Bob was exceptionally knowledgeable. At one point he said he would just talk to me like he would talk to his daughter and gave me awesome tips and advice that goes beyond inspection and into home ownership. I followed him around with a notebook just so that I wouldn't forget any of his advice! The finished report we received was very professional and easy to follow. His layout made it so easy to forward our list of requests to our realtor. I had a question after the inspection was done and over and the customer service was great. Called and asked for a simple electrical inspection for peco re-entry. I was asked to send pictures and it would be done, A-1 didn't get the job done and after multiple texts and calls, I was called a clown . That is a reason by itself to look for another contractor, one who fullfills your needs, answers the phone, and one who doesn't Insult you for no reason... I would never recommend Robert Johnson, Imperial Home Inspections. I told him I could not afford anything more then "negligible" problems with the house. The inspection appeared thorough. He told me the problems were minor & repeatedly assured me there was nothing major. "Would you let your wife buy this house?" "Absolutely." Based on his representations I went ahead and purchased the property. Within a month I hired an electrician to replace an outlet. To my horror he told me, "Lady,. you have dangerous wiring in this house." Thinking he was looking to get a big job out of it I had 2 other electrical companies look All told me I had dangerous, "spliced and frayed" knob and tube wiring. I then had the house reinspected by another company. That inspector found other problems but the major one was that the electric was knob and tube and "dangerous" and "hazardous" I tried to get Mr. Johnson to deal with this. He refused. I hired a lawyer to send him a "demand" letter to get him to fix this. (He offered to reinspect, at his convenience and with people he insisted I have there. When I replied it had to be at my convenience not his he did not respond) The replacement of the electric cost $15,000 - $20,000 which I did not have. Unfortunately 2 lawyers gave me the wrong statute of limitations in which I could sue (they told me 2 years not 1.) I missed that statute but still had hopes Mr. Johnson would show himself to be responsible as a person and businessman but he refused to do so. I went to the Pa AG's office. They tried to get him to resolve it but even to them he was arrogant writing there is only "a one year statute of limitations" so therefore he didn't have to do anything. Johnson wrote in a reply to the demand letter: "Knob and tube wiring was not visible ON THE DAY I WAS THERE." Knob and tube wiring does not appear and disappear. This statement indicated his incompetence to evaluate the electrical system(s) in a house. This house was 100 years old. Knob and tube was in all houses from before 1950. He should have known that. Knob and tube wiring is very specific in its look. There were "tubes" throughout the basement ceiling and knob and tube switches throughout the house. I am trying to get this resolved in the courts through a different theory of law, breach of contract and unfair trade practices because Mr. Johnson's statement, independent of the inspection report, stating it was "not visible" the day he was there showed he either lied or was incompetent to evaluate the house, which his contract promised he was able to competently and knowledgably do. BTW there were circuit breakers for the basement and first floor but none for the second and converted attic. He had to know there was another form of electric in the house given there were 4 floors, inclusive of attic and basement.. There were a number of other issues but the electric was the most major. I obtained insurance on the house stating the electric copying from Johnson;'s report, as "romex" Once I learned it was knob and tube I had to inform the insurance carrier. Because I could not afford to replace it I lost my insurance, no other company would cover the house. The only option was Pa. Fair Plan which insures uninsurable properties but does not offer liability. For that I had to use a different company. The state plan offers no coverage for inside of the house. No one else would sell me coverage for the inside. (It is my understanding no one offers that limited form of coverage) There was a leak in a bedroom ceiling a few months ago. With no insurance for the inside and worried what else could happen for which I had no coverage, strictly because of Johnson's lie/incompetence, I was forced to sell the house. As a result I lost 20 - 30,000$ on the sale as well as other substantial costs relative to being forced to move As a result of Robert Johnson/Imperial Home inspection I was forced to sell my house, I lost thousands of dollars and lived in a house where I was frightened to live always afraid there would be a fire as a result of the dangerous and hazardous electric system that he did not find/declare. read more

He explained the entire process of the home inspection and even went over the contract in detail. He encouraged me to ask questions during the inspection and even gave helpful tips of how to make things last longer with do it yourself tips and home remedies. Bob Johnson did a terrible job on our home inspection. He missed mold, a major mouse infestation and an illegal electrical panel. I am sure there are more problems he missed, because every time I have someone new to the house to look at something they find something else. Bob spent 7 hours on our home inspection. We were quite impressed and thought he did a very thorough job. I have a health condition where I can get very, very sick if my immune system is triggered. I told Bob about this and paid for extra testing for mold. He assured me he would look out for any triggers because his son has the same condition. I felt confident that I was working with someone who understood my needs and would take the time to do a good job. Well, the day after settlement I fell sick after cleaning the basement. As it turns out, the home had an active mouse infestation so severe that the attic insulation was covered in feces. Where I was, in the basement, had fecal matter and urine everywhere including in the electrical box that was supposedly inspected. The dry wall was actually soaked with mouse urine. I had seen some evidence of mouse droppings but he assured me it was from an old problem. Well, we literally had nearly a hundred live and dead mice fall on our heads when we moved a section of insulation in the basement. I immediately left the basement after realizing there were live mice down there. But is was too late. I got very sick and have still not fully recovered. In addition to missing the severe mouse infestation, Bob, missed mold clearly visible on the basement rafters and an illegal electrical panel. We were out tens of thousands of dollars to get the home re-mediated and had to delay our move in by five months. In addition, I have lost a lot of income due to being self employed. The lawyers we reached out to all wanted retainers and plenty of money to take our case, money we just do not have after going through this. It is a real shame that no one was willing to help us recover money from this terrible home inspector. Whatever you do, look elsewhere for your home inspection needs. read more
