Our new home was coming up on our one year warranty period and we wanted to have everything checked out by a quality inspector first. All in all we are relieved to find few issues, but what was found was important: Some roof tile issues and under performing A/C, which we had no way of knowing. I deleted my last review (2 stars) a few months ago, at the personal request of David S. the company owner. He called me after reading my review on Yelp and offered to refund my inspection and help pay for the major plumbing repair his inspector man missed. David said he'll do this, so long as I immediately delete the review on Yelp --- which I did. Now it's months later and David has held half-true to his word. He refunded my inspection, but I'm still on the hook for the major damage his man missed. I feel let-down and betrayed by the company owner. David told me that he'd do everything to push the 90-day warranty claim through, he gave me the claims information and told me to get to work. I spent hours filling the claim. After a few months, the claim is denied, and David make a full-180 and refused to help me. I have an email from David today and I quote: "There is no 90 Day Warranty through us." I'm now on the hook for a major plumbing repair. Welcome to my first new home. Thanks for nothing, David. read more

Inspection conducted 7/18. Proceeded to closing and picked up keys to the property. Went over next night and began looking around. Opened a coat closet door and notice a 2" by 15" gap of flooring missing from the floor. Realized there are 2 issues in play. 1) Inspector didn't photograph the space and state a full and complete inspection couldn't be conducted due to obstructions. 2) Seller's personal items concealed the gap and didn't disclose (which I'm also pursuing). Contacted Advantage on 8/20/21 explained the situation. Individual stated they would submit a case to the complaint department and expect a follow-up middle to end of the following week. By 8/31 received no follow-up. Called again spoke to same representative and re-stated everything previously stated. Received same response, they would submit a case to the complaint department. That afternoon I received a call from a representative. Explained the situation. Stated my position was I was due a partial refund b/c the inspector didn't document in the inspection report by photographing the space and citing they were unable to fully inspect the space (which the individual I spoke with the first two times acknowledged and admitted it's well within the inspector's scope to do so). Therefor it's an incomplete inspection. They leveraged the legal jargon in their agreement to skate around the issue and they've "adhered to all standards and regulations set forth by the AZ governing body that governs them." Recommended I pursue the alternative path (it's only alternative from their novel perspective) of the seller not disclosing. They also misrepresented key components of my inspection report by stating Note 59 calls out discoveries made with the flooring and b/c it stated "floors" (plural) that somehow covered the issue in the closet. What the note cited was lite damage on a piece of flooring in the hallway and a loose piece of flooring in the kitchen area. What they conveniently omitted was it specifically states "hallway" and "kitchen" and that's what the report references when citing "floors" as the flooring discoveries are contained in separate areas. I was still connecting all the dots of the situation. But I recognized they were building a case to pass the buck off as they were digging for outs. I stated I'd pursue the separate path of the seller disclosure component and I'd contact BBB regarding this issue with the incompleteness of the inspection report. The individual asked why. I explained I wasn't satisfied with the resolution provided. They attempted to intimidate me to not approach BBB by stating I was "making threats" and there're "laws that protect businesses." I responded there're laws to protect consumers. I'm being transparent about my dissatisfaction with them not making a good faith attempt to rectify the situation. A consumer has a right to approach the BBB regarding a matter pertaining to a voluntary transaction with a private business. That's what BBB is there for. This isn't an either or issue. There're two separate issues at play w/ two transactions. A transaction with the seller for the purchase and transaction for the incomplete inspection. I called the individual back to discuss the matter. I made that exact point. It's incorrect to paint this as an either or issue because there're two, separate issues. One, an incomplete home inspection report. Another regarding the seller concealing and not disclosing. They asked what I thought should've been done. I stated the inspector should've photographed the space and documented in the report that a complete inspection was unable to be performed for that space due to obstructions. The individual stated that was my opinion. Well, they asked for it. They agreed to approach the owner regarding a potential partial refund. They reached out via e-mail to offer a $100 "good gesture" but I have to forfeit the warranty coverage as a condition (aka dirty business). Per my experience Advantage doesn't treat its customers as customers. They treat them as metrics for their bottom-line on their P&L statement. It shows in multiple ways. They treated me as a number once I was on the backend of the transaction. Create novel issues to obfuscate their way out of any accountability. Their representative has to go to the owner to get a $100 refund approval. It's clear where their mindset is. It's all about their KPIs. It's interesting their mission statement uses the language, "100% Satisfaction Guarantee" and "Building Consultant for Life" particularly when you reach out to them on the backend for reach back support and go through my experience. It questions the veracity of their core values and organization as a whole. Perhaps "Advantage Inspection Service - We're Here For You On The Frontend Before We've Got Your Money, Don't Count On Us On The Backend After We've Got Your Money" would be more in line with their core values. Because remember, the customer is just a quota and metric for their P&L. read more

Inspection team timely and thorough. Issue I have is they do not supply a printed copy of the 42 page report, even when I requested it. Used Covid as the reason and put it off on our real estate agent, who was happy to provide us with a printed copy. For $440 we have always received printed copies from other Inspection companies and do not feel it is the agents responsibility. read more
