix and scheduling the technician for the appliance since it's under warranty. The location is so convenient with everything so local and walking distance! Who doesn't love a target just 2-3 mins away! I visited a dozen places in the Financial District and South Park and I can conclusively say that it's one of the top places to rent downtown. The amenities, location, and units are top-tier. It's a true skyscraper - tallest residential in the city, You're almost even with the Wilshire Grand next door. Rooftop terrace - breathtaking views. Moved here since August 2023. Loved it. So quiet and peaceful in the middle of DTLA. The architecture is done by the duo from Marmol Radziner. Their work is so serene, minimal and modern. The following adjectives are important to me; safety, security, cleanliness, reliability, value, hospitality and overall just that at home feeling. The Beaudry has a smell that is classy, calming and really sets the tone for what your experience is going to be. The gentlemen at the front desk were professional, engaging, and hospitable. Clearly taking pride with their job. Shoutout to Justice, Dan, & Albert. I then had the opportunity of meeting my leasing professional Paige. The bar was already set high with the aesthetics, architecture, security and don't forget the smell ;). I have moved over 10x all over Southern California for my career. Meeting a lot of leasing agents but few professionals. What is the difference? Allow me to share; Knowledgeable, prepared, confident, and hospitable. However the one trait that Paige encompasses is her ability to be a great listener. In times of virtual tours and social media, the make or break is a leasing professional. Paige, thank you. In the time I have been living here, it has been everything we discussed together. You always made time, responded timely to my emails, and continued to ensure my experience was seemless. Here's a breakdown of my experience at Beaudry move in process & living. MOVE-IN PROCESS: They were completely unorganized. I give this a 0/5 but I won't apply it because they did just open up and things could be different. CUSTOMER SERVICE (4/5): The concierge/receptionist are great! They are friendly & attentive. I want to give the housekeep staff a shoutout, they are amazing and also Byron. Byron has been honest, kind and professional. He takes the time to hear out any of your concerns and response so quickly! However the leasing office just seem to rush you and don't seem to care much about the residents, but i'm sure they are busy with the opening. Who knows. AMENITIES (3/5): The amenities are absolutely breathtaking but there are some downfalls. EX. Rooftop is gorgeous but nothing to do there. BBQ area has no fridge and the sun directly hits that area, so it's extremely hot. The gym has an empty room that they call "Wellness Room" it's meant for people to hire a masseuse. *NOTE* As beautiful as the amenities are, it's limited guest. 2 guest per resident. If it's over that, you have to reserve the amenity space for $250/HR minimum 2 hours. Upside the amenity space is controlled, downside I wouldn't want to pay $500-$1000 for like 5 guests. Might as well go to a restaurant. UNIT/PARKING (4/5): Parking is assigned and it is rooms per space. So if you have a one bedroom then you only get one space. There's also no guest parking, or validations for the parking structure next door. I understand it's DTLA, you pay for everything but at least 1 hour of validation for friends/family. My parents are a little older and when the visit parking is inconvenient for them. That's the downfalls. The unit we have is the 1 bedroom and 1.5 bath. It is BEAUTIFUL, the Japanese organic modern design is unlike any other apartment in DTLA. I've lived in 3 luxury buildings, and the design of this unit is by far my favorite. Only thing is it's a little smaller than we expected and some of the finishes were most likely rushed but it won't be perfect but that's fine. Security (3/5) DTLA could be a very scary place, however the security is pretty good here. Only concerns is there 2 points of entry to pull in the garage, and the one on 8th is a little slow anyone can go in there. There's also a lot of foot traffic outside of the building because it's on top of a plaza. Day time is great and night time security is a little serious. Area/Location (3/5) LOVE that we are next to both north & south freeway, also a walking distance from Crypto and that the apartment is above a plaza that has a target, sephora, zara... everything you need. But there are downsides of the things I mentioned. More foot and car traffic. read more

Toured Beaudry this weekend on a Sunday. Very well built and the staff were extremely friendly. I got to see the studio and 1 bedroom layout. In my opinion the studios are better. Bedroom had no windows which could feel claustrophobic for some. Studio had more closet space too. I think they should've just made the 1 bedroom a bigger studio. That would've sold me. Say yes if they offer you water. Comes in a nice metal bottle with electrolytes. Fancy, and pleasant surprise. I would recommend this place if you don't have a pet, because pet rules are quite strict here. You can't really roam around the premise with your dog. Only to the dog run and the front of the building. Everywhere else is prohibited. This place is also great if you spend most of your days utilizing the amenities. Parking: $175 Tandem Parking: $275 Notes: There is quite a few parking on the street that's free on Saturday and Sunday (Beware don't leave anything in your car that is visible.) There are plenty of paid parking structures and lots in the surrounding area in case you have guests. Ranging from $20-$60 overnight. So make sure you check sites like https://parkchirp.com/ for rates. Shout out to Jermaine, he's an awesome senior leasing consultant. Extremely personable, and has a very pleasant personality. We pay way too much rent every month for this apartment building to NOT ENOUGH CAMERAS INSTALLED. Someone went through our car and stole our belongings...and another time, our DoorDash order was stolen--but management said they couldn't check the footage. They told us there are no cameras in the hallway or the parking lot area and just advised us to file a police report. It's so frustrating--what are we even paying for? This is ridiculous and unsafe. Beautiful brand new community. I toured this community and was very excited. The first time I booked my tour, I forgot my ID so wasn't able to tour. I booked my tour after with Miguel and was able to come in with an ID. When arrived, the concierge person was amazing and really nice. The leasing staff was very busy and all over the place. I was not even approach with, what time is your appointment? Who are you meeting? I waited in the lobby seated down, so customer service was not that great. The amenities are really nice and maintained cleaned. The apartments are nice just how small they are for the amount of price is robbing your money. I have toured multiple apartments that are in the same area and less pricey than this place. I guess its because its brand new. You definitely want to be careful in regards to homeless people and location as it is very close to drug dealers and homelessness. I am currently in DTLA but my location we have very minimal homeless people, and we have security guards walking around the premises not just sitting in the lobby area which it seems like this place has experience with. The application process is a little confusing as this information was told during the tour which does not make sense. If you are starting a new job and have a job offer letter, you need three last paystubs from your previous job. Doesn't make sense because what if I am making more money now. I hope they are not considering that as proof of income. This is a beautiful community but I can definitely see this community becoming a very interesting community full of trappers and influencers.
