    RENTERS BEWARE!!! Quite possibly the worst customer service experience I have encountered. We were gaslit by the property + maintenance managers for months (over 50 days) after they trapped a family of squirrels in our attic and refused to believe us that they were up there. Had us living in a moldy bathroom and did not show us the report so we could assess the potential health damage we were presented with. Threatened to put us out of our home for weeks when looking to repair bathroom before finding a realistic solution and diagnosing the situation. We are rarely updated on when we are switched over to a new property manager and expected to just figure it out on own. Communication is very inconsistent and the company does not have any concern for the tenants whatsoever.

    I hate to write a bad review, as it's not something I normally do, however, I have wasted so much of my time trying to get in touch with the coastline property management team following my move out of one of their properties. Their lack of communication and professionalism is astounding. Please be aware before moving in to one of their properties that your chances of receiving your security deposit back after moving out, regardless of how well you took care of the unit, is slim to none. After two years in one of their apartments, I was charged $600 for paint--despite patching any small holes from hanging pictures, and was charged a $186 fee for a door stopper ($5 at ace hardware) and a few broken vertical blinds (I have photo proof that a couple were broken before I even moved in), and a $235 cleaning fee. So much for "normal wear and tear". And good luck getting in touch with anyone if you need anything throughout or after your tenancy. Such a shame

    UPDATE: 07/11/26…read more PILAR started charging bogus RUBS electricity fees to my rent... crazier part is that this fee wasn't being charged to every tenant.. ( I asked a few of my neighbors) after I kept telling her they had no right to be charging the lobby electricity due to the fact they raised my rent ( even though my apartment floor is falling apart amd havent changed anything) she would just give me bogus answers about what my old contract said... I told her many times that those charges were ilegal... she just threatened me she would ask their attorney... as that would scare me... well I told her I would report her to HUD... guess what.. I WAS RIGHT!!! HUD agent made her refund me all they charged me for the BOGUS RUBS fee and to stop charging... in retaliation .. she sent me a 3 days notice to pay my rent or quit... ( ive paid my rent late before and never was threatened with no EMAILS) I do pay my late fees but after HUD agent proved me right... same week she sent those two emails with dates changed on both and mailed one... ( which again is ilegal as per HUD, on a controlled property unless tenant owes more than what the property is valued which mine is 1800 , my rent is 1400.56... she should HAVE NOT sent them..) but again she doesnt care about breaking the law... then she started accusing me of having my dogs illegally as I paid only the deposit for 1.. when they took over my apartment building, I specifically told her my two new dogs were therapy dogs, 1 is even going threw ADA training and sent her the letter by my psychiatrist... which she lost... so she couldn't get me though that so started harassing me about my dogs barking all day... I have the texts to prove this as well.... I asked my neighbors.. which they did says they sometimes did bark but not all day like PILAR was accusing me... I have lived on my apartment for 6 years and NEVER NEVER had issues until this nasty ass property manager took over... now I even had to put a ring doorbell on my door and a camera inside my apartment to see if it was true my dogs bark so much like she accused me off.... and again I was right... I have video proof of weeks of my dogs being calm... Now this month of july... I am paying my rent late again ( personal sruff going on so I do NOT mind paying late fees) she again sent me the 3 day notice to pay or to leave my apartment... SHE DOES NOT CARE ABOUT FOLLOWING LAWS OR FIXING STUFF... If YOU LIVE ON A PROPERTY MAMAGED BY THIS AWFUL PROPERTY MANAGEMENT... CHECK YOUR RENT FEES... THEY DO NOT LET YOU KNOW YOU WILL BE CHARGED ANY EXTRA FEES... THEY JUST ADD THEM AND HOPE YOU DO NOT KNOW YOUR RIGHTS....

    I've spent 6 months trying to resolve a parking issue at one of JRealty's properties, and the…read moreexperience has been incredibly frustrating. Management admitted in writing that another tenant was given a second parking space in error on their lease. They also admitted they recommended removing that space because it was causing problems. The vehicle associated with this improperly assigned parking space occupies an area that is not identified as a parking spot on the parking map that was provided to me by management. Instead of being parked in a designated space, the vehicle extends into the common driving and maneuvering area tenants must use to access their assigned parking spaces causing daily risk damage to my vehicle. Whats even more revealing about this company is how the issue was handled! I repeatedly raised concerns that the parking arrangement could present code, safety, or fire access issues. Rather than addressing the problem directly, I was told management was waiting on city inspection results and that those results could affect the outcome. Months later, I was informed that the inspection they had me waiting for was actually a habitability inspection and that the specific parking location I had been complaining about was not one of the spaces that was evaluated. Think about that! I was led to believe the inspection would address my complaint, only to later find out that the disputed parking space had never been reviewed at all. I spent months waiting for inspection results that never actually addressed the parking issue at the center of the dispute. Even after admitting the parking space was assigned in error, admitting the situation was problematic, and acknowledging that the disputed space wasn't evaluated during the inspection, management still has not provided a meaningful solution. I have attached screenshots of the emails so people can read the correspondence and draw their own conclusions. Based on my experience, get everything in writing. Keep every email, save every photograph, and document every interaction. The only reason I was able to uncover the inconsistencies in management's explanations was because I maintained a complete paper trail. Without it, this would have been reduced to my word against theirs.

We visited 2 communities, contacted the corporate office several times, and ran through the application process as well. Dylan is stellar-- by far the easiest person I've worked with from application to approval. He is extremely prompt, diligent, kind and knowledgeable. We were showed homes by Bruce and Daniel who were both wonderful as well. Definitely experts on their respective properties and genuinely care about their communities and residents. It's apparent JRealty is fair, and quality in the scheme of landlord of the South Bay. Highly recommend based on our experience so far.

After non renewal of property managing their contract, Julie filed a form with the city business compliance division for non business license for residential leasing income. She is a whistleblower! I have all my city permits for my house and ADU, but if you do NOT, do not take a chance to hire her. When she collected her Zelle cash payments, I am sure she didn't report that to the IRS. Be warned.

    This was the most invasive and frustrating apartment application process I have ever experienced…read more I expected to provide the standard documents such as proof of income, identification, employment verification, and rental history. Instead, I was repeatedly asked for more sensitive personal information even after submitting a complete application package. By the end of the process, I had provided my Social Security number, employer verification, landlord references, two years of W-2s, two years of tax returns, five months of pay stubs, bank statements, copies of my driver's license and Social Security card, and a detailed balance sheet listing my assets, including cash, brokerage accounts, vehicles, and cryptocurrency. Despite promptly providing everything they requested, the requests for additional documentation continued with little or no explanation of why my previous submissions were not sufficient. Every time I thought I had satisfied their requirements, another request appeared. The process felt endless. Communication throughout the process was poor. Questions were not answered clearly, and when I requested contact information for a supervisor to discuss my concerns, I was not provided with it. I understand that landlords need to verify applicants. However, there is a point where due diligence becomes unreasonable. No apartment application should require applicants to surrender this much sensitive financial information without a clear explanation of why it is necessary. I have rented before and have never encountered an application process this excessive. I cannot recommend E & G Management based on my experience. If you decide to apply, be prepared for an unusually burdensome process, repeated requests for highly sensitive documents, and a lack of transparency from start to finish.

    They raise rent to equivalent of new tenants while making zero promised repairs. Cut my son's bike…read moreoff of the gate where other bikes had been siting for years. I am moving and accidentally locked key in house. I Can't get out of this hellhole fast enough. The manager had no key to get into my apartment and told me it's my responsibility to change the locks (which is illegal for me to do and I have pets inside needing care). Supervisor inspected apartment on May 29 noting all needed repairs and did nothing and raised my son to my $100 more dollars August 1st. They are crooks and treat tenants who pay them rent like 2nd class citizens. Giving a star only because I don't have the choice to add zero. I'd worry about losing my deposit due to this review but they are crooks and are going to keep it anyway.
