Maintenance staff are friendly, timely, and helpful. Building admin staff have changed a couple of times, so I won't comment on them. Despite all this, we were just notified that the outlets in the garage do not support EV or PHEV charging. I know there are EVs in the garage that clearly date well before my time here. The building states that it is working towards a solution and has secured a grant. It does not know how many chargers will be installed. The timelines often associated with grant funding and with installing EV chargers in commercial settings (like a large apartment building) are rarely very timely. I am concerned that it took this long for news like this to come out. If vehicles have been charging down there for years, shouldn't someone have checked years ago, not days? Building management is also poor at communicating timelines. This persisted across multiple administrators. I anticipate it will be the same with the chargers. Days turn into weeks, months, and eventually "as soon as possible." Sure, chargers don't impact our safety or all residents, but the garage door not operating or elevators going out of commission certainly do. We knew renovations were ongoing coming into this building, but the timelines communicated for when amenities would be unavailable vs. when they were actually unavailable makes me question why our rent was still going up at the end of our lease last year. I'm still questioning why it's going up 10% when the CPI for primary residence rental cost is closer to 6%. While I'm here, I should mention that I'm not particularly fond of signing a class action waiver to establish tenancy with Greystar. I'm assuming the other named parties in the price-fixing suit are doing the same, but it reeks of guilt. That's less of a comment on this building and more of one on the company. I'll update this review upon the end of my lease, but until then wanted to make sure any prospective renters would know about the charging situation, at least.

If you have issues where management gets involved, are you prepared to spend dozens and dozens of hours fighting and potentially retaining legal help? 3. If you think this is one disgruntled renter, please look up additional review sites and sort by new. Look at all the reviews in just the last month and a half. Catch up: old management company enters discussions to sell property around July '2021. Residents are pretty unhappy but it's mostly with cleanliness, communication and the occasional car/storage locker break-in/package theft. We do understand unfortunately this happens in cities. But then our garage broke 12/26/21 opening up the building to various unrestricted points of access. On 1/28/22 Greystar announces their take over and many of us on day 1 review safety concerns, and current/past issues. By the end of the first week, they've heard from many residents. Enough to validate what we are all saying. Enough that when I asked the new Greystar community manager if he would stay in a building with all these issues, he replied "No, I would not" and followed up with "Let me advocate for you to our leadership". Greystar would follow up asking residents what compensation they would like to see. Only to then follow up denying each and every one of us who asked for 24hr onsite security (just while the garage was broke since threats to safety escalated), lease breaks due to history pre (and post) taking ownership, and parking compensation. Below is the "Luxury Apartment" experience offered here and I truly wish none of this happened. It really broke many of the resident's trust and highlighted what Greystar really cares about. If you still live here, make sure you document and take pictures of EVERYTHING. This was a nightmare come true. Security and safety here have been the worst. Maybe since they just fixed the garage on 3.15.22, after being broke since 12.26.21 (almost 3 months) things will improve. I genuinely hope this helps but we and many of our friends are leaving. As mentioned, Greystar denied our lease break request without a fee on 2/11/22. Many of us started exchanging numbers and grouping together to make a community ask as it felt they were trying to sweep this under a rug. We got help from a friend who had a lawyer and that lawyer helped us craft a letter citing all the documentation a group of us put together and on 3/3/22 as I was going to deliver my letter, we got a phone call approving our request to move, free of charge. Our friends had delivered their letter the night before on 3/2/22. Greystar's regional GM requested an NDA that we politely refused to sign. Picture attached; personal info blocked out. Overall summary since Greystar took over: At least 10-12+ storage lockers in our garage were robbed and reported to management. Cars were also vandalized/broke-in to and at least 1 car window smashed as recently as 3/14 just before they finished repairing the garage. Greystar continues to claim we have a night guard for the garage (up until the garage was fixed on 3.15) but all of the break-ins, drug needles, and vandalism never improved and felt worse. Greystar's response when we would report no guard was outside the garage late into the night: "Thanks for letting us know so we don't pay them." No empathy whatsoever. Multiple occasions of drug needles left in the building after use. Our lobby bathroom destroyed by someone shooting up drugs overnight. Left behind: Drug needles, smashed/shattered mirror for our maintenance team to clean up. There was a bag on the maintenance cart that looked like it had blood and dirty clothes/feces in it that were cleaned up before I came along. Pictures attached of the lobby bathroom mirror. A resident was threatened with a knife after asking if someone lived here that they did not recognize. Greystar responded to residents asking them to stop asking people if they live here. Picture attached; personal info blocked out. To our friends still here and those still denied fee waivers, I genuinely wish you the best. The good: The building has onsite staff 6 days a week. They are very responsive to emails and work hard to address any issues. The location (see also not so good below). The building is in Belltown, with more bars and restaurants than you could ever eat at. There is a Starbucks on the ground floor of the building. Moving in is easy. You can reserve the loading dock and reserve one of the two elevators that only you can use while you move in. When it's reserved the elevator doors don't keep trying to close, they stay open as long as you need them. Recycling is picked up at your door. Just leave it outside your door, and staff come by in the evening and take it away The not so good Our rent went up by quite a bit, so much so that we started looking for a new place after a year. Not really anything against the building, but it did seem a little excessive. The location. As I like to say, the best part of living in Belltown is the neighborhood, the worst part of living in Belltown is the neighborhood. There are quite a few homeless people nearby and many are often experiencing some sort of crisis. The elevators. They are possibly the slowest elevators in the world. If you are late and seconds (or even minutes) count, take the stairs. Security. There is no excuse for a building this nice to have almost no security cameras (when I moved out there was one, looking at the mailboxes). The building has a bike room on the second floor, which was broken in to and my expensive electric bike was stolen. The building offered nothing but sympathy, and promised cameras were coming soon, but so far they no cameras. All in all, it's a good building, and if you are looking to move to the area, I recommend them.

I ended up realizing him and I had also matched on a dating app before I moved in and I ignored his msgs (I had no idea until he pointed this out to me himself). After he took fruits from my fruit bowl and then became aggressive with me for refusing to perform workout moves in front of him while he was in my unit to complete a maintenance request, I had to finally report him to the apartments on his creepy and borderline sexually harassing behavior. All I asked was to keep him away from me and not give him access to my unit but rather, send the other maintenance guy for my orders even if it means I have to wait a little longer. After this, all my maintenance requests have been getting thrown out, I guess as a form of retaliation for exposing him or ignoring him on the app? Idk. I'm currently working with the apartment complex to find some kind of resolution and hopefully can come back later with a better review and a higher rating. my review has been getting taken down in order to hide what's going on but future tenants deserve to know how things are operated here.

First, they are constantly fixing the plumbing and water so you have to deal with not having water for days at a time, multiple times a month. There are days where I can't even shower because there is no water. This has been like this the whole year I've lived here... Secondly, theft, break-ins, homelessness is a huge problem here. Someone broke in to the rooftop and destroyed everything once. Homeless are constantly camping outside the building. Homeless people and bored people constantly break in and pull the fire alarm. We've had multiple times throughout the year where we have to evacuate the building at 2am because some jerk pulled the alarm. I've seen neighbors who park on the streets get their windows busted. I've had a designer suitcase and 2 bikes stolen from my storage unit! The list goes on! The management lowkey sucks too! Not friendly at all!!!

You could smell the smoke even on the patio at 8th floor. And this apartment has the most irresponsible leasing office. Complete story Moved here from California, so we could only toured this apartment remotely. The leasing office simply hided that there's a restaurant vent adjacent to the window and the balcony. The restaurant uses the fireplace from 10am to 10pm. Not possible to open the window because of the smoke. Since I have asthma, we talked to the office hoping to move to any vacant unit and we're willing to pay more. They pushed back and kept saying no issue was found. Well, how do they find the issue if the office member only stood in the hallway and refused to come into the unit? Thanks, we ended up buying a house. BTW, the only star is for the maintenance guy.

Pros: clean/modern units with good (but not luxurious) finishes, great views (from some units and roof top), feels solidly built (concrete pillars visible, mostly good sound insulation), nice gym, really nice 360 degree roof top deck, good initial value with move-in specials (before inevitable rent increase) Cons: excessive rent escalation, weak security, extremely tightly packed parking garage. poor communication from maintenance crew, poorly responsive/disorganized and at the same time unreasonably inflexible management. When I first moved in l, I occupied a lower floor unit for a somewhat reasonable $1800/mo. Because of excessive noise from the trash compactor activating at night, I eventually moved to a higher floor with a pretty nice view of Elliot Bay for about $2100/mo. After 7 years my rent was $3400 (and rising) even though the advertised rent for an equivalent unit on a higher floor was $1000+ less (even before move-in concessions). At various points I tried to negotiate some compromise on price to make it more fair. I wasn't asking for a full price reduction. I then asked for waiving parking/storage unit fees (~$50/250) for even 6 months. No budging at all. During Covid when many people weren't paying rent, I tried again to make my rent at least somewhat closer to advertised rent again asking for minor concessions. No budging at all, even after being a good tenant on autopay for 4+ years, there was no recognition for my loyalty. I stayed for 3 more years because I hate moving, I could afford it, and was unsure of my future plans. At one point when I was pretty serious about buying a place I switched to month to month for $3800/mo at the end of my lease. This was around the time that interest rates suddenly jumped and it seemed like the housing market was going to crash. I quickly realized I wouldn't be ready to buy a place for at least a few months. Within literally a few days of signing the month to month, I asked to switch to a 6 month lease at the lower rate. I was then told that I would be locked in at the higher rate for 5 months. This was when I realized I either needed to move to a different apartment or buy a place on my own terms. At around the same time, two of the three elevators were out of service for the second time of several months (6 mo?) at a time as well as the garage door broken for the umpteenth time also for months at a time. There was no reduction in rent due to these major inconveniences. As a result of the garage door being open for several months, several times, both my car and my storage unit were broken into. Personal insurance only partially covered those losses. Again no concessions for these losses were offered. Maintenance teams overall were good at fixing things. Emergencies (plumbing leaks) were responded to quickly. There is even an on-site maintenance person who lives in the building. However when putting in a semi-urgent but non-emergent maintenance issue, no updates/communication was made for up to a week. Thus I would waste all day waiting for maintenance to show up. The garage is super tight getting in and out of, with not enough room for cars to pass through both ways at the same time. Some of the parking spaces are super tight. Others are very wide. For some reason, priority is not necessarily given to bigger cars. To sum up. Nice place to live but a lot of negatives to deal with. And expect to pay a lot more if you stay longer than a couple years.

The complex is very very clean, they shampoo the carpets often, and clean each level (deep clean) twice a week. There are a ton of amenities that are easy to book. And the apartment itself is amazing, no complaints. Loved it since the day we moved in, and I've had some seriously bad apartments in the past. It's always quiet, the entire building has people who are very respectful and quiet. The other property manage, Jen - the recent review about her isn't far off. I've never personally dealt with her more than once, but i'm not sure if she's technically in a resident facing position unless Genni is gone. She's not the worst but she's never been particularly helpful, and has a very curt attitude. She always seems annoyed that she has to be there, and will not know the answer to your questions if you ask them. Genni will, and if she doesn't she will find out quickly and get back to you. The country music mentioned in the reviews does play in the lobby but it definitely is not blaring. Haha. All in all I'd recommend it!

I lived for two years at Olympus, since summer of 2021. At the time, my leasing agent was Casey,…read morewho has since moved on. Both of my years here have been riddled with problems. I DO NOT recommend living here. There are better places in the area and around Seattle - even other Equity properties that are better off than this one. Note, all timestamps in this review are MM/YY. I'll start with the pros. I had a center unit facing southwest, meaning I had a wonderful window view of Elliott Bay, the Olympic Mountains, and Olympic Sculpture Park. The location makes it very easy to go outside and immerse yourself in nature, despite being in downtown Seattle. Belltown is known to be a sketchy area, but this area does not feel as dangerous. I paid a reasonable rent for a 1bd/bath on the 3rd floor with around 860 sq ft. In addition, the parking garage under the Olympus is one of the few without assigned spots, meaning you can park in a different spot each time you park. In addition, the concierge team is extremely helpful. And now for the cons... We started with a couple elevator outages that lasted for a couple hours at a time, no biggie. Then it became more frequent and suddenly we were facing a 8-month modernization/construction period (starting during 1/22) where only one elevator was working at a time. I recall there was a whole weekend where the one working elevator was actually NOT working. There are no stairwells going to the garage, so it was basically impossible to access cars without having to walk around the building to get to the other tower. While the elevator construction was happening, there was also constant drilling. This is a period where a lot of companies were still WFH (work from home), so it was nearly impossible to work. This project was a year ago, but there are still elevator problems occasionally, where there is no communication but I find that one elevator is down. Next we've got package security. Our building invests in Luxer One lockers to store all incoming packages, but somehow even that has failed. During 9/22, we had our first package theft. Someone had broken into the main package room and stole all the packages, including a valuable item I had ordered. Olympus sent out an email and... nothing else. An excerpt from the email: "The transgressors were seen by our actively monitored security cameras, and both our security+ SPD were contacted immediately. Unfortunately, the individuals were not apprehended." From this point, I started sending most of my packages to my boyfriend's apartment, because I could not trust Olympus to receive any of my items. These package room break-ins have continued, with the most recent happening in April of 2023. In my time at the Olympus, I also had a car, which meant that I paid for a parking space every month. I don't know why I did this, because we had so many problems with our parking garage doors that it was basically like parking in a public space outside. During the period of 6/22-9/22, our garage door was stuck in the open position due to the inability of Olympus to get a new door from the vendor. We were promised 24 hour security, but realistically, that security went from one Equity apartment in Seattle to another Equity apartment in Seattle, which meant there was probably an hour of coverage for Olympus each day. I saw a countless amount of cars without the Olympus decal parking in our garage, it honestly didn't feel safe to park in my own building. The problems continued once the new gate was installed; the new sensor doesn't detect the remote unless your car is angled strangely, and sometimes it doesn't open even when it detects the remote. In one instance (3/22), I arrived at the garage at 12AM and saw a member of the maintenance team working on the door.. He told me it was unlikely to be fixed before 5AM and that I could park on the street and check back in the morning. Can you believe that I had to pay for parking outside my own building, while paying for a parking spot inside the non-functioning garage? And yes, this was brought up to management, with no response. Things that haven't affected me but have happened include car break-ins, bike thefts, and storage unit break-ins. I am entirely expecting to lose my security deposit due to the lack of a move-in and move-out inspection. I tried to document all the damages I saw when I moved in, but my leasing agent told me it wasn't going to be a big deal and that I didn't have to do that. There have been so many transfers and changes in the leasing team that I have no confidence in the current team to assess my space fairly. Upon moving out, there has been no talk of a move-out inspection, and I am sure they will dock me for damages that existed in this apartment before me. If I don't receive a reasonable amount back, this review is definitely dropping down to one star. I'm really glad to be moving out of the Olympus and I hope nobody else has to go through the same experience as me.

There are multiple reasons for this low review. 1) Elevators are often times broken. 2) Poor…read moremanagement. 3) ROACH INFESTATION (on 2nd, 3rd, 5th, and 6th floor out of 7 floors per residents). I have been reluctant on posting this because I thought this was embarrassing, but honestly, this embarrassment falls on Moda. Moda has also deleted my post on the residential portal forum about my situation which shows that they are trying to hide about their roach infestation to the residents. Very unprofessional. Unfortunately, l've had a roach infestation on the 3rd floor for almost two months. My neighbor had it and they infested to my apartment. On top of that, I seen a medium-sized roach roaming on the 5th floor by the elevator. I have went through two roach treatments, yet, they still appear. I have killed 5 medium-sized roaches, and around 12 baby roaches. I'm upset with Moda because, first, they allowed this roach infestation to happen. Second, the lack of accommodation for the resident that has to go through with this. They won't allow me to transfer to a different unit, they won't lower my rent, and they won't offer you anything to help you during this time except for the roach treatment that they have with a vendor. Unfortunately, these treatments do not appear effective. First, they make you clear out all of your cabinets and move your furnitures 1 foot from the walls (which takes a lot of time and effect), and then they treat with either roach sprays or traps. Obviously, this hasn't fixed the roach infestation that is going on in my apartment and I think there should be a stronger method to deal with the roaches. The roaches generally appear in my sink, under my sink or even in my dishwasher. Although I keep the area clean, use traps, and use spearmint scent to deter the roaches away, they still come back. Roaches are known to be resilient and reproduces quickly. I don't think this roach infestation will completely go away unfortunately. The manager will likely reply with "We take roach infestation seriously! We understand your situation and it's just as frustrating to us." If they truly understand, then they should hire a more effective bug vendor and allow us to lower the rent because of this. Their bug vendor only shows up on the second and last week of each month. If you're thinking about not renewing or signing a lease with Moda, you may want to consider about this roach infestation that Moda has. I posted pictures of roaches I have killed.

I've lived here for a number of years and find it just the right blend of convenience, esthetics, fun, safety, and economics. The building is halfway between downtown and Pike/Pine and has its own restaurant row out front on Olive. I like the cool old world brick & bay window loom, and an unusual feature that you almost have to see to believe which is serpentine hallway ramps where lobby stairs would normally go. Not having to carry boards & bikes up flights of stairs or deal with sketchy elevators is a major plus. The building has thick walls so you rarely hear neighbors, and managers respond right away to texts for maintenance etc. With entry system on your phone you can see people on video and buzz them in without having to mess with a call box and entrances are double doored so people on the street can't slip in with the residents. From my several years here rents seem below market for what you get and leases go month-to-month after your first year so you don't feel locked in. I moved here from a house in Truckee California, and was wondering how it would be here, but I have to say being able to go back and forth between snowboarding at Stevens Pass and enjoying city life at the Morris is about as good as it gets for fun loving people like me who want the best of both worlds.

The rent includes everything (water, electricity, heating) except the gas for the oven. The apartments are really small. Good for 1 person. If you get a corner in the building, you can live 2. The building is old and the appliances are old too. This makes it a little expensive for what it is, but the location is really good. The manager is cool as long as you are not a trouble maker. Parking in street is complicated sometimes.
