He only does one inspection a day (which also means it can be tricky to get him!), which allows him to check every nook and cranny of the home in question. He doesn't shy away from doing the hard stuff, like going on rooftops or crawling under very tight crawlspaces. I cannot say enough positive things about Mike from A Thorough Guy! He did an inspection on a 1960s house for us (~3,300 sq ft ranch). He was at the home, conducting the inspection from 8am until about 3pm and then spent 1.5 hours reviewing his findings with my husband and the realtors (leaving the house at 4:30pm). After that, he provided us a SUPER detailed report consisting of numerous items that needed addressing, as well as items that were suggested for upgrades at some point. We had our offer accepted on our first home, and we were able to schedule Mike to do an inspection on Day 1. Before scheduling his time, he did a great job with explaining all of his experience & accreditations, as well as sending a sample report so we can get an idea of his process and how in-depth his inspections are! The listing agent asked us to start the inspection at 9am, and Mike went above and beyond to arrive early so he could do a general exterior inspection first (very time efficient!). He is the best inspector out there! If you are a buyer, this is the only person you want to hire. I have purchased 2 new homes and he inspected both and saved us thousands of dollars because the builder fixed those items. Not only that, it also prevented future issues. Also, I learned so much from him. As someone who is a DIY, I loved seeing him open up everything and explaining what its purpose. That knowledge helped me later when things were amiss and I was able to triage and fix it myself. He truly is thorough and very detailed oriented. He will check every nook and every pipe and every slope. He evens brings snacks, toilet paper (new homes don't have toilet paper on site) and an Ipad for the person who hired him because he knows it's a long process. I cannot praise him enough and he is worth every penny! It's rare to find people who have pride in their work and Mike is that rare gem. It's common for reviewers to reiterate his thoroughness, which is true, but an element my family appreciated, that we don't see mentioned often, is his thoughtfulness. Mike is a fantastic inspector! As a first-time home buyer, I wanted the peace of mind of knowing that the home would be checked top to bottom and I would know everything, big or small, that was worth knowing. That's exactly what Mike provides. He spent about 5 hours inspecting the house, and pointed out everything so I had a complete picture. After the inspection, he spent nearly an hour reviewing the results with me and my girlfriend, and provided insight on which issues are the most important and which are less so. My agent thought that Mike went overboard, but I couldn't be happier. Mike is not an asbestos specialist and doesn't provide asbestos testing. However, he did identify several surfaces in the house where there is a textured material that could contain asbestos, including overspray in many of the air vents. Based on Mike's comments, I decided to bring in a specialist to test for asbestos, and it turned out that Mike was right on the money! The overspray texture in the vents does contain asbestos, and now I know about a potential safety issue to ask the sellers to address. read more

Long overdue review. Mike inspected our new build home. He gave us the confidence to continue with the purchase. His inspection report was truly thorough. He didn't even charge us full price as he wasn't able to inspect the electrical items because the electric meter was not installed yet. He has extensive knowledge of the current codes and he showed pictures of what certain things are supposed to look like. He pointed out some things that were not code compliant and what the recommendation was. Although the builder refused to change most of these "nice to have" items, it gave us an idea of what we needed to change in the future.
