Massive bug issue in the house When I purchased. It was upsetting that the inspection didn't list or even mention. All of the evidence was present , I just didn't know what to look for at the time which is why we pay upwards of 500.00 for an inspection . I don't understand how they couldn't have missed or not noted this serious activity. I Even had the extra termite inspection and nothing reported about these bugs. Extermination is adding up close to 1k as of date. Infestation was obvious to anyone who knows anything about these types of bugs and I would think a skilled home inspector would know. i don't recommend this company. Find a complete that will include a proper pest inspection . Especially in phx, lots of nasty critters live here. read more

I would AVOID THIS COMPANY. I have two issues regarding the report they did for my house. The first is the disclaimer they made regarding the refrigerator - "The built-in refrigerator(s) were Operational based on a check of refrigerator and freezer section temperature only (freezer section between -1 to 1 degree F. and refrigerator section between 35 to 38 degrees F.). Full evaluation of the unit/ice maker is not provided. Have the system fully evaluated and the coils cleaned by an appliance specialist before the end of your inspection period or close of escrow - Review." Well, it turns out that the freezer was missing the entire pull out shelf and ice maker receptacle. Seems like the inspector should have called that to my attention, rather than resort to some boilerplate disclaimer. Same sort of "easy out disclaimer" regarding the hot water heater - "The gas was off, therefore, the operation of the water heater and condition of the safety controls could not be determined. Consult a licensed plumber to evaluate the unit(s) and check for proper hot and cold water supply to fixtures once the water heater is operating -Review." In fact, the gas shut off valve was located next to the water heater. It took me all of 45 seconds to turn on the gas and start the water heater. The water heater works fine (fortunately), but I encourage you to avoid an inspection service that looks for ways to duck responsibility. In the real world, homeowners don't necessarily call a plumber when they want to turn on or off the gas line-it's a simple turn of a handle, and the inspector could have easily determined that the water heater was the only gas appliance in the house, and that it was working. read more

The worst inspection service that I have ever gotten. If you can call it inspection. More like take a glance and write a bunch of bs. Multiple issues were missed including several leaks and cracks that are detrimental to the house. Very poor experience where I paid so much to get the house inspected and the reports included limited inspection warning at almost everything and recommended individual inspection for almost all the high value items like roof, AC, plumbing and electric. In short, I paid someone to come look at obvious/visible repairs and advise to get inspection done for most critical parts of the house. Highly disappointed!!! read more
