Christian is the best office manager I've ever worked with, and I've lived in A LOT of apartments for the last 15 years. He greets you by name, knows your situation, and is not only quick to respond, but he's straight-forward, anticipates needs with thoughtful questions/useful emails about the surrounding area and updates about the apartment, understanding, empathetic, and straight-forward with all the facts you need to know. Step out of line and he'll let you know in the most professional and caring way, so you know this apartment stays maintained and safe for everyone! Peter's the maintenance man and he's respectful, friendly, and efficient. If you need something fixed, he's quick to help and communicates clearly on what is needed, what was done, or what part is coming and when. The walls are thin but that's fixed with a door breeze blocker or banging on your ceiling after 10pm ;) - deal with the problem yourself, you know. Just don't get the apartment right by the front door, unless youre okay with people punching the key pad a million times or having a door slam 50 times a day - but you will always know when your delivery driver has entered the building. :) Rooftop, lobby, and gym are well kept, updated, and there's always propane in the grills. Parking garage needs a key fob and there's ample storage you can rent for just $35 that's clean and needs a key fob to get in. If I wasn't searching for a house, I would stay here as long as I could. read more

Ok, I lived there for 3 years. It "was" a great location, until the 10 story apartment building being constructed. There was a beautiful skyline view, forget it, all you see is this obnoxious ugly ten story building staring at your window. The interior of the builiding was pretty quiet. My main issues: package theft, "constantly" food delivery stolen, anything in the foyer you better forget it. The building could be cleaner, for the amount you are paying, it should be clean every day. The rent for a studio seemed abusrb for what you get. Im living in a brand new 1 bedroom in Seattle cheaper than what I paid at Hiawatha for a studio. The parks next door were convenient, as long as your not walking around at night time. Alot of sketcy homeless people come off Rainer st, so thats another con. The list goes on. read more

I have lived in this apartment for over a year. There's hardly anyone to answer the phones nor any staff returning of my emails in regards to issues or complaints. even multiple replies. since I have moved here the maintenance Employee "Wil"l has berated me constantly and aggressively harassed me. He always makes comments about the condition of my apartment as well as commanded me at times to do things. At one point he even entered my apartment and retrieved a moving cart without permission while I was asleep. He is also addressed me with matters unrelated to his position, argued with me inside my apartment while I was resting and addressed me with personal leasing details to which he should have no Knowledge. all of which I informed management of and seemingly nothing has given him pause. every maintenance request he places me at fault and makes comments insinuating I did something to cause it. my last request was for a new disposal in which he installed incorrectly, allowing no water to flow and flooded my entire kitchen when I ran the dishwasher. my floors ended completely warped. recently building management attempted to Illegally "Trespass" me from entry into my rental unit, and to the building to which I had to check into a hotel until I could hire and consult both An attorney and the police department to verify the illegality of this action. Both were highly confused as to the logic behind this. I cannot contemplate the anxiety I've had over the last few days being told I am not allowed to enter my own apartment for threats of trespassing. read more

I was here for just over a year and left a few months ago. Not bad and a pleasant surprise for the area. Facility & grounds: For a complex built around 2013(?)-ish, to me it felt a bit older than that; perhaps early 2000's. Layout in certain areas felt just a bit off; there was balcony atrium in the lobby that felt empty & impractical. Some lighting features felt lacking and drab. The historical mural collage in the lobby is very cool. The interior courtyard is neat but I don't think it was well thought out. Compared to The Station @ Othello Park's, this one felt for like a concrete jungle; less conducive for mingling and roaming with the little ones. Given that, the giant tree planters were nice having out my window in unit #326 and the overall greenery it did offer. The 2 opposing rooftops are nice, spacious and have rosemary planters which are ok to pick from for cooking (hello rosemary potatoes!); I think they were ADA compliant but may need a hand opening the door. The 2nd FL garage has poor efficiency. The main bottom FL garage has a few pockets that would be good for motorcycles/scooters but they won't designate these. The floor could be better cleaned and the tray lights between garages and stairways are cheap (the plastic sags in the middle, leaving gaps; plus they're often dirty). My studio unit 326 facing courtyard bearing north: Quite nice and comfy! The climate control during winter was good. Perhaps just a smidgens warm during the summer. Noise was fairly non-existent; good quiet neighbors (and/or sound-proofed walls) and facing the courtyard helps buffer out majority of the noise (the only obvious sounds would usually be EMS sirens). The small deck was neat if you like those. I think the 2 main negatives were: 1) the property next door installed a large noisy roof unit that discouraged opening my window; & 2) my cell plan was basically non-existent as the unit was basically a dead-zone (not sure why; maybe T-Mobile had poor reach in this area). Overall, decent. The design materials just felt a bit dated to me. Staff: Miranda was the main contact. She's a nice, friendly & professional lady. Sometimes her replies to my inquiries weren't as detailed as I expected. It was cool hearing her enthusiastic reaction to finding my unit totally cleaned during the move-out inspection (I guess it's common for folks leaving their units as sloppy ruins). Ya'll should know it's fun to clean! Subsequently, I believe most, if not all, of my deposit was returned. Maintenance folks were smooth & prompt with any issues (fridge door gasket and blinds question). Location: Sandwiched between busy Rainier Ave, I-90, quiet hilly residential area and greenery with transit options. Reason for departure: Removal of complimentary internet/cable, increased rent, haphazard package "staging area" by the mailboxes, and miss the savings with roommates/cooperative situations. read more

I loved living here. The neighborhood is quiet, close to bus lines and freeways, and it is really easy to get up to Capitol Hill, the Central District, or International District. The building was always very quiet, and management was responsive to my requests. It was pretty ideal. Plus, seeing Rainier from my bedroom window every day was incredible. If I hadn't bought a house, I'd still be living here. read more

Miranda is a delightful property manager and the units are fine, but the landlords aren't reasonable. I moved out 6 weeks prior to my lease expiration, and the landlords weren't willing to help. They weren't willing to let me out of the lease a month early, and they also weren't willing to allow someone I found to move in and takeover my lease, or split it down the middle, or anything. They'd rather I incur the cost of wasting a month's rent for the space I'm not using than incur the time cost of vetting a replacement tenant that I found, or putting the unit back on the market 1 month earlier. So I incurred the cost, and my dollars were wasted to save them pennies, as I was legally obligated to do. Typical corporate bureaucracy, unreasonable to the end and uncaring about common sense. Additionally, on move-out the unit was "normal" clean, but they added on cleaning service charges to get it back up to "market-ready" showing conditions. That level of deep cleaning is typically a landlord responsibility. read more

Living here has been one of the best rental experiences i've had in Seattle. My bf and I would have renewed our lease instantly if we weren't expecting our first child and needed to upgrade to a larger place. Miranda the property manager is friendly and great to work with. The building is quiet, we live on the ground floor and never hear our neighbors. Rental rates include cable and wi-fi which is a huge perk. The flat fee for utilities is very reasonable as well. There's 2 rooftops that overlook Mt. Rainier and downtown with nice bbq grills to use and lawn chairs. We're going to miss this place. read more

I've been living here for a month now and have mostly great things to say. My other half and I moved from NH and didn't have a chance to visit before moving in. Miranda was great about working with us from afar, sent video of our unit, and was great with communication. Our unit faces east in a cute little neighborhood, pretty quiet, and we can see Mt. Rainier from our balcony. Building is well insulated, I never hear my neighbors or people in the hall. The rooftop deck has little herb gardens and a nice grill, and a resident BBQ is in the works we hear. Fantastic access to the Mountains to Sound trail for biking/running. Judkins park is close, as is a huge Goodwill. The 7 and the 550 bus are really convenient to get downtown in about 15 minutes. Just a couple of cons: 1. We have cats and like most places the pet rent/fees are really high but they know they can charge it, so they do. Luckily, the rent is decent to start. 2. The parking space we were assigned is right next to the bike rack in the garage and the bikes overflow into the space making it impossible to park in. Everyone was great about getting us a different spot, but that spot also is $10 dollars more a month and it isn't right to charge more when it isn't our fault that the original space couldn't be used (We have a tiny Honda Fit, the car wasn't too big.) read more

The area is very dangerous to live. I lived there for 3 years and at least 3 times there were groups of individuals using heroin right out side my window. They would also heat up the drug and the fumes would get into the open window. read more

This is an update to my review that I made back in March of 2014. From the moment that I moved in until the very last day, 999 Hiawatha was always a great place to call home. Miranda and Shawn in the office are awesome and very concerned about their tenants comfort and satisfaction. The only reason I moved is because I had to move out of town, otherwise I definitely would have signed another lease. I had the 450 sq ft studio apartment and absolutely loved it. -I had a beautiful view of downtown Seattle. -Garage Parking was 75-85 dollars depending on the size of your vehicle, which is an awesome price compared to the rest of Seattle. -W/S/T was a flat rate of 55 per month. -Electric is billed bi-monthly and I never had a bill higher than 45 dollars. Most of the time my electric was less than 20 per month. I hardly ever had to turn the heat on during the winter, as the apartment itself was very well insulated. -One of the best things about this place is that for the year that I lived there, I hardly ever heard a sound from any of my neighbors. I was on the 2nd floor, so I had tenants living above me, but I honestly never heard anything, not even normal apartment walking noises. -The apartment is right on the No. 7 bus line, And a cab to capital hill, bell town, pioneer square, the stadiums, Sodo, was all less than a 15 dollar cab ride. Super convenient! -Another one of my favorite perks is that there is an awesome running trail that begins right across the street! - I cannot stress enough about how awesome the FREE CABLE AND INTERNET is! When I moved the same exact package that I was getting at 999 Hiawatha cost me 130 per month!!!! I did pay the cable company (Wave) about 30 dollars a month because I added a DVR, and other channel packages...But seriously the Free Cable and Internet is HUGE!!!!! - The rooftop decks have awesome views of the City and Mt. Rainier. The Herb Garden was an awesome added bonus! I used the fresh thyme, chives, mint, rosemary and sage quite often! The only cons that I can think of: -In the summer the apartment would get really hot, like almost 90 degrees inside of the apartment. I suggest getting some fans or a portable A/C if you're used to having A/C. I managed to get through a summer without an A/C but i probably wouldn't do it again. Portable A/C can be purchased fairly cheap. -Although the location is super convenient, most places are not very walkable. If you want to get downtown or the grocery store you will have to drive or get public transportation. Overall, I absolutely loved my time at 999 Hiawatha and would definitely live there again If I ever move back to Seattle. To top it all off, I just got my security deposit in the mail today. My security deposit was $550 (including my garage clicker) I received $512.85 dollars of that back. They took out minor charges for some cleaning and some damages that I made, but overall I was treated more than fair. I highly suggest that you give them a try! You won't regret it! read more

I moved here from California with a couple of suitcases and no furniture. I had signed my lease before seeing the unit in person, but was provided a floor plan with the sq.ft. and seen many pictures of the property and read good reviews so I felt pretty good of the place. The community manager Miranda and the staff in the office are friendly and professional. They will work with you if you plan to move in from out of state. You will be required to mail in your signed lease if you are not able to be there in person. I'm regards to the building, I feel very safe. They have a key fob entry for the main door, as well as the door for the garbage collection area (no worries about homeless or random sales people walking around). There are two elevators, and I've never had to wait more than 30 seconds for one. For mail, you can sign a document for the office to accept packages on your behalf if you don't plan to be home most of the day. For noise, I had one incident with a neighbor playing loud music late in the night... BUT I contacted management and they were able to notify the person and there hasn't been problems since. A parking space in the gated garage costs about $80/mo. (Price may have changed). The only thing I don't like is how the non-compact spots are VERY narrow. If a car next to you parks way to close to the line, you're going to have squeeze your car in and be careful. There is plenty of street parking though (not sure how safe that is if you drive a nice car). There is no A/C just a small heated vent in a studio unit. So make sure to buy a fan for the hot days in the Summer. Free internet! But it's really slow, so I paid a little more for the speed I need. You are responsible for electricity, otherwise the rest of the utilities are factored into your rent. Did I mention how I LOVE that there is a washer and dryer in my studio unit? No more hauling laundry across the building. Pet friendly building with a nice park literally next door. Oh, there is a bus stop within a 2-3 minute walk that will take you downtown or to the grocery store - very convenient! The buses here are nice, clean, and come by pretty frequently. For anyone new to the city, this is a great apartment to live in. It's a little more expensive than what you may find outside of the city, but worth it. The building is pretty new, so you have to account that into the rent amount. Note* if you plan to move here without furniture, figure out your move-in date and order your furniture to be delivered by then. =) I got my bed from Amazon. Rolled up in a big heavy box. Note 2* The homeless encampment across the street has been removed and cleaned up by the city a few months ago. read more

I am super impressed this apartment stood by something they told me before I signed my lease. I was accustomed to apartments automatically taking money out of my security deposit for the cleaning, painting, replacing stove burner drip pans and/or carpet cleaning that they need to do between tenants, regardless of the condition I'd leave them. Miranda the property manager at 999 told me that was illegal, that those are fees that could be charged separately, but not taken from a security deposit unless the unit is left in worst condition than regular wear and tear. It turns out she is right; this is the law. 999 charges no additional fees like that; they have their finances figured out to cover those expenses, and at least not extract them from tenants in a parting cheap shot. I can't promise you'll get your deposits back in full, but I did, 100%. What a relief! Positives: My dog and I loved having a balcony. Not all units have this. Great amenities with in-unit laundry, spacious kitchen and bathroom, and in the case of my studio, a huge walk in closet. Dog friendly building. I enjoyed my daily 1.5mi dog walks from this location through a series of greenways, parks and quiet residential streets. Free street parking; never had any trouble parking on the street. (Or, pay for garage parking if you prefer.) Really cool furniture was added to the roof decks late summer. Great views from up there! I actually liked not having a bustling business district outside my door. I would've spent a lot more money on bars and restaurants had it been! It forced me to eat from home more. Great proximity to Downtown, Cap Hill, Beacon Hill and Columbia City. Reasonable flat rate utility fees. I work on the Eastside but love Seattle, so this was a great location. I would even ride my bike to work. Bike path starts right from the building. Negative: Some people just don't pick up after their pets and that's a huge disappointment. C'mon people! Unit layout is a little wonky. It made it interesting, but wasn't very efficient. I really wish this area had a closer grocery store. Unfortunately, cable and internet are no longer included in rent. Adding that expense, plus a very modest increase in rent had me seeking less expensive pastures. Rainier Ave S is rough. Thankfully, Hiawatha Pl S and uphill are pleasant enough residential streets. Keep your street smarts and deal with the reality of people experiencing homelessness around you. It's the sad, real world. Keeps you grounded. There is not a good system for receiving packages. I was not comfortable having packages delivered there because I would have to be available by phone to buzz the delivery person in. I could not count on that, so I tried to not buy things online, and had what I needed delivered to work. read more

I signed my lease with 999 Hiawatha without having visited in person beforehand, so needless to say I was nervous as I moved in. After 3 months of living here, I could not be more pleased with my choice. The apartment itself is great; the utilities are high quality. Having a washer/dryer in the unit is essential for me; the one in the unit runs perfectly. Having a balcony is an underrated benefit as well. The parking garage is a plus. The building is always clean and quiet. I almost never hear any noise within the unit itself. One of the best aspects of this complex is the almost perfect location within Seattle. Minutes away from downtown, around 10-15 minutes away from Pike Place Market, and right off the I-90 East and West highway. Everything you need is a short drive away. Miranda in the front office has been so kind and friendly since day 1. She responds to emails promptly and always makes sure everything is going well. Any maintenance work needed is done typically within a day or two. I couldn't be happier so far with my time at 999 Hiawatha. I highly recommend it. read more

I've lived at 999 Hiawatha for almost 2 years now and truly enjoy calling it home. Conveniently located in Seattle just minutes from Downtown, Bellevue, shopping centers and a great park/bike trail. I wouldn't say its very walkable however drive/bike/bus its perfect. New units with stainless appliances plus free cable/wifi and flat rates for w/s/g! The best part about living here is the attention to detail and genuine concern from the management and owner. Hard to find pet friendly apartment here in Seattle. My biggest complaint, and not an apartments issue, but so many residents here don't pick up after their pets. It's annoying to take my dogs out only to have to make sure they don't step on someone else's poop. Like I said, not apartments fault but still gross. Next up is price. I know seattle is insanely expensive, but for the area, I am surprised at what we pay. There isn't much around this immediate area in terms of attractions either. Would love to have a gym, especially for the price. Nice roof top decks too! Two of them with chairs, loungers, and a grill. read more

I have nothing but great things to say about 999 Hiawatha Apartments. My girlfriend and I lived there for a year and enjoyed it very much. The only reason we moved out was to move closer to work in North Seattle The location of the building is great. Very close to a lot of public transportation and freeways. Just far enough from downtown to not feel like you are downtown, but also just a short trip into downtown should you need to get there. Miranda was an awesome property manager and we really appreciated it. She always got back to us within a reasonable time frame and was quick to uphold the apartment noise rules which we really appreciated on a particular early weekday morning. We also signed the lease having not seen the place in person, as we were moving from California, but Miranda made us feel comfortable by sending us video walk-throughs of the apartment and keeping the line of communication open during the process. I lived here for about a year with my girlfriend in a 1br + den. We had a really great experience here. Some things we liked: -Management is really nice/helpful and have an office in the building open 7 days a week. -Super quiet (didn't hear our neighbors, no street noise). -Flat rate w/s/g. Electricity bills work out to be pretty small. -In unit washer/dryer -Pretty easy to find street parking for yourself or friends. -Good location (close to parks and the I90 bike trail) -Free internet (don't have to deal with Comcast...) -Their move out process was reasonable and fair. -Rooftop deck and BBQs are nice -Management always keeps the common areas very clean The only downside was that my car was broken into a few times while parked on Hiawatha, but there's not much else 999 can do since they already have private security that patrols every so often. I also think the garage parking is pretty reasonably priced (~$75-80) and would have just bought a garage spot if we stayed longer. read more

999 Hiawatha is a good building to live in. The complex is very new and has a nice rooftop with BBQ grills and a view of Mt. Rainier. The apartments have new appliances and washer/dryer units. The facilities are kept clean and the building management team is very friendly. There is also secured underground parking along with street parking available. read more

I've lived here for 8 months and am very ready to leave. In the communities favor, the property is clean and well managed and you don't have to worry about noise from the neighbors. Working against the community is the odd layouts that leave little room for a bed in a full sized studio, apartments that run hot even in 50 degree weather, with no practical way to add an air conditioner, a neighborhood that is sorely lacking in amenities and suffers from poor mass transit access, despite its location less than two miles from downtown, and the poorest functioning dishwasher I have ever seen. For the money, you can do better. I looked at several apartments in the downtown core that were more or less priced the same with better amenities and more convenient locations. I chose this place only. because of the low deposit and wish I hadn't been so miserly. Not horrible by any means, but not worth 20k a year read more

My boyfriend and I have been living here since July of last year, we have one cat. We recently renewed our lease for another year. We live in a one bedroom plus den apartment; the building is pretty new so we have new stainless steel appliances and washer/ dryer, we also have a cute little balcony that faces a very nice park. There are two rooftop with BBQ grills and sitting areas; one has a view of Mt. Rainier and the other has downtown views. There is an herb garden that we can use. The management is nice and responsive and they keep the building super nice and clean. The office receives packages for you so that's great. Overall we really love our apartment and the price is pretty decent for the location and how nice the building is, there is underground secured parking, which is extra $, but there is still plenty of street parking. Nice area as well, close to buses and highways. read more

999 Hiawatha is an excellent place to live! Property: All stainless steel appliances are up to date and modern. The dark cabinet work accents them nicely and gives the apartments a nice look. I've never had any issues except for the washer (which is in unit) breaking down once, but that was taken care of immediately which speaks volumes about the property management. The common areas are kept clean and always smell fresh. There are a lot of dogs that live in this complex, but they have never caused any issues for me. The apartments themselves are well-insulated from noise and you'll hardly ever hear your neighbor. Also, the rooftop decks offer panoramic views of both downtown Seattle and Rainier. 5/5 Management: The people that run this place are great. They are friendly and good with communication. If there is ever an issue, they will always try to do something about it within their power. They accept packages in the office to prevent theft which I think is great. The office is open late enough where I never have an issue picking them up. 5/5 Location: Hiawatha offers a prime location for the commuter. It's very easy to hop on I-5 to head north or south. Traffic is never too bad in the morning when heading down Rainier or Dearborne. The one thing that is lacking is the shortage of eateries/bars within walking distance. There are a couple (like the Peruvian Chicken place right around the corner which is unreal), but not as much as desired. However, an uber ride is about $8 up to Capitol Hill. 4/5 Summary: Clean property, good amenities, and a location that serves great for those who have to drive to work. read more

This place is awful!! Yes, the apartments themselves may look nice and stainless steel appliances; however the staff is unprofessional. When I walked in the office for a tour that I had an appointment already set; i was forced to wait 15 minutes until the manager decided he wanted to come out of his desk. He was dressed unprofessional, his attitude was the "I am better than you" kind, and he was very rude. Not to mention that the apartment complex is on Rainer Ave S; the worst area in Seattle, and yet they charge 1200 for a 600 square foot studio!!! Insane! When I mentioned that the rent is a little high for a studio apartment; the manager said that the area more than makes up for it. And when I mentioned that the area is one of the worst area's in Seattle, he pretty much showed me the door. Very unprofessional. After the experience I had their, I wouldn't move in their if i wanted too. read more

I lived there for 9 mos. Their brochure promotes pet friendly...but, now the roof top decks are suddenly not pet friendly. Apparently, a pet pooped one too many times...so uh....that means we must punish all if the residents with very compliant pets!?.. the entire unit was just that, a unit. It was a safe box with one window. And at Christmas ..my mother paid $35.00 extra to deliver on time. I didn't get my package on time bc of ordinance from the office regarding a package receiving-approv form...during Christmas, really? So, due to my working...and the office hours only between 9-5 .....uh...without a drop box...or an online portal...on the plus..i felt safe inside the bldg. Only heard neighbors dog... many homeless would sleep in the park and i saw 1 man defecate steps away from the bldg entrance...so, yes it's by a park...but it Seattle, that means more opportunities for naked homeless instead of dogs! read more

I am a relatively new resident, moved in a few months ago, and I am thrilled with management. They are incredibly responsive to questions and were very helpful when I was having issues with the cable company. They also recently went above and beyond to make sure that several large packages were delivered into my apartment so that I would not have to deal with trying to carry them up myself. The management is really caring - in particular Miranda runs things and you can always find her cleaning some common space, receiving packages, organizing a BBQ, or giving a tour to potential new neighbors. The apartment complex is new, with insulated walls so we never hear our neighbors, and cute little balconies to keep a table or your compost bin. They are pet friendly without a noticeable pet odor and have a lovely community garden to collect some fresh herbs for dinner. My only "complaint" is that there is no gym - which I knew when I signed the lease, solved by the Seattle bouldering gym located across the street. People in the complex are usually very friendly with only the occasional Seattle freeze encounter. Close to the International District for yummy food and close to the hospitals (which means close to work for us). If you are looking for a new, clean, quiet, convenient place to live with good management, look into Hiawatha! read more

Be careful with the leasing agents and also with the wording of what they call a "holding fee"...be sure to read all the documents and ask questions. The leasing agents don't really tell you anything. Make sure to ask how much the holding fee is exactly and what you get for that "holding fee". I think is for them to hold on to it (the fee that is) You should also ask what happens if you have a..... say a family emergency and change your mind before you even sign a lease or anything what happens to the so called "holding fee" because they will DEFINITELY keep every single penny. It may be a nice place, but when people do business like that it makes you questions their motives....good luck!!! read more

Overpriced for basically a vanilla box apartment. Building had no amenities. For the same price you can find a much nicer building. Also, you can hear through the walls, and they allow smoking in units so the hallways always have a lingering smell of marijuana and pet urine. Management is basically non-existent expect when making lease sales during weekdays. read more

I've been living here for half a year, the property management group tried so hard to provide the best service they could offer. The place is really convenient for people who work in downtown, super friendly to pets as well since no monthly rent for my fur babies which beat most of the apartments in the North loop. The whole building is not made of wood which makes me feel like so quiet that I almost forgot I even have neighbors. Miranda and Keenan, the property managers are super helpful and responsive! I lost my package once, Miranda found it and warned the delivery men several times to keep our packages safe. I got my maintenance request processed super fast after I shoot them a simple email! I had trouble with my electricity account being set up with wrong bill, Miranda called and emailed SCL again and again, negotiated with their supervisor, finally got this issue fixed to avoid me from being double charged while honestly SCL had bothered me for quite a long time! She also helped me to find a friend to jump my car's battery when it died due to my careless, even it's almost after work time for her. I feel so grateful to Miranda and the whole management group! I can't say this is the best apt in Seattle since this is my very fist apt when I relocated to this city last year. But, I'm pretty sure I never regret to make a decision to move in here!
