I have had a leaky hose bib for years. I have replaced washers, stems, stem nut packing - nothing lasted very long and we just adjusted to the faucet leaking when we turned it on. My wife had a fancy bronze hose bib with a bird handle that I tried to replace the leaky faucet with, but couldn't get the faucet hot enough to break the solder joint. I finally went to Yelp and looked for plumbers to give me a quote. Ace Drain & Rooter Service had by far the best rating and best reviews, so I gave them a call and made an appointment for later that day. Shane came out, saw the installation, I told him what we wanted, showed him the bird hose bib. He gave me a quote, I accepted it and Shane said he could do it right then. Shane was friendly, personable professional and efficient. In less than 45 minutes he had cut off the old faucet, cleaned, polished and installed the new arrangement exactly the way we wanted it done. We consider Ace Drain to not only be the gold standard in plumbing (for jobs big OR small), but one of the few flawless contractors we've ever used. It's a family-run business which Shane took over from his dad, so Shane has seen it all: his plumbing knowledge runs deep and he's a terrific problem solver. Our story: we discovered that we had a below-slab break in our kitchen sink drain, which was our rude awakening to the fact that cast iron drains have a shelf life of about 60 years before crumbling -- not good news, since we live in a 60 year old house (!). Clearly, this was the beginning of what promised to be an ongoing problem. We had met Shane and the Ace Drain team as the go-to plumber for the contractor who had just completed what we were hoping was going to be the final household renovation project for some time, so learning of the extent of the drain problem was sobering: it sounded like it was going to be messy, invasive and expensive. (Important side note: if you're planning to renovate an old house, redo the drains before doing cosmetic renovation -- "ground up." It will be so much easier during the demo phase, since you don't want the mess and expense of having to rip up floors and redo them later -- major life lesson learned). Shane had already done excellent work for us in the recent past like rootering our sewer line and installing our tankless water heater, so we were confident with his abilities. It was initially looking like he would have to tear up the floor of our kitchen to get at the root of the problem, which would have forced an unwanted kitchen remodel and tons of additional expense. But after further investigation and problem solving, Shane was able to bypass our kitchen entirely and replace our crumbling drains via "trenchless pipe bursting," which is accomplished via two entry points: one in our backyard just outside the kitchen, and one in our laundry area (which thankfully meant being able to section off the messiest part of the job). From there, along with a third entry point in the garage, Shane and his team were able to access and replace the entire network of drains on that side of our three-bathroom house. With two more openings in our front yard, we were able to access the drains on the opposite side of our house which we decided to proactively "sheath" (line the interiors with new coating) to extend their life another 30 years or more since they still had not deteriorated to the extent that the others had. And the no-brainer was to proactively replace any exterior sewer drains that we hadn't yet done piecemeal over the years (as various sewer backups forced the situation). Our biggest takeaway: through experience, anything that can go wrong in renovation projects will go wrong -- and the scale of this drain renovation project was such that we were awaiting the inevitable complications and/or human error. But Shane and his team exceeded expectations: contrary to the scope of the operation, the drain replacement was the smoothest renovation we've ever experienced. Any problems were anticipated and solved, and the team was focused, respectful and tidy. A note about the expense: whole-house drain replacement is a major job so it's going to be costly no matter who you use (encompassing not just the plumbing, but the demo and subsequent replacement of floors, paint, etc). Most insurance carriers will not reimburse for the plumbing, which they consider ordinary wear and tear rather than a disaster. HOWEVER, our carrier DID reimburse for what they call "access and egress" -- basically, the demolition, floor replacement, concrete, paint and finishing work. That cost was literally HALF of the overall job total, so if you find yourself in our predicament, press your insurance carrier to pony up. Got home from vacation to a clogged sink. Shane came out right away, ultimately had to give us the bad news that we needed to repipe!. He was very open with suggestions to save on cost. Our pipes had several holes and alot of buildup as well. Our house is over 40yrs old so I guess it was to be expected. His crew was very nice and communicated effectively. We had a irrigation leak in our front yard that two seperate leak detection companies could not locate (very frustrating). So I read a bunch of yelp reviews looking for a plumber that could use a camera and follow the drainage pipe from the street and locate where the water was entering. I chose Shane at Ace Drain & Rooter which was a great choose. Shane told me that using a camera was a 50/50 shot at finding the leak but I had nothing to lose since had been trenching and found nothing. We have owned/lived in this house since 1993... Ace Drain has been our "go-to" for decades and has never let us down. The past owner retired around 2021 and we thought, just like everything else, all good things must come to an end.., well, not true with Ace Drain here in Santa Clarita. Like the prior owner, the personal service with new group Shane and Ace Drain is still very much "old school".. on time, friendly, understanding, very conscious of the situation, has a plan, works fast and with an amazingly positive attitude in a (literally) sh!tty situation, all while in 105+ degree heat. That's just what happened. Timeline: Got home from 2 week vacation 2pm Thursday with a sewage back up into our brand new shower... friggin nasty.. Tried to clear the line myself but probably made it worse... then Called Ace at 3:30pm with our emergency Shane arrived by 4 With some hard work and his experience, he knew this was a tough clog and something wasn't normal.... But, with a lot of effort and working the snake thru the line, by 5:30 he was able to get thru... I just can't explain the relief when the clog started getting drainage flow.. thank you Shane! Once cleared Shane and crew ran a scope down the sewer line only to find the point were our galvanized sewer pipe meets up to the clay pipe upper lateral sewage line between our house had a shift break likely from the 1994 earthquake. It was about 75% connected with the break being on the top side of the pipe. So our home was getting sewage flow, but it hadn't been flowing smoothly for a long long time. Shane recommended we add the modern clean out at the point of the break to take care of two issues with one fix. And he could be back the next morning first thing. What a pro! Friday am Shane's Crew Arrived at 8:30am with parts for new modern clean out at the point of where the line breaking point was,, Very friendly guys and very hard work. New 4" bull nose clean out added for any future sewage line clogs & a total repair of the house drain/sewer connection to front yard lateral sewage line "drop" Done by 1pm Friday. We went from completely backed up sewage line and no modern clean out to a smooth home drainage/sewage operation and a new more proactive set up for future issues... all in less than 24 hours. Also very important to note here is the pricing by Shane & Ace Drain was incredibly fair, considering the job, the service and the timeline. Plumbing is so unglamorous for your home, especially the out flow. No one cares....... Until it doesn't work. Shane is the Man! He truly cares "how many people live in your house? I was referred to Robert by another plumber who was unsuccessful in clearing my blocked kitchen drain. Heads Up yes, I'm annoyed I was charged for that visit but I guess all in the game of making sure you call the right person for the job.. I had a grease blockage so bad in my residential unit that Robert advised he'd almost given up and would have had to refer me out for a commercial flush. It sounded way too pricey for my likings. Both guys spent about 3 hours trying to clear the grease.. But FINALLY Robert was able to break through. He tried snaking the drain a couple times, but couldn't get the snake to make the turn in the sanitation-t (something which I successfully did later myself), then tried a hydraulic ram which didn't work.
