Unfortunately, the quality of the work is unacceptable. After only 2.5 years, The concrete surface…read moreis already chipping and deteriorating, and more concerning, the underground drainage system connected to the gutter has recently become fully detached and is filled with mud. For a project that cost over $10,000, this level of failure in such a short timeframe is extremely disappointing and does not reflect reasonable workmanship standards. Total Paving is claiming a "1-year warranty," which we are unable to find.

Their expert analysis is I have excess water due to seeing a dirty gutter and per the work order they sealed it properly and I should have done it again by now. I've had concrete done before. Neighbors on the street have had concrete w/ similar driveways and I've never seen similar deterioration. Additionally and of course it was out of warranty. 2. On the day of the concrete pour I was informed the original design for the porch wouldn't work bc of our slope which we discussed at nauseum bc I knew it was a concern but again they were clearly not qualified. 3. I had to stop them mid-brick work in the back because they knocked down the existing brick and started to rebuild it the exact same way. I had to re-explain the new design to the team. Additionally they didn't slant it correctly or allow for the water to drain into the grass so after big rains excess water builds and slowly drains through unless I get out there to push it out. 4. They thought the brick around the grill in the pic below was an acceptable finish. (My entire neighborhood can see my backyard due to the way it sits btw). I asked them to replace the dark bricks to make it uniform and were given cracked and chipped replacements. At least its one color now I guess. Overall super disappointing experience because, we did our driveway one summer, landscaping the next, and just had our siding redone this spring and now the driveway is embarrassing.

Contacted this company to get an estimate for removing my asphalt driveway and replacing it with…read moreconcrete. I had seen their trucks in my area earlier in the week replacing a neighbor's driveway. I received their estimate, which looked reasonable, but before signing it I asked my lawyer to review it. Be aware that the contract has issues. Specifically -paragraphs 1, 7 and 11. Paragraph 1 - while it is fully understandable and reasonable that material and labor costs can potentially increase before the work is done, they provide no breakdown in the contract between labor and materials. If they request an increase, you have no idea what they are basing that increase on. Therefore, you should ask for a breakdown of labor costs vs material costs. Paragraph 7 - According to the law, it is the company's responsibility to notify Julie, not the customer's. And the company is responsible for any damage caused to utilities, not the customer. The customer has no way of knowing where the utilities are or how deep they are. Julie will give you and the company that information, but it's not up to the customer to monitor the company's work. Therefore, paragraph 7 needs to be stricken. Paragraph 11 - the contract asks for payment on completion so the customer is being asked to accept the work before the concrete is cured and can be driven on. At that point, the customer has no idea if there are defects. Therefore, paragraph 11 needs to be stricken or modified to say that final payment is due once the cure period is over, and the work has been deemed acceptable. The verbiage in Paragraph 3 also needs to be modified to reflect that payment is not due on the completion date, but rather when the concrete is cured and is acceptable. Beware of signing anything before you ask for a legal opinion. I asked the company to modify the contract accordingly and they declined. Therefore I am taking my business elsewhere.

A little over a year ago, after meeting with a few paving companies for my driveway, I selected…read moreManuel and his company because they were easy to talk to, professional on time, and were ready to get started and get the project done. Previously I did not have a driveway - just two gravel tracks. Manuel and his crew were done within DAYS, were super organized (the rest of my yard was literally untouched), and it looks amazing. My garage is set wayyyy back detached from my house, so it is a very long driveway - it's been over a year, and we love it. Several neighbors have asked for his info, even leaving notes in my mailbox, and everyone agrees that I brought up the whole block's value. This is a long-term investment that has already started to pay off. I'll also add that my village, in spite of my permit application being sent in in November, did not tell me until two months later in January that they were going to tear up my street, the gutters, and that everyone's apron (including my brand new beautiful apron) would be destroyed, to be fixed at my own expense. I reached out to Manuel, and without even telling me, the crew came and completely reset my paver apron once the road was done, just out of kindness. Talk about customer service, even after the project was done - thank you to you and your crew again, Manuel! Highly recommend all around for any size project you need.

We…read moreappreciate that he quickly responds and communicates through each phase of a project, whether it's the basic Fall Clean-up or the bigger, messier one of cleaning and relaying the stones in our swale. We were also pleased with the installation of a large stone step he designed that blends into the existing path perfectly. It's so nice to find a contractor who has "old fashioned" work ethics; he and his crew work hard to do an excellent job, at the agreed price, and only considers the job completed after a detailed walk-through to make sure we were happy with everything.
