This place has a real intimate, community feel to it! We LOVED it for our family summer vacation!! We ate most of our meals in, only ate out because we wanted to do so, the small pool was a nice option to have in contrast to the nearby gorgeous beach. We talked to others staying here, and this wasn't their first rodeo with these condominiums. They were coming back. Returning because they love it here so much! It's funny, when you look at these condos from the beach, they are absolutely dwarfed by the much larger Dino-Condos in its' immediate vicinity! This place a mere ankle biter compared to these gargantuan whales that surround it. No elevators here. Just two simple floors. Park right in front of where you are putting your heads for the night! Thats definitely part of its' charm! This place is absolutely fantastic!! If you can stay here, you should! Bring your family! Bring your friends! Bring your bestie! Bring your husband or your wife! Bring your girlfriend or boyfriend! Bring whomever!! Y'all will love this place! And you'll want to come back! Make some endless summer memories here at Perdido Dunes!!

The condo itself at Perdido Dunes Tower is beautiful. In fact, it's so nice that it tricks you into thinking you're about to have a great vacation. Don't be fooled. The HOA has apparently decided that parking enforcement is the highest calling in life. During our 4-night stay, we received seven warning notices on our vehicle. Not for the same issue, of course -- that would require consistency. Each warning had a completely different reason. It was like playing HOA Bingo every morning. We never knew what exciting new violation we'd discover on the windshield next. The best part? There's nobody to contact to discuss or correct the issue. The warnings simply appear like mysterious messages from an angry parking fairy. After talking to other guests, we learned that literally everyone was getting warning notices. At that point, I can only assume issuing parking tickets is the community's primary recreational activity. Meanwhile, the elevator broke down multiple times a day. Apparently, maintaining the only elevator in a seven-story building ranks somewhere below inspecting parking passes. Nothing says "beach vacation" quite like carrying luggage, coolers, groceries, and exhausted children up seven flights of stairs. We had four kids with us, so by the end of the trip we all qualified for a stair-climbing competition. The pool was also a nice decorative feature. It was frequently closed and often had no chairs available. I'm honestly not sure if it was a pool or an exhibit demonstrating what a pool looks like when guests aren't allowed to use it. The fire alarm deserves special recognition. It went off daily for roughly 30 minutes at a time. Nothing gets you into vacation mode quite like wondering whether the building is on fire or if it's just the HOA testing everyone's blood pressure again. Overall, the condo itself is excellent. The beach is great. The location is great. The HOA, however, seems to operate under the philosophy that guests come to Orange Beach for parking violations, broken elevators, closed pools, and surprise fire alarm concerts. If they ever put as much effort into running the property as they do putting warning slips on windshields, this place would easily be five stars. Until then, pack comfortable shoes for the stairs and leave room in your schedule for HOA-related adventures

We were all excited because in the past all the condos have been awesome, but this one was a let down. We walked in with a few groceries, opened the fridge and we were about knocked down with the smell of spoiled seafood! I went down stairs to the check in counter to complain, and the fella was very helpful trying to get the issue fixed. He called the supervisor of the cleaning company and that man started hollering at him over the phone about what all I had complained about. The fella then gave me the phone to explain what wall I was saying, the cleaning supervisor then said that everything was inspected and it was fine. I told him to come and look and smell. He agreed in sending someone but nothing changed for the 5 night/6 days we were there. Phoenix Orange Beach #401, lacked in cleaning as well. The kitchen had nothing but small "glass" glasses to drink out of and with kids ages 3-16, 4 of them being 10 and under plastic glasses would have been much safer. The beds were comfortable, slept well but the rooms that had views to the outside only had sheer curtains and didn't block the early morning sun. The decor wasn't like the the other condos that we have stayed in in the past. The outdoor pool was extremely small to accommodate the guests. The laundry area about knocked me for a loop, you'll see in the pictures I post. The walk to the beach was just a little short jaunt which was great! That's probably the best thing about this property! Oh and the ice machine on this property is $5.00 a bag!

Positives: great venue, location, amenities (hot tub and grill on the balcony) etc. The cleaning crew is constantly working in the elevators, hallways, and in public spaces which often goes overlooked but we really appreciate it. Areas for improvement: The front desk folks need training. Every time we stopped by it was a new face...some friendly, some not. Mostly they just struggled with answering basic resort questions from us and others inquired. "How do we rent chairs at the beach?" The young lady said, "sorry i don't know." I called to check on how to use the putt putt activity. Another young voice said "you just putt the ball on the grass and hit it." I laughed, "no sorry i need to check out equipment for it right?" She said, "you can look at it first if you want." So I responded, "do you have putters and balls that i can use?" She said, "yes". I responded "how do i do that?" She said "its free to use." I asked "where do i get the equipment?" She said "at the desk". I get to the desk and they tell me "i must leave my driver license to check out equipment." That would have been nice to know before I came down, . I used to manage a community center so i get it. We just laughed it off, but some people won't so heads up!

    We stayed in Unit 103W managed by Aronov Condo Management, and it was a nightmare from start to…read morefinish. The unit was unsafe, unsanitary, and nothing like what was advertised. We arrived to find: * Leaking ceiling * Non-functioning toilet * Broken furniture, including recliners that collapsed when used * Rusted patio furniture * Mold in the freezer (replaced with a tiny countertop freezer that could hold barely a cup) * Stove with no knob markings, making it unsafe * Extremely limited hot water -- not enough for more than one short shower * Windows so weathered you couldn't even see through them Aronov also violated ADA law by questioning my disability when I brought my service dog. Even worse, they entered the unit without my consent. When I reported these issues to Vrbo, Aronov lied about the condition of the condo, made false accusations about my stay, and Vrbo altered my review to hide the truth. This company clearly values protecting itself over guest safety, comfort, and legal compliance. If you value honesty, cleanliness, and your rights, do not book Unit 103W or any property managed by Aronov Condo Management.

Beach is not very crowded and we went the week of June 22. 5 pools, 3 hot tubs and pickleball courts. The condo we rented had a few issues but was recently remodeled, but Liquid Life was quick to fix any issues. Even coming out 3 days in a row, they were quick every time. but it was all small things. We had Nick Hadley from Liquid Life come up each time and he's a great guy with knowledge to fix everything. Super clean and don't be afraid to stay on the higher floors because they carts to haul groceries and fast elevators. We were on the beach in less than 3 minutes

The grounds were immaculate, the lobby was adequate, elevators all worked the entire visit, and they had handy shopping carts for moving things around. The lobby is a bit dated, but it's nice enough for the price point here. There are vending machines for ice, food, and drinks in the basement. The pool was clean and had ample areas for lounging. Pools had grills and gazebos for cooking outdoors. The deck going to the ocean was well maintained, lit well at night, and even has a mat going almost all the way down to the beach. Condo was nice, again a little dated, but served us well and was actually clean as you could ever want. AC was cold, bed was 3/5, but the doorways were oddly narrow. I saw some folks on the property that would have some trouble, LOL. Patio was cool. I'd come back, it was really cheap for the stay. It's also right in the heart of Orange Beach situated right in between all of the cool shit the area has to offer. Pro Tip. SWEET CONE ALABAMA is just down the road. '24 - 36/100

I was warned that the couch smelled like urine and since the carpet looked dirty they decided to that as well. We were called 1 1/2hrs prior to our arrival to let us kmow the issue with the smell and getting the condo cleaned. When we arrived we were offered another location about 20mins away that didnt have a pool and no beach view or direct access. We decided to wait it out since we came for the pool and the beach. The carpet in both bedrooms, the couch was wet for the 1st two days of our visit and the carpet was wet for at least three days. We also realized that one of the guest beds was broken, the door on the entertainment center was broken, the curtains are all stained, the sheets had blood stains and the finally the tub drained ao slow you were in standing water for the entire shower. I would not recoomend unit 7313 to anyone and will not be returning.

They neither open or close. Nothing was done when we reported this to you 1 Feb 2026. There was not even a suggestion to place curtains as a temporary 2. arrangement. 3. The seat coverings are ripped and cut into bare legs. 4. The patio door does not close or lock. 5. The screen on the patio door is ripped and is not pretty to look at. 6. The patio furniture is not good. One chair has no arm and should be tossed in the trash. The table is unusable. 7. Other of the furniture are unusable. 8. Two of the units of the four-slice toaster do not work. 9. There should be covers on the kitchen chairs as they screech when moved over the floor. 10. The laundry toilet leaks. 11. At least one electrical outlet did not work---there may have been more. 12. There were rips and tears in the wallpaper which looked awful. I would have expected that the place is looked at by some knowledgeable person in between bookings to make sure it is in good shape. Obviously, it is not. In summation, it appears this unit requires extensive renovation in order to meet expectations of its guests. Maintenance should be regular, consistent and attended to on a schedule. This unit has been very remiss in maintaining its property. It is obvious the owner is averse to spending money on this unit. Because this owner has no interest in maintenance nor the interests of the people /guests whom they expect to pay for their lack of consideration, it is my recommendation this unit be taken off available condo offerings until it is properly maintained and upgraded so that guests may experience good times while using it. BTW, we loved Orange Beach/Gulf Shores
