We used ACS Home Inspections (John Spinello) to perform an inspection on a fixer upper we were buying. He was highly recommended by our real estate agent, and I'm so glad we went with him. He is the BEST home inspector we've ever had throughout all of our past home-purchasing experiences. He is super thorough, detail-oriented, and incredibly fast with the turnaround of his written report - all the things you look for in a home inspector. The inspection lasted a little over 3 hours - it is a fixer upper! John is very meticulous and he was able to highlight so many issues - not just ones that needed to be fixed, but also ones that we may want to keep an eye on or fix in the future. He covered absolutely EVERY inch of the home. During the walkthrough, he was also very helpful in explaining to us each of the items he noted, as well as answering our multitude of questions. He also left us with a binder (size of a mini textbook) listing out all the different areas that are covered in the inspection and the things that they look for. This is so empowering because my husband and I can use this reference binder in the future ourselves to help identify and diagnose any problems we may have, for any home we live in/rent out in the future. John also had an incredibly fast turnaround. We finished the walkthrough on Tuesday at around 7:15 pm, and he was able to send us the written report by 6:40 am the next day on Wednesday (did he sleep!?). This was so critical for us because we had to make a decision based on the inspection report before Wednesday, 9 pm tin order to not forfeit our home deposit. That gave us enough time to review the report and make an informed decision on our counteroffer. John is incredible and we would definitely use him again if we purchase another home in VA. read more

Three different home inspectors were recommended, one of which was ACS Home Inspections. It's funny, because they were the last company I called on my list, but ACS was the first to respond! :) John not only picked up the phone, but also scheduled the appointment that day. He also communicated via text (a completely personal preference, but a plus in my book). He came highly recommended from my realtor, and I was not disappointed! Was very impressed with the amount of repair items he caught--things that were not only a safety/health issues (e.g poor construction/mold), but other smaller items I would not have even thought to check (e.g. toilet not securely bolted enough). He checked the crawl space, attic, roof and all of the house interior and exterior to include outlets. I was impressed with his attention, care and thoroughness of him inspecting my soon-to-be home. Even though it is a tiny place, it still took him over three hours because he exercised great patience in explaining how items worked, tested the breakers, labeled shut-off valves, showed me how to use my weird dishwasher (lol) and answered all of my questions! At the end of the inspection, I got a packet/binder of information. The following day I received the report with photos. All of the information was presented in a clear and easy-to-understand manner. As a first time homebuyer, I couldn't have asked for a better inspector and I sincerely appreciate the time and effort he spent pointing out both the flaws and the advantages of the home. John is an amazing inspector and spent over four hours inspecting our Capitol Hill Rowhouse that was built in 1880. He took the time to really inspect everything. John Spinello did 3 inspections on our new home in Gainesville....the first during construction, the second at pre-settlement and the third final before our closing. He uncovered some major builder mistakes which would have been very costly to repair after we occupied it. THE WORST. We were first time homebuyers. Two months into living in our new home, we turn the AC on, and it leaks everywhere causing water damage to the ceiling, floors, and walls. Our house has been completely gutted. Here's the thing, we would not have purchased the home if during the inspection, John, had performed his due diligence. Instead, we have been living a nightmare. Due to his NEGLIGENCE AND FAILURE to perform an adequate inspection, our home is unlivable. John was recommended to us by our realtor, Keller Williams (big mistake on our part). Legally, due to Virginia being a Commonwealth, the laws are not as favorable to the home buyer. I have reached out to the Attorney General's Office and Better Businessin hopes to protect future home buyers from the trap that is the limited liability clause found in these home inspections. All the 4 other inspectors and water remediation specialists we have consulted subsequently have scratched their heads and stated that a home inspector, exercising reasonable care, would have caught a missing drain pan under the AC. As a legal professional, I am disgusted and saddened about how crookedly we were treated. This has cost us thousands of dollars in repairs, not to mention the emotional distress. After contacting John, much like the other reviews, it took him days to respond and he predictably denied he did anything wrong. Save yourself the anguish, absolutely find someone else!! read more

AVOID AT ALL COSTS. We were first-time homebuyers. John was recommended by our realtor (Keller Williams. Our first mistake.) and performed the inspection. He failed to properly inspect our air conditioning unit, and missed the fact that it was MISSING A DRIP PAN and the insulation was just slapped on (improperly). He just said it "may be reaching the end of its usable life". No mention of poor insulation or missing drain pan. The result: It leaked all over the attic when we turned it on causing water damage to our ceiling, floor, and walls. This was two months into living at the house. Our trust was repaid with complete NEGLIGENCE on his part, and two months after we first noticed the damage, we're still dealing with repairs. Four different inspectors and technicians that came by to look at the unit said this is basic stuff. There is no way he should have missed it, if he knew what he was doing. Don't make the same mistake we did- look elsewhere. read more

I hired John after he was highly recommended. I must say that i was a little doubtful of his glowing review but he lived up to his recommendation! The townhome i was vuying had been inspected a month prior by another company the seller hired. I hired ACS home inspections to be on the safe side and good thing i did. He took about four hours to inspect my townhome and although they are supposed check everything, some inspectors don't. John checked every single outlet and found that 10ish outlets were not working, he found errors in HVAC wiring, broken window locks (who even checks that. . .), water faucet installation and a little bit of mold in the attic. He wrote up a great report with pretty pictures and it helped to convince the sellers to fix everything. He even gave me a packet of companies he recommends to hire for anything from pest control to electrical. Great personable guy who answers all your questions. Highly recommended!! read more
