Location, location, location. That's about it. It's a massive housing complex for students. The unit was extremely dirty on move in day and many maintenance things wrong. Looks like the place was manhandled from years of abuse. A window in one of the units is duct tape closed, leftover from the last tenants. A month into the school year and it's still not fixed. I'll be calling the Tempe Fire Marshall if they don't address this soon. Little to no parking for guests which is very inconvenient. It's overpriced for what it is, but it's the convenience factor for students. You won't need a car. Get a bike or put on your sneakers and off you go. So, if you wanna be close to the action, mommy and daddy are footing the bill, and you don't mind being crammed in like sardines, this is the place for you!!! read more

I don't usually leave reviews, but my experience at 922 Place has been extremely disappointing. The biggest issues were ongoing maintenance and cleanliness problems. There were fruit flies in the hallway, which seemed tied to the trash chute not being properly maintained. The building also often had strange odors that made common areas unpleasant. Maintenance response times were frustratingly slow. Several issues took far longer to fix than they reasonably should have, and communication wasn't great when things were reported. Hot water was also inconsistent, sometimes going out for a week or two each month, which made living here really inconvenient. The gym is very underwhelming and not well maintained. On top of that, I was moved here after being kicked out of GLV for a semester due to ASU housing placement, which made the experience even more frustrating. Overall, this place did not meet basic expectations for student housing in terms of upkeep, comfort, or responsiveness. read more

Lived here last semester. Staff is rude and incompetent. They hired towing trucks to tow cars even if they're residents. I never got my physical parking pass but had a spot I paid. Almost got towed and when I asked the front office, no one knew what was going on. Had an issue with the bathroom situation with roommates and manager Cynthia did not even try to resolve anything. RAs on the floor are as close to useless as it gets. Avoid this place!! read more

I lived here last year and the only nice things about living here were the location (being close to campus) and the kind hearted maintenance men. We were over charged fees that were outrageous. They try to take advantage of college students because they think they will just pay the fines. I would NEVER recommend anyone to live in this establishment. Very unorganized and things were broken and not clean when moved in. Washer/ dryer barley worked. Said they would replace our couch and never did. I could go on and on.. Been living here a few months and so far I love it. The only problem I have is that I can never get the mattinance orders to place properly. I brought this up to the staff and they helped me out right away. However on move in day half the hallway lights didn't work and I have spoken about needing it fix 2-3 times and it still hasn't been fixed. Um...if you think Vista is bad, try 922 Place. Where to even begin. I'll keep things simple and brief. For $100 less that the monthly rent at Vista (which costs and arm and a leg as well) you get: 1. A free underage hungover girl sleeping on your mattress in the middle of the living room when you walk into your apartment for the first time 2. A broken bed frame that you have to get the student workers to replace 3. Plaster everywhere 4. Sticky and gouged floors 5. A weird musty smell? And cigarette ash everywhere. 6. Beer salt all over the counter 7. Random clothing everywhere 8. Dust bunnies to put petting zoos to shame 9. Roommates who may or may not have mental issues/parents who pay for their immaturity 10. Liquor bottles EVERYWHERE 11. Dirty fridge so I can't even use it until I get it professionally cleaned unless I want to eat E. coli for lunch 12. No wifi or electric. You have to get those yourself. That's just a couple of the issues right off the bat. I will take a video of the current situation and post it if management doesn't get back to me on the laundry list of work repairs pending that I submitted to them this morning. The management team for this apartment complex is the worst. They're rude, entitled, and self-absorbed. During this leasing year (20-21), they made their package pickup times between 10 am - 2 pm when their leasing office is open from 9 am - 5 pm, which is absurd considering students have classes and life to attend to and cannot schedule things around when they're able to pick up a package. I went to the leasing office one minute after 2 pm and the two people in the leasing office did not even care to acknowledge my existence as I waited there for almost five minutes; the least they could've done was talk to me and asked why I was waiting. Instead, I watched one of them scroll through their phone for the entire time I was there, not even acknowledging the responsibilities of their position. This is not how residents should be treated by the people who are employed to help them, it is entirely unprofessional and essentially invigorating to residents. Not to mention, another time I was told my package was "lost" and the leasing employee looked for five minutes to tell me it was not there after I already showed her that it was stated as delivered. As I started to walk away, the woman behind the desk told me she had my package after being turned away. The fact that the leasing office and the desk assistant do not have a direct line of communication with each other to keep the business running smoothly is mind boggling as someone who has worked for four years directly with the public. Another thing is that you cannot count on them to actually help you out when something is wrong with your living situation, whether it be your key fobs or something in your apartment. They have a gate to their parking lot, which is good to keep your car safe from those who don't live within the building, however, it took me multiple times going to the front desk and calling them for them to actually fix my key fob when it continued to not work. Their maintenance team is lack-luster, you have to file multiple requests before they even come to check on your apartment, which is invigorating in itself. The apartment came dirty, with multiple things wrong and broken and we've filed multiple maintenance requests from things wrong with our appliances to a door not locking correctly, compromising our quality of living and ultimately our safety with the lock. Long story short, live here if you want to be constantly angry at the building management. They see us residents as cash cows and treat us as such. They lack professionalism, common respect and decency and push things off for as long as possible, even if it compromises the safety of the residents. 922 Place has a lot of work and training to do for their employees before they will actually make their residents happy. read more

922 was a nightmare. Do not sign a lease here. They close the pool for the ENTIRE summer to do "renovations" when they're really just too lazy to clean the pool. The first few months I lived here, the fire alarm was low on battery and kept beeping. Maintenance came about 15 times and could not fix a low battery alarm. Worst of all...the sneaky fees. A roommate moved out and the electricity bill became messed up. They didn't even notify us until a few months of electricity fees had accumulated and I had found myself knee deep in fees. The book keeper Aimee did not explain how I had obtained these fees, but just demanded I pay them and ignored all my forms of communication. Do not move here unless you want to pay hundreds of dollars in fees for something you could not help. read more

The maintenance is great here, they have given me a new washer, dryer, and dishwasher since living here and always show up within the day I put a Maintenance request, which I cannot say about any other place I Have lived! The location is the best! The only bad thing is that the walls are super thin. The rent is a bit pricey but better than University house, rise, the district, etc! read more

Terrible management. Terrible workers at the office that refuse to provide adequate maintenance support. Lived there for a year and had a tremendous amount of bug problems such as roaches and crickets. The location is great and that's the only nice thing I can say about this place. I lived with 5 girls in a 4 bedroom. The day we moved in was absolute chaos. Our place was DISGUSTING. There was trash and food still in the cabinets. The dishwasher had dirty dishes in it. Every cabinet had things in it. Our place wasn't painted, our floors weren't clean, we had a dirty couch, and our chairs were destroyed. In the time we lived there almost everything broke: our garbage disposal, our drawer, our washer, our couch was never replaced, our chairs were never replaced, every closet door broke, both of toilets, both our showers, and our microwave. The only saving grace is that the maintenance team consists of absolute angels. We moved out August 1st and after a month we finally got word of our security deposit. All 6 of us were charged $300 for a security deposit for cleaning fees which would mean total they are charging us $1800 for cleaning (nobody is that dirty). They even told us not to clean it because it would have to be cleaned, but we left it SIGNIFICANTLY better than we found it. Just cut your losses and live anywhere else. read more

922 Place has been accommodating and respectful to me and my roommates. On the first day of move-in, they had a set of workers to help us out with giant bins. When we finished unpacking we listed off some things that were wrong with the apartment we rented from them and the staff quickly came in and fixed our sink, replaced light bulbs, and fixed our curtain in our common room. Danielle has been incredibly nice to all of us! The only reason I did not give 922 Place a 5-star rating is that I had an Amazon order come and it was a slight struggle to get it... however, after some communication, I was able to receive the package. read more

I have lived at 922 for the past 2 years and I definitely love it. The location and views are awesome. I've had a few tiny issues but the management has always helped right away. They are great! The maintenance workers are fast and very friendly. The ONLY negative thing that I can say is that there is almost no guest parking. It can get very annoying because there are very few spots which are always full. This is a very clean and well kept property. I would recommend to any college student look for an affordable place to live near campus! read more

Zero stars. Everything this company does is a scam for late fees and fines. You will be given a suggested website to pay monthly rent which will tell you that you are set up for auto pay. When the pay-by date has passed the site will tell you that there was a problem with the setup. Same thing with the utility pay setup. Cars towed during breaks even if you have previously arranged to have a different car parked at the garage with a permit in the windshield. Appliances are "repaired" only to break next month. I picked up a sub lease here for the summer and overall it's an okay property - I didn't get to use the amenities due to Covid, but they look cute in photos. The reason I'm rating this 1 star is the management! About 10 days ago I went to the office with a concern. Aimee, the office bookkeeper, was incredibly rude to me during our conversation. The language she was using was condescending and felt directed towards the color of my skin. She dismissed me by saying "this conversation is over" and turned and walked away into the office. Due to covid they have signs asking residents not to enter the office, which I completely understand and I always want to do my best to respect the health of others - unfortunately in this situation I felt like I had no choice as she walked away from me in the middle of the conversation. I walked in the office (with a face mask on) and asked if there was an actual manager to speak to. Aimee then came out and began raising her voice to speak over me and when I raised my voice as well she threatened to call the police. At this point I left and called the local non emergency police line to explain the situation and they explained my rights to me and let me know that she was in the wrong for threatening to call. I then called corporate to report the situation and emailed Larissa, the property's general manager. Corporate assured me they would have Aimee issue an apology. I left the property because I felt so uncomfortable there. After about 10 days I had to reach back out to Larissa because I never heard from her or Aimee. The narrative has suddenly changed as Larissa is now telling me that she basically does not have the time to address my concern as she's been out of the office for two weeks. I understand that not everyone understands the severity of facing racial profiling and it may not seem like a big deal to her but it was to me. Considering their website says they want residents to "find your place to love" I would think that customer satisfaction is a priority. DO NOT RENT HERE. Wish I could do NO stars. My daughter moved in during the summer because she was going to summer school. They told her she would have to move to a new apartment in the Fall. She wanted to be close to campus so she talked me into it. That was the least of our problems. At some point, one of her roommates ended up causing drama and my daughter went to the staff for help. The told her they could move her into another dorm. Fine. Said it would be a $200 transfer fee....for what? They did nothing but change the apt number on her account. So the apartment they have her move into is with a KNOWN drug addict. When my kid talks to them about it they don't do anything. Then the druggie robs her of her iPad, camera, jewelry, passport, etc. They move her back into her 1st apt (because the drama gal moved home after causing drama to the second roommate) and charged us ANOTHER $200. I fought that and won but explained that now since the drama gal was doing this to another roomie, they should waive the original $200 fee. This was no fault of my kid and why are we being punished. My kid is gone now for a year and sooooooooooo happy at her new place. Parents, PLEASE read these warnings carefully. I would bet they are ALL true. There are parties going on constantly. Look it up online. A kid died falling off the balcony from partying to hard. The staff does NOTHING to keep your kids or their things safe. Buyer beware!!!! read more

This place is worse than hell. First off, when I moved in, it was dirty and damaged. It took an entire year for the "maintenance" crew to come fix everything. The bookkeeper is ignorant and will try to weasel any dollar she can out of you because the occupancy rate is so low. The location is convenient but that is the only compliment I have to give this place. Drunken freshman roam the halls and people have no consideration for the residents. STAY FAR FAR AWAY!!! If you have any other option please do not rent here!! I was unfortunate enough to live here in the past and was less than pleased with there "unmatched amenities." Roommate matching is a joke as well as the promise of clean remodeled apartments. While my stay here was less than enjoyable I am writing this review specifically regarding the vandalism of my car. My vehicle was parked in the back parking lot (near where a girl fell from the balcony and tragically lost her life) while I visited a friend. I came to my car early the next morning only to fine the windshield had been shattered. After talking with the leasing office and discovering a resident had been throwing glass bottles at the tow truck driver and hit my window, I was expecting some sort of action to be taken. Not only was I told by Amy ( the manager ) that they were not liable and no action would be taken, she failed to release the video to Tempe Police so that I would not have to pay out of pocket for the new windshield. Not only did 922 Place condone the vandalism of my vehicle they refused to give me the contact information of the responsible party. Vandalism is a class6 felony with a mandatory 750 dollar fine and possible 4 months in jail. Last time I checked I didn't sign up to live next to felons. Management is a joke. Please do not let your children live here do not waste your hard earned money on a shit hole such as 922 place. read more

DO NOT LIVE HERE!!! Waste of time and money. The elevators break down every week. The rooms are extremely small you have no personal space. Our washer and dryer have problems consistently so when we call they are weeks late. The rent is way too expensive, keeps raising each year you live here regardless of what it was when you moved in. Do not rent from this place. Maintenance has never fixed any issues in the apartment and was told if we called again we would be charged. Now have to take laundry offsite. Danielle is part of the management and gossips about EVERY RESIDENT SPREADING RUMORS. She is the definition of fake and unprofessional. She has no life so I will bump into yours just to get information out of you to spread to other residents and staff members. Thank God my lease is up soon enough. This afternoon we paid $200 to break my son's lease and move him out. He was paired with a raging alcoholic and the RAs and site staff did not respond to his repeated attempts to have the situation addressed. Even when we went there to move him out we found red solo cups outside the entrance, beer cans and spilled beer on the floor of the elevators, and piles of trash in the hallways. This apartment is supposed to provide housing with a supportive academic environment. All we found was drunkenness and an unresponsive staff. Has been charging each of 4 roommates (without notifying them) $200/month because electricity paperwork wasn't completed as they wanted (again.....without a notification to ANYONE). A roommate moved out (who was immediately replaced with another renter) and 922 Place just notified them of stacking charges after months of charges building up which no one had any idea. The staff is always helpful and responsive! My apartment is beautiful and has a beautiful view over the pool,ASU, and mountain landscape. There is no such thing as Freon in thermostat. these devices are all electrical and there is no refrigerant in the thermostat. besides the upkeep of the air conditioning is the responsibility of the landlord. PARENTS DON'T DO IT!!!!!! The day we moved in the apartment hadn't been cleaned: 1.Grease was splattered all over the appliances,walls and counters of the kitchen. 2. Something was splashed all over the sliding glass doors. 3.The bathrooms were disgusting, that we didn't even what to walk in. 4.The girls couldn't put anything away in the bedrooms the floors were hadn't even been vacuumed, one of the mattresses were so stained and dirty that they brought us a new one after they came up and looked at the room. 5. All of the flooring was sticky, gauged. and dirty. 6.The bathroom shower leaks and is still not fixed. 7. There was spoiled food and mold in the dishwasher. 8.Dirty smelly fridge inside and out with old spoiled food left in it. 9 .We had to clean inside the washing machine so the girls could even use it. It was so bad that I called down to the front desk and they had to hire a cleaning crew to come in. The best part is while we were moving the girls in, there were many parents complaining of the same thing on how dirty the apartments were. Then when we come back for Family Weekend there's food and trash all over the floors in the hallways, and in the elevator. Which some of it sat there all weekend..... Now today I got a notice of a late fee regarding her rent, mind you I have it automatically deducted out of my account on the 1st of every month........ I want to pay my daughter's rent month to month and by credit card and to do so I have to pay them what they call a "Convenience Fee" of $19.95 for each monthly payment. Ummm, a "convenience" fee? Gee, why not charge a $30 or $50 convenience fee??? For the term of the Lease, that's $240.00. And for what??? Convenience?? That's BS. This is pure greed by a company that only cares about their income as opposed to treating their customers fairly. The rent is so much per month and that is all anyone should have to pay no matter what method they use to pay it. If I could give this place zero stars I would. The ONLY good thing about 922 is the location. I lived here for two years and I wish I could take those two years back. For more than half the year, only one out of three elevators were in service. This complex houses hundreds of students so you can imagine how long it took a single elevator to go through all 11 floors. The first year I lived here, the bathroom sink fell through the counter. How that happened? Absolutely no idea. The rooms are so tiny and cramped and the price of rent increases every year, even when you have already been living there. There are only 9 guest parking spots and there isn't even enough parking in the parking garage for all of the residents. But even when you do get a spot, it is $90 a month which in my opinion is way too much especially when you are paying $900+ for rent. When I transferred units for the second year of my lease, I was not charged for anything. This past August when I moved out, I was charged $1,000 for damages that they did not repair. I had a cat (which was a registered ESA and registered with the complex) and he scratched up the arm chair a bit. 922 Place claims they replaced both the chair and the sofa with new ones, which they did not. The girl still living there sent me photos of the "new" furniture they placed in the unit and they were in worse condition than the originals! I sent them photos and told them that I was not going to pay for these because they weren't new but they argued and said that they were new... even though I had photos and evidence that they were not. They also charged me $100 to repaint my walls. They used spray paint. They also charged me for the carpet being replaced which they also did not do. I am very frustrated because as a college student, I don't just have $1000 sitting around. Do not live here you will hate your life. read more

I EXTREMELY regret renewing my lease here for a second year. The management here is awful and NOT helpful in the slightest. The manager will be in the elevator with me and ignores me and pretends that I do not exist, solely because I have asked her to do her job multiple times. The staff here always seems bothered when I go down and ask a question. No one ever wants to help without hesitation or a roll of the eyes. I am treated like I am stupid every time I go down to the leasing office. I pay WAY too much money to be treated the way that I do here. The staff does not communicate and I have had to fill out the same paperwork numerous times because no one knows how to do their job correctly. I hate living here so much. Danielle does not know how to do her job and causes issues while "trying to help". I regret resigning here so fricken much I cannot wait to move out. read more

Do not rent from them. When I moved in, my room was not even ready. The door was broken, and lots of things around the apartment was just broken and disgusting. I marked on my move in sheet how the apartment was, and at the end of my lease they charged me for $300+ for the repairs for damage that I didn't even do! They didn't even have me in the system so I couldn't pay my lease, and they gave me my mailbox keys about 2 months after I had moved in. Maintenance came in illegally towards the end of the lease to paint while someone was still living in the apartment and actually trashed all of her things. They seriously threw away everything that was in the fridge, sinks, drawers, cabinets, bathrooms, and open bedrooms without a thought that maybe, hm someone might still be living in the apartment?? We didn't receive internet (which is supposed to be included in the lease) for the entire time I lived there. During the summer, the doors do not close properly so you cannot lock your apartment for 4 months, good luck. The pool seems to never be available, because if a small bottle was broken in the corner of somewhere nobody walks to, it takes them the entire weekend to take a broom and clean up the glass. They enter your apartment illegally and the staff never turns in the maintenance repair forms so nothing gets repaired. To all those that unfortunately signed a lease with them, good luck! read more

Not my favorite place to live, I would prefer a place that has ceiling fans and lighting in the rooms, the maintenance services are friendly and take care of tasks relatively fast. Unfortunately when I moved into the apartment it was incredibly filthy (we were told there would be a deep cleaning of the apartment before we moved in) but it looks better now that we have cleaned it ourselves. Still undecided if I will live here again next year but as of now I would not recommend this complex to a friend. read more

AVOID AT ALL COSTS!!! This place is looking to take your money whenever they can! There are stupid fee's, and do not expect to get your security deposit back even if you spend hours cleaning your place before you leave. Not only is it a low quality place to live, and loud as hell, the people who work in the office are all students and totally incompetent. The adults who work there are just robots doing what ACC tells them to do.
