    A fantastic B&B in a residential neighborhood just a few blocks from the Q line subway to get you north to Coney Island or south to Manhatten and all you need to see and do in NYC. Breakfast fills you to get your day started. Coffee is delicious! Beds are super comphy and clean rooms. We had room 1&2 which shared a bathroom, which is fine for family. There are stairs to climb so don't pack heavy like I did!! Simply can't say enough for the hospitality of Phil & Faye. We will be back much appreciation!! Places to eat; Midwood Flats off Q Line near Prospect Park (catfish tacos), in the city P.S. Kitchen (vegan) amazing maitake wings & happy hour at the inside bar only $7/glass of wine vs $15, Sixpoint at City Point in Brooklyn amazing food , service and selection of beer, wine, cider & bourbon, Haymaker Bar & Kitchen after hockey game at Madison Square Garden, Landmark Tavern after boat trip on Circle Line tours at Pier 83, then walk up to Frankie & Johnnie's Steakhouse (for drinks & dessert), then to the show Wicked then late night snacks, drinks and amazing music fun at Haswell Greens off W 52nd. Also saw Chicago at Ambassador Theater and 9/11 memorial and a walk past oldest and richest church near Wall Street, Trinity Church. So much more to do today on our last day and the reason we traveled and stayed in Brooklyn...Avett Brothers concert at King's Theater walkable from our B&B. TIP pack good walking shoes, purchase the 7 day or more if staying longer subway card, stay hydrated and have fun. Add on: ride the Q line south to Coney Island/Stillwater exit and enjoy the Pork Mole Tacos and a LeMon De Plum and Kelly and Serena are the best

The place itself was cool. We got a patio with our room and exercise equipment inside the room. We used the patio for eating and getting ready so we wouldn't dirty the inside but definitely didn't work out at all. Its also located in a nice spot in brooklyn. Enough subway stations nearby and its super close to the city point food hall. Their breakfast is good and they have a 24 7 market with snacks which works out if youre feeling snackish and dont want to deal with how early a lot of bodegas close. I highly recommend this place for a new york visit.

Per the website photos, the great tripadvisor reviews and proximity to my home, it all seemed like a no-brainer. Sadly, this B&B is not all that it appears to be. The 12th street location has leaky walls, shoddy plumbing and a waterbug problem. The 4th street location had dirty sheets and constant construction noise. The owner was very apologetic but did not budge on reducing the price for our party since it was all paid in advance. It was a sour note to an otherwise splendid occasion. There was also a terribly awkward experience with the sole maid/housekeeper for both locations. My cousin had left tip on the pillows after the first night and asked the maid if she found it was 'reasonable' and she responded that there was no tip. They went back to the room and searched the whole bed but the five dollars were missing. The maid noted that her tips often went "missing" if the innkeeper was around before her shift started. A couple of other family members left tip on their nightstands but found it missing when they returned from breakfast - room untouched by the maid. The following morning, we all noted that management was very eager to see everyone out the door every day so we collectively decided to leave our final night's tip under the bath towels. It's of no surprise to find the hotel is actually illegal according to the Department of Buildings website. It was overall a very bizarre and offensive experience.

Marcie responded with, "I no longer have the space at our Center Slope location... Sorry, for the delay in responding, I thought I had gotten back to you already." Not recommended, due to poor customer service.

It was also perfectly located just a short walk from my Pilates studio, which made sticking to my routine while traveling super easy. On top of that, there were plenty of coffee shops and local restaurants nearby, so I never had to go far for a good bite or my morning coffee. Being a Hilton Honors member made check-in a breeze, and I was even gifted complimentary water upon arrival, which was such a thoughtful touch. The room itself was clean, cozy, and perfect for a short stay. The view from my window was amazing especially at night and I loved how quiet it was, making it easy to fully relax after long days out. They also have great amenities like a gym and a breakfast buffet every morning. The waffle machines, fresh fruit, and coffee were definitely highlights and a great way to start each day. Mallory at the front desk was so sweet and made checkout just as smooth as check-in. I stayed for 4 days and 3 nights, and everything about this visit felt seamless. They emailed be before my stay to check in. They helped with any issues we had at check in smoothly. Everything was great. The staff always acknowledge our presence. At one point we needed another blanket, I normally get cold in any hotel I am in. They delivered that in a great amount of time. This really is a great location. It is about a 16-20 minute walk to the water area. I felt pretty safe at the hotel and the surrounding area. It is easy for ubers, taxis and ride share services to pick up and drop off. The room was comfortable for both my friend and I. There were two beds in our room which is exactly the type of room we booked. We did have issues with the AC. I am hoping they repaired it and looked into it after we left. It was warm in the room for s little, but by the time it was getting late it cooled down and I slept comfortably. Opening the window was not going to be an option. I would not sleep well to the ASMR sounds of NYC in real life. HEHE. They were helpful though. Overall this is a great hotel to stay at if you are wanting to be on the Brooklyn/Dumbo area. Perfect stay and the cost was not too bad. I was able to use points.

I think that given the $40 charge, it would have been nice if at least the water was included but it's not a huge deal breaker. I also agree with No N. that it would have been a more homey experience if everyone wasn't on metal folding chairs -- ottomans anyone? Debbie is very friendly and welcoming and the jazz and visiting performer were quite lovely. I think the main downside is that the venue doesn't have air conditioning and it really is quite hot (even on a fairly cool day). Definitely dress down or bring a fan!
