When contacted by email (forms) they don't reply. When you call, they are evasive about answering and tell you that you must fill out an application and pay fee before they would give you answers to these basic questions. In that they are a part of a national corp, it makes sense that's how they handled business. We chose to use a locally owned company in our search for a rental home. I cannot speak to how they handle property owners.

They will make things up in order to keep your deposit. Very spiteful for us not renewing our lease and purchasing a home elsewhere. Charges for nail holes from hanging maybe 6 pictures throughout the house, because they don't consider someone paying a ridiculous rent Well before the due date every single month and sometimes 2 months in advance, and hanging a few pictures as normal wear and tear. We didn't paint anything in this house but we are being charged for the touch up paint that was used before we moved it being a different texture. They go through employees left and right and will not respond to emails or phone calls. I put in several requests for work and no one would call me or respond. Eventually, Kevin contacted me and I was able to get somewhere. The others around there are miserable to deal with. Again, avoid dealing with these crooks. Edited: Kevin said he was calling me right now at around 7:30. It's now 9:20 and I haven't gotten that call.... The review is accurate and his explanations are ridiculous and invalid at best. If we can come to some sort of resolution about the charges for paint and nail holes, and charging me for yard maintenance which was done the day before inspection, and much more, then I may edit or even remove, but as of now, I dont see anything happening to resolve these issues. I never said I expect all of it back. I agreed on a couple of charges, IE diagnosis of an electrical issue, but never agreed for AIM to send a licensed electrician to change light bulbs and charging me $400. If these bills are from AIM's vendors, they should reevaluate the people they hire to do work because charging me $250 for mowing and trimming the yard is utterly ridiculous. Update: after much back and forth with AIM, they communicated with the homeowner, and we came to some resolution. They removed a handful of the very egregious and erroneous charges that they were trying to hit me with. My original deposit was $2950, and they were taking about half of it to cover those egregious charges until we settled. In the end, they returned about $2100 of the deposit after I agreed to some concessions. Had they not worked to resolve the matter, my original review would not have been updated. Personally, I know they manage a lot of properties, so if you're looking for a decent rental, you can check them out and see some decent homes if your budget allows. I stand by my honest review of the management at AIM, but after this resolution, I am willing to say they tried to meet me in the middle and for that, I'm thankful. It wasn't about the money for me. It was about the situation. I left this house in near perfect condition. I hung 1 tv on a wall, and 8 pictures throughout. Just know if you hang a tv, you better be able to patch the holes and touch up the paint. I also kept the yard maintained up until the day before inspection. I paid a landscaper to handle it so I never had to even think about it. So I didn't agree with those charges for yard maintenance. There was a patch of dead grass behind the patio which was caused by rainwater sitting in it for very long periods without drying up. It puddled there. Not my responsibility, but they said it was. We came to terms on that charge as well. Long winded rant over. I got some resolution.

I first was introduced to this concept after I completed a free Veterans cruise on the Margaritaville at Sea cruise line. The Daytona Beach community has sold out but they started another community in Hilton Head SC, yay! Latitude Margaritaville Hilton Head has a Stay & Play offering, you can stay on property to experience the community. I must point out, this stay will incur a small fee. With this fee, the home has a golf cart that we used to zoom around the property. You can also drive and explore Margaritaville as well as the surrounding area. We went to Charleston for Brunch, explored Hilton Head Beach and had some damn good food in Bluffton. This area is ground zero for all things fun. And they are building the area up like crazy! I brought my wife's sister and her husband to also experience this community. I didn't know how they would react, would it be too kitschy for them? I mean, they pipe in Jimmy Buffett music everywhere, some people might not like the Margaritaville lifestyle after a few days. The second we walked into the beautifully appointed home, we fell in love. The villa we stayed in had a scent pumped into the A/C unit, it was like staying in a high end hotel. They also gave us a Margaritatville Drink Mix and a Margarita machine?! That sealed the deal, now I'm never leaving. haha We made reservations to dine at the community Margaritaville restaurant. Afterwards, we had the golf cart parked out by the live band. I took it all in, these people, although a little older than us, had adapted to the Margaritaville community. I saw couples in shorts, wearing flip flops with a cold beer in hand and listening to a live band on a Friday night. If this is your idea of paradise, then welcome. I told the salesperson I am going to be the mayor of this spot: Cigar Club Classic Car Club Veterans of Foreign Wars Club Harley Club (It's coming) Whiskey Drinkers club Pickleball Champ Anything else you got?
