I've lived at 1133 for almost three years and the property has significantly declined since the change in management. It used to be a well-maintained and enjoyable place to live, but that is no longer the case. There are ongoing maintenance issues that are not properly addressed, including a persistent foul odor in my unit that I've submitted multiple work orders for with no resolution. Common areas and amenities are frequently out of service--gym equipment is often broken, including the AC and a StairMaster that has been down for over a year. The clubhouse also has broken TVs and other neglected equipment. There have also been damages to my vehicle caused by security staff, which were not properly addressed or resolved. There are additional concerns about upkeep throughout the property, including rusted fencing on the rooftop that appears poorly maintained. In addition, wildlife control in the parking garage appears poorly handled, and I have personally seen multiple dead pigeons. Security is rarely helpful when issues arise, and communication from management has been inconsistent at best. Meanwhile, rent continues to increase without any noticeable improvements to the living conditions or amenities. Overall, the property no longer reflects the standards it once had under prior management. read more

Awful place to live, the walls either are too thin or anyone is aloud to play music at any hour of the night, management recently gave me a late fee for paying my rent 4 days early. I've been here going on 3 years and it's completely went downhill, trash and flys everywhere!!! Not an enjoyable environment, lack of security is do not feel safe here, oh and the first year I lived here my car was stolen and they could car less. I don't even live here, and all I went in for was a tour, on Wednesday October 16th 10AM. It was suppose to be a self guided tour, and I got no follow up email on anything. I show up, the security guard asks me what unit I was touring and I had no clue because I wasn't able to chose any options online but to only schedule a tour. He responds with "we only have 2 bedrooms 2 bath available right now" and I'm thinking to myself your not even the leasing agent so how can you tell me that, hoping I would just leave. I respond I will view the 2 bed anyways to get an idea of the layouts because my move in date is next month. He goes into the leasing office for like 45seconds and then allows me to go inside. I was met with an Asian women, who said hi and then I said I was here for a 10 AM tour, it seemed as if nobody knew I had booked a tour, and that it was an inconvenience I was there. I followed up Saying, I know the security just said you have only 2 bed 2 bath and she interrupts me and says well what unit are you looking for? And I'm like well a studio or one bed and she glances at her laptop and says I have a studio I can show you, and then I'm thinking to myself well why did the security guard firmly tell me nothing but 2 beds were available? She then grabbed her keys abruptly stood up and was like I can show you now. She doesn't ask ANYTHING about my budget, what I am looking for in the unit, anything, she walks me up in silence doesn't even ask how my day is, no small talk, or concern, she opens the unit says it's facing west, and then I was over it so I walked in and out and then as she closes the door she goes "any other questions" as if she elaborated on ANYTHING on the unit, not the price not the utilities, not the parking, she doesn't even bother to show me the amenities. THE WORST CUSTOMER SERVICE I HAVE EVER EXPERIENCED, THE WORST TOUR. HIRE LEASING AGENTS WHO ARE FRIENDLY AND DO THEIR JOB. She was so rude. I have been a resident here at 1133 for a few months now and this has by far been the best living experience I've ever had in a luxury apartment building. There are so many factors that go into what makes a great building but at the end of the day it comes down to management and staff and the team here at 1133 could not be any better. From the second you enter the building, you're immediately greeted by the most friendly, professional and efficient concierge who's always on top of everything. Marcus really excels at making residents feel important and goes above and beyond to help with any requests they have or any assistance they might need. If you've met Marcus, you'd know he's the best. He's organized and a meticulous problem solver and is an absolute joy to see every day. Raven, the building manager, is not only on incredible at her job and handling the building but she's an extremely nice, friendly, and kind person! As a resident here, I love that it's easy to be able to reach her and talk to her about any questions or concerns that may arise. She's gone out of her way to accomodate and make sure that myself and other residents are comfortable and having the best living experience here. Maintenance is an absolute breeze. You put in a request in their system and in my experience, they come within the same day to quickly resolve any issue that might arise in your unit. Fausto, the maintenance leader, is friendly and clear and makes being in your unit very comfortable. He's efficient and fast and knows how to resolve whatever issue it is with ease. Above him doing his job well, it's also really lovely to have someone who's so thoughtful and nice. Yu, the leasing agent, is so friendly and really pays attention to the details with the residents and making leasing an apartment a dream. Being able to work with her on securing an apartment has been the most seamless experience I've had thus far with any leasing agent, which I appreciate. Francis, the previous building manager, was also extremely personable, accommodating and helpful. I cannot stress enough how much I appreciate him and how he helped everything with the move in experience, how he answered questions, and how intentional he was with getting back to me about any concerns I had prior to moving in. The team here truly does go above and beyond. I've lived in multiple luxury buildings prior to this one and my expectations were always low since I found the staff in all my previous homes to be difficult and challenging. Not only was I pleasantly surprised at the degree of professionalism here, but I was blown away by how intention the entire staff is with making this living experience phenomal. Outside of the team here, the building is well-kept, quiet, and safe. There's 24 hour security and a gated parking garage. I've never had an issue with my car here, parking, or feeling unsafe within the building. The residents here have been mindful, respectful, and honestly great neighbors to have. The community, from what I've seen, mainly consists of young professionals who keep to themselves. I always tell my friends that 1133 Hope is a perfect little bubble in DTLA. The immediate surrounding area is nice, well-maintained, and peaceful. We are less than a mile away from Fig at 7th, a shopping center, gyms, and different bars/coffee shops you could visit. While DTLA holds a reputation for being a sketchy place to live, the area surrounding 1133 Hope feels like's own little utopia refuge. I feel comfortable and safe walking my dog in the area and returning home to the friendly staff. The amenities here are a dream and you literally cannot get a better view of DTLA anywhere in the city. Trust me, I toured every building. The position of 1133 Hope is directly in the middle of the DTLA skyline so you aren't getting a partial view -- you get the whole thing. It's incredible, inspiring, and honestly shocking how good of a deal you're getting here compared to the surrounding other buildings. This has been by far my favorite place to live in my entire life thus far and I have no intention of moving any time soon. I'll keep this review updated should anything change but I don't anticipate needing to. If you're looking for a great place to live that's central to all of Los Angeles, look no further. read more

I looked at approximately 8-10 different apartments/condos etc.... I love South Park in DTLA, so I decided to stay in the same area...i found 1133 S. Hope St. and was a little familiar with it since I had a friend stay there before. I instantly fell in love with the unit, but what sold me was when I was dealing with management personnel- Darryl. Absolutely respectful, patient (as i come with a million questions and want details), great communication and response time!!! It's my 3rd month here and I love this place. VERY friendly staff and VERY attentive. The building is sparkling clean. Quiet neighborhood. Respectful neighbors. After a month of searching for a Los Angeles apartment whilst living interstate, I've finally found a home at 1133 Hope. It was a really simple process that was bolstered by a comprehensive virtual tour, coupled with a responsive, and flexible leasing staff. My agent, Ryan, was incredibly generous with his time and made me feel comfortable in selecting this apartment. They're all good eggs but if you're being taken of by Ryan, you're in good hands. The built in hardware and appliances are modern and appropriate for the apartment. There's adequate soundproofing such that I don't even know if I have neighbors living above or below me. Residents take the present pandemic seriously, and I feel safe living in this neighborhood. Coming back from work is a real joy when you've an oasis that you can call a home. read more

Do not believe what you read below or through Google reviews. Tripalink Property Management will incentivize residents to submit a "good review" and be enter in their raffle drawings to win iphones and gift cards. The management is horrible here. I have given them ample opportunities to improve and better serve our community, but I am frustrated with their lack of support and care. The trash room is overfilled and swarming with flies. You have to jump over dirty piles of trash and water to find the trash bins. Some residents don't even throw away their trash in the chute and leave their trash by the trash door. There are complaints of smoking and cigarette butts being thrown down balconies. Residents leave dog feces everywhere and the management does nothing. I even heard some residents had dog feces thrown down from other balconies above. I submitted a compliant about dog feces left in the building and they respond with "We'll continue to work on improving this." I had to ask multiple times to have management clean the dog waste. Shouldn't this be your first response when a compliant is submitted?? I inquired how they could better enforce the pet policy moving forward and they responded with they will continue to work "with our cleaning team to enforce the pet policy". Does the cleaning team even know this is part of their responsibilities? Am I supposed to report to them to better enforce pet policy? Seriously! How is the cleaning team going to help better enforce this. There are so many problems here and nothing is going to change. You either accept it and live with trash and poop or move out. I have lost all trust in Tripalink after living here for two years. FYI to future residents. I would not move in here if Tripalink is still managing this property. read more

Terrible addition to the neighborhood so far. Poorly managed. This building currently has a rooftop party happening @ 11:30PM, playing amplified noise that can be heard around a 3 block radius in DTLA, where noise not only travels, but echos of each building. There is no amplified noise allowed in the neighborhood of south park under LA Municipal Code, not even with a permit. On-site security was not aware of the issues and willfully confirmed the party. Not good neighbors or a good addition to the neighborhood. read more

I wrote a long detailed review that Yelp apparently deleted so I'm trying again. I've lived here since the fall and have no complaints and no regrets moving in the middle of a pandemic. Everything is sparkling brand new, perfectly maintained, quiet, the front desk folks are superb, and the leasing office always helpful (big thanks Ryan!). Generally, the actual apartment is nice. The only cons are that the walk-in closet is on the small side and the only smart feature is the nest thermostat. The amenities are ok. They would look much nicer if some additional effort was put into the decor. The maintenance team is good and always responds quickly. Major cons and why I would not renew my lease: - Building does not feel safe. I won't go into details here but there is a lot to be done that one would expect a "luxury" building to have in terms of safety precautions. - At one point, the garage door was broken. As a resident, I didn't hear about it until an email was sent saying that a car was stolen and all they offered was to "remember to lock your car doors" and that they were waiting to hear back from the owners about having additional staff on at the gate while it was stuck open. I'm not sure how long that took since I don't use that gate and don't believe any follow up was sent. - The management of the building is unresponsive and unhelpful. I've lived here for 7 months now and have consistently reported during this time that one of the floors above mine regularly runs a hose to clean off their balcony which splashes all of their dirt down my balcony. It was so much water that the balcony was not useable whenever they did it (more than once a week). I was able to see which floor it was coming from, so kindly spoke to the neighbor and they said they would stop, but they did not. I attempted to talk to them again but they refused to answer the door, which is when I began reporting to management months ago. Video evidence was provided by myself and other residents. It has also escalated to them throwing pet waste down the balcony which has been reported on more than 1 occasion. Obviously, no one wants a nightmare neighbor, but I have been reasonable in understanding that the building may be limited in what they can do as far as how quickly someone can be removed from the building. My concern is that I have reported (and I know other residents have too) for months and the last time that I spoke with the office manager about them throwing animal waste down, she said "since we can't prove that they're doing it, all we can do is clean (the affected common area)". Cleaning the glass on the balcony is a challenging task which never remains clear more than 2 days due to them running water down and dirtying all the units below. When I asked about my balcony space and reimbursement for cleaning services, I was told that they would need to ask the owner, and as expected, I never heard back. Every time I report, the office manager says that the residents deny it and that she will connect with the lawyers, but this has been months with no resolution or communication from the management. The only solution I have currently is to keep cleaning up after them which is gross and unacceptable. - Again, management does a poor job with returning messages in the portal or returning phone calls. I understand that not every problem can be solved immediately, but I would expect good communication at minimum. - I also find the response to the previous resident below about packages interesting. Packages are supposed to be in a locked room, so if there weren't 24/7 security, one would expect the package room to be locked and packages safe during that time. read more

So far I am super happy with the building and management here! There are dozens of luxury buildings in downtown that have so many problems due to bad management and poor security. This is the complete opposite of 1133 hope. 1. My leasing experience with Ryan was wonderful and seamless. He is a wonderful staff member who helped every step of the way. 2. The views and apt is incredible, and just like what you see online. 3. The building is NON SMOKING and I love that. The smell of smoke nauseates me and I love that this building is strict and hope this never changes! 4. Doggy area is very nice and kept very clean! 5. All public areas are kept extremely well. 6. Concierge/front desk - every single one of the staff members is so nice. So professional and polite, they help you with all packages and Postmates deliveries. They're also just so nice and pleasant when you leave or enter the building, it makes a big difference! 7. So far all of the tenants I've met are great too! I hope as this building gets more populated that the good maintenance & management continues as so far, it's a 10/10! read more

DO NOT MOVE IN! Management has changed frequently over the years. Their level of professionalism has significantly gone downhill and money appears to be the main priority of the owners. Cars have been stolen from our garage and packages are now being stolen as well. Random strangers have followed my car up the parking ramp late at night. There is only one security guard and he has other duties to attend to besides manning the desk 24/7. Management claims they are not hiring additional security and their solution was to "hold food deliveries" in the main lobby now to ensure our safety. When I asked who would hold food deliveries and monitor the front desk late at night when security stepped away, they had no solution. Instead, Darrly, the management representative, responded "security is never away longer than 3 minutes." Security are human beings and obliviously step away longer to use the restroom or take their 30min break. I do not know where "3 minutes" came into play. In fact my question to management was not how long they were gone, but who was monitoring the front desk. Every communication I had with this particular individual felt defensive in nature and not supportive at all. One year ago, I asked about new safety features being installed and was told elevator key fobs were pending approval. I followed up with Darrly again and was told the same exact response. Attempted multiple times to ask when we expect an update on these pending approvals now that a year has passed, I was then told "We have reached out to the elevator company. They gave us the prices but unfortunately as just the Management Company we do not make those types of decisions. It is up to our owners." Clearly we are not pending approvals. Sounds like the owners do not want to pay for extra security, but they do not want to directly say it. I asked our management multiple times what are some alternative security options to ensure our safety as we continue to wait for said approvals, but was given no resolution. Instead I was received with condescending and passive-aggressive responses each time. Darrly responded with "We apologize if it's not happening how you'd like it to." Then when my fiancé asked to speak with his boss, he then responded "I have no boss. No one is the boss of me, on the other hand I do have a manager. And there is no issue with me assisting you; its my job." Not sure why he responds in this manner. A boss and manager are the same entity. He refused to provide us with his manager's information. The lack of professionalism has drastically changed since I first moved in three years ago. I am definitely not renewing my lease here. I no longer feel valued as a resident and secure at 1133 S Hope Apartments. Even if no security features are being installed, at least hire competent and professional employees. To future residents, move in at your own risk. This is my own personal opinion and encounter dealing with Tripalink Management. If you want to feel belittled, unsafe, dirty, and dangerous, please move in. read more

It's so important to feel comfortable and safe in your home, and this is probably the nicest building in the DTLA area for the price, amenities and location. The staff is exceptionally attentive - particularly Ryan, the leasing agent, and Ms. Tanya who runs the security team. The units are comfortable, have great soundproofing from apartment to apartment (a key in a communal living environment), and the amenities are great. Having a balcony on every apartment is a huge plus, and the views are unbeatable. Highly recommend! It's a brand new building and everything is top-notch. The maintenance staff responds to even the smallest requests expediently, and they are religious about enforcing your reserved parking space - a problem among a lot of other downtown options. 10/10 I highly recommend. read more

I have been living here for about a year now and I have no complaints about my actual unit but management here is the worst. Unprofessional and incompetent. They don't feel a sense of urgency or accountability to resolve matters that are important to the tenant. The level of security has gotten worse over the last few months--and with the potential change of ownership, management does not care. There were 2 cars stolen in the past 2 days with the gate entrance being broken, and management just decides to send us an email without any plans for resolution and all the doors are left open. I brought up an issue about a missing package as all packages are stored in the mailroom. I noticed that the mailroom was left opened and unattended, and none of the packages that were received for the day were documented. So I filed a case with Fedex, and the case manager had called management to verify what our receiving procedure was, letting the agent know that the doors are left closed at all times and that no one from outside is allowed to enter the premises. I called management to see if she had any updates or documentation and Ally said she would call me back-- she obviously didn't so I went down to the leasing office to find she was just on her phone and did not even bother to check. Not surprised but I really needed to locate my package so when I tried to have a conversation about what could have happened, she had no idea what to do or where to look and just told me packages "should" be documented by the security guard. Which it obviously wasn't. To top it off, she mentioned the doors had been open all day today and she noticed a homeless person in the lobby looking for packages. I am at a loss for words with the ridiculousness of the situation-- and the issue is still not resolved. Was considering renewing, but don't think it's worth it anymore considering the price we pay foethe quality of management here. Update 4/25/22: As you can see from the management's response that they do not acknowledge the problem and did not bother to reach out to me with a sincere apology nor a solution. They are concerned about negative reviews and have confronted me about my review in person and was definitely not apologetic. Also, as if things couldn't get any worse, residents are no longer able to pay rent via online portal starting 5/1. We were only given a letter without any explanation as to why or if we would be able to in the near future. We have to deliver physical checks to the leasing office to pay rent. read more

I've lived in DTLA for over 10 years and have practically toured every single apartment building here. Nothing beats 1133 Hope. I broke my prior lease and moved in the middle of a pandemic to live here. 1133 Hope is brand new, has beautiful amenities, great views, the nicest staff, and is in a walkable location. I didn't realize what I was missing all these years in DTLA without a giant patio and without 24/7 front desk concierge/security. The front desk staff are each wonderfully kind and provide a level of service I've never experienced as an apartment resident. Leasing agent Ryan was friendly and patient, even when I asked for a second tour on short notice and had a million questions. Everything in my unit is in perfect, literally never-been-touched-before condition, and the huge BBQ and garden area, pool, and 360 rooftop patio are amazing and immaculately clean. There are stellar downtown skyline or brilliant sunset views depending on which direction your unit faces. South Park is full of working professionals, quiet and safe, close to all the grocery stores and trendy restaurants. I've been here since November and have nothing but nice things to say.
