I wish i could give zero stars. my boyfriend spent weeks and weeks searching for an apartment he liked and when we came across equinox, we were relieved to tho k this would be our beautiful new home. The floor plan was lovely, appliances were amazing. everything looked perfect online. we really liked the 1x1 floor plan and sent in an application before viewing the unit. terrible mistake. the listing mentioned in the unit specific amenities that it would have an island, a private balcony, double sink vanity in the bathroom, and a spacious open layout all for about $2,500. what they showed us on the day we were supposed to sign the lease was not even remotely close to the unit we chose online. the balcony was shared, the bathroom was tiny, no kitchen island, a dented refrigerator, and the layout was not even remotely similar to what we chose. when we asked the agent about it i was told the unit that was advertised was not even a unit they offer. when we asked if there was one that had a similar layout at least, we were told it was $3,300. suffice to say we did not move forward. they did not refund the $400 deposit. my issues are; if the agent would have even mentioned for a second that the unit that was available was not the same floor plan as the one advertised, we would have overlooked the inconsistent appliances and balcony. they did not mention even once that their site was misleading on purpose. why even include a listing with a schematic of a floor plan if you don't even have that one available? if this apartment will offer you any one bedroom they want instead of the one you pick, why would they even give you the illusion of having a choice? for units asking for upwards of 3k, the least I would expect is transparency. this is hopeless, apartment hunting these days is such a challenge. please, if you are reading this and considering equinox, just save your time. they have no problem with deceiving you, playing in your face, misleading your expectations, and stealing deposits. i would not be slightly surprised if this was a scam they have been operating. the leasing agent, Daisy, is awful at her job for not disclosing their dishonest advertising practices. expecting a year of commitment from their residents while they mislead you from the beginning is BOLD read more

We visited the Equinox today and toured a couple of the available apartments. We were immediately impressed with how beautiful the property is. We met with Josh and went on a very detailed tour. The amenities are absolutely fantastic. Josh is amazing! He really knows his stuff and you can see that he takes pride in the property. Some facts to know: Before paying any deposit for holding an apartment room whilst application, know that they have a policy of no refunds under $100. They charge a non refundable $45 for the application, and will ask for $139 to take the room off the market so you can confirm vacancy of the apartment room you are applying for. This building has gone downhill and has objectively terrible management. In the past six months here's a short list of what we've experienced: - leaking water that damaged our property, the management team didn't even tell residents there was water damage for 36 hours after it happened, and even when they did send out a leak email it was generic and didn't specifically report the affected locations - they claimed they didn't know. - they cut office service hours from 7 to 5 days a week, and cut an hour off every day they are open, so they close at 5PM (not great for those who work in offices), and no one is here Sundays or Mondays if you need help - they hired incompetent painters who painted on our window glass and whose trim work is now bubbling and peeling less than 6 weeks later - if you're not completely able bodied don't live here because you can't count on being able to use elevators. They fail regularly and require frequent repair. - they don't enforce paid, legal garage parking. The same SUV has been illegally parked in a disabled spot for nearly a year behind us, and now a motorbike is illegally parked in a non-spot next to us, both of which make it difficult to impossible to get in or out of our spot. Also, hang tag paid parking isn't enforced, so you shouldn't pay for parking here because only dummies like us do, apparently. - a houseless neighbor lived in the stairs for weeks and left garbage and filth - residents regularly prop exterior doors open for their own and their guests convenience, despite the threat to our safety from criminal vagrants who live in the area behind the building and in the RV encampment across the street. I kick stoppers out of exterior doors at least weekly. - packages pile up for weeks at a time, often being strewn down the hall outside of the package room, and you can't count on your deliveries making it into parcel lockers. The package room currently smells like an autopsy thanks to some resident's raw meat delivery rotting there for at least 3 days in the heat. - they offered a renewal that's 9.9% higher for rent and 14% higher for parking for an aging building that's hot and smells bad (no central A/C) - they're trying to claim they can't run fire testing alarms floor by floor or region by region despite the fact that they have always been able to do that before. Instead, they're telling residents we'll have nonstop alarms for two full business days. What's different now that they can't run tests in part of the building at a time? It's a mystery! - residents who smoke in this nonsmoking building are simply allowed to continue because when you report the behavior to the office with video evidence they tell you they can only take action if they reveal your identity to the perpetrator. No one in their right mind would agree to that, and that's not the intention of the city code they try to cite as their reason for doing it. That's their intentionally-chilling interpretation that they foist onto residents to discourage reporting bad behavior. - managers are weirdly self-congratulatory all over public LinkedIn about their wonderful teams and all the awards for which they are nominated. But, if you look up Greystar, you'll find their F BBB rating. Search Reddit for Seattle and read about Greystar, or any city, really. None of these managers have strong leadership, communication, or even human decency skills. They're great when you're touring the property as a perspective resident, but heaven help you if you have real challenges that need real problem solving - these people can't do it. Avoid Equinox. SERIOUS SAFETY CONCERNS AT EQUINOX. With already high rent, they will raise your monthly rent about 9.8-9.9% within your first year of living here (just under the 10% law where they have to provide a moving stipend) despite constant issues with the building. ATTEMPTED CAR THEFTS IN EXPENSIVE GARAGE 1. The night of 02/16/24 someone entered the 2nd floor garage level of the South Building and broke into our Hyundai car. The perpetrator smashed the rear window in an attempt to steal the car, smashing the steering column and smashing the ignition in an attempt to "hotwire" the vehicle, but was unsuccessful. In the process they stole over $5,000.00 of ski equipment (we had returned that vary night from a short trip) and other belongings. I'll admit that I should have cleared out my ski gear and belongings as soon as I got home from the trip, but I mistakenly thought the locked, fab access only garage that I pay $200 per month for would safeguard my vehicle for the night. I was mistaken and that was my fault I suppose. What is more alarming is that fact that the perpetrator left a large ball pen hammer and a large screw driver in the vehicle (tools used for attempted burglary), was prowling our locked garage sometime during the night hours, and chose a dimly lit spot in the garage to try and hijack a vehicle. I am sickened to think of what could have happened in the event someone in our building unsuspectedly came across this person. Luckily, no one was hurt. 2. Elevators - As we all know the elevator servicing the South Building has been unremittingly down for the last year (since I moved in, probably longer). Despite numerous different reasons given by management as to why it doesn't work, it has become apparent the elevator is down for at least 2 weeks at a time, and many times longer (a month or more). Besides inconvenience I think we can all agree that we pay high monthly rental fees for a building that was expected to have a proper working elevator. This issue needs to be fixed. 3. Key Access in Stairwells - My key has never worked in the stairwells. When contacting management I was told to "giggle" it a little and then sometimes it works. I giggle and it still doesn't work most of the time. When coupled with the inoperable elevator, access in and out of the building is becoming a major safety concern and the upper floors are at a disadvantage. In case of an emergency (fire, flooding, etc.) this is especially alarming and I'm afraid I won't be able to exit the building safely. I'm considering contacting the fire department in order to make sure our building is up to safety and code compliance. 4. The homeless population around the rear of the building is obviously increasing and so have the car prowls around that area. I have noticed nearly 10 car break-ins this month alone. I would advise anyone using the rear of the building to be cautious when entering or exiting. It is my hope that these safety concerns will be addressed and instead of management stating they are going to update the main entrance (which they haven't done and I doubt people prefer), I proposed management make the building safer for its tenants and fix the elevators and the stairwell locks/doors before something terrible happens. read more

This building is not secure. While living here I have had packages stolen from the mailroom, my car broken into in the $200 per month "secure" garage, and have encountered non-residents loitering in the garage and stairwell. I literally carry mace to take my trash out. Even written into leases, building management takes no responsibility for damages, theft, trespassing- so you're on your own when these things inevitably occur. This building has great amenities, solid unit interiors, and is in an awesome location, but the price is not worth the lack of security, community, and support from management. read more

I'm writing this review as a person with significant property management experience. If you are looking for a solution for a property in downtown Seattle, this is a good choice. It is in a good neighborhood and I saw quite a few people walking dogs at dusk along Eastlake and there weren't any (obvious) homeless or drug activity on Eastlake, like in Belltown or Ballard. Close to the lake, great amenities - the rooftop area is stunning... not too many people use it - just an observation. Here's the unfortunate news. **make sure you actually walk outside and have the leasing agent point to the unit you would be renting. The unit that was shown was a small studio, perfect for a young person. However, what they don't tell you is that there is a homeless camp up behind the complex under the freeway. That was not disclosed. Additionally, the studio had one window (which is fine) but what is not disclosed, is that the window opens about 4", does not provide any type of circulation in the apartment. The complex provides a portable air conditioner, and a plexiglass insert for your window. You do not have a choice with the exception of a fan I guess to get fresh air. The ac unit is huge and take up a lot of room in a tiny studio. There is no reimbursement for electricity usage. **There are two towers in Equinox, the North and the South. If you select a unit in the North tower, no problem - there are two elevators, one you can lock down for your movers, (freight size). If you select a unit in the North tower, there is ONE elevator, located in the middle of the tower - good size but it is a drag for moving in. **during move in, you can either pull up to the front of the complex on Eastlake with your "flashers on" ? or you can drive to the back on Franklin and move in with one elevator which is in use by all of the residents in the south tower. :/ **There are no trash chutes in this community. You must haul your garbage through he community to the North tower, and toss your garbage into a dumpster. Yuck. **There are many, many dogs in the property - great for dog lovers. The downside, is that they all, ALL, go out in the back on Franklin and use the landscaping median as a bathroom. The stench of the urine is unbearable in the summer. They need to re-bark continuously. read more

I left a review when I first signed a lease in 2020, and I'm updating my review. I've gone through some personal issues this year, and both Stephen and Zahra have been incredibly helpful with my lease agreement. Both individuals have shown a great level of customer service and compassion, which is why I continue to extend my lease each year. That alone speaks volumes to how much Equinox cares for their tenants. I've lived at Equinox for over three years and I love it more and more each year. I find it to be the perfect location for being in the city but not right up against the hustle and business of other parts. Being so close to the Lake is amazing--you can't beat that rooftop view!. I love that there is such a big gym in the community as that saves me time and money. read more

Years later I find out from a collections agency that Equinox sent us to collections! I had multiple friends live in the building and come to find out that this happened to ALL of them too! We have been here for 3 years. We reluctantly signed our third as we were not given much choice. For the entire 3 years we have been here our hot water has taken no less than 5 minutes to reach out unit. Sometimes it's quicker because everyone is pulling the water. For me. At 4am in October getting ready to catch a flight it's closer to 45 minutes for a warm shower. Sometimes it's cold. I've made management aware numerous times. We love it here and we have a gorgeous unit. On our last lease renewal our options were 1. Leave. 2. Move to a unit closer to the boiler when available (at our cost) 3. Sign here and accept it. The original management was great when we moved in. Now the new ownership and management really seem to distance themselves from the issues at hand. We have been told $12k for a pump for the boiler. Our 9% rent increase more than paid our share and then some. Meanwhile. . . There's a 300k roof renovation happening soon. Imagine that. read more

The office management is fantastic (Katherine and Bastian in particular), but Greystar will cheat you out of your deposit. Asked me to pay an invoice for painting *multiple* apartments (not just mine) when I moved out, took weeks to correct, and are still trying to charge me for costs they didn't incur. For the price you pay to live here, there are many disappointments. For one thing, the elevators are very frequently not working. One of them will work, but the other 1-2 could be not functioning at any given time and then your wait will be 15 minutes if you need the elevator. Not all floors of the building connect from one side to the next so if you take the stairs, you have to connect on a floor you don't live on to walk to the other side, then find another stairwell etc. Half the time, the buttons in the elevator don't work so you have to get off on another floor because you press and press and it won't enter or take you to your selection. Next, I have never lived with such rude people. Certainly there are wonderful residents here, but of all the places I've lived I've never encountered so many issues with people not respecting community spaces/cleanliness, etc. There was a woman who parked diagonally rather than straight into her parking space which encroached into mine because she was not competent at parking in her tight space. Mine is tight too, and she had an actual tantrum when my partner and I politely asked her to park within her lines, and she left a passive aggressive "you suck at parking" note on my window. She complained to the leasing office who then appeased her victim mentality (she also told the leasing office my male partner made her feel "very uncomfortable" in the garage but we had dashcam footage to show he did nothing or said nothing out of line.) Then the leasing office moves her to a primo spot (where she still continues to park poorly) when we had ample photos to show she parks into my space and it's on her to do better. The other issue is that many residents here don't pick up after themselves. It's not uncommon to find pet feces or urine in the entry way especially on floor 3, or elevator floors, that sometimes are there for a couple days before it's handled.. Which likely means the owner waited for someone else to do it. When the trash chute in the trash room is locked because it's too full you are supposed to dispose of it in the parking garage level 2. However, people will literally leave their trash bags and recycling etc in the trash rooms to pile up on the floor for the cleaning staff to then have to deal with. People don't know how to live in community and pick up after themselves more than any community I have lived in, and this is also the most "high end" place I've lived in- I am not sure if there is a correlation there but you really can tell that people here feel entitled and don't take responsibility to clean up after themselves. I also have experienced where I don't let a car tailgate me into the parking garage/wait for the garage door to start to close..because that's the safest thing to do, and have had residents flash their lights at me, tailgate me and speed past me in the garage as soon as they can get around me, then zip into their spot. Truly, I was happier living in a less "high end" space because overall, the residents here are overall unkind. The leasing agents are amazing and professional. I don't have anything critical to say about them. Last point: the building stopped having an after-hours security company patrols the building, and instead our money goes somewhere nobody asked for. For example, they just put fancy new paint and neon signage near the parking garage entrance and they are remodeling the court yard area (which is an area you can hear people talking that echoes up throughout the entire height of the building surrounding the front courtyard.) No reasonable person would want to hang out there when everyone can hear them talking and everyone can look in on them like they're in a fishbowl. Spending money on useful things would be preferred, such as having after-hours security again so that when we are concerned about someone trying to break in etc, we don't have to resort to the police. Calling the police doesn't feel safe either, and they don't show up for forever if they are needed so it would be way less escalating and safer to just have security patrol again. read more

I absolutely love living at Equinox! I moved in during the pandemic which wasn't ideal, but I'm been impressed with the management's handling of it thus far. My one bedroom apartment has an amazing views of Lake Union, hardwood floors, new appliances, and huge windows, and I love being just steps away from jogging trails and tons of activities and restaurants. There were a couple of things that convinced me that this would be my future home. First, the amenities are very well kept, I'm looking forward to hosting some events in the future. The rooftop has a great selection of cardio and weight lifting machines and also some Peloton bikes for when I'm ready for a more intense workout. Probably the most important thing that drew me in was the team here. Shout out to the office team Bastian, Keith, and Zarra for helping make my move in super special and smooth. The maintenance team is great also. Bee, Troy, and Jaden are some of the nicest guys ever. I'm looking forward to calling Equinox home for as long as I can. read more

Borderline criminals. The Comcast of apartments. We needed to relocate to Seattle for four months for work. We signed an explicit lease for these four months. We paid in full and left the apartment in perfect condition. Now, over a month after moving out they are sticking us with a $1600 bill for the month after our lease was over because we supposedly didn't give proper notice that we were leaving. We asked at the beginning of the month what we needed to do in order to move out. We also returned their questionnaire saying we would not be renewing that they claim they never received. To top it off, we received none of our security deposit back. We left the apartment just like we found it. They will use your deposit for mandatory cleaning and painting no matter what. It's really a non refundable deposit. Beware of this place. read more

The high rent is matched by exceptional service and building quality. Units are well insulated and peaceful. Appliances are high quality. Flooring and painting are completely fresh. The common areas are well equipped and maintained. Any service issues that come up are dealt with quickly and professionally by the in-house maintenance staff. I signed a lease and lived there for one year. While my apartment looked modern and pretty and my unit actually had a balcony and a view of Lake Union (which I enjoyed!), I felt that the amenities and the services there were not up to par with a such a high rent that I paid. Once my one and only toilet in my apartment wouldn't flush. It took them 3-4 days to get that fixed (meanwhile, I had to go to my friend's apt or just the public one the first floor if I ever needed to use a toilet...how super awkward was that!). When I lost my access card to the building, I went into the lease office Friday afternoon to get a new one. Not only they didn't have any spare one for me to use over the weekend, but they also said that a new card wouldn't be ready until Monday or possibly Tuesday (since they might not be able to get a hold of the card person until Monday)! The fire alarms in the rooms were also way too sensitive (one of my alarms was right in the kitchen, so whenever I baked something at 400F+, the alarm always went off!). There's also just one trash chute in the whole building, so if you live in the South end, you have to walk over to the North end just to dump your trash. What annoyed most, though, was that the only elevator in the South End was either reserved for move out or just out of service so often that I had to carry all the heavy bags/belongings and walk up the stairs up to my apt many times (if you live in the south end there's only one elevator, but if you live in the north end, at least there are two that you can use). I also got a feeling that the lease office didn't care as much about keeping their good residents. I was a good tenant: I always paid my rent ontime and never caused any trouble. Yet, when my lease was up, I only had a choice of signing on for another full year, or pay additional $200/month if I wanted to rent by month. There was literally no discounts (and they would not entertain any negotiation) and no concession whatsoever. I was glad I didn't renew it. I ended up sharing a 2BR with someone in a much more reliable/friendlier building and saved over $900/month ever since. Rent there had also gone up substantially since then. My colleague and his girlfriend used to live there and they eventually moved out as soon as their lease was up, too. read more

Bizzarro! I'm not sure why this place has only a 3 star rating, because I love it here! Super friendly leasing office and really helpful maintenance staff. Not to mention that its a great location with a great view. Many of the other reviews complain about poor maintenance service (timeliness) and poor service from the leasing office, and loud noise from the freeway. These complaints are totally exaggerated and may just be angry ranting with very personal attacks at staff (NOT okay to do on yelp). I'm happy to that Equinox exists and that staff really try to make things easier on residents. read more

Unfortunately, I am forced to give one star here! Yelp wouldn't allow me any less or negative stars. We were quite happy here until about a month a go the elevator broke down and the first two weeks went by without any update or emails from the management. Into the third week we receive an email acknowledging the problem of the elevator not working. A couple of weeks go by and nothing again. And there after there an email with one excuse or another. I think the Apartment Building could easily have done without the two additional entertainment rooms (just recently renovated) and that money could have been put to better use fixing that ever faulty elevator! And I just found that this isn't the first time this is happening looking at the reviews below. Its become quite embarrassing when our guests arrive or when we have deliveries. And there are no concrete answers even when you talk to anyone from the management team. The height of shamlessness is that they send an email saying that the earlier reasons they have been giving us are all false and the problem is infact something entirely different and have asked the residents to contact the manufacturer's directly,here goes the email: 'With great displeasure, we have found out that our elevator contractors have miss informed us on the status of the repair. ABC (the contractor) has informed us that the necessary part is indeed not on the way, but rather on back order. We understand that is very unfortunate news and to be honest, we are all very upset about it. We have been in contact with ABCevery day since the elevator not in commission and to find this out now is very unwelcome. We are working on trying to expedite a way to work around this and will keep you updated of what we learn. We realize that this is highly inconvenient and we understand the frustration, as we are feeling the same way. Please understand that we are doing all in our power to help the situation. If you would like to contact ABC to inquire about the status of the repairs, you are welcome to do so.' Are they for real! read more

I signed a lease at this building and it was a huuuuge mistake. The apartments are supposed to be high end - however, they are anything but. They are so cheap... not to mention they lied to me about having all brand name appliances in the unit (The leasing specialist told me they were viking and they turned out they were the cheapest money could buy). The leasing staff are the most incompetent people I've ever had to deal with in my life. Really frustrating... Also, before they lie to you and tell you otherwise - please note: The noise from the freeway - HORRIBLE No one uses the rooftop deck because it is FEET from I-5, have fun grilling while screaming at your friend that's standing right next to you because of the traffic noise and breathing in that smog! Leasing agents - I think when they hired the staff they actually decided to only hire the dumbest most frustrating humans they could find in Seattle. but I guess that's why they are only leasing agents.. This is my current review upon moving out after living here for 1 year: Though our favorite crew (Danny, Zach, Roger & Santos) has been diminished down to just one (Roger), our overall stay here has been pretty fab. Roger is the ultimate go to guy. There's nothing too big or too small for him to address. Every single time we've walked by the office or ran into him in the hallway, he has a smile on his face and makes you feel like family. He is what I will miss the most when we leave. Equinox Apartments, by general Seattle apartment standards that range above $1600/month, has some of the most luxurious finishes and appliances. Out of all of the apartments we toured when we were searching for our next apartment, none of the properties had gas range stoves or high-end fridges like the Equinox does. And because they're obviously expensive, they work very well and last. I didn't have any major issues with our appliances, only needing to replace a knob that fell off the stove while I was cleaning and needed a new egg holder for the fridge door. Our apartment was on the middle floor in the North building, closer to Eastlake Ave. and noise was never an issue for us. Actually, the most noise we heard from our neighbors was the one upstairs who sometimes walked heavy. As far as the walls are concerned, they might as well have been layered with concrete. Our floor has at least 8 dogs and though you can hear activity when you're in the hallway, absolutely nothing can be heard when you are inside your unit. The location is great and pretty quiet after commute hours and during wekeend. Very central to South Lake Union Core, Downtown, Capitol Hill & U-District. Pretty decent sandwiches and a small wine selection at the market downstairs but you can also walk up a few blocks to Pete's Wines which also sells grocer items. Serafina has been our favorite date night restaurant within walking distance and if you don't want to deal with crowds, you can grab a good bite on Amazon Campus on the weekends. You can also walk to the space needle within 30-40 minutes. Residents are great. Parking is a tight squeeze. There are about an average of 4 resident events every month which is a great way to meet neighbors and get free food and booze (its a win win) Management has been nice and timely. Fitness center is great and residents don't leave it a mess when they're done. All in all, absolutely enjoyed our stay here. Would stay longer if we could. __________________________________________________________ 3/2018 - Moving day, the most stressful day of 2018 thus far, was ONLY saved by Danny & Santos. They went above and beyond accommodating our requests, securing a private elevator for us to move, handling our last minute requests with ease like adding another parking pass to our account & needing to reserve the elevator AGAIN and always greeting us with a smile whenever we popped our heads in for one thing or another. Even Zach, another awesome member of the team who was busy attending to things around the building, popped his head up when he saw us coming and welcomed us to the building. He always has a smile on his face, greeting residents and handling work requests. I've already bothered him with a few minor repairs in our apartment and he has never felt made me feel like I was a nuisance when I stop him in the hallway to ask about one thing or another. I'm still in the love with the building. The gym is kick ass awesome. I love that there are multiple community rooms to utilize. And the weekly free building community events (grilled cheese and tomato soup is happening this Thursday :) are a plus. It has helped us meet neighbors and interact with the team. Danny, Zach, Roger & Santos are my faves! They really support the community here and go above and beyond their duties. Can't say enough good things about living here! Not gonna lie, reading some of the previous reviews made me a bit nervous about moving in here, but my experience has shown me that my reservations based on old yelp reviews were completely unfounded. Some of the reviews mentioned faulty elevators and bad management, but I've heard that the building is under new ownership and has all new management, as well as a new elevator company. In the four months I've lived here the elevator has not been down a single day, and the management staff are super friendly and helpful! The location can't be beat: it's basically ten minutes from anything you could possibly want, and its location basically on the water means that you get great views, especially from the rooftop deck! The amenities are nice as well: The gym is the nicest of any I've ever seen in an apartment, to the point where I was actually able to cancel my gym membership. There are two common areas with tv's that are quite comfortable, and there are fun weekly events that are thrown in these spaces to help you meet your neighbors and make new friends. At my last apartment I didn't know my neighbors at all, but this place actually feels like a community because I already have about 15 friends in the building! There's also a business center with free WiFi if you want to work from home. And as I mentioned, the rooftop deck is incredible, with unobstructed views of the water and the Seattle skyline. There's also bbqs, ping pong, and lots of seating up there for enjoying the sunny months. For the high rent we pay to live here, we would expect much better. Before highlighting some of the issues we've experienced, I wish to clarify every staff within on-site property management /leasing office we have interacted with has been helpful/kind. Most the issues I'll call out stem from the Property Ownership standards, policies, or similar. Issues: 1. Move-in: paint drops along bathroom floor, as well as some of the kitchen area. After using the washer twice, we noticed there was a substantial amount of brown gunk (handfuls) under the lining inside by where the door closes. We weren't sure what it was, but it was disgusting and definitely left there by the previous tenant. Finally, the dishwasher was not plugged in when we arrived, as well. Also, the washer/dryer would make a painfully loud, ~5 second buzzing sound that would awaken the dead. It took multiple maintenance requests for them to recognize this sound 2. Payment portal: We have lived in a greystar property before, and the payment portal was easy enough to use, alerting us ahead of the 1st what amounts were due for rent/utilities etc. So we have been especially frustrated dealing with this Equinox payment system, where it only tells you what amount you will owe on the upcoming 1st for base rent and parking. Then, on the evening of the 1st or sometimes not until the 2nd, it will display the utilities you "owed" on the 1st. It has been very confusing/frustrating for us to navigate. One month, we paid the entirety of the balance shown as outstanding on the 1st, and a few days later received a 14-day notice to vacate the premises or pay an "owed" amount including a late few. We showed property management a picture I took showing the portal showed $0 outstanding on the evening of the 1st, and they quickly refunded the late fee. But the issue continues where utilities does not show until evening of the 1st or after. 3. Now it's 04/01 during Seattle Quarantine for Covid-19: we are working from home and the person in the apartment above us has been moving out, making a substantial amount of noise (ceiling is pretty thin). The move-out is obviously no fault on property management, but now maintenance is re-flooring their apartment among other projects, creating a Substantial amount of noise while I attempt to work from home during this quarantine. We were given no heads-up notice to prepare for the few days of incredibly loud, constant banging and scraping that would disrupt my work (on conference calls, I'm unable to hear myself speak over the banging above). At least would have appreciated a notice to expect this so I could better coordinate my conference calls and work schedule, along with buy earplugs ahead of time. 4. During this quarantine, the property management has closed off all amenities from residents. This includes the roof, the Great Room, and the gym. I recognize the importance of closing off the shared space of the great room and the gym, for safety/health reasons during this time. However, closing off the roof seems unnecessary. Regardless, with these amenities shut down during the quarantine, you would expect at least a minimal rent reduction to account for the fact we no longer have access to all these amenities that attract the high rent we pay. However, we've seen no such reduction and continue to pay considerably high rent with no access to amenities. 5. Community Standards: North elevators frequently have dog piss on the floor: not just the occasional / rare occurrence, and the residents leave the dog piss for someone else to clean up read more

The Equinox is a fabulous place to live in the city of Seattle. If you are looking for unbeatable luxury amenities - huge gym, business conference rooms, play rooms, fountains, the works. We Absolutely LOVE the convenience of the location when it comes to receiving deliveries, getting on and off the freeway, getting in and out of Down Town Seattle. The front office team is always ready to help with pretty much any and everything. A particular kudos to James who we have communicated with the most since our move-in last June. Leasing Manager James Guzek in the front office is always extremely kind and accommodating since the moment we rented our unit. There is never a time anyone walks by when he doesn't wave and smile and call each person by name (which is so nice when you live in a big building in the City). I cannot say enough good things about the maintenance guy (Santos) and the entire team at the Equinox. We have not only been helped (right away) with everything we asked for, but we have also had very nice conversations with everyone outside of the "apartment talk". They are so friendly and kind, which makes for such a happy place to live. Most of the other tenants are great, never had any real problems and have found that even though many of the tenants are young in general, the place is particularly quiet most of the time. The parking situation could be cheaper, but you get what you pay for. We have the convenience of parking 2 vehicles in a very secured garage and always see security out and about walking the area. We know there have been some issues with the garage in terms of car break-ins, but the truth is that's a Seattle problem, not an Equinox problem. If you're not willing to take everything valuable out of your car wherever you're parked and always keep it locked, then I recommend forgoing a car in the city period. If you keep your vehicle clear of anything that looks valuable, it isn't an issue. We haven't had to speak with the Leasing Office too much, but when we did James and rest of the team were helpful and friendly. There are so many wonderful events being held weekly in the building, from Happy Hours, to rooftop pizza parties and football games and seasonal parties. How fun! Why'd we leave? We didn't. We still live here and are enjoying every minute of living in luxury, and will likely stay until we can afford to buy a place of our own. Good work Equinox Team. You guys are awesome. read more

The 5 star rating is a reflection of Equinox in it's current and evolving iteration, not as it has been, even in the recent past. I've refrained from reviewing the building despite being a resident since 2010 out of pity (mercy) for the nice enough people who half-tried to operate in a challenging environment over the past 7 years, though most of them didn't deserve my kindness as they certainly did nothing for me and in fact spanned the spectrum from highly inept to outright liars. Despite the ups and downs, we've stayed because Equinox offered the right kind of amenities that were important to us in a convenient location for my work. It's also close enough to the heart of downtown to be easy, but far enough away that we feel like we're in a neighborhood with it's own character. I'll summarize my unfiltered experiences below, with dates indicated, so the reader may judge for themselves as to whether this building is a fit. Pros + (2010-current) High end features like flooring, granite, Viking/Bosch/JenAir appliances + (2010-current) Views - depends on the unit, but our view of Lake Union, the Space Needle, and Gas Works is hard to beat + (2010-2012 and 2017-current) Competent leadership team - like all apartments, Equinox has a lot of turnover with employees (some years more than usual - 2015/2016 I'm talking to you!), but the original group of leaders (Leslie, Cara, Bobby) and the current group (Amy, Santos, Danny, James) did a lot/are doing a lot to make this a nice place to live. + (2017) We're finally seeing some much needed improvements in the common areas such as landscaping enhancements, new hallway paint and carpet, a new self-service package room, and new signage. I credit the current leadership team for finally following through on promises I've heard since at least 2015. + (2017) Renewed efforts to make this a community, not just a bunch of randos who rent here. I like the efforts the leadership team is making to treat us like people, not rent payments - community events on a regular schedule, actually being nice and following up when people need help. + (2017) Willing to accept and apply feedback - as I've mentioned, past leadership people/teams have left a lot to be desired, which puts the current team in "clean up" mode. When and where I've provided feedback, they're now following up and taking action, whereas in past years, I might or might not get a response, and even then they'd not follow up or lie and say they had. Cons - (2013-2016) I was treated to some of the worst leadership I've ever seen in my life during this period. For example - part of my roof started leaking in October 2014. I reported it immediately. They did a halfway job of trying to fix it, then when they realized it was going to require a full rip out and repair they just started ignoring my follow-ups. When I demanded in-person meetings, the outright lying began. I have documented proof I was lied to throughout 2015 and 2016 by three different property managers about having the leaking area replaced. Promised dates came and went, all without resolution. + Ancillary Pro (2017) For those who care, the current leadership team followed through and actually replaced the leaking area. They deserve an award in my opinion, but it shows the level of incompetence and utter lack of caring by others that I dealt with the same major issue from October 2014 through early 2017. - (2010 - current) It's a big building (just over 200 units), and it comes with all the big building annoyances one must expect, but not love. It can be noisy - the hard floors plus concrete walls mean you hear a lot of what goes on around you. If the chutes are closed or recycling bins full, it's a long walk to the garage area. You get your fair share of entitled snots as fellow residents, and you have to live with the problems that arise because apparently the world is their housekeeper/servant. I've picked up others' trash, cigarette butts, dog droppings, cleaned up dog urine in elevators, had to remind my neighbors that hallways are not for shouting nor are we living in a college dormitory because people sometimes lack the common sense God gave a rock. Residents have played bean bag toss and flown kites on the (utility - which means "not for walking on") roof (that's a real WTF moment) over me, and we've had several instances of people trespassing on outdoor space that is private to our unit, some while high or highly intoxicated. - (2012, 2013, 2015) Offered outrageous rent increases at renewal, including increases at percentages that are prohibited by Seattle Landlord/Tenant Law. I've successfully negotiated or pointed out their legal errors each time to the satisfaction of all involved, but we certainly would have left had that not been the case. - (2010 to current) The building is HOT. Some units have portable A/C units, others have it built in. You will not be comfortable in this building without A/C. read more

I enjoy living at Equinox. The quality of customer service provided by the leasing office is wonderful. I'm pleased with the community here.

My Husband and I have lived in the Equinox apartments for the past 2 months and have loved every minute of it. This apartment complex is located in such a prime location that we can easily walk to downtown, South lake union or capitol hill. There are many great restaurants around this area and the view from our apartment and the roof top deck is definitely unbeatable. On the roof top deck, there are numerous grills for BBQing and tons of furniture to host friends. There is even a space to place ping pong and bocce ball. The amenities here are definitely worth the price! There is an incredible gym, that includes many treadmills, ellipticals, bikes, weights, and even a private yoga room with a build in system that you can take classes for free such as kickboxing, cycling, and zumba. The gym downstairs makes healthy living SO much easier. My husband and I love to go down to the main community room known as the Great room where we can play pool and even shuffle board with friends! A new feature of the complex is the community events in which a social event is held for all the residents each week in order to allow the residents of the complex a chance to get to know their neighbors and make new friends in the building! Some events that have been hosted so far have included happy hours, free breakfast buffet on a Saturday, trivia nights, sports watch parties and much more! We have been able to meet so many neighbors in our complex through these events it has been incredible! I would highly recommend this apartment to anyone looking for a fantastic location with a great view and a place where you have the opportunity to get to know your neighbors and build friendships! It has been a game changer actually knowing people in our building and building friendships! The neighbors have been so welcoming to us and we have truly appreciated it! The management staff is wonderful and very welcoming! The maintanence staff is VERY quick with fixing requests. Overall, fantastic place to live! read more

Renters beware!! My roommate and I lived here for a year, and had, like many users indicated in other reviews, a mixed experience. The apartment looks great on the surface but was riddled with issues. 1) It gets absurdly hot - our apartment was always 10 degrees hotter than it was outside. You would think in seattle that is a good thing, but since the units don't have air conditioning, we were stuck leaving the windows open at night so we could sleep. However, it's REALLY loud at the apartments so good luck sleeping with windows open if you decide to move in and not sweat your balls off. 2) I had an oven that omitted a gas smell and equinox brought someone in that basically told me that women are more sensitive to smells than men, and that it was my fault for smelling more gas odor than most people. WTF? I had a friend over that told me that if we lit a match in that room, he was confident our unit would explode. In any case, they didn't fix the issue - whatever it was - and we just stopped using the oven. You won, equinox. Now, the worst came with the move out process. 3) When it came time to renew the lease, equinox decided to raise our rent by 10%. So if you decide to live here, factor in the likely 10% rent increase. 4) Equinox gave us $0 of our security deposit back + added in some bullshit "reimbursed utilities" fees. On their list of items were lightbulb replacements (which by the way all lightbulb were working when we left) and bent blinds (which were bent when we moved in but we were assured that it was considered regular wear and tear and we wouldn't be billed for it). So all in all, good luck if you decide to live here. Because I certainty will never make this mistake of living in a Riverstone Apartment complex ever again. read more

I would agree that about half the staff is completely useless and totally incompetent. One staff member in particular seems to really have it out for me...If you ask him to make an informed decision he simply repeats the rules that they have to follow...like a tape recorder. I asked him to help me and he didn't even TRY, or even act like it. He didn't even say "Let me see what I can do..." He actually hung up on me and told me that he would send me an email recapping the rules he had just already told me. Why? I didn't ask for someone to read me the rule book, I asked someone to make an informed decision on how to accommodate 2 residents moving out at the same time. WORTHLESS. read more

Had a great experience moving here from San Francisco. I had not seen the place and everything was done remote. Management sent me over some pics, few phone calls later I took the place. Moved in a few weeks after that and they did not disappoint. Everything was as promised. It's a great living community with friendly and courteous management who always help you out. read more

I moved into the Equinox in August. The leasing staff are awesome and did a wonderful job renting us an apartment. They continue to be awesome on pretty much a daily basis. The building is clean and well maintained for the most part. People are generally nice expect for the few college kids who do random stuff (spit in elevator, drunk kids on some weekends, etc). All in all, the apartment is better than Taylor 28. That being said one should understand that this complex is owned by a set of investors. Investors who will maximize profit over people. They will nickel and dime their way to profitability. Pros: Several community parties and BBQs. Super awesome leasing staff Quiet and great location to trolly Little construction and fewer bums than normal for Seattle Dog park in the back which doubles as a drug den on the weekend (second part is a bonus if you use) Cons: Apartments hold heat almost too well. Great in the winter but hell in the summer. The complex rents air conditioner units but wants $25 a month. First nickel and dime. Come Jan 2013 we will have to pay for light bulbs ($4.50 per bulb). Second nickel and dime. Pet rent is $25. I've paid pet rent before but that usually meant that the apartment would supply doggie bag stations and garbage cans. Equinox provides neither. Third nickel and dime. The trash area tends to overflow on the weekend and has become a holding ground for large furniture. Tenants often do not care to even put their trash in the dumpster. Really annoying. WiFi does not extend to work out area. Minor but annoying. Some tenants have noisy dogs that bark for long hours. Management will fix if you can identify the apartment. Apartments inside are nice, but you can hear foot steps above. Not the best but not the worst. Depends on your neighbors but don't expect sound proof construction. read more

I am really disappointed with equinox. After living here for 15 months, they raised my rent 9.8%, they didn't raise 10% since they would have had to give me 60 days noticed. This way, they forced me to accept 10% raise since 10 days is not enough to find a decent place. They treat you as cash machine, and they don't have any respect for you. What would be the worst case scenario if they had given me timely notice? The building is suppose to be smoke free, but there are cigaret butts on my patio!! read more
