Top notch and hands on management company! Advantage Property manages our HOA in Huntington Beach and has turned it around in less than a year. We were being managed by a large Management Company in Irvine that neglected our building, but took our money for years and the building was falling apart. In less than a year Joyce and her amazing team at Advantage set up a maintenance program and fixed all the major problems in the building. Their response time has saved our community from minor leaks becoming major damage, and have mitigated many potential problems. I highly recommend this management company. read more

My review is based on applying to lease a property managed by Joyce. I am more than positive their denial was based on race, the discrimination I felt was absurd and I can tell you that I was able to confirm their decision or at least letting the owner of the property to base their decision on race. That is completely illegal but they'll find something on your application to make it a legal excuse, the person I know on the inside explained that it's one of those standard practices that nobody talks about and it's all over the industry, so to all me fellow renters beware when dealing with this management company because your race matters to them. read more

I am a VP on the Board for a small condominium complex. We have worked with Advantage for just under a year. Joyce, Andrew and Marcella have and still are successfully pulling us out of the mess our last management company left. They are thorough, hard-working, smart, and kind. No, they are not as cheap as some of the other options, but I can tell you from terrible past experiences that you GET WHAT YOU PAY FOR and you get a lot more with these guys than you do with other management companies. We are a small building and our biggest hurdle has been getting back into financial shape. Joyce and her team has us well on our way to achieving that goal -- had we stayed with our last management company, we likely would have been bankrupt by now. I had a very difficult situation that required an experienced expert to handle. Choosing Joyce and her team was the absolute BEST decision I could have made. She really knew the ins and outs of what I was faced with, and she anticipated what would happen every single step of the way. Her intuition was spot on as she worked with all parties in an efficient, professional, and polite manner. My wife and I were kept in the loop from day one; she negotiated on our behalf, taking into consideration our financial (and sentimental) needs. Terrible Customer Service. Called Joyce and inquired about a rental listing - asked if it was vacant and when it was available to view. Joyce responded "I don't know and I won't know the house is still occupied" HOWEVER there are tons of postings on Craigslist and OC Register showing a beautiful vacant house! False advertise much Joyce??? Also the ad states there is a slidehsow of the home.There was NO slideshow. Again - False Adverttising!! Beware! This business is fraud!!! read more

I'm not typically one for negative reviews, but their poor customer service inspired me to do a write up on Yelp. I was seeking a rental property for myself and my husband. I have excellent credit and solid employment for the past decade. we have been told we're the "dream tenants" by other agents (good credit, no pets, non smoking). In our search we have dealt a lot with property management companies....this was by far the worst experience. The property we were seeking a showing for was a pretty basic suburban home. Not grand McMansion or anything extravagant. In calling their agency to schedule a showing I was told I had to apply for a screening first. A bit unusual, but ok. Did that promptly and sent it in. Was then told my husband had to apply as well! um....no. i politely declined that (our joint info was on the screening application) and again asked for a showing. They ran a credit check...they did not notify me subsequent to that for a showing but my credit alert system told me they ran a credit check! 1 week out and no reply back for showing. I emailed again, was told it would be available showing later in the week. Then nothing. At weeks end I email to follow up again. Just rec'd email (this is now 3 weeks out from original contact) the property has been applied for and is likely rented. What the???!!! This is no way to run a business. In the end it worked out for us...in our search we found a great place, (leased by a realtor!) If we lease again in the future I won't even bother if the property is managed by them. read more

My husband and I were very lucky to find the apartment we live in and we're eternally grateful to Joyce and Advantage Property for helping us make it happen. We recently moved from the Bay Area to Southern California due to a job relocation, and we only had a weekend to find a place. Looked on Craig's List and found several places to look at. After looking at a lot of apartments, we were down to two: the Advantage place and the other one, and we were pretty set on the other one. Then we saw it, as the previous tenants were moving out. Uh oh. It was clear that we would never be able to fit into that small space. We rushed back to the Advantage office to see if the apartment we saw was still available. We were pretty desperate by this point, as it was late Saturday and we had to drive back on Sunday. By the end of the weekend, we were approved, gave the deposit and signed the documents, allowing us to relax for the next month, knowing that we had a place to call home.
