When I arrived 10 minutes early to the 2:00pm appointment Sean was already there. He was very friendly (in person and on the phone) and had already done a perimeter inspection! After introductions he took me around and pointed out what he had already seen and was a patient educator. Joining the inspection with me was my father and partner via a video call. Sean not only responded to my questions but theirs as well. Made sure that they were responded to and was patient with my very curious father who tried to keep rushing him along. Sean could have become flustered but he didn't and managed my father in a way that was respectful and professional. I. WAS. SO. IMPRESSED. I had no idea how through a home inspection was and honestly when I told others about my experience (because I am hollerin from the mountain tops) my friends [one of which just purchased a new home] were shocked as how in depth Sean was. I could literally write for so much longer about how positive this experience was for me. Buying a home is nerve wracking. Meeting up with strangers in a COVID world is anxiety inducing. Trying to navigate an inspection with a partner on the phone is hard and clunky speaking through masks and over water sounds but Sean did it. Real talk I was skeptical with the recommendations that Chris (Redfin realtor) put forward but I didn't know any different so I took the first one on the list. And BOY OH BOY am I glad I did that. **CHRIS Keep putting Sean first** The inspection report was in my email the next morning. During the inspection Sean had recommended a specific product to fix something that came up during the inspection. I felt comfortable emailing him asking him for the name again and he responded almost immediately. ALSO - he recommended to me a termite inspection company (the next Yelp review I am going to write) and he was FANTASTIC as well! He went out of his way to point out water damage found in the ceiling to Sean before he was even there. The communication and teamwork is what EVERY buyer should experience when navigating purchasing a house. It was CLEAR that everyone on our team CARES that we doing get a lemon. His price was extremely competitive and he was the first person to respond when I looked for inspectors on Yelp. Not only was he the first to respond but he also responded almost immediately when I had questions about setting up the inspection, what I should expect, how to pay, when I would get my report, etc. I also looked on-line and found a sample report: I impressed by it. Andrew called me immediately after the inspection and gave me the highlights of everything he found. He answered all my questions and was extremely friendly. The next morning I found the complete inspection report in my email with photos, comments, suggestions where changes or updates were recommended. I had two questions regarding the report. Brody Services failed to deliver the solution I contracted them for, misrepresented their methods,…read moreand ultimately banned me as a customer for canceling a contract that they themselves assured me I could end if the problem persisted. Because of our home's location, field mice are expected, but they began entering our home in significant numbers. We used traps and disposed of them ourselves but wanted a professional solution. Before signing a one-year contract with Brody, I explicitly asked whether I could cancel within the first year if the issue continued. Their answer was "yes". After signing, the representative told me that "mice communicate with each other," implying they learn trap locations and warn others. My husband, who grew up in the country, immediately dismissed this as nonsense. I told her I did not sign a one-year contract to be told the only solution was moving traps around. Their first service confirmed my concern: they simply took my traps, moved them around, and placed a few of their own--sometimes directly next to mine. They did not treat the issue, did not seal entry points, and did not provide any professional intervention beyond what we were already doing ourselves. Meanwhile, mice continued entering under the garage door, which Brody claimed they would a replace a liner that should resolve it. Later, they said the part was on backorder. It never arrived. They should have disclosed upfront that: * They planned to rely on trap moving rather than actual treatment. * The garage door guard was unavailable. * They could not realistically prevent mice from entering given our location. * A one-year contract would not add value. Instead, I was misled into a contract that provided no meaningful service. I canceled because they were dishonest, ineffective, and did nothing beyond what we were already doing. Canceling was not an attempt to cause trouble, it was a response to poor service and there was no intent of a bad review as I believe businesses make errors however... Fast forward to today: we have an annual ant issue and wanted a one-time treatment. This is a bit different than a mouse concern and more likely to have an effective solution. I called Brody for a quote (along with a few other pest control businesses), explained that the mouse service had not worked out, and after being placed on hold was told I am banned from receiving Brody services because I canceled a contract early--despite being told I could. I never spoke badly about Brody and even sent them a customer who I will now be sharing this experience with. This is unprofessional, retaliatory, and a clear warning to others to not sign a contract with Brody unless you receive a written guarantee that their services will fully resolve your issue and that you will not be banned if you have sufficient reason to cancel. I was kind, understanding and I also failed to mention, they had a billing concern too, so they had to apply the overcharge to a future visit, but what if I had not caught that overcharge? I was not going to give this review until the representative on the phone told me good luck in the future in a condescending tone when all I asked was for her to pass along my feedback. So this should better get their attention. They were dishonest, ineffective, and punitive when held accountable. I'm no longer able to support this business.

I got a response from Mark on 05/11/24, and we talked on the phone for over 5 minutes to discuss the location of the house, the best time to do the inspection, and the prices. He was patient as I asked many questions, and I never felt rushed. We decided to the home inspection on 05/13/24. On 05/12/24, it rained very hard, and I was concerned about the new house since it is located next to a drainage system. Fortunately, Mark was doing another home inspection in the area and dropped by to take some pictures for me, mind you, I did not even ask him to do so. He just thought it was a good idea to do so since he was in the area. He sent pictures and confirmed that the basement was not affected. I appreciate this so much as it gives me a peace of mind. On 05/13/24 Mark, my realtor, and I went to the house for the home inspection. Mark is very thorough and meticulous with everything. He took his time to explain everything to me and answered all my questions. He even spent around 5 minutes on the roof to ensure there is no problem with it. He also did the radon test for me. I am extremely satisfied with the services provided by Mark. I highly recommend him.
