The house I hired LodeStar to inspect has 3 roofs: 1. gable roof that covers the 2 story house - architectural shingles 2. lean-to roof #1: 1.5/12 pitch - architectural shingles 3. lean-to roof #2: 2.55/12 pitch - architectural shingles It should have been very easily caught in the inspection that architectural shingles are not appropriate for low sloped roofs, particularly the 1.5/12 roof. These low sloped roofs are very easily seen from the bedroom windows and would not have required getting onto the roof. I can easily measure the pitch myself using my phone app from the inside of the house due to the roofs being so accessible by opening the window and simply sticking my arm out. Visually from both inside and outside the house, these roofs appear to be low sloped, and it is clear from looking outside the bedroom windows that architectural shingles were used. Inspectors should be knowledgeable about roofs and materials that are appropriate to use for low sloped roofs. There have been many understandable things overlooked during the inspection, but overlooking something as obvious as the wrong roofing material on a very low sloped roof that is extremely accessible (both physically and visually) is blatant negligence. There are many entities you have to deal with when purchasing a house. We all know there are times when it seems you are telling yourself "Why am I telling you how to do your job" or reaching out for information that should have already been relayed to you. In the recent process I have to say LodeStar was a pleasant surprise and a break from the storm of this recent house buying adventure. LodeStar was great to work with as a portion of the house that was supposed to be finished was not and LodeStar was very accommodating with the new schedule and changing dates. It always feels good when working with those and having that feeling they will get the job done because they are professionals all the way. Kate was our inspector and was more than thorough and even going beyond when she was unable to get access due to a panel being secured letting the builders know that she needed access to it. This was done on her own without us having to reach out to LodeStar to ask them to contact the builders. This might seem small but the lack of people willing to do that extra work is a rarity. If you are looking for a more than capable home inspector than you will not go wrong with selecting this company. When it comes time to move again I know the company I will be calling. I could not be happier with the home inspection I received from LodeStar. John was the best. As a first time home buyer, I was especially nervous going into the inspection. John put me at ease from the moment I walked through the door. He clearly explained everything I needed to know, walked me through each of his findings, and showed me where major things in the house lived - like water shutoffs, gas valves, etc. They even put helpful tags throughout the house to clearly label switches/valves.
