I never imagined our seismic retrofit project could go so well or I wouldn't have procrastinated so long to get it done. My husband and I knew we should get earthquake insurance but the cost blew our minds but when we heard that you can get a 25% discount if you complete the retrofit, we explored what it would entail. Well the EBB subsidy which came out to $3,000 was a huge motivator. Selection: To select a company to work with I went overboard reading reviews, not just looking at ratings- Yelp, Google, Angi, Houzz. Plus, I always look at Next Door because our city is finicky so I wanted to see which companies had delivered excellent experiences for homeowners in our city and lastly I look at Reddit. I invited 3 highly rated companies with excellent track records to provide quotes based on the work required. Out if the 3, two came, went into our crawl space and provided a detailed breakdown of the necessary work and cost with photos. The third company provided a quote over Yelp without coming in person to do a visual inspection. So they were eliminated from consideration. The remaining two which included Sunshine were excellent and after putting together a side by side comparison of the work and costs along with their answers to some initial and follow up questions from my husband ( who was a 35 yr construction industry executive), we selected Sunshine and specifically Adam who was the lead that came to our house and who provided detailed and technical responses that instilled so much confidence. EBB approval: Well from there, it was like we had a retrofit concierge with Diana guiding me through every step which is necessary because there are things that need to be done on the EBB website to ensure compliance to receive approval and given Sunshine's vast experience, they have it down to a science which eliminates a ton of confusion I am sure I would have had to face without them. The retrofit work: The team was on time, had detailed instructions, and worked diligently the entire time they were here and they provided photos of their work. And a bonus was I didn't have any clean up to do afterwards. We had Sunshine come out to look at our foundation which was 107 years old and definitely needed to be replaced, just rubbing your gloved hand on the cement made it crumble. they came in like a wrecking ball and tore the old foundation out in an amazingly fast time, they dug the new foundation set the rebar and framed out where needed.. I needed a bit of time under the house when they were here because I needed to fix the current drains, and then i dug in a new 4" main drain line out through the new foundation at the front of the house, at the back I added a few pipes so i can run electrical and plumbing underground to the garage. After i finished up they poured the foundation pulled all the framing they had built, then reinstalled tar paper and the bottom row of siding, they color matched the paint and all looks great - they even smoothed out some of the under house rubble.. overall we are very happy knowing the foundation should last another 100 years. I can say we did get multiple bids and one engineering firm was easily $6ok more.. I do believe for the work done and quality, that we got a good deal and they made a decent profit.. all very acceptable to me! also never did I call or text that my call or text wasn't returned in a very acceptable amount of time..
