I should point out that I have done my share of remodeling over the decades including electrical, plumbing, tiling, cement work, kitchens, etc. And I have a pretty good idea of what to look for and can converse intelligently with contractors and inspectors. And it is why I highly recommend A to Z Inspection Services. We hired them for a pre offer inspection of a home we were considering in DC. Werner came and did an amazing job. He has been doing inspections for a long time and is incredibly knowledgeable. That house was a huge fixer-upper and my wife and I decided to pass. Fast forward 3 months. We found the place we wanted - another DC row house built almost 100 years ago. My wife and I put in a bid and it was accepted. We hired A to Z again and Werner came again, which we were happy about. Because we would be buying at this point, he did a much more in-depth inspection this time. He began his inspection outside and noticed a few things that could be problematic, right off the bat. He is always looking for safety and the sidewalk leading to the stairs had some cracks that offset the cement, creating a potential tripping hazard for perhaps a USPS person or package deliveries or anyone. Then from the back he noticed the chimney was leaning to one side. Barely noticeable but he spotted it right away. While he was on the roof he got a closer look. This needed immediate attention since it could collapse on the roof in a wind storm. We had the owners agree to fix it before closing. Werner seems to know the age of everything and about how much longer things might last - from appliances to mortar, even the original retaining wall out front. My wife and I will be moving in at the end of the month with the peace of mind that it is a sound purchase, thanks to Werner and A to Z. read more

As a first time home buyer, I wasn't sure what to expect during the home inspection. Ben was my home inspector and he was extremely knowledgeable and friendly. He walked me through what he was going to do and why, and said to feel free to point out anything I saw while I was in the condo. While we were waiting for my realtor to let us into the condo building, he walked around the area, checked the locks and gates and inspected the building siding. He took pictures of everything, recorded his comments, and had his very detailed report done and sent to me by the end of the day. He gave me tips on what to look out for, asked me questions and was very open to discussing the property and what he was finding while he was there. The seller ended up agreeing to fix the very minor issues that Ben found! The quote was reasonable, and lower than what some of the other posters here had mentioned (it was in the ~$400s). It could be that the inspection was for a 2 bedroom condo, though. Thanks for a great experience, Ben! read more

Going through A to Z inspections i now am going to have to pay for an electrician to come fix the electrical outlets on my house. With A to Z i had to pay a plumber to come fix the drain in the tub. And the best of all I may have a serious structural issue with my house so you make the call if you want A to Z come provide that guidance for you. At the recommendation of my realtor, we used A to Z Inspection Services to perform the home inspection of a condo I was purchasing in Grosvenor Park. Mr. Kanitz came out to do the inspection. He was polite and knowledgeable. I asked him to make sure that all of the wall receptacles were working properly, checking both top and bottom plugs. He insisted that if the one was good, then they were both fine. He proceeded to only check one of the two plugs on each receptacle. The inspection report said that "The majority of grounded receptacles , were tested and found to be wired correctly." How much more time does it take to check the remaining grounded receptacles in a two-bedroom condo? Upon moving in, I found that on many plugs, the top and bottom receptacles were wired differently (because the light switches can turn off the top plug and the bottom can be used for something else). A couple of the plugs were loose, and unusable, and one had a ground fault (confirmed by two receptacle testers). It will cost me much more to have an electrician fix the problems that could have been resolved when the sellers had to replace a couple electrical outlets in the kitchen as a result of the inspection. I'm upset that the inspector didn't want to spend a few extra seconds to save me several hundred dollars. I would not recommend A to Z Inspection Services. read more

I had scheduled a home inspection and requested a quote and was told I would get a call back. I never got a call back or an email. I received an email the day of the inspection to confirm the appointment. I truly forgot because they never even called back with the quote or send me an email. I called once I saw the email to confirm and of course cancelled it for lack of communication. They ended up charging me $100 cancellation fee. Would not recommend. read more

Update: I keep getting more and more impressed by how honest and helpful these guys are. After several years of using them for inspections and lead testing, I called them for lead test of an out of state rental property. Steve could have scheduled it right there, but instead, he took time and asked me several questions, and then told me considering the age and location of the home, the house may be lead free, and he gave me a referral for another professional who specializes in X-Ray testing, that way I could obtain a lead free certificate and wouldn't have to have the test done every year when renewing my rental license. Previous Review: I used Steven in 2013 and Werner in 2015 for home inspection by the recommendation of my real estate agent Ashk Adamiyatt (also a 5 star). They came on a short notice during their busiest season (end of summer), showed up on time, and they did what they do best... A complete report of every single thing in the house, everything that might be a potential problem, all the bills that I might have to encounter during the next decade, and all the possible code violations for renting out the units. Werner also went above and beyond giving tips on how to make certain things in the house last longer, how to reduce the utility bill during rental vacancies, low cost fixes, etc. read more

Very professional and friendly. On time, did thorough work and readily answered all of our questions and concerns. They are pricier than competitors by more than $100. The buyer home inspector was $410 whereas ours with A to Z was $540. There is a 3% fee paying with credit card. Looking at both inspections, there isn't much of a difference. Exceptional service and an outstanding job by Steve!! I own several rental homes and have been through many inspections on both my properties and the properties of friends and family. Hands down, this is by far the best inspection company I've used! Steve, knowing I been through multiple inspections in the past, took the time to clarify and discuss issues found, provided cheap tips on how to save on easy repairs and energy costs (this alone will likely pay for the inspection in a year or two), he was meticulous in every aspect, and was very timely in getting the report to me. Not only was the service far above and beyond that which was expected, it caught me off guard because I've had a couple good inspectors in the past but they can't compare. He was very friendly, thorough, and walked us through each step of the inspection process- which was extremely helpful to us as first time home buyers. He was very punctual with getting us the report and it had great pictures and a lot of detail. Mr Kanitz and his team did an absolutely phenomenal top-to-bottom inspection of the house we're under contract to buy. Incredibly knowledgeable about everything from appliances, to roofing, plumbing electrical. Tested every single one of our outlets, found a few that had "hot neurtrals", out-of-compliance 2-plugs, things I never would have considered that could hurt someone if not taken care of.
